This past weekend, I helped my son move into an apartment at The Elm as he just accepted a new job in DC. I was absolutely blown away by the luxury living and amenities provided. Furthermore, Hana, the general manager at The Elm, could not have been any more welcoming and accommodating during the move-in process. She went above and beyond to ensure that everything went smoothly with our move. We cannot be any more appreciative! I came away more than impressed with the overall experience! I can't wait to move out. This building used to be a great place to call home, but since AIR Properties has taken over my experience has been very disappointing. I've lived here for a year and will not be renewing my lease! Fees added or increased since AIR properties took over: 1) Residents are expected to pay a percentage of the common area utilities. 2) Luxar Package delivery service 3) Energy conservation fee 4) Pet rent increased/month 5) Increased parking fees including making nearly all parking assigned parking which costs significantly more. Services removed since AIR properties took over: 1) Packages are almost never logged in the system even if they make it to the designated "secured" package area. This means that packages are left all over the building and, unless you know a package was delivered for sure, you need to hunt it down on your own. 2) They have eliminated on site parking attendants so there is no one available if the gate stops working or when cars park in the 15 minute loading zone overnight. 3) Front desk staff is not very helpful and often not at the front desk. When I asked why a package wasn't logged into the system I got the response "well that's not our job". 4) There are no longer any printers available for residents. Additionally there have been several major leaks in the building in the past few months. Issues like this can happen from time to time and are not AIR's fault however, their response has been less than stellar.

Since AIR Communities has been managing The Elm we have made changes to improve the resident experience. After an audit of some previous and current services we found they were either not cost effective and they were discontinued or we needed to increase some fees. Our package delivery service called Luxor one does have a customer service number to call if a resident is experiencing any concerns. Our front desk staff have a variety of duties geared towards our residents and if not found at the desk they are most likely assisting another resident. Between the frequent water leaks and related noisy/dirty drywall renovations, sloooow and broken elevators, the difficulty of getting deliveries (drivers cannot figure out where to deliver!), construction and street noise, and poor security, I am not sure where to start. Oh, rent hikes, that was the last straw for me. Buh bye, Elm. You are a beautiful building but you need a lot of work.

After having a neighbor move in with a dog that won't stop barking (and can be heard clearly in my entire apartment), the management would not let me out of my lease. Additionally, they have instituted new fees including one to use the package receiving service (?!) that we never agreed to. Would steer clear, there are other nice apartment buildings in the area

Here at The Elm we will make all efforts to resolve any situation where noise level is louder than acceptable apartment living standards. It is certainly understandable that above average noise can be disruptive, and our team always works with all neighbors involved to address these matters. Resolutions will be looked at and offered as necessary based on review of any reports of loud noise. We do charge an annual fee for receiving packages in secured lockers. In The Elm’s lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. We would be happy to review these with you at any time. Everything is awesome except not enough light in the apartment, the dog play area smells bad, the key fob doesn't always work, and on the east side one of the elevators doesn't go to the 30th floor

I moved to The Elm, Bethesda in early June. It’s a wonderful experience. The location itself is impeccable which is close to the center of the city with restaurants, coffee shops, stores, banks, supermarkets surrounding. Metro station is within walking distance. The amenities are great especially the gymnasium which has lots of equipment and a yoga room I used it almost everyday, not to mention the swimming on the top. The staff here are nice and friendly especially in the front desk. They even held some community activities such as neighborhood breakfast gathering, ice cream party, etc. to facilitate tenants to know each other. It offers convenient app which enable the tenants to swipe to the doors and elevators. In a net shell, it’s a great apartment which is worthy to stay .

The units are gorgeous with incredible views, the staff is extremely helpful and friendly, and the amenities (fully equipped gym, pool and relaxing area on the 28th floor, grills in the 17th, etc) are an unexpected treat. Location is right next to a Tatte and metro, so that's another major plus. Tenants are probably sometimes the issue. Some don't clean after themselves in the shard spaces we're lucky to have, leaving broken glass on the floor (to the delight of the hard-working cleaning crew), or some with smaller dogs not leashing them inside, unaware how this can cause an issue with responsible owners who leash their bigger dogs. I also wish some of the amenities were open earlier.

I am yet to explore much of the building, but I like what I have seen so far. My apartment has a killer view. Evenings are especially beautiful. The only thing I don't seem to quite understand is their utility billing system and some random small fees. Other than that, I like it here.

Excellent amenities, excellent people, and the neighborhood is super nice, and 100% walkable. You have a lot of nice restaurants, cafes and a nice trail to walk.

Appearance of nice. Fake hardwood floors. Cheap wall paint. Nuisance neighbors that harass other neighbors. Front desk staff is amazing. The gym and common areas are nice. Landscaping is well maintained. Good location. Wouldn’t renew my lease

I had a power outage at my apartment, Tonja front desk manager was great! She made sure everything went smoothly till electricity came back on. Love living in this building!

The apartments are amazing, they are big for the area. The community is very quiet and friendly. I love the amenities, it makes me feel as if I live in a hotel yet warm and homey. The location is wonderful, everything is within walking distance. There are great restaurants, stores, and even a giant a block away. It is dog friendly and the 30th floor is a plus especially since there isn't a dog park nearby. I love the staff and how professional everyone is. I would definitely recommend the elm.

We couldn't be happier that we chose to live at The Elm! Every single staff member has been great to work with (seriously! We know them, and they us, by name). The building is super quiet, with wonderful amenities including a large gym, outdoor rooftop pool and great indoor and outdoor lounging areas. Living in the heart of Bethesda means we rarely use our car, eat at fantastic restaurants, bakeries, and ice cream shops, and are super close to Trader Joe's, Whole Foods, Target, and much more. The metro is a 2 minute walk away and Ubers, etc. are plentiful! We hope we don't have to move for a very long time.

Just moved in a week ago. The staff are super friendly and helpful. The amenities are great. The maintenance staff are fantastic- we had a few minor requests and they arrived quickly, were super efficient, and very friendly. Great neighborhood access too.

I recently toured and I was blown away at how beautiful the spaces in the building were (the outdoor spaces especially) were breathtaking and seemed like the perfect common areas to relax and unwind all summer long -while also having amazing views . I was equally impressed with the friendliness of the staff! I was greeted in the lobby when I arrived for my tour by the concierge Bethany who set a warm and friendly tone to my visit which was a nice start to my tour experience! I definitely will plan on leasing here in the near future!

There is absolutely no place in the Bethesda rental market like The Elm! Yes, the building is ideally located in Downtown Bethesda. Yes, the building is brand new and every space is absolutely stunning! Yes, the apartments themselves are beautiful and high end in every way. Yes, the amenities are awesome and gorgeous -- beyond first class gym,roof top pool, Skybridge lounge, outdoor roof top relaxation, socializing, and cooking areas, pet spa, beautiful lobby and work areas, very convenient parking, etc. But, what makes The Elm the best is the service, friendliness, helpfulness, and positive attitude of every staff member. The entire team has been absolutely wonderful, totally friendly, and completely on top of things. I am a pretty demanding customer, but The Elm has exceeded my my expectations in every way. The rents may be a bit higher here than other buildings (and not as high as some), but it is worth every penny.
