Property Ratings at The Establishment
What a delightful experience I have had at the Establishment Apartments. Prompt maintenance, efficient and capable manager, safe property, and spacious living areas are just some of the pluses. The location is ideal, centrally located and in a quiet neighborhood. 10/10 recommend this Tyler gem.
Really enjoyed my time there. They are reasonably priced & very well maintained and located in a great area. Would recommend these apartments to anyone!
Copper water pipes in ground are often springing leaks because of age. Walkways are completely flooded after a heavy rain. Steps on walkways are not marked at night. I told the office they needed to paint them and they needed to paint them white instead of yellow so you see them at night. Months later they have still not done so. Many have also fallen down the outside stairs in winter due to no salt or sand on walkways and they make no sand or salt available at each stair. Instead they placed a pale by the front office. A few years ago an older gentleman fell down the iced stairs and was cut very badly. Paramedics came and attended to him and the Establishment did nothing. I went to Walmart and purchased two bags of pool salt and spread it on all the stairs. Another neighbor fell on the slippery stairs the winter of 2022 and had to have surgery on his ankle. Mailboxes are falling off of the wall and is not lite at night. Washers and dryers in laundry room are rarely all in working condition. Sometimes it will be over 10 months before a machine is replaced. Laundry room wall drywall is completely ripped open exposing rusted plumbing pipes and mold. DISGUSTING! Laundry room has NO exhaust fan. Pool is always dirty. Badly maintained No grilling allowed anywhere on site or in the pool area but yet it's okay to burn a actual fire inside your home in your fireplace. Landscaping inside pool area is terrible. They have flowerbeds that are just dirt with some bushes. No flowers or wood chips. I planted flowers for the last four years I lived there and maintained them. When I mentioned that I planted the flowers to the office, I was told the the owner said, “I wish he wouldn’t have done that.” This past year I spent over $300 on dirt, and flowers and also maintained them and made the place look better. Not once did him or management thank me for making the place look better. The owner inherited 4 properties from his father. The owner doesn’t care as he gladly builds his bank account up. He is slow to fix or replace anything. I would stay away from this place which by the way has increased rent in the last two years by $250/month. What apartment complex increases their tenants rent $100-$150 a month over the last two years? And meanwhile changes nothing else except paint the walls inside your apartment.
Had an issue with my stove/oven contacted the manager had a new stove installed the same day. Have only had a couple of small issues up until the stove and every issue was handled in a timely manner. The maintenance man they have is one of the best you could ask for. All around great place in my opinion.
