The leasing and maintenance personnel are friendly and helpful. The common areas are well maintained, units are nicely remodeled and updated and I really appreciate having an attached garage and the security entry gate. It made the transition from owning a 3 bedroom townhouse with a 2 car attached garage in Fremont for 26 years a little easier.

I was told during my touring that there's no barbeque or grilling allowed on the patios and inside the units. After I moved in, I found my upstairs neighbor barbequing everyday on the patio at 8:35pm, 2:50 am and 4:30 am! The smell got into my beddings through the centralized venting and woke me up! I have to wash my beddings everyday. All the units are so close together. Barbequing and grilling on the patios should not be allowed! Every time I call the leasing office; no body picks up the phone, nor does the leasing office return any phone calls.

The Estates at Park Place charges a mandatory cleaning fee of $250 for everyone claiming the apartments are "professionally clean". Not only is that half of your security deposit, the apartment that you will receive is also dirty, dusty, and anything but professionally clean. Our apartment unit has lots of dust, spider webs, molds marks everywhere. The dishwasher and laundry machines are also nasty and filled with black molds when used. Took us extra two weeks to fully clean the apartment ourselves and make it livable. Cannot even imagine the $250 cleaning fee they are going to charge us after making the apartment cleaner than initial moving-in condition. The move-out charges policy are horrendous.
The service given the maintenance staff is excellent, But it takes atleast 24 hours for them to address any sort of issue. Few places to improve. 1) There is no acknowledgment after submiting any workorder. 2) It would be great if the work order is given with some updates about the ETA of the fix or the current status. Currently we just wait endlessly after raising request, expecting when the maintenance staff will come and address the issue.
I enjoy living in my gated community one bedroom, 1 study apt with all the amenities including my attached garage,and fireplace. The staff here from the manager. To the maintenance team is very responsive to any requests I have had. I'm glad I have a place to call home.
Poor response time regarding concerns prior to moving in after receiving the keys. Maintenance request longer than a week. Parking situation is a mess. Apartment was in a poor condition when moving in.

Estates is a wonderful place to live. Prices are reasonable. It's quiet, clean and modern with attentive maintenance/leasing agents. Clubhouse offers cool amenities like the 24hr. gym, amazon lockers, movie theater, and pool. It feels safe living here and wouldn't have picked a different community to live in.

Really quiet , calm , and relaxing place to live. Everyone around here is really respectful . I have not stayed in a apartment ever this was a great first time experience . I would highly recommend these apartments to anyone without a heart beat , the apartment staff answer all your questions and concerns in a reasonable amount of time and the maintenance staff on the property are super helpful and professional and take care of you. This is a truly a hidden a gem in Fremont.

my experience is very good; the general maintenance of the common areas is very well done
The quality you get is not worth what you pay for it. The best part about the apartment is how big it is, and the kitchen is nice. The ceiling fans do not provide nearly enough light, the blinds are ugly, there's no vaping allowed, no elevators, quiet hours start at 8, access to certain amenities is limited to when workers are in the office (so you can't have friends over at night and play pool or watch tv in the entertainment room), and mostly, workers barely ever seem to be in the main office to handle anything. Communication via email is terrible, taking days sometimes to receive a reply if you even get one, and if you try to talk to someone in the main office, they're usually trying to sell someone else an apartment and don't have time for you. Case in point, it took almost 2 weeks to get our gate code set up. We (in part) took this apartment because of the nice worker who showed us the apartments initially; she is very competent and we told ourselves at least we'll have someone good to go to with any problems, but it turns out she doesn't even work here. She was on loan from another office. We were also lied to and told that the apartment was set up with ethernet in every room, which isn't true. Now we have to pay for an extra modem to have hardwired internet in two rooms. Packages are a pain because there aren't enough Luxer lockers for all the packages delivered, so you have to wade through a bunch of other peoples' packages to try to find yours. Also, our bike was stolen within the first month from our garage. The final (admittedly small) thing is that the clicker we are given controls both the garage and the front gate. It would be better to have a fob which opened the gate when you get near it and have a separate clicker which opens the garage that attaches to the visor of the car. The amenities are very nice, and maintenance does a good job of getting to things relatively quickly (and they seem competent).

I have lived here almost 2 years and find it an excellent place to live. My neighbors are quiet and I love the layout of my apartment. I can’t say enough about Jorge who has fixed the occasional problems in my apartment, he is an excellent professional maintenance man. Whenever I have interacted with the staff here on site I’ve been treated respectfully and my concerns were addressed and I appreciate this. I think this a great place to live and I recommend it highly, thank you for this safe, clean and quiet place to live!
The property has no safety! Cars get routinely broken into and property managers do nothing to help prevent this. The gate is not secure and there are no cameras. The property says "luxury" however, with the crime inside the complex and a recent murder a few yards outside of the complex and a homeless encampment across the street- it is no luxury apartment. Rates need to lower to reflect the current state of the complex.
I would make sure you see the unit before signing the lease and make sure ALL appliances work. Ask mgr when was the last time the heating/cooling unit was replaced and what is the average heating/cooling bill. Windows are single pane, and you will be very cold during winter months. What is being done about roach infestation for the past 5-6 yrs. Rent is way too high for amenities offered. The entire complex is old and outdated and needs an overhaul especially windows and heating/cooling system.
My partner and I are in love with the apartment! The place is very new and spacious. My apartment has great natural lighting and a lot of kitchen cabinet space. The place is nice and quiet and parking is easy.

The staff is incredible and friendly the location is also a plus l have lived in my own home for 37 years and this is a community that feels like home not just an apparent. Yes its a little bit more than a simple apartment cost wise that being said your getting a community not just an apartment the amenities are top notch.
I would not recommend this apartment to anyone. We have lived here for less than a year and have submitted nearly 10 service requests related to water leaks from our kitchen sink and laundry machine. Various outlets do not work, the appliances are old, and the bathroom shower is starting to show rust. The unit is in need of a remodel. Until then I would recommend looking around for a newer apartment in the same price range.

The apartment had not been cleaned or painted. It smelled horrible. The patio was filthy and the sliding screen was flimsy and rickety. Everyday, for weeks I had runny nose congestion etc. It was from mold deeply embedded in bedroom windows. I took pictutes of everything. I cleaned, sanitized and disinfected the entire place. Now, I can breathe and it looks beautiful and luxurious!
My experience has been awful. Never saw the apt before I signed up. I wrote a long list of things wrong: Dry/Washer old, noisy, very old, 3 of the stove heaters are broken, show has mold and water build up to the point where I hate taking a shower. No one has contacted me since I moved in over 3 wks ago.
Living in The Estates at Park Place is easy. The facility is clean and quiet. The shining star is the maintenance team. If you need something done, they are on it quickly and thoroughly. It is a one visit job whenever you call!
The maintenance guy has been great. Super friendly, professional, and has fixed every issue. Very comforting living in a place knowing that youll be taken care of when something breaks.

After I submitted my request. The maintenance team reached out to me with 48 hours & was accommodating to when we were available for him to stop by & check out the issue. He checked out the dryer that has been making noise for 10 minutes then explained the issue. And came back 40 mins later with a new dryer & hooked it up.
