Hello, my name is Hassan. I have been living in these apartments for almost 2 years now and I feel very good living here. The place is very central to everything and what I like most is the attention they have with the residents. They are very kind and friendly and they always welcome you with a smile and a lot of kindness. I always go to the office to pick up my packages from the mail and the managers always welcome me with a smile, especially Yeya, one of the managers. She has always been very friendly, kind and very professional. Thanks to her, I am happy to live here. Thank you Yeya for always giving me a sincere smile and for your kindness and your help!! Ohh, i almost forget, every time i'd need something to be fix in my apartment, they come fix it either the same day or the next, I like this, i appreciate this!! Thank you Yeya!!
Management tried to raise my rent in the middle of my lease because the most recent lease I signed had clerical errors from the previous apartment staff. They told me that because a different business entity made those errors that my current lease is ineffective. They just want money. Building 11 flooded in 2022. The apartment affected the worst was vacant for a year and a half because black mold was covering every surface of the unit. They had inexperienced contractors clean up the place. Unlikely the mold was removed effectively or correctly. The lease says that even if the lease expires you are responsible for paying them the whole amount of your lease plus $400 per month until they have a 60 day notice of you leaving. So, even if you let your lease expire, it will auto renew with an additional $400 charge. I’ve never heard of a lease that auto renews even if you don’t sign a new lease. Do not live here!!
Management is dreadful! Charged me for three extra days when I moved out and when I asked them to adjust the dates, they charged me more and stole my packages that I have confirmation were delivered to the office. They lied and said my packages were sent back but I called USPS and no record of return. STAY AWAY!!
Long time resident over 5 years. Not after my lease is up they have a high turnover rate in the office and I get a monthly failure to pay rent and eviction notice and they try to charge me a month to month fee funny thing I have a 12 month lease . This has been going on for 6 months every month go to the office figure it would be taken care of but nope. Pay a fee for trash pick up and they skip the pick up quite often go take the trash to the trash guess what over filled trash bags everywhere. Went way downhill. Their parent company Vesta really doesn't give a crap either already contacted the BBB and the corporation commission and next the local news.

Management changes once a month, minimum. They tweak you charges and claim it’s the “new system being silly”. Maintenance takes weeks to respond.

IT WILL LITERALLY COST YOU. "Luxury" apartments is a very bold way to explain living here. Work orders are never complete. Then when you move out and pay to end the lease, they continually take out rent and don't care to answer the phone to fix it. Then the manager can't come to work to fix it for you. Avoid this place. Broken stairs to apartments on higher levels, pool is never open, etc. Avoid this place at all possible! Talked to the manager about getting several months of rent they took from my mom after not living there. Was supposed to get it in a week. STILL haven't gotten it a month later and no one can answer the phone.

Back when this place was "The Avana" it was honestly a nice place to live. Then it was bought out and renamed "The Erica" and along with the name change came problem after problem. Starting off in March 2020 when everyone had shutdown for the pandemic. My A/C had broken and was not providing cooling. Not a problem in March but the Front Office management decided that no workorders were going to be fixed unless deemed an "Emergency", and A/C was not an Emergency until the outside temperature was 80 Degrees F. So until June I was stuck without A/C until the weather heated up. And then still no communication on what the problem was or how long it was going to take. Eventually the maintenance guy (a true MVP) was able to fix the problem. This event prompted me to start searching for a house. The leaving process was not as smooth as it could have been with the front office manned by new people. But then today 11 Oct 21, a full 14 months after I had left I received an email saying that there was unpaid balances that I needed to pay or it would be sent to collections. Needless to say I was not thrilled about this but paid the fee. I am astounded by the fact that these people have not gone out of business and I will celebrate when they do.

Don’t get an apartment here! A year and a half after move out I was turned over to collection for $600. Never received a bill and was never contacted to tell me I owed them anything other than them keeping my deposit. I paid for a garage and never received a key even after complaining and contacting them multiple times. I have dealt with many apartments over the years and never run into one as badly managed as these. Save yourself the trouble and don’t move in there.

My wife and I have lived here since the end of June. In that time, the maintenance has managed to address 1 work order (by replacing a dryer) submitted on the day we moved in while failing to address 3 more. One of the office staff acknowledged that one of these issues was noticed before we moved in but nothing was done to resolve it. Another office staff mentioned that maintenance has been an ongoing issue that he has noticed but nothing has been done to resolve. These are not small issues either. One of the work orders was in regards to a broken lock and door leading out of our apartment and another was a non-functional dryer. The maintenance workers are also extremely unprofessional. Every time they come, they end up leaving something, making a mess, or show a complete lack of consideration. We have an almost 2 year old and they thought it was acceptable to leave a patio door in our living room while they went to Home Depot to look for a new one. They did nothing to prevent bugs coming in and left my son with no place to play. They have left tools, the timer to a dryer that they were supposed to swap out, dirt on the floor, and paint that they purposely scrapped off of the frame in our bathroom. The staff here have consistently told us dates that the maintenance workers would come to fix the issue and no one shows up on those days. This has happened more than 4 times already and no one has communicated anything to us until I have had to take off work to go into the office and address it. When they did finally replace our dryer, they did not check to see if anything was in the dryer first causing us to have to track down the dryer to get everything back (after they had falsely claimed to fix it for the third time). On top of the maintenance nightmare that we have had since we moved in, the second bedroom smelled strongly of marijuana and we noticed several rooms had spots left on the ceiling from what seems to be smoke. I can not stress enough not to live here if you can help it. The staff have a massive issue with communication (I believe Brandon in the office is the only one that has actually followed through on calling back more often than not). You will not receive all of the things that are promised in the lease (working appliances, safe living environment, etc). There are much nicer apartments and condos near here that you should consider instead.

I have been in this apartment almost a year. I have complained and complained on so much stuff they still haven’t gotten it done. But hey I got a call today saying that they are as going to get to my work order. So I was like cool. But that call was really them letting me know that i have some complaints for being to loud. In my work order has been put in for almost 3 months now. And I pay my rent early like 6 days early.. so with that being said I will definitely NOT be renewing my lease.. in for anybody that’s take the time to read this please save your money do not move to these apartments.

Have turned in several work orders, in addition to having made several calls to office staff in regards to leaking dishwasher. Has not been fixed STILL, and I am half way through my 12 month lease. New office staff EVERY MONTH since moving in. TERRIBLE
I lived at The Avana 3131/The Erica Apartments for 1 year. I would not do it again and I wouldn’t recommend others live here. A little over a year ago, one of my coworkers actually told me they heard negative things about the apartment complex and suggested I not live there, but I had already submitted my deposit. Maintenance was an issue the entire year. When I moved in there there were several things that needed fixed, I placed maintenance request and only some were repaired. I asked for the rest to be fixed but they never were. My AC needed repaired in July, they did replace it quickly, but the service they contracted with left a huge mess in my apartment. I requested someone come clean it, maintenance came to take pictures for their “records” but no one came to clean it. When I called the office (and they actually answered) they said they would get it. They never did and then closed my online maintenance request. The complex was bought by another company at the end of 2019. For 2-3 months you had to come into the office to get a sticky note of your ledger for the month so you could pay your rent, water/trash/sewage, and other fees. I asked for a copy of my ledger and they said they couldn’t provide it. Only the sticky note. The maintenance issues never got better. It took weeks/month for maintenance requests to get worked on. Then the pandemic happened and they used that as an excuse to not complete ordinary maintenance requests, only emergencies. They encouraged you not to place regular maintenance request so it wouldn’t backlog them. But those issues would still be issues eventually right? I did place a request to have my dripping kitchen faucet fixed but they never came to fix it. Good luck trying to call the office because they rarely answer the phone. I’ve called 10x day trying to get ahold of them before. If you leave a message on the answering machine they won’t call you back. If you leave a message with a staff member they won’t call you back (I’m still waiting on your return call Ashley). I had to call weekly (or try to call) weekly to get my returned rental deposit. It took 2 months to get it mailed to me. They did the move out inspection June 30 and the check wasn’t dated until August 13. This is honestly the worst apartment complex I’ve ever lived in. I would not want anyone I care about (or even don’t like) to live there. Stay away.
I lived here for 1 year. The staff were friendly, but they are very quick to take your money, and take their time getting anything back to you. It is not worth your time or money!
I lived here for a couple of months and got in a bad situation with a roommate, went to the office to try to figure out if my roommate had dropped off the papers that needed to be dropped off and got attacked and bitched out for simply asking if the papers had turned in being accused of trying to get out of my lease without turning anything in. She will not let you speak and will sit there and yell at you when you are a grown adult. She is insensitive and if you get in a bind will not help you. If you want to be talked to like you're a child, move here.

This is a very nice community with great amenities! You get what you pay for and I believe it has been money well spent. Being a single woman I feel secure with the gated community, easy access to the highway and there is even a community hospital across the street. The location is great too! Toby and Ivan are really easy to work with! Sade is awesome too! There is a awesome pool with bathrooms, grill area, dog park, half basketball court, playground, car care center and small gym!!!! The extra storage and balcony is an added bonus. The apartment is roomy for a 1 bedroom! Two negatives are that people don't pick up after their dogs and the basic "white" appliances, cabinets and counters could be upgraded. I was a little disappointed to see for "luxury apartments" but it is still very nice! On the other hand the crown molding, tall ceilings and off white walls make it modern! Overall I am VERY pleased with my move to Oklahoma City and to the Avana community!
I have lived at these apartments for about a year now. PROS: Valet trash service, pet park, gated entry, nice staff, beautiful interiors, low deposit, decent prices. CONS: poor Communication between maintenance and front office. You pretty much have to always submit a request on online portal, a lot of older kids running around playing on equipment in gym, running up and down stairs and leaving trash everywhere. Walls are pretty thin, definitely not too bad though. All together great apartments. Not too many complaints. Just signed a second year lease renewal with my fiancé and new baby. Ii feel it is a great place for a family. I would definitely recommend these apartments to a friend.
The Avana 3131 apartments have been great. I have lived here for almost a year and plan on renewing my lease for this upcoming year. The staff is friendly and will fix things that need to be fixed. Occasionally, it takes them a little longer than you'd like, but being a huge property, it's understandable with the short delay. With prices for rentals going up in Oklahoma City, and this being a gated community, the prices are great. I would recommend these apartments to anyone that is single, to married to having a few kids. Their kid and dog parks are nice. The swimming pool is large and is usually in good shape. Anyways, I'm pleased with this complex.
