Mesa Del Oso/Promenade is a small community a few miles northeast of Downtown Albuquerque. Although small, Mesa Del Oso Promenade is a densely populated urban community dotted with shops and businesses. A variety of apartments ranging from affordable to moderately priced are available. The southern corner of the neighborhood holds modern necessities such as shopping plazas featuring a variety of restaurants and stores. While the areas within the community are mostly made up of residential and industrial developments, residents are a short drive away from the great outdoors. Arroyo del Oso Park, home to Mark Burton Gardens, a golf course, and trails, is situated just west of Albuquerque while the hiking trails, forests, and mountain peaks of the Cibola National Forest are a short drive east.

So I have lived in pretty much all parts of Albuquerque Rio rancho the Westside of town.... but I do have to say these apartments are true to what they say "Apartment HOMES" love the area supe close to schools eating brew pubs shopping and the area is safe quit and clean... ALSO the Office STAFF Are Super helpful and friendly also any issues with my apartment are fixed in a timely manner... I WOULD HIGHLY RECOMMEND THESE APARTMENTS TO CALL HOME!

Pros: - Close to shopping, schools, and numerous parks - Glass top stove and W/D in unit - Didn't see a bug problem, but I was not ground floor Cons: - $25 fee to post a note to your door - Monthly "valet" trash fee on top of normal trash bill to carry trash 20 feet to the dumpster and you can't opt out - Typical late fee is 3-5% of rent, theirs is 10% - Rental rate for a one bedroom apartment is equivalent to a 2 bed/2.5 bath townhome with two car garage in a state that has a 33% higher cost of living - They consider burned out light bulbs and normal wear to be "damage" so that they can bill you for it at the end of your lease - They charge for carports instead of assigning one with the lease like every other complex - Not enough parking - Non existent security that is the alleged reason for collecting info on your vehicles - Windows and doors leak; wind will move the blinds on the inside of the window with windows closed - They were going to hike my rent at the end of my lease by 22% despite all the complexes in the area maintaining their rates or going down by 5-10% - They give you your notice to renew or move out 61 days before end of lease and you have to notify them by end of day 60 days prior. - There is one person in the leasing office that is helpful, the others go out of their way to be rude, unhelpful, and difficult - I like how despite over half the reviews on here being one star, it still somehow has a 5 out of 5 perfect rating....

Front Office Management is very RUDE and UNFRIENDLY. I asked a couple of questions and wanted to reconfirm, but when I did, I got a lot of attitude back. I then got slammed with fees on things I wanted clarification for, Ridiculous! Dealing with management at the Enclave is always a HASSLE and I dread it!
ROACHES EVERYWHERE!!! Massive roach problem. “Pest Control” on a monthly calendar…I NEVER see anyone fumigate! Especially near bldg 6, 7, 8, 9. I can’t even walk at night without creeping out that roaches will crawl on me.
I've been lied to, they don't return calls when they say they will and I had a break-in less than 1 week after signing my lease. Not understanding why a single woman would now not want to live there, management is holding me to my lease. They don't see any problem with this & graciously offered to write up all the additional fees for breaking the lease & have them ready for me to pay when I come in to sign an intent to move out . . . I haven't even moved in yet. What a terrible waste of money. I would NEVER refer this complex to anyone.

I have enjoyed living at the Enclave for many years. Recently, the management provided some much needed updates. The Enclave team are friendly and professional. Their attention to detail in the needs of the residents is very welcoming. The action of the maintenance has been swift and very helpful.

Lived at the Enclave for nearly 21 years. Wish I had moved out 4 months ago. We paid the rent on time EVERY month for all those years. We still had all the original major appliances. Our apartment had never been painted. We saved them thousands of dollars over the years by not having to paint or replace those appliances. But, when it was time to move out the new management "dinged" us on our security deposit for a ridiculous reason. Rent from The Enclave at your own risk!
Make your own deal. Some residents are getting soaked with high "market" rent; others are moving in paying up to $150 per month less. Not a safe place to live. Management is terrible. Resident safety is a not a priority. If you want your car vandalized, stolen, or want to get high jacked when returning home from work at night this is the place to live.
Nice apartments , staff is great , little more price but worth it . Any problem with the apartment maintenance is there same day to take care of it and very friendly ! Good parking area ! Staff will help with any problem you have ! We been living here for 3 yrs ! Moving but only to be closer to our children !
These apartments are small and over priced. I wish I would have looked more before I signed this lease!
