Just left here. Made an appointment and they never came to the door. Then a tenant came to the leasing office to complain about a leak in her apartment and said the maintenance man told her to turn her appliances off. I left after that. And they still never came to the door even though they were in the office the whole time

I’ve been Living at this community since the pandemic hit around March of 2020 and my experiences have been less than pleasant, the cockroaches are what drive me insane because we’re so-called paying for pest control, never have seen pest control come out! I’m my own pest control because I buy my own bug spray and spray down my apartment with Raid. The valet trash is an absolute joke! They either don’t pickup the trash OR the compactor is always broken down! My trash hasn’t been picked up since Sunday 12-4-22 ! They charge luxury prices for a subpar broke down community! It definitely needs a facelift , this community was built in 1982 so everything is old! Some things were renovated inside the units but a lot of things STILL need a lot of work. They NEVER answer the phones, there’s no point in leaving a voicemail or calling corporate because they’re all just lazy!! Me next step is going to the BBB or contacting a news station, it’s ridiculous to have to put up with such poor customer service and lack of urgency, they don’t have to live here 24/7….but the current residents here DO and that’s the difference! The last team that were in the office were definitely 100 times better than these incompetent leasing “professionals” they have in there now! Sending emails to us residents “promising” to do better was clearly just to save face because they definitely have NOT fulfilled anything that they said they would! I really hope that I can find another community to move to because I can’t take another 8 months or a year being in this cockroach infested apartment OR dealing with these imbeciles in the leasing office! Rent here if you’re desperate…and that’s gotta be some DEEP desperation

Nothing on this property is properly maintained. There are roaches in all of the breezeways because there’s unreliable valet trash. The dumpster is always overflowing or doesn’t work properly. Management could not care less and only wants to charge you fees for anything they can. If they answer when you call, they either don’t give you a straight answer or they’re condescending, or both. They make excuses when you file complaints or reviews. Would urge even my worst enemy to stay away from here. Not worth your money at ALL.

This place sucks. First day I moved in the sewer backed up into my bathtub and toilet. It's as gross as it sounds. Then it continued to do this over and over again, once overflowing onto my bathroom floor. These leasing office gave us about 200$ off our rent, that's it. Then they didn't fix our A/C in the summer for 7 WEEKS. IN SUMMER. Never ever rent from here.
I've lived in 3 apartments in this area and in the 11 months in this apartment I've had to file more maintenance requests than anywhere else. I've had mold grow 3 times and they paint over it without finding where the waters from, 2 weeks later mold has returned so they cut a hole in my wall or ceiling then seal it back up without finding the leak. Again within a few weeks the wet spot returns so they finally "fix the leak" I've had 2 leaks in my laundry and hall closets that caused mold. mold on my dining room wall, closet wall, and living room ceiling. My living room and hall ceiling has been cut open twice looking for the source of the water. maintenance always said it was the condensation line from upstairs but you shouldn't have to fix that 4 times.It took over a week to fix my broken ac, and after that the leaks came back. It's a very pretty apartment with so many hidden flaws. Swapping to the new management meant all my old maintenance requests were deleted, including ones that were over a month old and hadn't been acknowledged.

It was an okay place to live. The new owner/management company is the reason I am not renewing. They have been adding on extra fees and finding places to monetarily penalize you. Some examples are $75 for putting you trash bag next to the valet trashcan and not inside it, charging full valet trash prices despite the constant cancelation of valet trash pickup, two trash fees totaling $35, increasing other "utilities" such as two additional service fees, and pest control that I have never seen. They also tripled the insurance coverage required from 100k to 300k. They seem nice in the office but when I have asked them about the specifics of my lease and fees they give me the run-around and very clearly avoid telling me anything that constrains them. Despite their niceness in the office, they are very shady. I will give them one thing, they are good at navigating conversations so that they do not divulge any useful information that binds them.

There are only security cameras at the front gate but not securing any of the residential parking spaces, so if someone hits your car or breaks into it, you are on your own and out of luck. Despite paying for trash pick up, the compactor breaks down several times a month forcing your trash to pile up and attract roaches outside your door until you either haul it up there yourself or wait a few days for someone to get it. There is no compensation for the days they miss your trash. Despite the severe structural flaws, I thoroughly enjoyed living in this complex prior to the new management that has recently taken over. My experience with them is the sole reason I am actively looking for housing elsewhere. From lack of clear communication and inability to easily pay rent without extra hoops & processing fees, it seems the front office doesn't have anything in mind but remodeling minor things to justify the increase in random charges. By the time you finally reach someone in charge to find out what's going on, you are either met with impatience or attitude, a mark of true unprofessionalism. Not the most accommodating place. Save your money, time, and peace of mind.

I am a current resident of The Everette at East Cobb and cannot wait until my lease is up. When I first moved in, the property was under the management of First Communities. There were issues, but all resolved in a timely manner after contacting Naz (she was a sweetheart). Those issues ranged from pest control (bugs), an electrical issue, etc. The property recently came under new management of American Landmark in February and it has been HORRIBLE! I tried to be patient and allow them to transition onto the property. However, they have been the worst I’ve ever dealt with. They take much longer to complete maintenance requests. They rarely answer their phones. Their corporate office doesn’t respond to calls/messages either. They raised the rent without any renovations or even repairs to the current issues in the apartment. Please do not move here! There are better properties with much better management. The location is amazing but the property and new management itself is horrible. These people do not care about your concerns or living conditions.

I could write paragraphs and paragraphs on how they will manipulate your rent, tack on extra charges with no explanation and no trace of it in my initial lease. My toilet did not work when I first moved in and continued for 3 months into my lease, and only after I continually called them over weeks did they finally send someone to come fix it. There is water damage in the walls and in the ceiling but when I pointed it out, they only painted over the stain. ABSOLUTELY AVOID THIS MANAGEMENT COMPANY AND LOCATION. I wish I had.

Horrible experiences with this company over the few years we lived there. Just to name a few things, halfway through they refused to allow us to pay online. They then, numerous times, lost our rent checks, then we weren’t allowed to pay separately. Horrible management. Incredibly slow at fixing issues, or they just don’t fix issues. Overpriced for poor quality living areas. There’s trash everywhere that they don’t clean. Not enough parking for their residents. There was a flood in the apartment above ours and they didn’t call us about it at the time, so we came home to a flooded apartment. They never fixed the water damage, just put up new ceiling and let it be. They will also charge you randomly for whatever they feel like. They charge a security deposit, non refundable, but then if there are any minor minor damages they will charge you again after you leave. They will try to suck as much money from you as they possibly can like leeches. Avoid this place at all cost.
As I approach my 90 Days here in Georgia I realized how much of a blessing the Knolls have been for me. It was super hard finding an apartment until I came across the knolls. Darren has made the transition so easy. They offer everything I was looking for ( pool , gym , RELIABLE maintenance, even hardwood floors) If you come across these apartments don't be afraid to submit your application !
I’ve been living here for a year now and it’s pretty cool. Any major or minor problems I’ve had they’ve fixed. Darrin is amazing!! He is the best leasing office staff member. He gets things done and is very professional!! I would recommend this apartment building to anyone
I have been a tenant of the knolls for about 3 years, two management companies. I want to speak specifically on the staff. From the maintenance men to the Management, I have been very pleased with the service I have received. I want to especially acknowledge Daren who has gone above and beyond to address all of my needs professionally and in a timely manner. He has always given me a very personalized experience, handling my issues himself, and following up to ensure I was happy. The world needs more Darens lol because I have lived in many apartments in my professional career.

Last year my residence was destroyed by fire. I came here looking for a temporary residence and have been pleased. I’ve dealt with Darren (assistant manager) he has been helpful, knowledgeable and very kind. The situation my family and I found ourselves in has been very stressful and without him I don’t know what we would have done. A huge shoutout to him!!! The maintenance department has been excellent too. They come right away when they have been called and with that combination it has been a delight to reside here. They have made an unbearable situation smooth and pleasant. Thank you!!!!!!
Me and my daughter's have lived in the Knolls since 2017- it's now 2020. I have nothing but positive things to say about how beautifully the property is, how peaceful the neighborhood is, I LOVE using the gym, and the package lockers are so perfect and convenient. The office staff is always available to answer any question, and the property manager Darrin is truly a God send. He is always so patient, he takes time to answer all of my questions regarding lease, charges, maintenance requests and any other thing I call up there to bug him about. I LOVE THE KNOLLS!

I moved in on Friday during the snow storm of 2017. When we moved in the heat didn’t work. It took maintance over an hour to get out there & after “working” on the unit, that was built when Jesus was alive, they told me that they had to order a part & it wouldn’t be in until that following Monday. So they gave us 2 space heaters instead. Once the $80 electric bill came around I asked them to reimburse me the cost of having to use the space heaters instead of the actual heating unit. They did. A WHOLE $1.72!! The neighbors smoked weed at all hours of the day & the smell stayed in our apartment. We did everything to get the smell out: candles, insents, air freshener, we even boiled fabuloso & closed our air vents. neighbors were selling weed from their apartment. would stand right at the stairs and hand it off in broad day light, didn’t care. I overheard them multiple times talking about “picking up half a pound” while they were cleaning their guns on the back porch. I had to end up calling the cops & they moved out or got arrested one. If you’re a woman, don’t even think about living here. Every single guy I walked past always had some sexual comment to say. Our ac unit broke 5 times during the summer. Still didn’t get a new unit. The sliding glass door broke on the regular & they didn’t care to replace it. Our door was kicked in prior to moving in, shattered down the side & the locks were not installed properly. Don’t even think about parking your car next to someone. You’ll walk out to a whole new multi color paint job & dents the side of soft balls. Everyone follows you in through the gate. There is no point in even having one. The pool was shut down for months during the summer because it couldn’t pass the county health inspections. It was green, hair, never got cleaned. The gym has one working machine. Most of the maintance men were complete idiots. The valet trash never comes. tell you to leave it out for x amount of hours & if it isn’t picked up by the valet trash, which most of the time it isn’t, you have to take it to the dumper yourself. If the trash is left outside during the unspecified hours they charge you $50.VALET TRASH NEVER CAME. Every focet leaked. There was black mold growing in our laundry room because every time it rained there was a leak in the roof. you’ll be coinhibiting with roaches, centipeeds, snakes, ear wigs, & moths. Management doesn’t live there so they don’t care. They’ve raised the rent HUNDREDS.
Friend told me to write honest review. From the multiple times I’ve visited I have been harassed to give people rides and money. I can’t wait until her lease is up so she can move into something safer. Luckily, the management seems to be working on the safety issues by installing new locks. But you can’t keep residence visitors/friends out unfortunately. You pay for what you get.

The manager, Vicki, will harass you and will lie constanly. Once you call her out on her lies she has temper tantrums like a 5 year old kid. They go against Georgia Law. They will walk into your apartment without 24 hour notice when it is a non emergency. They will threaten to evict you when they have no grounds to do so. They harass their tenants. If you are looking to sue someone then live here because they will give you a ton of evidence against them. If you are looking to live peaceful, stay away from here. Unprofessional, liars, huge turn over in staff, and harassers.
I lived at this property for 3 1/2 yrs, before I purchased a new home. I was an excellent tenant. The leasing office had an enormous turnover of staff, making it impossible to build a relationship and have a real connection when you have a problem. I gave my 60 days Notice to Vacate, paid all the fees that was on my VACATE FEES letter, cleaned my unit and received an ALL CLEAR. Then less than 30 days later I receive a notice from a collection agency for unpaid utilities if $164.61. Here's the SCANDALOUS BILLING... No one told me nor was it stated on my VACATE FEES letter that my water, sewer, trash and pest control was billed 2 months behind. Nor did any tell me or state in my VACATE FEES letter that if you leave before your final vacate date DO NOT take the Gas out of your name... Corporate would not respond to my calls or emails, so I paid it to prevent it from going on my credit...I WOULD NOT recommend this property to my worse enemy... Please be careful..
The knolls Apartments is a safe and clean place to stay. It is a gated community with many assets. The neighbors are nice and it is a safe environment to have pets or raise children.

It's been two years since moving to Marietta and the Knolls has been a quiet sanctuary for me. After a long day of work, all I want to do is relax and wind down and the Knolls has been the perfect place to call home. My neighbors are friendly but most of all they respect everyone's space and keep to themselves. It is also the perfect location because it takes less than 5 minutes to get on 75 and there are so many back roads to get to Buckhead and Dunwoody if there is a traffic jam on the highway. Of course the best reason to live in an apartment is not having to worry about maintenance issues and the Knolls team are quick to act upon any problems. The management team gives plenty of notice when they are about to do work around the apartment. My biggest issue has been pest control. When I first moved into the apartment there were so many cockroaches. However, once I sprayed insecticide all over the apartment, the amount of bugs died down. Every summer, I make sure to spray Raid under all the doors that lead outside. Also I wish there was more counter space in the kitchen. I'm often over the sink cutting vegetables or knocking things off to make more space. If you cook daily, this might not be the ideal location.
