The police got called to this place multiple times while I stayed there. The apartments have little natural light and there's trash lining many of the property's streets. The management is bad, and even if you find someone good to work with, they have a high turnover rate. They take months to call about maintenance orders, then take another month to send someone after calling you to check if you still needed it taken care of. During the move-out process their management also misprocessed large payments twice.

This place is one of the worst apartments here in Sacramento. They have shootings in here every week and killing in here a couple times a year. I moved in here about 5 months ago. When I moved in I was not told of the hidden utility fees. Before moving in I told them about a door that was being held together by a screw and was not safe and another door that was cracked open. All they did was take the screw out and put it in the other door. I was told they would fix it but 6 months later still nothing. I had my car hit by another car during a police chase through the apartments and was told there's nothing they can do to fix it. I've been locked down in the apartments 2 times because of police activity wouldn't allow me to leave. The only good thing about these apartments are the employees, they are very respectful at all times. On top of everything they say contact the office so they can fix things yet they don't fix anything hahaha this place is a joke. It won't allow me to add pictures or I'd add pictures of the doors and my car. Maintenance never fixes things here. They patch it or tape it and leave it. The doors are falling apart and held together be screws it's very dangerous and a hazard. I have contacted the office multiple times to no avail. Maintenance never fixes anything and turned off the water on multiple occasions with out warning.

The now manager was the leasing agent that did our lease and got us in. He told us that we both didn't need to be on the lease and we should just put one of us to save money on the Application fee. We trusted him and it ended up becoming such a problem that the management used against us ever chance they got. But worst of all there are Cockroaches everywhere!!! Walking from the the car (10 ft from our stairs) I'll see atleast 10 huge Cockroaches. We were lucky to be upstairs and we had to spray every week have R. Motels and the electric cockroach repellent and still would have a few here and there if I didn't keep up with all those things and a spotless home. I had to clean our stairs weekly or there would be spiderwebs and trash. We were the only ones who would clean them. Both of the other tenants that lived across from us never cared and even made us feel like they expected us to. Our packages were stolen all the time from mailroom and from front door. Even tho we have a ring doorbell. This place is trying to clean up but asking for more and more money $$$ It's not worth it. You can get a home or duplex with yard and garage for the same price. The laundry rooms are always broken and we have had our clothes (hole loads) stolen multiple times and they charge you an extra $ 175 a month for shared amenities like pool and laundry room weather you use them or not. Worst place we have ever lived!!

Photos are a catfish, I thought I was getting a unit from the photos and ended up getting an outdated unit. I had cockroaches in my unit for over two months until they sent someone to fumigate. My unit was spray painted by previous tenants on the walls and they didn’t even paint over it before I moved in. On top of that they sent me to collections over a cleaning fee when I left the apartment in better condition than they gave it to me. The community was also super dirty trash everywhere and cops were around all the time.

After living a year, I have seen four people get murdered on this apartment complex several police chases through the apartment complex and the gate is always seem to be wrecked. It is very dangerous to live with children in this area and mostly the staff in the office said that they are not responsible for the safety of the complex and that it is a courtesy to have a non-armed guard riding around the complex other private property. It is up to Sacramento police to make sure that the apartment complex is safe and sound for children and law-abiding citizens

Absolutely not worth living here. Looks like they upped their prices as well. Tons of crime, roaches, loud neighbors. People listening to their loud bass all night. Packages stolen all the time. Had neighbors toilet leaking into my downstairs apartment for two days straight. Apartments did nothing. This happens twice. Had no other bathroom for my family. Absolutely disgusting. Had dirt coming out of our pipes for months. My kid was using dirty water to bathe himself and brush his teeth. Utility bills were outrages. I had my furnace turned off and only gas we used was hot water. Our bill was three times what it is in the house I own now. Staff is extremely incompetent and disrespectful. Even after we left they tried doing shady stuff. Fortunately we knew to keep all voicemails and emails left by them . This place isn’t good for anyone. Especially if your a single woman or have children. I can’t wait for the day this place shuts down.

The photos are definitely cat fishing people. The property is dirty, trash everywhere, zero attempts to even keep the property in good condition. It’s definitely in the hood and there’s always some commotion happening. Management obviously doesn’t enforce any of their rules. None of the tenants are enforced to clean up after their pets in the community areas. My unit had a scent of cigarettes for months before it finally aired out. Took them months to even have pest control come out and take care of my unit from the previous tenant. If I could give zero stars I would. They also lock up access to your mail box at a certain time, I’ve never even heard of places that do that.
People who dont have parking permits park in all the spaces with multiple cars so tenants that actually live here can't park because there wont be any spots my car has been vandalized multiple times with no help from the office or police.They take forever to fix maintenance issues and never toe the cars that shouldn't be here yet they would tow a tenants car that was forced to be parked in a werid place due to them not caring to get rid or cars without permits . You can hear everything from neighbors underneath your on top and to the side of you. They havent had the gym open since 2018 yet there staff uses the gym while tenants just have to watch worst apartment ever I can't wait to move .
How do I start with place, I will suggest anyone who is looking to rent this place to think twice. Please take your money and go somewhere else. This place has so many ants an cockroaches that’s no matter how much you clean when will come and even if the complex gets a cleared it is ridiculous. please see that in the photos. Don’t even get me started in the water leakage! the roofs are so week that top of the dining table was a leak. The bathroom was always the till it was extreme water flow. These people come in to fix the place yet, mess rest of place up. Too many holes!!!! It was my worst nightmare to live here. and these people charge you for all the damages they did after fixing the leakage. last of all, people dont clean after there dogs nor does the apartment maintains cleaning crew. I wish there 0 star options for them.
This place flat out sucks. In my home, the water doesn't work properly--it either never gets hot or it is only scalding hot. The cabinets and drawers in the kitchen do not fit. They're too big and you can't even close them properly. If you try, they will get stuck. The outlets are mostly broken or worn so be careful with where you plug in electronics. There are also spiders and insects everywhere. Not to mention, due to all the feral cats (who like to hang out on top of cars), there are fleas everywhere. The bathroom floor was clearly rotting when we first moved in and our sink did not come with any sort of strainer. Management is highly incompetent. They are constantly coming into our home to make repairs. They came in three different times to replace the toilet and shower head--after they had already replaced the toilet and shower head. I was home, fortunately, for those times and told them they didn't need to do this because the job was already done. Seriously, you would think that they would keep a list of apartments that they've already completed repairs and replacements on. What's really infuriating though is if you request maintenance, you are almost guaranteed not to hear back. They will enter your home on their schedule, not on yours. Also, when they tried to pave the parking lots, they screwed up 3 times and had to send us 3 different schedules. That was confusing and a lot of cars got towed because of the incompetence of the management and confusion as to what days which lots were being paved. Also, when we first paid for the apartment, we were told we would get a parking sticker and an electronic gate opener. We received neither due to them "running out" of said items, and it took us a month to get the parking sticker. In other words, we couldn't park in the spot we paid for for a month due to incompetence. We never received an electronic gate opener. The pool area, good luck. No lifeguard and nobody to enforce pool rules, which means it is overrun by dirty and loud kids. The gym closes at 10 so if you work late, you're out of luck. Also, the gym has no free weights. For some reason. The laundry machines by me are constantly breaking. Fortunately there are laundromats nearby but it would be nice to be able to rely on the machines on the property. This place looks nice, but once you live here, you will realize how terrible this place is. I could not give a stronger recommendation to avoid this apartment complex because you will regret it.
Its unfortunate that this place comes in a great location, relatively affordable, and a nice pool. After all that, its a downhill slide. For the past two years my boyfriend and I lived here with a roommate. I dont know which was worse out of the bugs, the low life dope smoking neighbors who yelled at their kids all day, or the dog abuser somewhere around our unit. But i know what trumped it all... the management. Dont get me wrong, plenty of friendly faces get hired! How long they stick around is a different story, and the fact that the property management changes ever so frequently, I consistently had issues with "he said, she said, they said" regarding policies and communcation with the office. The current property manager doesn't care about anything except doing what she can to make an extra $100 off tenants. They'll try and get you for not providing an updated copy of your renters insurance - even if its the same policy! If you can make it through your whole lease good luck moving out! There is no getting deposits back, and then they'll tack on anything and everything they can - $75 for not returning a parking sticker... it sticks to the windows of the car... you cant peel it off in one piece are you kidding? Or $75 for a gate fob. That 1) never worked and 2) was never even listed as a chargeable item. So now we're in the process of disputing charges, save yourselves thw headache - look elsewhere :)
While looking to relocate to the Sacramento area and looking into 1100 Howe I was pleasantly surprised at how amazing the office staff was. They were so helpful and pleasant to deal with. I would highly recommend these apartments to anyone!
The location is the best thing about this apartment complex. It is close to shopping, public transportation, restaurants, etc. The common areas are very well maintained. The outdoor spaces are also a plus. Each apartment has it's own patio/balcony, which are quite spacious. The pool area is very large with 2 pools and a hot tub. Unfortunately, the security is very lax and the pool is used by non-residents quite frequently. During the day the gates are open so anyone can come and go as they please. My neighbor across from me had a window broken in her car and her stero stolen at night. I once reported suspicious activity to the security company and they took the information from me; but were ineffective in doing anything about my concern. In addition, the apartments are done cheaply when getting ready for the new tenant. Everything is painted over with no concern for if it should be painted (door handles, latches, etc.) Instead of replacing the old laminate counter tops, they painted them with cheap laminate paint. The turn-around time for work orders is ridiculous. When I moved in, I submitted a list of things that needed to be fixed, including 2 leaking sinks (kitchen and bath) and a toilet that runs constantly. It has been 3 months and no work has been completed, even though I made the request again, a month ago. They were also not upfront about how the water/sewer was paid. I was under the impression that the property managment company paid for the water and sewer but then I received a bill for it, that has gradually gone up. The cost is shared, with the entire building you are in. As a single person, my water and sewer bill was $80 last month. Which, I think is way too high based on my useage. Plus, the management company charges a surcharge on the invoice just to give you the bill. Considering the waste of water with the running toilet and leaking sinks, I am looking into my options for not paying the water bill until they fix my sinks and toilet. I got this place because I needed somewhere fast and not too expensive. It was both of those things; but, I will be moving out when my lease is up based on the cheap upkeep of the apartments themselves and the lack of clarity of the water bill.
The Eleven Hundred is at a great location. Everything you need is in a three-mile radius. It's safe here and all basic things for your life work around here.
