I'm giving this apartment 2 stars, rather than 1, because of the affordable deal I received when I first arrived and the relatively nice area. However, I would not stay here again for the same price and you should absolutely not stay here for the full price. The employees here often leave and are replaced at random (including management). This causes a variety of issues. Unfortunately, consistent false promises are made regarding financials, accommodation details, and dates. If you decide to stay here, REVIEW YOUR CONTRACT THOUROUGHLY and MAKE SURE to see the room you are told you will be staying in. They may try and show you a "display room" but insist on seeing the actual room. Also, the lower parking lot will flood and soak the interior of any low clearance vehicle. Found that one out the hard way!

I love the area so far and everything’s looking good! We had a toilet problem but right when we called maintenance, he was over in no less than 20 minutes. All the neighbors are sweet and the area is Super quiet ! ( which I ?? Love )! Also the staff is really sweet ; especially ms. Kaley. This is our first apartment and she helped make the process a lot less stressful. I wouldn’t exactly say Don’t live here because everyone experiences are different. I would say talk to staff and ask about certain reviews that concern you. So far I love the complex I’ve chosen ??.

Where do I begin. When we first moved in, we were told the apartment included a washer/dryer. It took 2-3 weeks of living here to get them to finally bring it to us. And they were used and gross and we had to wash them out several times just to be able to use them. I mean, there was hair from whoever used it last still in the washer and lint still in the dryer. A couple months into living here, we experienced a few roaches. This was surprising considering we’re very clean and on the second floor. We saw them coming from the cracks on the walls in the kitchen so called to get the bug person to come. A week later someone came and sprayed at our doorways. Roaches didn’t leave. Got worse. Called again. A week after that they came to spray again, this time spraying appropriate places. Roaches remained. I bought my own roach treatment and they died/went away finally. Late summer comes around and our air conditioning goes out. They had our older maintenance man on the roof a week later to fix it. This fixed it for a day or so. Basically we went back and forth with maintenance and the air conditioning going out for about 3 weeks before it stopped working completely. It wasn’t until it was 85 degrees in the apartment they finally got someone else to come fix it 4 days later. We had to move for that 4 days because it only went up from 85 and it was physically too uncomfortable and too hot to live in. (They did put a window unit in, but it was put in the dining area and didn’t even cool that area down.) They never do any routine maintenance or routine bug inspection. They will do anything it takes to make it so that you’re the one fronting the bill over something that they could have prevented. Now we’re in the middle of another bug incident and it’s been 2 weeks since the original complaint and they still aren’t sending someone out to even inspect the unit until next week. Don’t live here. The office doesn’t answer half the time. They’re never in a hurry to help or fix anything. There isn’t a single thing that is of good quality. The ONLY positive is the location. But there are other apartments around here that I’m sure couldn’t be worse than this one.

They take weeks to months to fix any maintenance issues including emergencies. It took three weeks to fix the door on my mailbox and a few months to fix my smoke alarm. I reported a water leak in the air conditioner last summer and after a week they still hadn’t showed up. The only reason it got fixed was because it was at the same time as the smoke alarm or at least the first trip for the smoke alarm. A couple of months later on their third trip to work on the smoke alarm they searched my apartment. And a person really doesn’t search something unless there’s a reason. I talked to the manager and the regional manager to find out why my apartment was searched.Neither could tell me why or even who was in my apartment because they don’t keep records. While I was talking to these two managers I asked them not to go into my apartment if I was not there since they didn’t know why or even who had searched it. Both agreed and the apartment manager even told me that she had made a note in my account about me being there. I also told both people that when my lease was up I would be leaving. On December 30, 2019 which was a workday. I happen to be home. Someone came and repeatedly rang my doorbell and pounded on the door. When I went to answer the door nobody was there.A few minutes later the exact same thing happened and once again nobody was there. About 30 minutes later someone came and rang the doorbell one time. When I looked through the peep hole I couldn’t see anybody but when I open the door a young man stepped out and backed up to the stairs. He had actually been hiding. I asked him if he was the person who had been pounding on my door earlier. He introduced himself as maintenance and told me know that it was probably the manager trying to find out which apartments were vacant. That brings up two questions in my mind immediately. One, do they not have records that tells them which apartments are vacant and which are not. Two, if I had been at work would I have gotten off homeless because of the way they chose to find out if my apartment was vacant or not. If I had not already decided to leave this stunt would’ve done it.

Lived here for about 2 years. (1 bed/ 1bath) Cons: When the management changed from River Park to Everly, everything went down hill. Office staff changed EVERY month. The remodel looks nice but cheaply put together. The new stove didn’t work. It took two weeks and three complaints later for them replace it. Air went out MID JULY. I called the office, they sent maintenance men. Later they brought in an air conditioning unit placed it in the kitchen window (approximately 1 and 1/2 foot from the floor and It only cooled the kitchen, leaving the rest of in July’s heat). Didn’t hear back from them for a few days, tried to call the office multiple times, no one answered. Stopped by the office a few times, no one was there (all attempts were during business hours). Took them about two weeks to actually communicate that they had to order a part to fix it. Huge WATER BUGS are very common along with SPIDERS. In those two years, I’ve never seen pest control. At one point my bathroom sink had a leak. Put in work order, maintenance came and turned the hot water off in the sink and NEVER came back to fix it. Called the office multiple times and no one ever came to actually fix it. Just had turn the hot water back on myself. When it rains the entire street floods blocking all entrances on River Front. They sent out letters that a company was going to be on site to clean chimneys. I guess they gave one of the companies employees the master key. She walked right into my apt WITHOUT knocking. Pros: location, not far from downtown, restaurants, colleges, etc. It’s always quiet. I did feel safe when getting off work late. Overall the cons definitely outweigh the pros. The rent price does not match the quality of the apartments. You can find better, keep looking!
