Property Ratings at The Enclave
The office staff is a joke, so so so many issues just keeping a manager in office at all. When other people can all say the same thing about it being shady and gross and falling apart they are completely right. I had to start taking my dog all the way to the park down the road just because of how trashy and unkept it is. I have lived here for 8 months and can tell you they DO NOT CARE about anything other then making money. Any issue with maintenance you can basically plan on waiting at LEAST 2 months my dishwasher has been broken since the first month I was living here(move in august 26)Soon after that the only light in the bathroom stopped working, the tap water is completely white, my hot water lasts for maybe three minutes if even that, and just as the weather started to get warm/hot my AC stops working. It has been issue after issue with this apartment complex. Not including the ridiculous lease violations like leaving decorations up for a week after the holiday is over($25 charge)or moving a dog crate onto the balcony to vacuum and clean the carpets ($25 charge)let alone without warning or even just asking for it to be moved or taken down. Not to mention knowing someone has dogs and putting them in a unit with carpet when plenty of other units with hard wood floors were available. Please please save your money and time and go somewhere nicer this apartment complex is not worth what they charge you!!!!
I've been living here for about 6 months. I'm happy with my decision! The complex is quiet, and clean, really quick access to the loop. The apartment itself is a good size for the rent. Also clean inside. Most importantly the front office staff and maintenance have been top notch. I've had several maintenance requests for various items, and they have always been out the same day, even after hours when needed. The facilities like the pool and gym are well maintained. I would definitely recommend The Enclave to any of my friends looking for a good apartment complex.
Do not rent from here! They charge different people different prices in rent! They paint over mold and the repairs and done two months behind and when done it is crap work! Last summer our apartment AC froze everyday and was sorry you shouldn’t live in an apartment that faces the sun! Management is shady, Belle kept telling me that I needed to pay proration fees move fee app fee and I have been living there for 8 years. Pool is falling apart and never gets worked on. This will be my last year living here! They offer cheaper rent to new people but nothing for renter retention. There are a lot of other apartments that give discounts and don’t raise your rent so you stay and I have never once been late on rent. I found an apartment complex that would love to have me. Apartments here are not worth the price they are charging.
I will have to leave this review in two parts. I recently ended my tenancy at The Enclave, and my experience with this apartment complex has left me utterly dismayed and disgusted. My experience with The Enclave, which has been marred by shady business practices and a complete lack of transparency, especially when it comes to the recovery of my safety deposit. First and foremost, I want to make it clear that my husband and I were model tenants during our time at The Enclave. We adhered to every aspect of our lease agreement without fail. Our apartment was left in excellent condition – not a scratch on the walls, carpets, or furniture that could be attributed to anything beyond daily use. Yet, despite our diligence and care, The Enclave displayed bad faith in collecting our safety deposit, knowing full well that they intended to keep it under any and all circumstances. The Enclave has this absurd policy of withholding the deposit for any trace of dust on the baseboards and corners. This is in an apartment complex where a deep cleaning WAS NOT PERFORMED FOR US as an incoming tenants. The hypocrisy is baffling; they invoke a $110 cleaning fee and a $61 carpet cleaning fee without providing a shred of proof of damage to the carpet or the unit. Instead, they simply point to an addendum in their lease that mentions hiring a professional cleaner if "adequate" cleaning is not performed by the tenant. I wish I could attach the pictures of the apartment to emphasize this madness. What's worse, I corresponded with the apartment manager over thirteen times, specifically asking her to provide documentation clarifying the charges against us. Instead of transparency, all she sent was a hand-written document citing charges, with no accompanying receipts or substantiating evidence. I guess that at The Enclave, transparency and accountability are optional.
The Enclave is an apartment complex with great interior and exterior. A nice pool area and everything seems to be well kept. The main office lady Belle is very nice and professional and will make sure that you are well informed of everything you might wanna know. Overall 10/10 would recommend.
Very rude staff! Or at least the girl with the office to the left when you walk in. She was so unfriendly and uninviting. I don’t think I saw her smile at us one time. We had to ask her every single thing, she had no interest in helping us. We did walk in around closing time but she still could’ve at least given us a paper with information or a brochure or a contact card. We received nothing but straight to the point answers, which was no help because I forgot everything she told us right after we left. This experience made me not want to live here anymore!
The water was always off, almost once a week. They charged me late fees, in 2020 for a fee that wasn’t added to my account online (I had Covid so I didn’t want to pay in person) so I didn’t even know I owed it because I paid the amount that it told me I owed online. My water heater was ALWAYS broke. I called in maintenance constantly and they always did the same fix that would last a single day and I’d have to call them again. My bathtub had to be refinished and they told me I had to clear out of my apartment for 24 hours. I scheduled the time for them to come do it and they never showed up. They made me schedule again and didn’t show up. It took me reschedule 2 more times for them to finally show up. I was only suppose to be out of my apartment for 24 hours. I ended up out of my apartment for 4 days!! Honestly, this was a nightmare experience. Save your money and rent somewhere else.
The apartment itself is very physically old, they did their best renovating but painting over water damaged wood still looks bad. Dirty apartment grounds (sidewalks unkept, leaves, trash, etc.) Terrible laundry facility if you chose not to get an apartment that has connections. Gym is very very barebones. Front office staff will often forget call you back or anything they told you they would do. Maintenance guys are nice though.
I lived here for less than 9 months and hated everything about it. Lived in an 83 degree apartment for two months, constant water shut offs, and ridiculous rent price, I definitely do not recommend moving here AT ALL.
I moved to The Enclave because I could not locate another apartment that was available when I needed it. First issue.. You have to pay a fee for water which is constantly being turned off for "maintenance repairs" about 2-4 times a month, pet owners are not required to pick up after their dogs so expect to regularly step in dog poop, you pay a trash fee and it is always full because people throw large items like sofas, large boxes etc. in the dumpster. Not to mention you will encounter the rudest assistant apartment manager ever!!
Water is often turned off for maintenance issues. It wasn't like that years ago, but now it is. Amenities are either often closed, damaged or broken. I lived there for years and the workspace never had printers working, gym often had damaged/broken equipment and pool was closed for most June of '19 and all but the last few weeks of August of '20. It was supposed to be due to Covid-19, but they still opened the final few weeks of summer. Move out fees are hidden and sketchy. I did my very best to clean, hire a cleaner, etc. The manager was out sick the week we moved so I guess nobody from the Enclave really inspected. We were charged 24 months remaining on carpet which only had 18 months left. It had no stains and we had carpet protectors on our beds. She said that happens with some tenants' furniture. Never heard of that before but wouldn't have moved in if I had known normal furniture could cause such "damage" to carpet. It takes a lot to communicate with the office. They don't always answer the phone and email responses can take days.
Lived here for several years. Used to be great, now it is not great. The neighborhood is quiet (though I still had someone go through my car a couple times) and the light grey paint on the walls was very nice. Water is turned off way too often. I could come home for lunch and not be able to wash my hands. Amenities like the gym and pool are closed frequently and the management was incredibly dishonest when I left. I see another reviewer mentioned that when they left management charged them for damaged flooring that wasn't fair. The assistant manager said our carpet was black and brown - that she walked the apartment and it was stained. Then when we disputed this when we left, the manager said NO ONE had walked the apartment and that the carpet wasn't stained at all but it was worn from furniture - or so the carpet company told them. Also, as a former tenant, I have emails where they offer giftcard or membership drawings for 5 star reviews on apartments.com. I thought I would leave an accurate review of what it is like to live here.
I stayed at enclave for 9 months, when I moved out I cleaned the entire place before turning in my keys. After a couple of weeks, they sent me a bill for almost $900 for my carpet being saturated with pet urine. Only thing is, is I don’t own any pets. Riddle me that. Anyone else have this issue?
I have lived here with my husband since March 2015! And we both feel attached to this apartment. The landscaping is so beautiful and clean, we enjoy walking around the block every day. Our apartment although is the smallest version, but feels cozy and efficient. And, We plan to stay here as long as we’re in Lubbock, since the management and staff are also supportive, so polite and friendly. The maintenance issues get resolved within 24 hours and we’ve never witnessed any pest (bugs) so far. I compare Enclave with other complexes and it seems we are having the best deal here.

We love having both of you here at our community! Thanks for the support!!! :)
Door knobs keep coming off, top lock doesn’t work because door is cracked right down the middle. Paid for blinds and still haven’t got them replaced it’s been two months.
Love living here! The staff is so friendly and maintenance always comes quickly! The property is clean and well maintained!
I have lived here for 5 years now. And I love it. Maintenance always comes and fixes anything within the same day! Strongly recommend living here!

Thank you so much! We are thrilled to be able to have you as a part of our community!
I just moved to Lubbock and I was having some trouble finding a place close enough to work and shopping that would work for me! The Enclave answered all of that for me! This place is safe and quite but close enough to everything you might need! The amenities are awesome here and the apartments are reasonably priced! I had so many questions when I moved in and before my move in date! Destanie was an awesome help (she put up with a lot out of me)! I feel at home in this town now and safe in our little community!

Thank you so much for your feedback! We are always here to help (even after move in)! We are honored that you enjoy calling The Enclave your home!
Terrible office staff/property management. They attempt to do things illegally and then treat you terribly if you call them out on it. Not to mention, never ending maintenance problems that are never fixed properly the first time. The assistant manager tried to alter my lease contact after it was signed and countersigned.... and since they got caught they treat me poorly. I come from a property management background, so I am well aware of what is legal and not. Telling a resident you are filing eviction on them (the day after rent is due) when they haven't even been served a 3 day eviction notice.... yea not how that works. Not to mention the new manager claimed last week that she can alter my lease after it's already been signed and countersigned for months. Uneducated staff attempting to manage a property... not a good combination. Do not move here. You will regret it!

Thank you for your review. I understand that you are upset and want to make the situation right. We are aware of what is legal in a lease contract and are more than willing to set up a time to meet with you. Please contact the office at your earliest convenience.
I lived at The Enclave for 3 years and I loved it. I have never been able to make my home how I wanted it because of deposits or fees. I was allowed to paint, mount my TV and add more shelving to my apartment and they did not charge me at all. I even got some paint from the apartment to paint it back. Of course, there will always be those that complain about apartments, but if you were to ask the majority of the residents who live at The Enclave, you would see that they are happy to live there. The office staff has always been kind and if there was a work order, and let me tell you a lot happened in my apartment, they would fix it. Friends tell me that they can not stand living where they are because nothing was ever done on the management side of things, but you won't get that from The Enclave. You are greeted with a smile and known by name, that is very important to me. Go see for yourself, you will see what I mean. If I were to recommend a great place to live I would tell you to choose The Enclave.
When we looked at all the places in and around Lubbock Tx, we only found 3 that were in our budget that were safe for my 3 year old little boy. We were in a pinch to find the right fit for our family. This was it!! It was affordable, but luxurious. Everything was so nice and new. There is a pool, gym and business office. The staff is amazing, including the office staff who accept packages for you when your not there, ready for pick up later, the maintenance staff which is also there for on call emergencies(special line for that) as well as a courtesy officer who is also a police officer of Lubbock. They do accept pets and have a dog park with a trash can for #2's. Theres a basketball court, in the center there are also bbq grills. 2 min from a Walmart and the freeway, as well as about 5 different fast food places. Less than 5 min from about 3 different shopping centers. Very convienently located to say the least. The apartments are quite large!! We have a walkin closet in both bedrooms, huge hall closet, average front closet. Kitchen is a tad tight. There are W/D hookups and a fireplace as well as a balcony. Forced heat and air!! They can even rent out covered parking spaces and washer and dryers!!! Though they also do have on site laundry facility as well. They are currently as of 10/2015 updating units left and right at the moment!! I would recommend anyone to live here. They have a referral program from $$ off rent. They hold a Christmas Holiday decorating contest for the patio/balcony, we won last year and got $200 off Januarys rent with a gingerbread theme. They also do fun little things like Otter Pops during the summer one day, halloween fun, just a bunch of really thoughtful things. And with as many kids are here, it is surprisingly ghost quiet. I am best friends with my next door neighbor and when their boys get upset, like mine, are SCREAMERS, yet after almost a year of living here, I have never heard their kids once....unless I was in their apartment.
I love the enclave because it is a quiet, family - friendly place to live. THE place is kept clean. The grass is always taken care of and maintenance issues are fixed very quickly. There aren't any tech issues. The pool is always clean and almost always open. Even the gym is a nice place to go if you need to work out and don't want to join the bigger gyms, or just want convenience. I would recommend the Enclave at Woodland Park to any friends or family looking for a nice apartment to live in any day.
When it rains it leaks, and do you think the owner is going to pay for things that are destroyed? no their not and when your neighbor lets her toilet run over and it runs into your apartment and destroys again your things, no they are not going to pay for that either they want your insurance to pay for it and why in the world would my insurance pay for something that is not our fault. I hate this place and I have a 17 year old son whom lives with us, and they have said that it was a lease violation on our part because he was living with us but no on the lease.
Enclave is a great place to live. The neigborhood is quiet and the complex is, too. The management is helpful and whenever I need something fixed, they get it done. The rent is fair here. The pool and g are kept clean.
