Property Ratings at The Ethans Apartments
Office staff are consistently rude and incompetent. Almost all of the units and buildings are in disrepair and the maintenance staff are weeks behind on items marked as emergency. There have been several reports of cars broken into here and a murder occurred in an apartment here on 07/03/2024. Definitely go elsewhere.

All resident requests are addressed in the order they are received with priority given to more urgent repairs. That said, if your request has been pending for longer than expected, you can always reach out to us directly to get more information about the status. Wish I could give this rent-trap less than one star. Don't move here unless you want to see your rent increase by over 10% while you get nothing out of it. Apartment appliances are all outdated, maintenance requests take days, and there is poor communication. The office manager won't speak to you face to face even though they are in an office 4 feet away. Instead they'll speak to whatever poor person is working in the office with them and that poor person has to be the go-between. As bad as it is to live here I imagine its got to be worse to work here. Bottom line is this is a faceless, soulless complex that will take as much of your money as they can and give you the bare minimum.
I love the property's resident events and I appreciate the office team, everyone of them are very helpful! I just signed another 12-month lease.
Horrible communication from staff. Minimum to NO maintenance available, EVER. Property managers could care less about you. Way overcharging for what you get. My apartment flooded and I lost EVERYTHING I opened in it when I lived there a year ago. No notice of entry. Not even a sorry from them. Virtually unavailable to speak with for insurance purposes. This was a nightmare. They are NEGLIGENT.
Genuinely would not recommend this property to anyone. Extremely low maintenance people should only consider. The management/ staff do not communicate at all and promote amenities that aren’t usable. I may go my entire lease without a fully functioning washing machine since move in day which is pretty wild after multiple requests. I’d recommend exhausting all other options before willingly choosing this place. Seriously, you can get all the WORKING amenities, unit size/ quality, solid price, and exponentially better leasing office/ management/ maintenance at other properties.
Recently moved in and regret my decision. First off less than two weeks before move in I am told the unit I’m supposed to move in tenets refuses to move out but there’s a unit available bigger and more money. I accept the bigger unit move in day comes and the unit is not move in ready. Unit is dirty, both tub drains are stopped up, there are scuffs on the walls and dark spots painters did not paint the unit and so much more that needs to be fixed. I moved in on feb 28th and I have been told maintenance would come and cleaning crew would come. No one has came. I work from home so I know for a fact no one has came to fix or do anything like they claim.
I had went in to the leasing office with my boyfriend and have called and left messages. Without ever talking to us or asking for any of our information, we were told "You have to make 3x the rent" that's the only response we got multiple times. My boyfriend alone makes 4x the rent but that's not my point. They never asked how much we make or asked for information on what we were looking for or anything. Y'all will not keep tenants or get any new tenants if that's how you treat people simply asking for more info or a tour or anything. I assume this isn't a direct reflection of the units and community themselves but more the management and employees which is a big red flag, trust me there's WAY nicer places with WAY better prices that also aren't stuck behind a quick trip off busy Barry Rd with people who run the place like they can't even be bothered. LOL run!!!!
I have since moved but wanted to make sure my experience was on every review site for them. We have had nothing but issues with this place. Our air conditioner has broken every summer, maintenance is slow to fix it because of a lack of properly certified hvac technicians(they have two). If your unit breaks, well you’re sol as they have maybe one emergency unit. You would think if a complex has 80 air conditioning tickets and only 2 techs that could fix it, they would hire a company to come help. WRONG! But Tricia will tell you “they’re doing everything they can”. Again wrong. Doing everything you can would be hiring additional outside contractors to help your overworked maintenance staff. This place is like the titanic, pack everyone in but not have enough lifeboats to save them. That’s not the only issue we’ve had with them, for a year we got notice after notice about renters insurance, we’ve had it the entire time. We got eviction notices, billing collection notices, notices lawyers would be involved...all over the lack of a P.O. Box that was never provided. Instead of actually looking into the issues on one of my many contacts, I was brushed off every time and told to ignore it. Finally, after providing every document under the sun, having to resort to email only and contacting the BBB was this year long issue resolved. The office staff here is a total joke. The reason your staff rotates so much is due to poor management. Y’all should be politicians with all the gaslighting you do.
I have lived at the Ethans for years. When I moved in the walls and baseboards were very obviously covered in Dog hair and painted into the walls was even more dog hair. When I swept the corners of the kitchen I found loads more dog hair and dog food. Obviously not cleaned before I moved in. Apartment staff did nothing to assist in cleaning or resolving the issue. The "gym" has not been open in over 3 years. Only one summer did one of the 2 pools open close to memorial day It just recently opened for the year at the end of July. Rent gouging when renewal hits by increasing rent by over $300 with no credit given for years spent in the complex. I was given 3 days to turn in new lease and have been charged additional for the renters insurance I already pay for, for over 4 months. I have gone to the office numerous times with no resolution or refund. Leak in my bathroom you can hear all times that sounds like water is in the walls, but they have never resolved it. Hallway light only works half the time.
Upon signing lease, move-in date was pushed back 1-2 weeks because they weren’t finished renovating. After I moved in, still major repairs needed. Black mold in the walls. Put in multiple maintenance requests. Never have been followed up. Takes close to 2 months before a serviceman comes, and it’s only temporary fixes. Air conditioner has been broken for the entirety of my lease. Multiple light fixtures not working. Key to mailbox doesn’t work. Haven’t been able to check my mail since I’ve moved in. Property management will never answer the phone, nor return messages. Have sent multiple emails, left multiple voicemails and never heard anything back. Real low rent area. My building smells of marijuana smoke 24/7. Neighbors have big dogs that make lots of noise at all hours of the night. Horrible apartment complex. Do NOT live here.
This apartment complex has great customer service! I have had no trouble getting anything fixed maintenance wise. :) Really nice place to live!! :)
Very good place to live at, love the front office staff! Very clean property! Apartment was kept up in great condition. Maintenance is pretty good. Management is always helpful.
I was very pleased with the help , and Yannel was very much a pleasure, very helpful, and informative, highly recommend
Toured the Ethans Apartments for a fairly quick move-in. We worked with Yannel who got us the information we needed, options within our requirements, and then diligently got us through the process. The community/apartments are, as of April 2022, going through renovations and upgrades, so some amenities may not be available, but the units look great. We had a very minor sink leak within the first two days of moving in and the maintenance team addressed it, along with a couple of low-priority items, within a few hours of me bringing it to their attention. The staff leasing and maintenance staff have all been friendly and professional. We look forward to enjoying a lovely community over the next year.
This complex is awesome. The office people are super nice and the lady named Yannal I always talk to is very eager to help and gets back to me very quick. I had a bad experience with management in the past not calling me back or ignoring emails. But this team always answers my questions and responds quickly. I would highly recommend them to those who have been burned by other management to give you back hope!
This apartment complex is truly amazing. I have had zero problems since moving in here. The management and staff go above and beyond to make sure you are happy and assist you with any questions or concerns you may have. If you are looking for a new home, I would definitely recommend this one.
These are odd times right now. I feel terrible for treating the staff here, especially the manager and assistant manager, badly. They have stayed working here with no maintenance and have even come to my apartment and fixed my toilet and lights and changed my air filter. I looked at other apartments in the area, and all are short-staffed. I did, however, apologize to Heather for bad abuse, and she stayed professional. I see the office staff out on property all the time picking up trash and helping with what little maintenance they do have weekly. I almost told my young neighbor, who could do his own work order do it yourself, to help out instead of complaining. This is a beautiful property and a great location. I’m glad I stayed. Remember to be kind to One another; one day, you may need someone to help you.
Living up north you wanna settle into something nice, has the perfect amenities and the semi luxurious at a reasonable price. Ethans is def that but only on the outside. As a resident of under 6 months these are the worse apartments I’ve ever renter for my family. I wouldn’t recommend to anyone. Parking horrible, maintenance horrible and very inadequate, they’ll do anything and treat you nice to get you in but once you are feed you to the wolves. They’re not very hospitable and they could care less. They they don’t have enough workers so you could be waiting day to months before anything is fixed.

Although we appreciate all feedback, yours is deeply concerning to us. We value our residents and care about them deeply and are disappointed you feel this way. Please reach out to us directly when you can so we can take care of these claims properly. Thank you and we hope to speak with you soon.
We have been here since 2018. We are currently buying a house and leaving this year (July 2021) due to this apartment complex RUINING any faith we had in renting a place. We have had 2 1/2 almost 3 years so pretty much the entire time we have been here with no AC. Every time they "fix" it the AC freezes up less than a week later. When the AC defrosts the water drops on the conveniently placed water heater that has electronics in it. This tries to start a fire EVERY SINGLE TIME. Maintenance then just says let it dry and opens the water heater after we have already turned off the breaker exposing the electronics to MORE WATER. Since AC is not done defrosting and is dripping. Guess what? MORE WATER!! Apparently their people don't realize that electronics and water do not mix and can cause fires and other issues. They have not replaced either the AC or water heater since we moved in. They will then tell you to buy your own portable window ac unit and then after having it up for over a year demand you take it down and threaten eviction. They will also not notify you for when their exterminator company will come through until the night before. And, I mean late at night. They will then cite you for having dishes in your sink. You will then get in trouble for "housekeeping issues" and if you accrue too many they will threaten eviction on that too. I have hated it here since the AC went out the first time 6 months into my first year. It will hit over 90-100 degrees in your apartment and you will have a baby in your apartment and they don't care. I have literally been told AC is an amenity and not required by a few of the office people before. When you have appliances break they will give you worse ones. I now have a dryer that takes 5+ cycles to dry a very small load of clothes now that is causing mildew to form on all of our clothes. They refuse to fix it. TL:DR Don't live here if you don't want to fix every little thing that pops up yourself. They can't provide any good maintenance except MAYBE once in a VERY great while.

Thank you for reaching out. Due to the nature of your concerns, we feel it would be best if we spoke with you directly. Please give us a call at (816) 436-8662 when you have the time. Thank you.
No one ever answers phone in office and no one returns your voicemail. Rent is raised every year SUBSTANTIALLY but if anything goes wrong you are lucky to get it fixed within 6 months. Manager EXTREMELY rude/hateful. Parking very difficult to find so had to rent a carport just to ensure I had a place sort of near my place when I got home. DO NOT RENT HERE. Other places closer to here so much better.

We are dedicated to providing quality homes and efficient service to our valued residents. If you ever need to speak with us directly we can be reached at (816) 436-8662. Thank you. - The Ethans Management
Their pay and lack of benefits to their maintenance team is why this place is a nightmare to live in. They’re very corporate and if you have an issue, they’ll “send it to the higher ups” and then they ghost you. If you continue to complain, they’ll continue to “send it to the higher ups”. They will not give you the higher ups contact. They’ve cost me hundreds of dollars and many sleepless nights. I do not recommend. It’s cheap for a reason and now they’re trying to renovate the apartments by splashing new paint and a different color of laminate countertop. Rust and mold everywhere.

update: upon MULTIPLE CALLS AND MESSAGES LEFT AND even going into their office.... there is still no resolution or a working washer and dryer. I put in a maintenance order 10/5 and it’s now 12/4. Ridiculous. The very last stop I made into the office, Heather was very rude and unprofessional. She wasn’t even going to meet with me but after asking multiple times about waiting until closer to close or waiting til she was done with her work, she unhappily had me sit in her office, just to stare at her computer screen. The majority of my time was spent by asking multiple questions and her only giving general responses that didn’t even pertain to my ON-GOING issue. She personally did not care one bit and only made eye contact a handful of times while constantly typing and putting her attention elsewhere. Had she seemed to take interest and come up with a plan to solve the issue, things would’ve gone much smoother. Don’t make the mistake of signing here. The Ethan’s are a joke! Go somewhere with better customer service and people who actually like to do their job and resolve problems in a TIMELY manner. I HATE THESE APARTMENTS AND THE STAFF!!!! The Ethan’s is the worst possible apartments you could choose to live in. I have been a tenant for just under two years and have not have a positive experience to date. I am currently waiting for maintenance to come out and fix my dryer that has been out for two weeks, coming up on the third week. I haven’t experienced front office personnel to answer any of my phone calls, in at least a year and a half. This started happening around the time they switched management. At one point their phones weren’t even working and just rang for hours. I’m super frustrated and disappointed in the staff. I’ve been told multiple times whenever an issue arose, that someone would be out soon, or even the next day. That was a lie! Never consider these apartments as your future home unless you can wait for weeks on end for maintenance to show up and don’t mind going into the front office for all your needs, since apparently their phones are never in working order. Id like to add how the phone situation is extremely inconvenient, since I work 7a-7p and the office hours are from 10-6. Awful, awful, awful. Wish I could give a a negareview. DON’T SIGN HERE!!!

So I just moved into the apartment with a month and request maintenance to come fix the knobs on the washer and dryer. It’s bern over two weeks and no has been over yet. The outlets are worn out and the screen door was already falling off when I moved in the first day. I don’t know how Imma make for a whole year here. Might have to break the lease.

This has been nightmare and it's been 6 months. If I could break the lease without punishment I would have been out months ago. I really dont even know where to begin with this dumpster fire of an apartment. First off the pool that was suppose to be open never opened and is now filled with black water. Our water bill is over 100 dollars and they try to tell me it's normal.. Our AC was out for over a week with no help from anyone. Maintenance comes into the apartment even when your not home without any heads up. We were originally told that we would be on second floor come to find out when we moved in we were on ground floor... couple weeks later we had a mouse in the apartment. I found the hole and asked if they could fix the hole. They refused and instead put mesh in the hole...

My boyfriend and I lived at this nightmare over two years!! We’ve had countless issues from management coming over without any announcement and the lack of customer service from the managers to the receptionist. No one takes accountability here whatsoever. Now, that we’ve moved out they’ve put on my renters history we were late 11 times!! We were late once, i forgot to pay my rent and i promptly paid it by the 6th of that month. I cleared that up and they blamed it on former management. Never, had I been late before but I paid the late fee and moved on. The Ethan’s are now trying to charge us for installing new carpet(we don’t have pets and was cleaned prior to move), resurfacing the counter top, resurfacing the tub, paint and a set of blinds. I’ve waited over two hours two speak with Trisha today due to her being out sick. Missed work and everything attempting to resolve these issues. Only reason, I caught her in the office is because i left and came back and she was there. There was no compromising, only that i am held responsible for the wear of this old apartment. And I have to pay to get it ready for the next tenant. Oh, they conveniently lost my walk through sheet moving in. So, The Ethan’s claims they do not have any evidence of the damage made prior to me moving in. We will be seeing you in court The Ethan’s Appartments!

This place is the worst! I had to give it one star, but frankly, it doesn't deserve it! My outlets were so worn out, the plugs would just fall out! I put work orders in that took weeks to be addressed. Management changed without anyone being informed. No one ever responds to emails, you make appointments and no one shows up. Dogs are allowed to just roam around with no collar/leash, so if you have a dog, just be careful when you are out walking. Reported this several times to the office, no one cared. Maintenance is awful, the apartments are falling apart, when they do work, it's shotty and does not hold up. I have tried to contact the management company in charge, but all roads lead to a dead end, so there is way to hold them accountable, except to hire a lawyer. I suggest you get one lined up before you move in.

I never do reviews but this was the worst place I have ever lived and people deserve to know about it before they make the same mistake I did. My electric Bill's in the winter were always over 400 because they couldn't bother to come fix it so the heat just ran all the time. When I moved in I brought my own washer and dryer and refrigerator with me and they said that was fine and that they could move theres out which they did but then at the end of my lease after I moved out they told me that I stole them and charged me 1200 for everything. When it was all said and done I told them to go through there maintenance orders and of course they found mine but then the lady acted like she did me a favor by doing her job and researching before she charges people for stuff they didnt take. There aren't is cheap but you get what you pay for.

We have been living here for five years, and recently had to transfer to another unit so my elderly aunt could live with us. We needed an entry level apartment so she wouldn't have to climb stairs. Our previous apartment had 17 stairs that she could not navigate. The staff bent over backwards to make this happen for us. They called us whenever they needed information and sent emails to let us know what units were available and helped us get the application process taken care of. They were very patient with us and it really worked out well. The staff was awesome, especially Jennie. She kept us up to date right up to the end. I can't say enough about her and all the staff. We love the new apartment and hope to be staying here for a long time.

I moved in this apartment in June. Since then i have been battling roaches from the upstairs neighbors apartment, and have called to be put on pest control multiple times. I called one week to be put on the “list” for 3 weeks in a row, and pest control only came one week. I gave up and have been buying my own ways of pest control. The bug population has severely decreased since I have taken over my own pest control. I’ve also been without a microwave or a kitchen light for about a month and a half now. Multiple service requests and calls to the office, and this is still not replaced. They spent a week and a half upstairs making the apartment directly above me ready to move in, but have not responded to my requests other than to stop by, ask what’s going on, promise to stop by the next day, and never come. I honestly feel so disrespected as a tenant and I wish I never moved here.

I called set up a move in date in all. To find out I qualified for everything. I just wasn’t old enough. Horribly rude and disrespectful.

This complex is amazing , the have the best staff who is always helpful whenever you need them ! Beautiful pool and amazing people.
I sent my information to The Ethans through their website and received the standard "Here's what we have to offer" response. Later, someone contacted me and asked if I wanted to schedule a tour so I agreed to it. My first clue that the management was bad should have been the fact that I scheduled an appointment for a tour with someone and then later received an email about scheduling an appointment even though I already had. The day of my appointment I showed up 15 minutes early and there was a sign on the door saying that the staff would be back at 1:20 (my appointment was at 1). I purposely waited until 1:20 just to see if they'd actually show up and they did. During my 35 minute wait in my car, I had plenty of time to read the reviews of this place and decided, "No thank you". Them not showing up for my appointment that I technically scheduled TWICE showed me just what type of place this was going to be. I didn't even get a tour at The Ethans and I'm rating it one star.
My family lived here for 2 years and it was horrible. I'll start with the electric bills. The buildings are very poorly insulated, and the windows are extremely thin. This caused electric bills that were about $300 for a 2 bedroom apartment. I asked all of my neighbors and they all said they were paying the same as we were. On top of that, whenever we had a major heating or cooling issue (which for us was regular) the maintenance team never responded in a timely manner. Our heat went out about 5 or 6 times during one winter, and I called emergency maintenance. After 2 hours I finally received a call back and they just gave us a single space heater (which we put in our daughter's room). It then took multiple weeks for them to address the issue. If we called for any issues that weren't urgent, it normally took 1 to 2 weeks for maintenance to get out. EX. the wasp nests near the door or microwave not working. Next up is that there is not enough parking. When I got home at 5:40, the lot was already full and most nights I would have to park 1 to 2 buildings away. If you go to view these apartments do NOT let the parking lot during the day fool you. Continuing on, these were advertised as having 2 pools and a workout center. During our 2 years there, only one pool was open because the second one failed inspection the first year, and the second year they decided they would start to tear it down. The workout center was closed for about 4 months while they "renovated" it. By renovated they meant they put down new carpet and replaced the torn up seats on the machines. I strongly urge you to not live in these apartments. Most of the tenants have had the same complaints. I have NO IDEA how they were rated one of the best places to live in the northland.
The utilities are WAY too high. Apartment looks nice at first glance but upon further inspection you can see how these places are falling apart. Several of my Windows have paint on them on the interior from when they repainted before we moved in. There is a clump of hair painted to the wall in my bathroom. Half the outlets in the apartment don't and have never worked. Parking is a disaster. It is in a really nice location. It is quiet and safe, but I would not chose to live here again.
I LOVE THESE APARTMENTS BECAUSE ITS VERY AFFORDABLE FOR THE GREAT QUALITY. MANAGMENT IS GREAT. I GOT APPROVED IN 3 HOURS OF ME SUBMITTING MY APPLICAION. PARKING IS HORRIBLE NOT ENOUGH PARKING SPACES FOR THE AMOUNT OF TENATS THERE BUT YOU CAN PARK ON THE STREET. NEIGHBOORS WERE PRETTY QUIET NO ISSUES WITH THAT. KID FRIENDLY. ALSO THEY DO HAVE AN ISSUE WITH BUGS GETTING INSIDE FROM OUTSIDE LIKE SPIDERS, AND ANTS AND OTHER LITTLE BUGS BUT THEY DO SPRAY. MAINTENCE DOES RESPOND TO YOU QUICKLY THERE. OVERALL IT WAS A GREAT EXPERIENCE CLOSE TO GROCERY STORE, ZONA ROSA SHOPPING MALL AND QT GAS STATION.
My name is Nathan Tague and I am currently living in apartment 334 here at The Ethan's Apartment's. The apartment itself is fantastic. We have new carpet, nice space, and pay extra for top floor (for vaulted ceilings), and pool view (here lies one major issue). When you move into an apartment you expect to get what you pay for. Our pool view that we pay $15 extra/month for has been stagnant green water. I have attempted to contact the management but there has been no communication back my direction. The management seems to have dissipated. The price is fantastic for the apartment itself. The maint. dept is a bit below par. They do very "hit it with a hammer" jobs. We also have a very bad cat problem. On a walk around the apartment complex you can see 10-20 cats on an average day. They are taking action but they are not doing enough. The cats are jumping on cars and scratching paint very often. This place has potential, but the management needs to change for anything major to change.
I am not pleased with my current apartment. Maintenance requests take forever and I was charged $100 for a dog that I do not have. When I went to argue the cost, the lady in the front office called me a liar. This apartment complex is so convenient, 7 minute drive to Zona Rosa and right across the street from Target, there are great sidewalks for running/walking, and there are 2 pools. All of those things are why I moved to this complex but, I have been less than pleased because, one pool didn't open until July 4th and the other pool is still closed (It's August 23rd) and I have found the hard way that poor management makes for a miserable living experience.
This complex is very quite even though there are lots of children and animals. The staff is always helpful and the maintenance staff is great. They keep the grounds looking nice and clean. This complex is to highways and shopping. Also the police department is about 2 minutes away. I have spoken to the staff here and their comments are "If you want to cause any problems, this is not the place to live". Love it. There is no problems with parties in the parking lots. People move here because the police are so close and the complex has quite time after 10pm. You feel safe walking your dog as well as living here.
A pool for me to try to improve my health. They have been so nice to me. After living in houses for years, going to an apartment was an adjustment. They were able to accommodate me with an apartment easy to reach, no steps. Since I became disabled enough to not be able to work, it was a huge life adjustment. I was able to get a carport to also help me out. Nice treed complex, nature abounds. Maintenence service has been great and very helpful. I would love to stay here but because of only having a disability check I may have to figure something else out.
