Do not move here. Over the last 8 months under new management, Ascent Residential, the following has occurred: - I had items stolen directly out of my apartment. Only someone with a key can access the apartment. This is management. - management cut power and water for 3+ days - one elevator has been down with no timeline to fix it - elevators are down at least once a week - parking garage has no enforcement. People freely parking in your paid spots and management does not have them removed. Someone parked in my spot twice and I didn’t have parking for 24 hours that I paid for. Management doesn’t reimburse you. - parking garage is not accessible so you can’t park or if you are parked, you can’t leave - there is not a maintenance department. Either your maintenance request is ignored OR management closes it out without repair. You are then required to submit a new maintenance request - if you email onsite management, they do not respond. - if you email corporate they respond after several weeks and multiple emails - management does not hold up their end of the lease agreement. - management does not accept accountability for anything. - Management called the police on my moving company because my moving company was using the loading dock to move my stuff out but management wanted the spot for a supply delivery. I had the loading dock and elevator booked. This cost me an extra $390/hour because management decided to argue with my movers then call the police. Management double booked the loading dock but found a way to not be accountable for their actions. - there is no onsite security. Previous management had a security officer onsite. Ascent residential does not supply this. This place is not safe.

I do not recommend considering housing here. The price is too high for such a service. Cockroaches are running right through the building, the electricity can be turned off for a week and no one cares that it is cold outside or someone is working from home, if something is broken, then the repairman can wait a month, they can come to your unit at any time, while you are not at home and check something, but rent must be paid on time.

This place is only nice on the outside and lobby. Once you move in you will see how everything just stops working. Literally everything from the elevators to the dishwashers to the fire alarms! The place is flaking apart and management has yet to take care of this place. They only accept payments they will not put money into making this a better place to live .

What a disappointment this place has become. Management actively avoids tenants. If you happen to run into someone before they scurry back into their locked offices, they'll simply blow you off and talk down to you. Be sure you are a handy person if you choose to live here because the maintenance staff is abhorrent. If they do happen to respond to your service request it will be weeks later and nothing is ever fixed permanently. At least one elevator is always broken which is an issue with a 30+ floor tower with only 3 elevators to begin with. When you finally get an elevator, there is a 50:50 chance that you'll find dog pee in it; or worse (google the shooting). Random charges constantly show up on your rent bill so be sure to check it thoroughly and never sign up for autopay. Drugs and crime have become an increasingly alarming issue over the past 2 years. Police are constantly called here and it did NOT used to be this way. It's $11/day if any guests would like to visit you. Though, they will most likely be booted regardless of if they paid to park. This is a classic case of poor management running a previously successful community into the ground. They are coasting off of several year old good reviews at this point. Do yourself a favor and take your hard earned money somewhere nicer!

My unit was not up to standard. Dust and dirt covered the place. Which caused a delay in my life moving across town. I was not allowed to move in the original day I expected to. Had to request it to be cleaned again and the leasing agent never checked to make sure my unit was move in ready prior to handing me keys. Even after the cleaning crew left I had to hand scrub the sockets that were covered in dirt and mop a visibly sticky floor. Was never offered a walk through with leasing agents to point out errors in the unit. I should have never been given keys to a unit like this after spending my hard earned money. Truly regret signing a lease with this company. Worst move in to date.

My renewal date is approaching and I looked at the new rent rates provided by Styl Residential (the management company). They want to raise the rent about $200 per month. There were water problems in my apartment, roaches, water damage on walls from a flooding accident that happened months ago. Besides that, the parking deck gate is always broken and open, there was a murder in the building last year on my floor, and plenty of dog pee and poop in and around the property. Calling the corporate number will get you nowhere, or you'll find someone who is unable to help with your problem. Calling the front desk is almost always a hassle: either the line doesn't connect or no one picks up. Guest parking is a true pain in the ***. To make matters worse, each apartment is only allowed 1 parking space per leaseholder. Got 2 cars? Too bad. Want to buy a parking spot for guests? Too bad. I asked to negotiate the rent increase. Their new offer: $3 less than the original rent renewal offer. To say that's offensive is an understatement. There has been little progress to note here, let alone enough progress to warrant a rent increase. I've never missed rent, I'm respectful towards the staff and the property itself, and I get zero consideration from the management company. Joke's on me: the management company doesn't care about you, they just want to keep raising your rent. The staff and maintenance are the only reason why I'm not giving this place a 1-star review. They keep the building together, their work is noticeable and they try every day to make living here easier.

This place has been wonderful. I love its’ luxurious living. This is a great place to see all the nightlife. Not to mention the staff is amazing. I love Depreace and all of the other concierge. Everyone is just so helpful. 5 stars for quality living!!
I’ve heard the stories about the history of this building. Living here for almost a year I haven’t experienced the issues from the past. The staff is pretty helpful and executes on things in a timely manner. DePreace is always welcoming us back home or sending us off with a smile for the day her energy is always high. Robert has been helpful on a few occasions and Del handles my maintenance issues pretty quickly. I had 1 issue that lingered for a bit but that was due to other circumstances. This place has its pros and it’s cons but honestly every place does. It’s convenient in location for me and the staff is on point. Those are my biggest pain points when apartment hunting. This place is good for the most part.
If you are looking for a box to live in and don’t care about being able to communicate with anyone that works at the property look no further! Not only did I have the pleasure of living with a mold infested shower that management never cared to help with over the course of my 13 months but they never responded to a single call or email I sent. I sent them my intent to move out roughly half way through my lease, moved into a new apartment a month before my official lease end date and am being billed for an extra day at a month to month rate as if I ever wanted to spend another second in this place. I have been contacting their billing department every week for the past month to be told the property has yet to follow up on this dispute and that they should have more info by next Monday on a weekly basis. According to the billing department, after the property doesn’t respond to 4 follow ups they approve the charge as valid because the property didn’t say otherwise. A great business strategy for a company with the inability to communicate in order to increase their bottom line! Also should mention that I had 3 packages stolen out of the package room which they never cared to help resolve and basically shrugged their shoulders at when I questioned if this happens regularly. According to the police officer I filed a report with management told him someone has been walking in with a mask and hoodie and pretend it’s Christmas.
I have lived here for a few years and throughout most of my lease terms the staff will often change, the staff now is pretty great maintenance is very responsive when urgent staff in the front of building always pleasant! My neighbors on my floor keep to themselves which is cool I just hate the trash room people don’t throw their trash away for some reason and it’s very ridiculous from adults don’t understand how dogs can urine in elevators and just walk away either but overall it’s super close to my job and restaurants so it works for me.

First when I moved in here I wasn’t told about the triple shooting/double murder that happened in the lobby elevators in February 2021. On top of that my apartment flooded three times before I was even in my unit for six months, and I was never compensated with a rent deduction or refund. My unit was not move in ready when I moved in. There is a roach, and bug problem. You pay for pest control every month but still the bug problems persist. I’ve had to put in several maintenance requests because so many things were broken in my unit when I moved in. There’s constant noises and banging over my head day and night. I was told that renovations were going on but this has been going on since I moved in almost a year ago. I’ve had multiple visitors have their car booted because the parking system is so bad. Expect rent and fee increases. People blow their horns and let off their car alarms all times of the night. One positive thing they do have going is the new maintenance manager seems to know what he’s doing.

I have been living in these Apartments for less than six months, and my apartment has flooded three times. when I moved in the apartment was dirty, and had roaches. It still has roaches even though they charge you monthly for pest control. My dishwasher was broke when I moved in, and it took maintenance almost three months to fix that. The refrigerator makes all kinds of noise and I've put in several requests to have it fixed or replaced...still nothing. The elevators hardly work right a lot of times. they say they have 24hr security but they don't people walk right in and go as they please. Trash bin is always overflown, and looks like a landfill most days. Extremely limited parking. The management is hard to ever find to discuss issues, and they aren't professional about answering the phones or returning emails. My apartment has flooded three times plus all these other issues and they haven't compensated me with any money off the rent or anything. Had a sit down with an employee here and they haven't followed up. The customer service is bad, the building is raggedy, rent is overpriced for the quality of living, and in my opinion based on What I have gone through with the flooding I think the place is probably unsafe. This is coming from someone who pays their rent every month on time before it's due. So it's not like I'm leaving a bad review because I can't pay my rent. Not the case!! Also the parking gate is currently broke so your vehicle isn’t secure, but they are charging you for that. In February 2021 they had a shooting in the elevator that they failed to mention to incoming tenants also.

I moved in a few weeks ago and the apartment was not ready for move in. In addition to this the apartment had a pest issue which was not addressed before move in and is still not addressed. For the prices you are paying here it is better to spend some more time to find a building that is not infested.

Brittany , front desk and Daniel, manager are excellent employees. They represent the Eva well. Unfortunately the new owners and management company of the Eva have different views from the past owners and management company. The property and services use to be top notch. The amenities in place then are no longer available. Brittany and Daniel, through it all are the consummate professionals. They make lemonade out of lemons. Any company should consider them both an asset!

The elevators break down all the time , they will boot your guest cars so fast if you don’t pay parking , and I wish paying was the problem , the problem is there are no guest parking , oh and 3 people got shot , not to mention the random people sleeping in the lobby

I've lived in this building 2 years. I will not be signing another lease. I looked at the 4+ Star comments, and they are all old reviews. Pros: Location is great Maintenance is good. They respond quickly Cons: Traffic in this area is horrible (Before Covid) The building is not well maintained. There is very limited guest parking. What little guest parking there is, guests have to pay to park. The building always smells like weed The walls are VERY thin. I can hear my neighbors phone conversations and their TV. There is no concierge for The Eva The flooring in the apartments is made of cheap vinyl. if you move your furniture you will tear the flooring. For the price we pay for rent, the building should be updated. The halls have old carpet and you can always smell the trash compactor. It's hard to schedule the freight elevator.

I received a refund check for $2.00 from The Eva and almost cried. I was a good tenant at The Eva. I submitted the appropriate notice to vacate, and I cleaned the apartment meticulously before I left. I scheduled and completed a final walk through inspection with the property manager, and she noted two minor blemishes on the wall...that is all. I was so happy, and I anxiously awaited my $300 deposit to be mailed to my new forwarding address. Sadly, The Eva mailed me a check for $2.00, and I wanted to cry. When I called to inquire, the representative informed me that they purchased a brand new carpet for the apartment, and I had to pay for the lights in the hallway and other common areas. I had only lived there for two years, and I had no pets or stains in the carpet. I did everything right and by the book, but to no avail. Again, I simply wanted to cry...I really needed my deposit returned.

Prospective renter here. I was visiting a friend who is a current resident (luckily for them their lease ends this month). While I hope to move to Georgia, under no circumstance will I move to this facility. The neighbors are heavy pot smokers who blast their music until 2:00 in the morning. The supposed 'courtesy officer' meant to handle noise complaints does not actually respond to concerns. Their responsiveness has been worse than my experience in a college apartment complex- a far cry from luxury. Moreover, there is a pest infestation that spans multiple floors and is largely being left untreated (the resident I am visiting had to buy his own poison since the management refused to adequately respond to his complaints), the concierge services advertised have been cancelled under current management, and there are no means to get ahold of management outside of 9:00-5:00 hours despite the fact most residents work regular jobs. Do not rent here.

The property is not maintained well. Many of the units are outdated with no microwave or washer and dryer. Make sure that you see the unit and the unit number is listed on the agreement that you want before signing a lease. Management will show you a renovated model but what you get is an old outdated apartment with outdated finishings. Don't book your moving company until you see the unit. Police are always on the property, especially on Friday and Saturday nights.

Convenience of location is what brought me to the Eva, but professionalism and courtesy is what hooked me. Hannah is a huge part of that. In a city as big and busy as Atlanta, its rare to find a place where the staff actually remembers your face, let alone your name. Here, they do. Here, Hannah does. shes friendly, knowledgeable, and actually makes apartment living a pleasant experience. Thank you for all you do.

I toured The Eva with my girlfriend, and we really enjoyed it. Charlotte was very informative and the apartment amenities were great! We also toured the penthouse, you can see the Atlanta skyline right in your living room! I decided to not to transfer jobs but The Eva is definitely a must see in Sandy Springs, GA!

The Eva has the potential to be a nice place to live, but unfortunately it is not. There are several serious problems: 1. The elevators are NEVER all working. If a review says otherwise, then it was either a fake review written by management or written by someone who lives on the 2nd floor. They are spending money to "upgrade" them, but they still don't work. In addition, the ones that are working, are very slow. Ownership could have easily spent more money to make them faster, but they did not. Saving money is obviously the most important concern of theirs when making decisions. You will notice that is theme when you live here. They are making pointless renovations to the lobby when you often can't even get up to your floor in under 10 minutes. I guess that's because you have to spend so long in the lobby waiting for the elevators. If you move here, make sure to leave for work 10 minutes earlier than you think. 2. Parking is atrocious. The resident parking garage is very cramped and each spot costs $50. If you have a truck or large vehicle, good luck parking in there. The guest parking is often full and you must get a pass every 24 hours to park there. In addition, my guests' cars have been scratched several times by the old valet system and other guests. 3. Management is very poor. In the 2 years that I've lived here, management has changed 4 times. That is not a good sign if you ask me. This group is definitely the worst. They struggle sending simple emails or calling you in response to your concerns and do not prioritize their residents. Fixing major maintenance issues takes FOREVER. There have been large leaks in my apartment for over 4 months with no fix. And no rent compensation. Once again, they are only focused on cheap solutions. In addition, I've heard from many other residents that the newly renovated units are poorly done. They clearly cut corners to save money. Overall, I'm looking forward to moving out. I've lived in many apartment complexes in the Atlanta area, and I can safely say that you can do much better than The Eva. Would not recommend. Poor value and poor quality of living.

This is easily the best apartment complex I have ever had the pleasure of living in. The Eva was the first complex I lived in when I moved to Atlanta, from Day 1 the leasing and management team has by far been the best group of people I ever have worked with, and have had work with me. The team and leadership go above and beyond all expectation to deliver customer service that I seldom experience in any avenue. Apart from the team, the facility is impeccable. The architect/builders of this complex were SMART! Space is utilized in the best of ways, you almost never hear your neighbors (above and side to side), I have loved living here, so much so that I anticipate living in this complex for many years (that's right years) to come! Thank you Hannah for your outstanding service.

This is a beautiful property I enjoy my tour and I found myself falling in love with the 2 bedroom 2 bath. My Guide was very polite and was telling me everything about the property and the apartment. I can definitely see myself living here on this property. I also checked out the one bedroom apartment it was a little too small for my tasting because the closet were too small for me so I would definitely have to have a two bedroom for the closet space I mean a girl has to have the Shoe Closet. The countertops were amazing with the the cabinets the bathrooms are very spacious and I can't wait to be able to move in so thank you Kaya for giving me a great tour. You left a lasting a impression.
The little time I came to view the area everything was beautiful. Walking in the people were very nice and inviting. I was very appreciative of all the information that I was given about the place and it made we want to rent here. In the next few weeks I plan on doing just that and enjoying it even more.
The Eva is a nice apartment. I recently viewed their options and the leasing agent Kaya was very helpful during my search. I think I found my new home!
I was looking for an apartment and came across the Eva. When the staff member Kaya showed me the apartment I instantly wanted it, but the price was out of my range. If the price was right I would have no trouble staying there. Kaya was helpfull in showing me the apartment and also the property.

I was in the area a few weeks ago, because I am thinking about relocating. I walked in and a young lady greeted me by the name of Charlotte. She was very informative and enthusiastic during the tour. I must say she really made me feel comfortable about the area and the customer service that is provided under your new management. If I do decide to live in this area I will DEFINITELY consider The Eva as a top choice!

I had been searching for an apartment for the last 2 weeks. I was online when The Eva came up. I looked online decided I like it and moved forward. I’ve been here now for ..going on 3 years. This is by far the best management since I’ve been here. Kaya in the leasing office is amazing! The location is great, the amenities they offer are so convenient. And they are the first ones to actually start on doing the upgrades that were needed (elevators). I would highly recommend The Eva to anyone!
I loved this location! The tour given by Kaya was great. I’ve visited a few locations and by far this has been the best property I’ve seen and the best tour. Kaya was very friendly and informative about the surrounding area (which was important to me, I’m new here) and was able to answer any questions I had about the property.

Jamie the leasing agent was the best, she were knowledgeable and professional. She gave me a tour of the property and the current Renovation. Awesome property with great upside, when the renovations are complete.
I had an great experience on my tour. At first I thought the apartment would be bad with the reviews but after viewing my self I like the area. I recommend people come visit yourself before passing up a great opportunity.
Just wanted to say how great my moving experience has been. Kaya was there to assist me every step of the way. I’m glad I chose to move here.
After reading previous reviews I was skeptical. Glad I decided to to take a tour. The apartments are spacious and the building is very clean. The staff was very friendly. Kaya was very knowledgeable and was more than willing to answer all the questions I had.
When I came into the office I was greeted by Kaya. She was very polite and explained the floor plans and the prices to me. When I came in I told her I was looking for either a two-bedroom or three-bedroom. She took me to look at them two bedroom first and when I first walked in I immediately fell in love with the floor plan and the open space. I definitely love the granite countertops and a stainless steel appliances. The bedrooms were very spacious for a two-bedroom. Have to leave in the two-bedroom we went to view a three bedroom and walking into that door I fell in love all over again with the amount of space when you first walk in the door. I love the fact that there is a bedroom on the main level with a very spacious bathroom and huge closet. When you go upstairs to the second level it is like a whole different living area. The bathrooms in the bedrooms the closets all huge it was like the size of a master it's like having your own private Suite in your own room. And the whole entire time Kaya very professional she made me laugh she made me feel a part of the community like I already lived there and that's what's going to make me put in my application. So thank you Eva for having very professional and kind people at your property. Because your property was the fourth property of the day and the other three were not friendly like your staff. I cannot wait to move in.
The community is absolutely amazing, they’ve added parking spaces and it looks so nice. The units have beautiful finishes and a great layout. The amenities are also very nice and the location makes it very convenient to have a good time with friends with. The person who helped me Kaya is super nice, she’s such a great addition to the community!! I would recommend these apartments to everyone!!
