If I could give these apartments a zero rating I would. My daughter has had nothing but trouble since day one. They pushed her move in date by a week and told us THAT DAY then the day we got there the apartment looked like it was right in the middle of a remodel (which it was). From that day forward nothing has changed. They don't come repair when they say will, they've never fixed several things that were wrong on day 1 and it's been 10 months since she moved in. She now has roaches (she is clean and keeps food put away) and they won't come spray saying they can never coordinate their schedules to do so. I could write pages on this place. Please don't waste your money here.

This property has made huge improvements from what it used to be. The staff is awesome and maintenance is timely and efficient! Highly recommend living here! The GM, Nikki, really knows her stuff and is so friendly.

They have a contract with Rapid Recovery towing and are trying to charge me $300+ to get my car back when it hasn't even been 24 hrs. Will not be renewing here.

This place is nothing but cheap with nothing but issues ranging from extreme pest (100’s of ants in bed) to the rooms falling apart and not ready to be moved into.

Supposed to be move in ready and we had to fill out a form and sign it showing what the problems were. There were many. Even things that looked nice from a distance were cheap and cheaply fixed when you got up close. Tub had to be resurfaced and I had to move out for a few days due to fumes AFTER I complained about the big mess it was. It was always tacky and flaking off. The DOG PARK was awful. Had to go around it to get to my building. No one picked up the dog poop. Nobody seemed to care. I reported it multiple times and it might be cleaned. Never consistently. It stink horribly. I was forced to pass that nasty mess every time I left my apartment. Disgusting. Try that in 105 degree weather. Huge gap in the door frame and the door. It looked like someone had tried to jimmy the door at one point. They just left it. We paid electricity so I asked about fixing the huge hole and they said the doors are like that. That’s how they are supposed to be. Office Staff was nice, but not helpful. I wanted to buy out my lease but the only way was to pay the year in full. I asked about sub leasing and they said they would help. But I never heard from them again. The part of town was sketchy and the back gate is a scary place to be when you have to stop and roll down your windows to put your key in. It moves very slowly. I would never rent there again. All my opinion.

The best place to live in Waco with the greatest prices! Management are the nicest people I have met before in an apartment complex and they make sure to listen to your issues and help in a timely manner. The property has beautiful amenities and great resident events that make it feel like a full community! My dog also enjoys the multiple dog areas and being able to play in the space. Neighbors are nice and love to stop and talk whenever you are around. Love this place, definitely recommend it!

I would not recommend moving to the Enclave, they have a very bad bug problem! If you have any problems in your unit they take weeks to fix it. The Enclave is not what I expected the only thing nice about the apartment complex is the gym!

Terrible communication skills. Sign a lease drove across country only to find out that the apartment was taken. Spent 3 weeks in a hotel to show up again on move in day to discover yet again that the current renter didn't want to leave. Did not receive any call or email about the changes. No apologies were given.

there was a roach and mice infestation when i moved to the property it got worse over time. i complained but nothing was done. After i moved out i get a letter from claims saying i owe money to the property because i left the apartment dirty. when that was not the case.it was such a disappointment.

I lived here for 10 months everything went smoothly the front office folks are very nice and understanding also the maintenance folks are on top of things right away. I would suggest the apartments for everyone! Javaria

I have lived here for a few months everything is extremely sloppy and you can never find parking, also you pay way too much for what you receive the office staff never contact you back i went without a/c for at least a week. The roaches are unbearable and are everywhere no matter how clean you are. I have called plenty of times for that and they still dont do anything the hot tub is never on and if it is its always very filthy with green stuff on the bottom. The pool is way to cold to even enjoy it in the summer. also both gates have been broken and no one has attempted to even fix them which allows for non residents to come in whenever. The area is not a good area either. We have had way too many apartment issues and plumbing issues since we moved in and barely any help has been there unless we call everyday and tell them were moving out if they dont come fix it. There is always something wrong. DO NOT MOVE HERE i asked to be transferred to another apartment since the roaches were so bad and they tried to charge me a fee of $200 WHEN ITS NOT EVEN MY FAULT they have a roach infestation problem. SAVE YOUR MONEY.

I wished I never moved over there it just terrible. If you like cockroaches and mice in your bed or probably in your food these apartments are a perfect fit for you. Do students even live over there cause all i see is people trying to sell drugs . Im so upset i was talked into these apartments and if i can help anybody thinking about moving over there please do yourself a favor and think otherwise

I have been having issues at Enclave at the Stadium and can't seem to get anything done. On June 22, my a/c broke. I reported the issue on the morning of June 23, and heard nothing until June 28 when I called the office to see if they had fixed my a/c. They hadn't even looked at my maintenance request. After that, they put a portable fan in my apartment. It cooled down the bedroom area, but nothing else. I still could not live there because the living room and bathroom areas were extremely hot, and doing anything like cooking or running the dryer made it 10x worse. The a/c then was not fixed until July 5. I finally was able to get back into my apartment yesterday, and come to find out that because of the elevated temperatures from them not fixing my a/c for almost two weeks, I now have a cockroach infestation. I have lost a good amount of food, dog food, and some of my appliances that the roaches crawled into now. I have not been able to live at my place since June 23, and have been having to drive 45 minutes every day to work and back because the only place I can stay other than my apartment is several towns over. I have reached out to the apartment manager, asked to end my lease and get my rent for July back, and was told she would have to wait until her regional manager is back in town to ask. I have called the regional manager, left a voicemail and her voicemail said she would be with me within 24 hours, and never heard back. I have called the regional VP for my area and got voicemail and have not heard anything back. All I have wanted is to get out of my lease, get my money back for July rent since I haven't been able to live there and definitely won't be able to live there with a roach infestation, and NOBODY WILL EVEN RETURN MY PHONE CALLS.

Hello Jessica,We apologize if you feel as though your concerns were not addressed appropriately. When we were first notified of the issue with your a/c unit, we placed a temporary unit in your apartment. This is typical protocol in situations where we cannot fix the a/c unit the same day. We typically have no issue with these units cooling of the entire unit. If you felt as though it was not cool enough, we could have provided you with an additional unit for your apartment while we waited for the part for your a/c to come in. Once we were able to resolve the issue with your a/c completely, we did offer you rental compensation for the inconvenience. In regards to the pest issue, we were in and out of your apartment several times in attempts to repair your a/c. We have it notated that each time we walked the unit, there were dirty dishes and dog food left out in the apartment. Heat does not typically cause pest issues, but food, especially if it is not in a container, does cause issues. We explained that as long as the unit was kept clean, we could send Orkin weekly and the issue would be resolved quickly. If you still feel as though this issue was not resolved, we would love to speak with you further. The worst place I have ever lived. Apartment is infested with roaches. Orkin makes problem worse. Seriously save your time and money. Managers do not care, and are terrible at contacting you back.
The management at The Enclave is horrendous. There were SEVERAL hidden fees dropped on me when I moved in- a pet fee (nonrefundable for $300) that I had never been told about, an extra $100 added onto my monthly rent, renter's insurance, the list goes on. Many promises were made about how The Enclave was going to appear after construction and remodeling, most of which were vastly embellished. My apartment was filthy when I moved in- with paint splatters ALL over the floor of the entire apartment. A new gate was installed, in which ANY code works, and has not been programmed after my repeated week after week complaints that it is not safe. They claimed they were "working on it," but I have now lived here for almost 10 weeks with a gate that does not work. The place is horrible, and the demographic that lives here is definitely not college students. Also, the apartment buildings are hideous.
In few months I've lived here they have cut back office hours and security patrols to the point where homeless squatters are a problem, illegal entered my apartment about a dozen times, lost my rent check twice, and tonight I was locked out by their glitchy gate system. Oh and now we're on our third management company in 6 months.
This apartment isn't worth the price! The staf attempts to be friendly, but the place is a dump. There are plumbing issues. There are holes in apartments that lead to rodents, yes MICE in your apartment. The management is awful and doesn't listen to anything you say, so the leasing staff can't do much! They worry more about the pool and throwing parties than having happy tenants. Do NOT live here!

This apartment complex is terrible. Do not be fooled. The initial impression is wonderful. It's close to campus. The pool area is beautiful. The show apartment is very well maintained. First of all, when I moved in everything was filthy. I can't even use the vent over my stove because dust and wood shavings fly everywhere. I know that work had recently been done but at least make some sort of effort to sweep up dead bugs and wood shavings before allowing people to move in. Second, they may have attempted to remodel the apartments but any work that has been done is extremely sloppy. In my bathroom, someone even painted over a spider. The cabinet doors done hang straight and there is just a large piece of plywood over one of the sections where the water heater supposedly resides. You can't even access it if needed. The are many more plumbing issues that I expected and maintenance is anything but quick. I submitted a request and it was pretty much ignored for two weeks. Management also seems to have adopted a "just tell them whatever they want to hear" attitude. There are times when I swear they are lying to me. The most annoying thing to me is the gate into my section of the apartment complex. You have to stick your apartment key in to open the gate. When I signed my lease, I was told that clickers were being purchased. Apparently they ran out of money (which isnt surprising considering how current residents are treated) and put up a place to insert our fobs. I have two main issues with this: My keychain is attached to my fob and my car key, and there is absolutely no way to let in guests. I also posted a review earlier this year about this apartment complex and it seems to have disappeared. I'm just trying to warn people because I would not recommend this to someone I didn't like (even with the 100$ incentive)
