An affordable friendly high-rise in the middle of it all downtown Dallas. Both the city of Dallas and the property owners are making significant efforts to improve the main Street area ambiance. I've lived here over three years.

Amazing property
Do not live here if you can help it. The way is sold in the ads on the website isn’t accurate. Management is not great. They have changed managers at least 3 times over the course of 2 years. The elevator is broken. One of the spas is still broken I know it is and I moved out 4 months ago. So when they show you on the tour remember that.

Well if the headline didn't give it away this is all about the location. I've been at the element for 2 yrs now and have made alot of really good friends, found lots of places to eat, and have really enjoyed the area. In those 2 yrs I could probably count on 1 hand the amount of weeks there have been 2 elevators working for starters. The revolving door of staff at the front desk, most which are... Let's say leave something to be desired. Most of the leasing staff is pretty much worthless, God forbid you call. There was one when I first moved in the was great but she is no longer here. Work orders take FOREVER, My most recent took 21 days and was a 15 min fix. I had knobs missing, a screw coming out of the wall and other things wrong when I moved in that never got fixed so i did it myself. They have air BNB now also. Which is great let me tell you. Not only has vandalism gone up, there is ransoms all over the place now with no regards to our property, and I've even had stuff stolen from common areas. So it's time to renew, yay, well my rent has increased slightly which I've never understood that part of apts but that's fine. So I find out that multiple people who live in the exact same unit pay anywhere from $100-400 less per month, yes per month. ??. So then I luck up and find someone who has a much nicer apt for a few hundred less... Ok that sounds nice I'll move for that. Well as luck would have it. Someone applied for it online and they're going to be allowed to get it vs a current resident, ok fair enough, what can I do to lower my rent since the listed price is much lower and all these new residents are getting much lower rent. Oh... Well you can give notice to move out, then apply online if it's lower and if not then you can try and back out. However if you give notice and someone applies online then you're stuck and have to vacate. Huh? So they're telling people they're stuck and have no option and get to pay more while new Residents are moving in get a much lower rate. To be clear in my mind $100-$400 is definitely cheaper. $1200-$4800 a year. It would be nice to get some management in place to take ownership of these issues and get them fixed. I have moved 10 times in 11 yrs, mostly for work, and don't want to move again. However with the downtown area declining and with the quality of leasing and management decreasing I feel it may be time to do so unfortunately. ??
