Property Ratings at The Enclave
Tend to keep to myself unless there's an issue, but this is the first complex that I've had consistent issues with. Threatening to tow cars that are listed on the lease (and placing 2-cent tow stickers that leave a mountain of residue), lying when caught in the wrong as many other users have noted, and frankly just overpriced when you compare to other options in the area. We have a our feet out the door and are looking forward to not deal with these folks any longer. Recent kicker, office is closed to the public so there's no way to follow-up with management when they make these fairly consistent "mistakes".
Highly unprofessional behavior from the leasing managers, never picking up the phone, caught them in multiple lies, if this is the way they treat residents I would stay far away from this place.
For the price the area is not very good and there are always suspicious cars and people roaming the area. A severe lack of lighting throughout the apartments makes this even worse! Barely anything is lit up and management refuses to do anything meaningful about it. They are more likely to raise the rent than care about the safety of tenants, THEY DO NOT CARE. If you have an older car good luck not getting your car stolen because auto theft is rampant in the area. Carry mace and buy steering club, godbless!
I love living here cause it’s quite and the staff keep the place clean.
Been here for about 8 months and so far everything has been great! No issues what so ever, quiet environment everyone minds their own business and if maintenance is needed they come quick, definetly would recommend!

We like it so far we have 3 weeks living here. It's quiet, I love that we could bring our 60lb dog. We needed something fixed and they came after setting an appointment. So far my family and I love it here.
Love the friendly staff and the easy parking. Also nice swimming pool.

I love this place! Quite community and great for first time apartment renters like myself. The staff is so friendly and care about each one of us. They even have snacks for us in their office!! The best part by far is paying rent. Being able to budge without being broke after paying rent. We can make payments throughout March, for April's rent.. all through a mobile app!!
Management is amazing! Always address my needs in a timely manner and they are very friendly. The apartments were remodeled and are BEAUTIFUL, inside and out. Very spacious and a good sized patio area as well. They are very clean and the neighbors are respectful.

This place is absolutely disgusting, DO NOT MOVE HERE. I have lived here for a month and all of my belongings are infested with cockroaches. The refrigerator was infested with bugs and was unusable. Their fix to this was me packing up all of my belongings, essentially emptying the apartment for them to bomb the roaches in hopes they would be gone. Since tenants are not expected to live somewhere that's inhabitable I was not going to chance having cockroaches crawling in my bed or bugs hatching eggs in my refrigerator ever again so I'm out of this disgusting place! The office staff admitted to going in my apartment and taking photos when they were only supposed to be opening the door to let the pest control inside..they did not give 24 hr notice that they would be in my unit and also changed the locks because they said theirs wasn't working, so when I came to move my furniture my key to my unit didn't even work. Major health code issues and breaking of law going into my unit without notice and changing the locks! I am filing a lawsuit, save yourself the headache and money and do not move here!

The Enclave Apartments in Fresno is a Horribe and a Very Unsafe Place to Live. They have no Security at all like what they claim to be. We signed our Lease last February 2017 and our Car was Burglarized last May 10, 2017. We were parked at our designated Parking Spot and this is supposedly a Gated Community like what they claim to be. That is not the case at all. The gates are open all the time. Anybody can come in and outside the complex. A lot of Cop Visits which says a lot about what kind of people generally live in this place. We called the Fresno Police Department about what happened and they responded. We also informed Management and they said we will be sending the Security right now which is a Lie because they never did send a Security because they dont have one!!! We gave the Police Report to the Manager Maggie but she did not care at all. She does not care about the Incident, very Inefficient and Insensitive. How can she be a Manager when she can't effectively Manage a Situation like that. The incident has caused me a Tremendous amount of Stress amd Anxiety which further aggravated my Thyroid Condition. It was not safe at all to live in the Enclave. Everytime I would walk in the Parking Lot I am having Heart Palpitations and Anxiety. It is so hard to sleep at Night because the Environment is not Safe and Unfit. Safety is one of the Basic Human Need. We need to be able to Live and Thrive in a Safe Environment not just for ourselves but our Family as well. If I did not have a Lawyer the Trinity Property Management would not have cared at all. I emailed them 3 times on different occassions to communicate the situation that had transpired last May 10 but I never got a call from them despite my repeated request for them to call me until yesterday June 24, 2017 when they called me. They called me because I had sent a Letter via UPS to the Enclave In Fresno a Registered Mail that required Maggie and authorize Staff to Sign it because last Friday I gave them that Letter but Marisol and Marissa does not want to accept it. I mean why does it have to be like that. Safety should be their number 1 priority for the Residents. They absolutely failed in that Aspect.

They stalled us for 3 weeks that they are getting the apartment ready,dodged our calls for a week , finally they allotted us an apartment that was in very bad shape with improper flooring and paint & different floor plan entirely which was way smaller than the model apartment they showed.Management seems to have their blame game on point.(the manager blames her subordinates and vice versa,if something goes wrong ie this.)They are rude and don't know what they are doing ,talk about horrible work ethic and apologizing for acting dumb.FRAUD MANAGEMENT! Piece of advice-stop trying to be a pet friendly community be human friendly first.
I just moved in about two months ago, I was very clear requesting a back yard because I have to small dogs and I got a small patio not happy at all. First day starting living here I saw roaches many of them, big disapointment. pest control guy came in but the problem was not solve cause as soon I turn on the lights from the kitchen I see them running, huge mistake move in to these apartments rent is very high and is not a worth it. I hope I can move out soon??
To start off I have been living here for a year and its been a horrible experience.First of all, the apartment it self is bad, the doors are not leveled which causes a loud sound when closing and opening them. Then every single outlet cover and outlet are very loose, so every time you plug something in the cover either breaks or the outlet moves side to side. Next, everything looks like it was just painted on and left there which now, the paint is peeling off like crazy. The plastic on the counter tops is already coming off. If you look under the counter tops it just looks like a build up of glue, making it look nasty. Lastly, if you lightly pull up on the counter tops, they will come up. That is just the bad things about the apartment. Now the management is poor. First the rent was $695 and I renewed the contract and it went up to $740. No big deal but no updates have been done inside my apartment to have my rent go up. I had maintenance repair some stuff and the old parts were just left there, f.y.i it was the guy that doesn't wear a hat everyday. He came to the door smoking a cigarette, came in to my apartment making it smell really bad. Every time they want you to do something, for example clean up patio or move items so they can paint, they say if you do not do it you will be given a 3 day eviction notice. They have changed management like 3 to 4 times in just the 1 year I have lived here. To wrap it up, DO NOT MOVE HERE!

I do not recommend these apartments to anyone they are infested with roaches they charge you a monthly 5 dollar fee for the spraying but it does no good I've lived here for a year and with continuous spraying and they are still every where.

I really like living here. They have fixxed up the pool area and all the things that need fixing they get on it fast...And the have BBQ pits and a nice pool area in the front. And the apts are a nice size and the back yard is really nice..

I would not recommend these apartments to anyone & here is why: I have lived in these apartments for 3 yrs now. In november of 2014 trinity took over the property & I as a tenant havent liked it ever since then. The first reason i have a bad roach problem, I've had it for awhile now & have told the new management about it & we have set up arrangements to be sprayed on a weekly basis because they are that bad but something always happens & most of the time we dont end up getting sprayed like we were suppose to. Secondly they change management like crazy that's another reason we cant keep up on the spray because when new management comes they have no idea what's going on & the ones they have all of them have had really bad attitudes & some dont even want to help with problems at all. Thirdly I have put in about 3 different work orders to have things that need fixing in my apartment fixed mind you I've put 1 work order in a month for the past 3 months straight to have stuff fixed but only a few things were fixed most either havent been done yet or weren't done right the first time. Forthly we have had mold & asked them in every work order plus just going into the office to get that taken care of but they have not done a single thing about that yet either. I pay over $800 a month & also they charge the tenant for pest control as well so on top of rent we pay monthly for pest control which doesn't always get done like its suppose to. I feel like for what I pay I shouldn't have to live in the conditions I've been living in for almost a yr already. I hope this helps another person out on deciding if they want to move into these apartments or not. I know alot of ppl have moved out recently due to management & the amount they have raised the rent as well. If you do decide to move in I hope you as a tenant get treated better & have a better experience then what I did.
What I love most about living here is the large living room. The only down side is the way they have it set up it can be kind of awkward to figure out where to put your furniture. You can either place your TV set by the small next to the opening of the kitchen of infront or over the fireplace. I have a small TV and TV stand so I chose the small wall if you have a bugger TV you may want to buy a wall mount and put it show the fireplace. The kitchen is all tie and the bathroom is big. I do not like that the washer and dryer hookup is outside but it is in an enclosed place with doors and it supports full size equpiment. My yard is huge I put a big blow up Christmas thing out there and it was really nice during the holidays.

From the very first contact with the owner of my rental condo, I knew my dreams of finding a safe, family orientated, small complex had finally come true. My landlord assisted with letting me pay my security deposit in payments, and my rent by the 10th of month. Weve had a few issues with AC, small repairs but the landlord took care of each issue promptly. I thank God everyday for answering my prayers and guiding me here.
When I moved in here this place was called Arbor Ridge and then they were bought out by Trinity. Their whole team changed and this brought problems with this taking advantage on the lease to charge more for whatever they wanted. It was however nice that they are making the place look nicer. They have repainted all the apartment and the other buildings, did repaving, and added upgraded features like wooden flooring to the vacant apartments. The apartments are very nice with a fireplace, large bathroom, large kitchen all title, and a huge huge dirt back yard. It is awesome for an apartment. It is very quiet they are pet friendly. They changed over the whole enclave team again and unfortnualet did not tell residents and let the ball drop on our issues that the other team was working, and they are also not following up with phone calls and maintaince issues that they are supposed to do. I just hpe they get it together fast and start doing what they say they are going to do. For example my gate key doesn't work and I've gone to them twice and they always say we are calling the gate company right now. What do you mean? Have you guys not called, or gotten any update you told me you were going to call the gate company last time and call me back. None of that happened, wow.
Conveniently located right off the freeway. Just a hop to your choice of grocery stores, a skip to your fav restuarant, and a quick jump to fuel up! This spacious, tucked away, 3 unit complex has a well maintained garden and offers a sence of privacy and peace. Feels like home!
