This property management company is criminal for what they do during move-out procedures! We lived in this property for 2 years. During this time, we had no issues with the leasing office, maintenance personnel or any other members of the community. We paid rent on-time, 100% of the time. At the time of our lease end, we paid the $300 fee required per lease for the carpet cleaning (this is non-negotiable and must be done regardless of your own cleaning, at your expense). We received a final account statement 10 days after move-out noting minor repairs throughout the unit that would be deducted from our security deposit. This is understandable and acceptable. However, 2 weeks after this, we received a "Revised" Account statement charging us $4500 for CARPET REPLACEMENT. $4500!!! For reference, that is 3X the MONTHLY RENT. When we inquired as to why this was added, the leasing office replied and stated that "per the lease, Management reserves the right to make charges even after the return of your security deposit in the event damage to the apartment or CARPET is discovered which is attributable to your occupancy or any outstanding monies that are owed". When asked for an invoice explaining the exorbitant amount charged for the carpet replacement, the leasing office replied and said "per the lease, the LANDLORD shall be entitled to make charges to the tenant for any materials or labor to bring the apartment back to the condition required as aforesaid. LANDLORD shall be entitled to charge tenant for such materials at 1.5 TIMES the cost to LANDLORD with a minimum charge of $50. Labor shall be charged at the rate of $75 per hour. Major expenses such as repainting, CARPET REPLACEMENT, etc. will be charged at 1.5 TIMES the cost to the LANDLORD". At no point were we offered any documentation to justify the carpet replacement. No invoice, no pictures, nothing. In fact, we took pictures of 2 of the rooms during move-out, and neither picture offered any evidence for carpet replacement. This company adds this language into the lease so that they can make you pay for refurbishing their apartments on your own dime without any justification. Additionally, our account statement and monies owed were sent directly to the Collection Agency before any statement was delivered to us. The way in which this was handled was reprehensible and utterly classless. PLEASE READ YOUR LEASE IN DETAIL AS THIS LANGUAGE IS BUILT IN TO SCREW YOU OVER LATER!!!!!!!!!

I feel that these town homes are priced way too high for the quality. I understand that there aren't many options for rentals in Cranberry but I have to be honest. The walls are thin as paper, you can hear your neighbors snoring at nigh and sneezing ext. The kitchen is very low quality; no sink sprayer. No blinds or overhead lights hardly anywhere which makes it hard to move in on that first night. We were told the blinds that were in the house when we were shown were going to be left behind but they weren't. If the neighbors are loud and keep you up all night, there is nothing anyone can do. There are dogs allowed in the homes now and dog poop is left everywhere for my kids to run through and track through the house. Our shower would make this loud screaming noise for a good 10 minutes every time it was used. There are no knobs on the kitchen cabinets or drawers which makes everything sticky. I don't recommend this place if there are any other options possible. We are a military family and we didn't find very many options in the area. Glad we're gone.
We lived there for little more than 2 years, until we decided to move to California Pros: Neat and clean community. Neighbors are relatively good. Amanda is good. Cons: Forget about Security Deposit refund: The biggest concern is that they hold back security deposit when you leave. We left the apartment in extremely good condition, everything was cleaned from kitchen to bathrooms.Before vacating they say that they will deduct just 75 bucks for carpet cleaning. But when they sent the final statement, the charged additional 200 bucks. Basically they never clean the carpet when we were there, but they made sure to extract they money from our end by pushing their responsibilities to us. This has happened to all the neighbors who I know and have moved out. All my NetApp colleagues faced with same consequences as regards the security deposit. Such a disgrace. Quality of construction: The quality of construction is horrible. we lived in one of the 2 bedroom apartments, could always hear the regular chat our downstairs neighbors used to make (they were not speaking loudly). You could even feel the floor shaking if someone was walking normally in the downstairs. Expensive compared to what you get: Considering the location and amenities provided, this is not worth the money. Maintenance is not done regularly: Even though they charge more than 120 bucks for monthly maintenance, they hardly clean the common are or even cut the grass in the lawn. There is no carpet cleaning even with the renewal which is very strange.I have lived across 3 states in past 8 years, everywhere carpet cleaning comes free with renewal.

Hello V.R., Thank you for your feedback regarding our community. It was a pleasure having you and your family here for so many years. We are truly grateful for your tenancy with us. With that being said we do have a lease in which every tenant signs and agrees to. Within that lease it states that we charge for carpet cleaning at the tenants expense upon vacating and any additional repairs necessary. This is also reiterated in the departure instructions prior to moving out. We charge a flat rate for the carpet cleaning and for the 2 BR it is $200.00. Unfortunately, your unit did require additional cleaning in which you were charged $75.00. After you brought this to my attention, I did send you photos of the kitchen which was not clean upon vacating. As far as routine maintenance is concerned, we do not enter the tenants home unless requested or in emergency situation. We believe our tenants are entitled to their privacy. Any and all maintenance requests were always handled in a timely fashion when submitted. With regards to the grass not being cut, anyone who drives through our community will see otherwise. We have a contract in which our community is maintained on a weekly basis. This is an apartment community. With that being said you do have individuals that could be above and or below you. You will hear things and we are always honest with people when asked that question. We strive to give the best service to our tenants at all times and are grateful for those who choose to live in our community. We want nothing more than to make their experience a positive one. I will not recommend this place.For the money you pay u can get more in other communities around this community. over all I would say think twice.Just a warning,it is up to you to make your own decision.

Thank you for your feedback as it is truly valued in order to provide the best service to our tenants. It is disappointing that you would not recommend our complex. When touring our community we provide each prospect with a break down of any and all charges that will occur during their tenancy. We give averages for the utilities and try to help each person determine if it is within their budget. It is really up to each individual, and every one is seeking something different in their search for the perfect home.
On the surface this looks like a nice place, however, there are several things to be aware of before you sign a lease. The townhouses are advertised as luxury. We expected to find granite countertops, hardwood flooring, nice fixtures, and quality materials but this is not the case. The townhouse we were in had a laminate kitchen floor, laminate counter tops, cheaper fixtures, and cheaper materials (bath tub, shower, etc). It is still in all a decent unit but not what most people would consider luxury as advertised. Also, there is no washer/dryer supplied with the townhouse. There is a hook up for a washer and dryer. You have to buy/install your own washer/dryer. The rental agency does use a trick to lure people in. Initially when you look at the rental price for a townhouse, it is a good deal. If you plan to renew your lease for a 2nd year be aware! The lease states that there is a 4% increase every year so that already tells you if you plan to stay 4 years expect more than a 16% increase over your initial price. They don't actually renew your lease though; they cancel it and write a new one. The new one can actually increase the price by more than 4%. You then have a choice; to pay to move somewhere more reasonably priced or stay and pay the increase. They know it is expensive to move so you will most likely stay. If the increase was to keep up with the current market ok, that would be fair right? Well the real trick is they charge incoming tenants a much lower rent than renewing tenants. We know this because we called requesting a price as a new tenant and found it was more than $100/month less than the price in our “new” lease. The pool is nice, the gym is nice, and the area is nice on a positive note. The staff at the on-site rental office can be very rude and will do very little to help you with any of the issues you have. In a conversation with Amanda, the property manager, she told me I complained a lot because I had called every time they raised my renewal rent to a price higher than an incoming (new) tenant. The place is nice enough and would be fine if you just need a place for a year (no more or no less). There are short term fees of $100-300/month for rental terms less than a year. It can quickly become a huge money pit and it is very unlikely the rental staff will work with you to find a satisfactory way to address your situation. My general recommendation would be unless you know you will be there for a year exactly, DO NOT RENT HERE!

Thank you for your feedback. We truly value your opinion in order to provide the best service to our tenants. We do not have granite counter tops, in suite washer/dryers, or hard wood floors in the town homes... this is all true. We also do not tell people that we offer these amenities. It is with high hopes that those who tour our complex take note of what the unit looks like; and if it is a place they could see themselves calling home. Anyone who moves into our complex is going to sign a lease agreement. Our lease states that when you come up for renewal, you are subjected to an increase of 4% on an automatic renewal. This is if you do not give notice to vacate, or you do not wish to renew and sign a new lease. We do offer longer lease options to lock you into your rental rate and yes shorter lease options too with a monthly premium. This is pretty standard within the apartment industry. We do not hide anything from our prospects or tenants. We are very clear about our policies, rental rates, utilities etc. When finding the perfect place for you, we recommend looking at several places before making a decision. We understand how important it is to find the right apartment that meets all of your needs. If we do not have it here, we would be happy to refer you to other complexes in the area. We give you all of the information, and ultimately the decision is yours...
