I’m only giving two stars because of the location - other than that i’ve never lived in an apartment complex that’s made me so mad. Right off the bat when we moved in we were promised vinyl flooring (we would not have signed the lease if only carpet was available) and the day we moved in we had all carpet. Clearly a mistake was made but instead of making up for it we had to call their company they use and get vinyl floors installed, and they added the cost onto our rent. I’ve learned after talking to other residents the same thing happened to them. So we’re lying to get people to move in? Kinda seems like it if it’s happened multiple times. Not to mention as soon as we moved in they took the hot tub away, putting a gazebo type thing over it and leaving it at that. They also took away the basketball hoop in the nice indoor basketball court because of trespassers. Taking away an amenity from people who pay rent is crazy to me, maybe get a better door that locks properly instead of taking something away from your residents. When it comes to maintenance, yeah the workers are nice but they fix everything temporarily. It also takes months for something to be fixed if it’s around the complex. One of the deck entrances leading to the pool was broken for months. One time there was glass in the pool and after telling staff about it they literally did not do anything and a resident that was at the pool just ended up taking it out best she could. Our ceiling kept leaking (we were told it was due to upstairs people’s AC unit) and this leak ruined all of our cookbooks we had stacked under this leak. After months of maintenance coming and “fixing” it even though it kept happening, mold appeared. It made our cookbooks moldy so that’s why we threw them away and instead of fixing the issue they just spray painted over the moldy spots, and said they’d come back to paint over it. (which they never did.) :)! I was also charged $116 for blinds that got bent up which is fine, but i lived there for 2 years and after paying that they never fixed them. Also be sure to read the lease when it comes to moving out. I’ve never been charged “final cable” and final this and that. i thought that was included when we paid our final months rent. I could be wrong on that but that’s just a weird way to do things idk. I’ve lived off goldenrod and by UCF before and i thought that was bad, but good god this place is the worst place i’ve lived in. The area is the only good thing about it.
We’ve lived in this complex now for 3 years. Has been nothing but a headache and beyond stressful living here. The leasing office has gone thru 3 turn overs since we have been here. Their is absolutely no communication whatsoever between the leasing office nor the residents that live here. Their is dog crap EVERYWHERE, trash laying around everywhere including where the trash compactor is at. We have had nothing but issues with the maintenance of our apartment. We have items in our apartment that we have been trying to get fixed since day 1. Every now and than, the maintenance guys just show up to our door and ask if they can fix the issues in our apartment. We’ve had troubles with previous tenants about their noise they make after 11 pm on the second floor. When calling the leasing office about it, tells us their is nothing that they can do to help out. Says we’re on our own and to deal with it. The fire alarm has gone off a few times, while their testing it doesn’t give us any heads up about it. The list goes on about complaints we have about living here. I would never recommend this complex to anybody! Worst Experience EVER, definitely not worth the rent that we pay here!
Cristina and Erica, Leasing Consultant and Property Manager respectively, made every effort to work with us from the application process to the move-in. Post-move with a follow-up to make sure with understood everything, problem free process. They were also very quick to resolve any issues with the apartment and the accessories. The water, electric, cable and internet hook ups were in place right on time. We recommend the apartment complex because the apartment is wonderful and customer service was exceptional!
Erica was our leasing consultant. she did an excellent job telling us about the amenities and requirement of this complex. Our experience and move in was flawless. We would recommend this place to everyone. The amenities are great with excercise and sauna on premises as well as a great pool area. Who could ask for more. Thank you Erica.!
Just wanted to share my experiences with this place, and with the people. I have loved living here and have renewed my lease. I love how everyone in the office has been eager to help us with anything and any question we have or whatever problems we encounter. Christina and Erika and Nahiomy are amazing at what they do. They pay attention to every detail and problem that may be brought up. They often send email blasts letting us know about important things in the neighborhood. Yes, the surrounding community like the sidewalks need help, but it’s obvious that the management company is making repairs little by little. The most recent thing they have done is paint the building and doors, which was well needed. The old orange color had to go! Some residents are a little impatient with the process of improving the community. I love my current unit, I’ve been so happy here. The girls in the office and the men on the maintenance team make it so comfortable living here. They really do. This place is a hidden gem. The only problem I’ve encountered is with the trash people. Sometimes they skip my floor and our trash gets left even though it’s within the container properly bagged. I definitely recommend this community

Management never answers the phone, only emails. The buildings are in filthy conditions, they do not care to clean or fix it at all. They say they do “routine monthly check ups” with the buildings and that cannot be anymore further from the truth. Everyone that lives here is miserable. They will send you a million emails but can never return a phone call. ROACH AND GNAT INFESTED. The windows were not sealed properly when installed so during the winter, condensation builds up inside the apartment and drips down the walls. MOLD GROWS RAPIDLY in bathroom, bedrooms and AC unit. Valet trash DOES NOT COME ON DAYS THEY ARE SUPPOSE TO so your trash sits outside all night until you realize they never came. A MOUNTAIN of garbage is located in the back of the property. When we moved in we had a squirrel in our attic for MONTHS before they “approved” to remove the rodent. We are counting downs the days until our lease is up. SUPER EXPENSIVE FOR A LEAKY, DUSTY, DIRTY property.
Make sure you insist on doing a walkthrough, even if they don't want to and say they can't because of Covid. I was never even allowed to do a walkthrough by myself before moving in. I had to walk into a filthy apartment I had already signed a lease for. My family and I had to do a deep cleaning the day we moved in and when I reached out to the front office all I got as a response was an “oops”. The carpets smelled disgusting. Their carpet cleaner came by twice to "clean" it, but was never able to get the smell out, or even have an effect. I had to go out and buy a $200 deep carpet cleaner and have been using it once a month ever since to get the carpets to not smell like mold.There was mold and mildew in our bathtubs and shower. I had to recaulk both showers. Every cabinet in the apartment - kitchen and bathroom- was covered in grime. Whoever painted our walls before got paint splatter along the floors of almost every wall in our living area. Cleaners came to clean some of this up but did not get everything off. There is still a significant amount of paint splatter on the floors of our solarium. The blinds in the living room were broken and there were 3 windows with broken locks. We had a toilet that would not flush and did not get replaced until over a month after we moved in. The tile and grout in the entryway and our bathrooms were caked in dirt and grime. I had to get on my hands and knees and scrub to get them clean. Baseboards and trim were scuffed and gauged all over. On each tour before moving in, we were told that every 2 bed 2 bath on the first floor came with a nest thermostat, keyless entry, and a painted accent wall(like every apartment). We were never provided the nest thermostat and keyless entry. A year later they told me they could do it for an additional monthly fee. This is bait and switch. We did not receive our gate codes until 3 months after moving in. Our accent wall was not painted until 3 months after moving in. Not only do we still have yet to receive some of the deliverables we were promised before moving in, I have had to spend my own money (and a lot of time) to get this apartment in a clean, presentable, and LIVABLE condition. Do your research to find safer, cleaner, more livable apartments elsewhere.
DO NOT MOVE HERE!! MOLD!!!!!! I moved in September of 2020. When I moved in there was human hair in both of the bathroom sinks and shower/bathtub. My apartment had broken glass in the bathroom, didn't have a bathroom mirror, and had the gross a/c unit exposed. After sending an email with pictures of my apartment, they never bothered to have someone at least clean the bathrooms. I then a couple months later begin to have terrible migraines, cough, runny nose, and it was very hard to breathe especially in the mornings. I have never had allergies and did not have Covid-19, so I suspected something was up. My father, who owns an HVAC company noticed my vents had black spores all over them. I don't know how I never realized. I unscrewed them all and was absolutely horrified. I had been breathing this in for months!! After visiting the office and making maintenance reports they finally sent someone out about a month after to take care of the problem. I knew I did not want to stay at the place with all the issues and health issues I had from the months living there. I decided to not renew. Upon moving out, I received an invoice of almost $700 on the most absurd move-out fees. I left my carpets in perfect condition and they said they had to replace them due to "traffic marks." They agreed there was not a single stain but since there were traffic marks they charged ME the cost of replacing them. In what world does that make sense!!! Meanwhile I have pictures of how amazing the apartment looked that I emailed them as a "pre-move out inspection" and they said everything looked great. I sent a letter for them to forward to corporate explaining my situation and I am 100% positive they never actually sent it. They gave me an email to get in-contact with "corporate" but after many calls and left voicemails I never heard back once. I tried giving this place the benefit of the doubt but they clearly lack all respect for people and their money. Beware when you move out that they will charge you to save themselves a dollar and upgrade their units on your pocket. Attached below are pictures of my vents inside and out, my perfect carpets right before move out, and one of the nasty bathrooms sinks when I moved into the apartment
I am Army Vet moving form NC to FL and really didn't know the area. However, after looking at school districts and looking at nearby amenities this location seem ideal. Then I spoke with Naomi and she helped my wife and I with the leasing process. She was timely and exceedingly polite and responsive. The staff was extremely happy and eager to answer questions. The amenities at this cite are awesome. We are so excited to move in now that we have paid our deposit (very generous and low) and set up all our agreements and services! Beautiful location All the poor reviews I read that are low just seem petty,and or outdated from my personal experience Rent here you won't be disappointed
I recently applied for a apartment unit online and paid an amount of 250 dollars as deposit. It was on weekend I applied and by Monday morning when I called the leasing office I was told the unit I applied was already leased. After cancellation of my application I was told I would get full refund, but so far I got only 150 refunded. I called several times to the leasing office and every time I was told they will talk to management and get back to us and would not return back. Every time I call the leasing office I had to repeat the entire story again and again

While I am dissatisfied with how this specific maintenance request was handled, the maintenance team is generally very good overall and much better than other apartment complexes I've lived at.
Madison is a place we do call home. It's one of the many reasons why we continue to live here. We look forward to receiving a renewal and hope it is at a reasonable price like last year so we can continue on making this our home for another round. I would only not recommend because of the low ceilings and classic units. If the person wanted to use the community amenities I wouldn't recommend because of the wear and tear at the moment. For customer service it was great and I would recommend and it is also not the worst place I have seen.
I would recommend this community based on location, and how the clean and professional the staff was.
The maintenance personnel I spoke with was extremely helpful, friendly, and made the repair for the unit in an extremely timely manner. My only concern is there was still some black material left inside of the unit itself and I am not sure if that is just the color of the material or if it was related to the water leaking.
It needs some upgrades, which they have started! I'??m waiting to see what happens with the gym.
We had problem with German roaches before we even ended move in. They were fighting it for 8 months, because spray guy come only once a week and constantly would miss it. Today I found them again. House is clean, how ever they come from neighbors to my bedroom and spread- I called 3 weeks ago, guy did not show up. I can’t wait to leave this place. Cheap air conditioner per breaks at least once a month, bill is high because of its insufficient quality. I have to keep it at 69’, so it feels like 73, bill is 180$ even in Spring. Walls are like paper, all the holders are falling, toilet paper holder falling ones a month. Maintenance workers are smiley and nice, but lacking the knowledge, they have gave to come back and redo things. Disappointed. New manager is trying his best, but until you get to him personally, nothing is done well.
Very much a “home” feeling community. The leasing agent was very professional kind and genuine. I’d love to live here in the future if the finances work out.

The lack of weights in exercise room and availability to access gym and other amenities and the continuing problem with the jacuzzi are items that I am disappointed in and feel my rent is covering for these items when I cannot use them properly.
I have never rented an apartment before so this is quite new for me. It has been a delightful experience from the first time I called. I would absolutely recommend Madison Riverwalk to family and friends looking for an apartment.

The community is lovely and the apartments are nice. The wet bar is a ridiculous addition and really limits the family room space. The additional mandatory $89 fee is also just absurd. Just include that amount in the rent price and then we potential renters just don't even know we are being charged extra.
The rent was too high. Went to another complex that was cheaper and provided the same amenities or more.
A lot of people smoke in the hallways, cigarettes and some illegal items. I do not smoke and it can be very unpleasant walking to my 3rd floor apartment.
I would recommend because it does have good amenities and work orders are processed quickly, but at the same time wouldn't give full recommendation because upon my move in there were several repairs that were needed to be done and the apartment was infested with roaches. Luckily the repairs were taken care of in a timely manner and I was able to fix the bug problem myself for now.
I absolutely love the community and the amenities and staff. I live on the 2nd fl which is also close by stairway and the noise level of the traffic on the stairs could be bit much at times but my overall experience here has been great in comparison to other communities I have lived in the past few years
This is a nice place to stay the rental office is nice and accommodating
It's a nice place, however I do have an issue with the complex doing upgrades on upper floor apartments. Most other complexes bar the installation of hard floors in apartments on upper floors because of the noise, opting instead to stick with carpet since it is quieter. We live under an upgraded apartment with hard floors and the noise from it is frustrating at times. Other than that it is a nice complex.
It's clean, safe, open apartments, good for dogs, and maintenance is super good.
LOVE Madison Riverwalk and the great staff! Just a handful of sort of tiny things prevent me from marking 10/10 flawless. Not even particularly their fault. Like the spotty trash taxi (which they're replacing? So good news!) and there usually isn't very much hot water at any time of day. Love them though! Great value and great community. Safe and beautiful.
Like I said community is not nice looking from when I moved in almost 2 years ago. Hallways not cleaned, Gyms not really useable and gates always not working
Pros Apartments are very clean, spacious and very nice to live in. Maintenance people are extremely nice and helpful and the people in the front office are helpful as well. Cons About two months in to my living at Madison (then Shadow Creek), my car was broken in to. Admittedly I left it unlocked, but there is still someone walking around looking for unlocked cars. I should have gotten a garage at that point but I didn't. 4 months later the tires on my car were stolen. I immediately purchased a garage but by then it was too late. There are no cameras at the front gate and people tailgate constantly, even at the back gate through the exit, (They wait for you to leave and then enter into the exit before the gate closes). But, the worst part about both vehicle incidents was the lack of acknowledgement by the management team. Not even so much as a "Hey man, sorry about your car". Not even an email notice to the community about the recent burglaries. Overall, a very nice place on the outside, but I would recommend to stay away from Madison Riverwalk. I just don't feel safe here anymore.

I live in a very nice Apartment complex they have just recently changed owners and changed the name and raising the rent and more.I work at the VA Hospital and have 3 children at home 2 in college and one in high school.I could really use the help as it's hard to stay above water sometimes.I have experienced a lot of hardship and took custody of a niece due to losing her parents from murder.God has blessed us in many ways and I'm grateful .Would love to win this Money to pay my rent so I can catch up on other bills.Thank you
We have only been living at Madison Riverwalk for about one month and I absolutely love it! The amenities are what initially attracted me to this complex. With the gym, indoor basketball and racquetball courts, tennis court, volleyball court, pool, and lake, there is always something to do without even leaving the complex. The location is also a huge plus! It is located within walking distance of restaurants and shopping. The appliances are slightly outdated, but the size and other features in the apartment more than make up for it. I have never had an apartment with as much storage/closet space and two large bathrooms are another huge plus. I would definitely recommend.
