The office staff is friendly and professional. And will address your needs asap. As well as maintenance. I have lived here for 3years and I'm HOME.
Please save yourself the headache and keep looking. This is a place for someone who is desperate and must move. I was in that situation and soon regretted moving in. I haven’t even been here 3 months, and my car has been vandalized, tag has been stole , apartment bathroom flooded because of appliances they have here that are broken. Also a young boy was shot 10 times the other day & the week before that there were gunshots in those same buildings. I have asked for cameras to be installed around the complex (there are some bu the leasing office area) and the rude property manager doesn’t care because they don’t live here and just told me my best option is to break my lease and pay them 1600$ even though I’ve only been living here two and a half months . The apartments are ROACH infested ... pest control comes and the roaches don’t go anywhere. The rent is too high for these old run down apartments. Please please just keep looking and go somewhere else . I wouldn’t recommend these apartments to my worse enemy .
I moved here from Pennsylvania and do not believe the bad reviews. First of all most of those were old from a previous owner. Sonya the Assistant Manager is Great! We were able to apply online which made the long distance move much more convenient. She kept in touch with me via email and addressed any concerns or questions that I had. The deposits were very reasonable/low compared to others. The apartment was better than expected. The pictures however do not look like the apartments. I would guess maybe they're from a remodeled unit however our apartment was more than acceptable! We definitely will have to think hard about leaving at the end of our lease. The only reason I would move is to be close to where I work which is by the beaches. Did I mention that Canopy Creek is within miles of major retailers. There is literally everything you can think of within a few miles as well as major interstate such as I-95 and I-295 which makes my commute all the more convenient. Thank you Sonya!
Do not move here Horrible, unreliable, and never at work on time. Staff comes late to work and leaves early on a daily basis. Maintenance never comes to fix items and the “emergency” number never works. Staff makes residents wait hours after the “office hours” to even help those who live here. Staff is rude and unhelpful, can’t do their freaking job. Find someplace better to live.
The safety of the community is not a priority. The exterior lights on the building are constantly shut off. There is supposed to be a security guard patrolling the grounds, but they only did so for a few days and that was months ago. The power and water is constantly shut off without being communicated several times each month. The office staff is rude and only wants to to socialize with each other, not assist residents/future residents. The management changes frequently and you’re not made aware of the changes. Don’t move here!
A great place to call your "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are always open and are rarely crowded and the pool area is lovely. This apartment area is also by numerous of shopping stores and restaurants. -Yakima Napier
Me and my wife moved here one year ago and have been staying at Canopy Creek since we moved here the staff is great very helpful the maintenance is always very prompt and reliable.

My family and I have lived here for over a year and have had a positive experience. Maintenance is always working hard and very friendly. The office has helped me many times and are friendly as well. Happy to call Canopy Creek home.
If you care about your safety or just leaving your house in general, don't get an apartment here. 4 of the last 5 shootings on this side of town the past 2 years have been in this apartment complex. Every time the police have to tape the area off and you can't leave(by vehicle) until they finish their investigation. I've been late to work and have had to park a decent ways away from my apartment unit coming back from work because of the area being taped off. At least the walls are pretty much sound proof so you don't ever hear the gunshots majority of the time. Also the maintenance is horrible. They never come when they say they are going to come and even when they do it usually takes them multiple attempts to fix an issue. I remember it took 8 separate calls and about a month for them to fix our a.c. Unit in the middle of summer when it was 90 degrees. The water is always shutting off to. All in all it is not a good place to live.

Shootings happen frequently. I'm writing this as the police are outside my apartment building with the road taped off for another sort of crime asking if we "heard anything". Look up the apartment in the news. A 14 year old girl got shot here, and an older man got shot and killed more recently. Other than that, the apartments are cheap. They literally painted cheap paint over the tub, sinks, walls, everything. It chips and peels easily. We have had to call maintenance multiple times for the same problem. Our ac wasn't working in the summer for awhile (I was pregnant at the time), and our heat wasn't working in the winter for awhile either. I've only been here for two years, but there's been THREE different owners and office staff. None can help you with the problems from before they came. Both of the last two office staff are rude. When asked why a man was moving out, he said the crime, and the lady got an attitude with him saying there wasn't any. Walls are thin. Too little parking. The room we lived in when we first moved was "renovated" and had a bunch of roaches. I could go on and on....

NEW TO JACKSONVILLE THIS WAS MY FIRST COMPLEX IN THIS STATE. NEW MANAGEMENT TOOK OVER UNDER US RESIDENTIAL GROUP. THE WORST MANAGEMENT. HIGH OFFICE STAFF TURNOVER AND MY WORST EXPERIENCE HERE. THE NEIGHBOR NEXT TO ME CURSED AND THREATENED MY 5 AND 7 YEAR OLD. I ATTEMPTED TO PEACEULLY ADDRESS IT SHE CURSED AT US THE PARENTS AND THREATENED US AN OFFICER WAS CALLED IN. SHE SLAMMED THE DOOR IN HIS FACE. THE OFFICER TOLD US REPORT IT TO THE OFFICE AND LET THE OFFICE STAFF KNOW HE SMELLED WEED STRONGLY COMING FROM THE PREMISES. I EVEN LET THE LEASING AGENT KNOW THAT DAY. SHE TOLD ME THE NEXT MORNING COME AND FILE A COMPLAINT. I TOLD HER I HAD TO WORK EARLY THE NEXT DAY. I COME HOME FROM WORK TO A NOTICE ON MY DOOR A COMPLAINT STATING CHILDREN WERE BEING LOUD RUNNING AROU ND THE BUILDING AND DO NOT DISTURB THE OFFICE. I COULD NOT BELIEVE IT. I WENT TO THE OFFICE MANAGEMENT CONVENIENTLY WAS UNAVAILABLE. THE LEASING AGENT COULD CARE LESS AND ON TOP OF IT THE SAME AGRESSIVE BNEIGHBOR WAS NOT ONLY SITTING OUTSIDE WHEN I CAME HOME WITH MY KIDS BUT FOLLOWED ME TO THE OFFICE CAME IN AND SAT THERE WATCHING ME WHILE I TALKED TO THE LEASING AGENT. AND SHE DID NOTHING. I WOULD NOT RECOMMEND MY ENEMY LIVE HERE. AND A 14 YEAR OLD GIRL WAS JUST SHOT ON PROPERTY. NOT WORTH THE PRICE. Not in the best neighborhood. Water turns off for an hour or two at least once a month. We had a maintenance company that came in to install new plug covers or something and they never replaced one in the kitchen so now we have to use an extension cord for our toaster oven and microwave. We called multiple times and it never got fixed. The complex is right next to a river which can smell really bad if the wind is blowing a certain way. There are pretty much no lights in the apartment, you have to have your own. The police/ambulance are called at least once a month. The complex might be better if the office actually listened to the residents' issues and had them fixed.
I have lived in River oaks for a little over a year anything you need fixed or if something is wrong they are just a phone call away. I haven't really had any problems staying out here at all it is nice.
