Property Ratings at The Element
This place is fine, but the apartments are small and you’re gonna be putting in maintenance request all the time. Rent is crazy high for half of the amenities not working. Gates are usually broken to. Walls are super thin and people do donuts in the parking lot all the time.
I’ve had the worst experience living here. It’s filthy, residents are terrible, majority of people I’ve lived with aren’t students despite the “student living”. Lots of theft. Filthy when you move in. You can never get ahold of anyone who has the power to really fix anything or answer questions. Please, please do not live here. And it’s very overpriced. Also major cockroach issues through the complex even if your apartment is clean.
Older reviews say this place is great, it is actually not. The gates as of 11/2022 are still broken, the dumpsters are always overflowing, they mess up on rent and utilities, management sucks, the shuttle barely is ever in operation and only runs until 3PM I believe, and overall this place needs a huge revamp. The target across the street isn’t even worth the rent here because it never has anything. The washing machines are old and dated, mine is permanently stuck on hot water even though I’ve switched it to cold. Just overall bad experience.

There’s broken glass everywhere, overflowing dumpsters, and just poor cleanliness overall. The apartments are usually trashed and not cleaned between residents. They have messed up on rent and utilities multiple times. How does management mess up the same thing multiple times? The maintenance guys are super helpful and cool. They’re always willing to help! The front gate which is supposed to only allow residents inside the complex is conveniently broken and hasn’t been fixed, allowing the homeless and transients to wonder in the complex. The apartment next to me has been broken in to and so has mine; drunk college kids both times. If you’re fine with terrible management, dirty conditions, and drunk college kids screaming/breaking in/throwing glass everywhere then this place is perfect for you!
The rent is cheap for the area. If you are able to drive you can find a better place.
Pros: -The maintenance guys are awesome and friendly and timely with repairs -One of the cheaper apartments if you are looking for a full inclusive experience next to Sac State -Most residents are students (Good if you are also a student) Cons: -YOU DO NOT get to see your apartment before you move in. Their quality control for their apartments is terrible. Sometimes you may get lucky and get a freshly cleaned apartment, but other times you get the dirtiest apartment and have to clean it yourself like I had to. -I moved into an apartment that REEKED OF CIGARETTE SMOKE. -The management doesn't care about their residents, the front desk workers do try their best but they can't do anything other than say, "Email the manager", or "I'll let the manager know". I was forced to leave the front office because I was calling them out on a room transfer issues and they do not understand what customer service is. -THEY CHARGED ANOTHER MONTHS RENT WHEN MY LEASE WAS OVER. Seriously??? How could management mess up that bad and charge another month's rent when my lease ended and already moved out. I don't care it was tech issues this should NEVER happen. The incompetency of management is unreal. Overall, I met tons of friends through this apartment, but how management treats their residents and the quality of the apartments varies too much to recommend this complex to anyone. You are better off spending your money somewhere else.
I've lived at The Element for over a year, and I couldn't ask for a better place to live! Since rent is charged per room instead of per unit, it's very affordable for students as well as single parents or newlyweds as well. Each resident has access to an onsite gym, swimming pool and hot tub, sand volleyball court, basketball court, recreational room, and computer center. I moved up here from Los Angeles to attend school and The Element matched me with my roommates, which was super helpful for me since I didn't know anyone up here yet. Another thing I love is that every unit has its own washer and dryer instead of a communal laundry center. I have loved living here so much and plan to stay here once I start my career when school is over. It's an amazing experience!
Im from a different town, I moved to Sacramento from college and I can honestly say this place is like a home to me! everyone is so friendly and kind! it my home away from home. Despite the unbeatable price these apartments are full with caring a care staff always willing to help.
The complex changed names when I lived there and probably to avoid more bad reviews. Not only can you find a much nicer place for less rent, but you can probably find a safer place too. My neighbors smoked weed so much that it would leak through their bathroom into mine and then into my room. My cloths started to smell like it and even people asked me if I smoked. I called the front office several times and the only thing they did was contact my neighbor's parents even thought they said they have a zero tolerance policy for drugs or marijuana. I called the police and the neighbors had already left and security said the women in the front office would never do anything and lie to people constantly just to get them to move in. In the time I lived there, one girl got attacked by her roommate after asking the managers if her moving fee could be waived because she didn't feel safe wither roommate threatening her and she couldn't afford the extra fee. I would NEVER live there again, even if it was free.
