My partner and I lived at The Emerson 1600 for a total of five years (two years for me), and unfortunately, our experience was far from positive. Our issues began when a fire in the upstairs neighbor’s apartment caused our ceiling to collapse. Management was initially hesitant to help, but they eventually moved us to a new unit. However, the new unit was unfinished, had mold in the ceiling, and, to make matters worse, the apartment had a serious roach problem. Not long after moving in, our air conditioner started leaking. The maintenance man came to fix it but left a huge hole in our wall, which was never repaired, leading to continued leakage. He also came to fix our bathroom tile rack but caused another hole in the wall that was never addressed. To top it off, the upstairs neighbor’s apartment leaked into our laundry room, which management never fixed either. Now that we’ve moved out, they’re attempting to charge us a $2,000 fee for the damages caused by the leaking—a problem that was clearly not our fault. It’s unacceptable that we were subjected to mold, roaches, and ongoing maintenance issues during our stay, and now we’re being unfairly penalized after leaving. Living at The Emerson 1600 was a highly disappointing experience, and I wouldn’t recommend this complex to anyone.
I am very grateful for the new manager, all the employees are very friendly and efficient. They always solve problems. The property is kept clean. Roach infested, mold infested, incompetent staff. My apartment flooding and was never fixed from Dec-March. Lived with open walls, flooring, mold growing, no shower. Had to beg them to fix it which never happened. Then had the nerve to not give me my deposit back.
I could write a 5 page essay. I beg of you, please don’t. I have lived in the worst parts of Atlanta and Baltimore and have had better experiences. The staff treats you like nothing and are incompetent. Please don’t apply or live here.
I applied and was NEVER contacted back! The staff is rude! the past reviews about customer service is true. I called more than 4 times and left messages just to have to stop in. I was given no information and was supposed to get an email. Which the rude manager never sent.
I have lived here for 2 years. The first year went by with no major issues and I loved it. I was a single female and felt comfortable over all. Once I upgrade to a two bed room, I have had nothing but issues. My move in date was moved back twice costing me thousands in movers, changed services, time off, and rented moving trucks. The apartment was abandoned and looked like it upon moving in. I don’t often write reviews, but I feel that anyone with Arcan property should be cautious and ensure that they have a paper trail if anything goes wrong.
I’ve lived for almost 2 years and it’s progressively gotten worse as time has gone on. Gates never work, trash compactor always overflowed, trash everywhere on property, pool is dirty, new management every month (not an exaggeration) as well as inconsiderate neighbors and unreliable usps package delivery. Please do yourself a favor and lease somewhere.
The location of the apartment complex is ideal however, the apartment itself is very low quality. It’s not truly a gated community because the front gate is constantly broken (stuck wide open). Management says they offer pest control, weekly, but somehow the apartments are still roach infested. The upgraded units as well as the paint job inside the apartment are subpar. Things begin to deteriorate within weeks of you living here. Paint begins to chip due to the painted over patch work, appliances begin to break, the walls and ceilings have water stains, etc. It’s apparent the apartments are cheaply done. I would not recommend living here.
The new management company (Arcan Capital) is the worst I’ve ever dealt with in my life. The office hours are not convenient, the apartment finishes are low quality, the staff is rude and unhelpful. For example, they have left me without heat and air conditioning for days at a time. They don’t notify you when a package has been delivered. They don’t show up for appointments, ignore maintenance requests, and rarely answer the office phone. The area is not very exciting, and the way the gates are designed is very inconvenient for visitors or delivery drivers.
be sure to ask about the move in dates and non-refundable fees.. office staff not knowledgeable about REAL move in dates.. I only applied because website had move in date of 4/30 .. after i paid $50 to apply, front desk lady states sorry about the wrong move in date being on website but apt not ready until 2nd week of May. they refuse to refund application because their site has wrong date. front desk lady called and stated i needed to pay $400 plus $150 admin fee to move into apt and they would have it ready by 4/30 ($400 for what i have good credit and good rental history so i questioned them about that $400) she called few days later & stated well you can just pay $300 plus $150 but they push date back to 2nd week in may instead of 4/30 (weird that you can play around with these dates knowing well i would have to pay a month to month fee at my current residence) this wrong info only made me his hesitant to give them any more money. too much misinformation for these small sized apts. if your site is giving false info about move'in dates be willing to refund ppls hard earned money. ga is the worst.. info is always wrong.. rushing you to pay deposits and feeds that are non-refundable (BUT CAN'T PROVIDE REAL MOVE-IN DATES that are accurate)
The Emerson 1600 is conveniently located. All of the staff have been very friendly, they have been available and have quickly resolved issues that I had. The buildings are old, and even though the insides are remodeled the older buildings take away from the overall 'look' and causes maintenance issues.

Being new to the Atlanta area made it pretty hard to find places. When I went to Emerson I was impressed. The staff was extremely friendly, the gym was nice and private, also it’s by a lot of my favorite spots. Most definitely a place to move in too! Everything was new from the appliances to the carpet.

I have lived at The Emerson 1600 formally Ashbrook Crossing for over 2 years now and I must say that I have noticed the property change for the better over the last 6 months. I haven’t heard of any crime here which is definitely a positive. Last year there were issues with car theft and vandalism. The grounds are always clean when I am driving home from work and I’m happy that we finally have a pool to enjoy. The last management company never opened the pool or fitness center. The team in the office is great and very welcoming. My neighbors and I discuss often the many changes that we have seen with the new team here. Love the new name also. Hopefully things continue on the upswing. You can’t beat the location which makes access to 285 a breeze.

Are ok with paying a middle class rate while they reconstruct the entire property, love high water bills, don't mind roaches, mice, ants and carpenter bees. Rude office management, unequipped maintenance, want it to be the biggest mistake you ever made in your life!

After having lived here for two years I can safely say that this mess apartments and more importantly, the management and maintenance is trash. I have no idea how this place has 4.1 (to which I expect either paid reviews or self promotion) but it for sure doesn't deserve that. I'm speak about past and current employees as well. They are unhelpful unresponsive, give incorrect emails and then blame you when they don't receive anything. They don't even listen to the fact that, upon 3 months out from lease we told the managers we were not going to Renew our lease. We tell the current managers this to which they still expect me to not only pay a full month ( I move in 3 days upon writing this) but also expect me to pay past what I am legalally obligated to pay based upon the contract that was signed ( my lease is up on the 10th). This is after my apartment flooded due to their incompetency in fixing pipes, rampant mold growing in our apartment (still have some after a month) and they refuse to take any responsibility. The place is dump, everything is old or broken. There is no reason and no way this place should STILL be on business with this company (RAM PROPERTIES) or the prior (MAYROX RESIDENTIAL). I implore you to not live here and I hope that if I can prevent at least one person from moving here, I did my job.

For over a month now, i have given the mgt.enough time to send their maintenance to fix my ceilings, now i have to protect my properties because they have never showed up! I am still waiting on your management to show up at my unit. The picture i posted above is how terrible my place is, I hate this apartment and to worsen it the slim guy i approached working at the front desk is so rude, and just cannot do anything about my unit. I cannot recommend even my enemy to move in here, The "decorated apartment "they show all incoming visitors that needs to see how the apartment looks like. They had furnished it in such a way you will be trilled to move in. If in a week i dont hear from them, am out and i would sue the management if my furnitures are messed up.

THE GATES NEVER WORK!!!! IT IS NOT A GATED COMMUNITY. IT IS NOT SAFE....DO THE STAFF AND MANAGEMENT CARE THAT THE GATES STAY OPEN AND ANYONE CAN DRIVE IN??? THEY DON'T LIVE THERE, SO THEY DON'T CARE. WE HAVE A PROBLEM WITH THIS. WE NEED TO REPORT THIS... THERE WOULD BE LESS CRIME IF THEY WOULD CLOSE THE GATES AS IT'S SUPPOSE TO BE,, "GATED". AND THEY ARE NOT LAVISH.

If you have expensive taste but a smaller budget this is a great place to start. The apartment is located in a high requested area and many restaurants and stores are near by for your convenience. The apartment itself isn't the newest or nicest of those in the area but it is the most affordable with all or most of the same amenities as other apartment complexes. The office staff is nice however, you have to make sure you ask questions in detail because often times they will give you conflicting answers and getting them to answer the phone is pretty hard the best way to get in touch is in person. Overall the apartment is in a good area for anyone looking for short term leasing but for those looking to build a permanent home somewhere I would suggest looking elsewhere.

Ashbrook crossings is the indictment of the American renting system. Over the past nine months I have attempted to make it my own, and so have my many roommates who oddly enough do not pay rent but, pride themselves in being very present and supportive. The problem is less with the staff running it and more with the structural catastrophe my building has revealed itself to be. It’s literally falling apart. Being older a few problems should be encountered here and there, but not nearly as many as I personally had to deal with. Carpet shouldn’t need to be replace 3 times in 4 months due to water leaks. That’s an average of a little less than once a month. While I can’t blame the staff for flooding my carpet, measures were not put in place to prevent reoccurrences of the same situation. Between rats that find their way through pipe wholes, centipedes that love to invade bedrooms, flees that find a home in yours through the untreated exteriors; you must be strong of heart to peacefully live in Ashbrook crossings. Apart from the consequences of a building that’s likely to be condemned by the health department if ever inspected, the lack of concern for residents by the staff seems to be rampant. Make sure you carefully read and ask them what you are responsible for and what they are responsible for. Never would I had imagined that I had to pay for pest control. Overall it seems that while the staff can’t be blamed for issues emanating from the building, it is apparent that their number one goal is to fill up as many apartments as possible without regards for living conditions. If it wasn’t the case I wouldn’t have been given a dirty apartment, with walls only painted in the living room for “curb appeal” sort of speak. Since there’s always 2 sides to each story Im sure Ashbrook crossings would probably reply saying that: It’s easy to get an apartment with us, we barely do a credit check and you get approved in 3 days or less. Im sure this is convenient for individuals whose credit isn’t the best, or individuals with no proof of income with an unusually high need for privacy. The only positive aspect of living here has been the very understanding, and very compassionate maintenance crew. If the managing staff had half the heart those 2 have, I firmly believe this review would be different.
