Property Ratings at The Epic
Not responsive. Too much mistake and Rude. Never picked up the phones.
Hobos/homeless guys line sidewalks of the 31st St entrance everyday. I'm talking about 50-60 hobos - not your run of the mill guy on the corner asking for change (they fill the block) - sleeping on the sidewalk all night and during the day waiting to get free food from the church next door. Every day. Most of the time. Enjoy the stench and the potential stranger danger. The washer/dryer in unit are "green" so they are about 1/3 capacity of a normal appliance and take forever to finish a single cycle. Don't sign the application form unless you 100% want the unit. They won't refund your 1 mon security deposit or the 1st month rent - just for signing the application (before you ever even see the lease). Spoke to a number of brokers about this, it's not market and borderline criminal (what if you don't like something in the lease? Tough luck). Doormen are fantastic - can't say enough great things about them. Huge asian population in the building. Management is Durst - worth googling.
Who wouldn't want to tell their friends they live in an EPIC building? The Epic is a great building with great amenities (with membership you get access to a gym, outdoor space, pool table, mini basketball court). The main flaw is location, location, location. When you visit during the day the area is nice and lively. At night, the church directly next door allows for around 20 homeless people to sleep outside. As a woman, it does not feel safe when I walk home as the street is quite deserted. It would be nice if they had a doorman that stood outside/near the door instead of being all the way back at a desk where they cannot see outside. This would do a lot to make people in the building feel safe!
