Located along the Cooper River, Park Circle is an up-and-coming neighborhood known for its dynamic park and vibrant dining and nightlife scenes. Founded in 1912, this historic neighborhood was once home to North Charleston’s old Main Street and has been transformed into a local favorite and cultural hub. As its name implies, the neighborhood’s namesake greenspace is in the shape of a circle. Park Circle has sports facilities, a playground, and a beautiful butterfly garden. The park is also a popular gathering spot for holiday parades, festivals, and other community events like the North Charleston Farmers Market.

Property Ratings at The Factory at Park Circle
Do not move here. 1. You will be woken up by trains constantly. 2. You will be able to smell the paper mill inside your apartment some days. 3. When I moved in, there were fleas in my empty apartment. 4. When asking for assistance to clean the flea ridden apartment, they accused me on bringing them with me (mind you, I had just moved in 2 days prior and had none of my furniture with me to bring in). When they brought me flea spray, maintenance handed it to me to do on my own- what was I paying them for? Unprofessional. 5. WORST OF ALL, I just moved out and they charged me an extra $110.00 for cleaning my apartment, and refuse to give me back any more from my security deposit. I left my apartment very clean, and was promised before move in " they are very relaxed upon move outs" from my leasing rep, Ryan. I am very disappointed at their response times, unprofessional communication, and very hurt that they practically expect a professional cleaning to be done at move out time before their cleaners arrive. It doesn't matter what their lease says, they will charge you because they can.

The location, with walking distance to Park Circle, is nice, but the neighborhood between the apartments and Park Circle almost make it not worth it. Also, if you get an apartment that faces certain streets in the surrounding neighborhood, get ready for a lot of loud, disruptive neighbors at all hours of the day and night. I was often blocked in or out of the neighborhood by the stopped/slow trains on the train tracks on both the East and West sides of the apartment complex, and the trains themselves were definitely audible in the apartment. The smell of the nearby paper mill was horrible, about 50% of the days. It definitely seeped into my car, and it made me cringe every time I stepped out of the apartment to that smell. I wouldn't personally choose to live here again, and the front office was helpful and the apartment itself was nice, but I just couldn't overlook all of the 'cons' of living here.

Do yourself a favor. Since new management took over last fall, the complex has gone downhill fast. FAST! The management takes no responsibility for anything, and the manager has a bad attitude. The place is DIRTY. It's becoming overridden with bugs/pests. Apts and grounds are not maintained. Cant wait until my lease is up so I can jump ship, like the other normal people. Kinda starting to look like trailer park, and being treated like one. One star had to be selected to submit review...wish it was 0.

The management company changed in late 2018, and all the nice things about the community were abandoned. They did away with the app that allowed residence to stay in touch with each other, communicate maintenance issues, pay bills, and find out about local events. Instead they regressed to 90's tech, with a website and e-mail messages that spam the entire community when someone doesn't dispose of trash properly, or someone is illegally parked. The billing system has also changed 3 times in the last 9 months. The autobill doesn't work properly. The management company has a different excuse each month on why they can't win, but the end result it you have to write a check and drop it off in the office, even after an autobill payment is made for the full invoiced balance. The landscaping has also been abandoned. The pine straw/mulch was last replaced in 2017. Weeds are taking over the grass areas that aren't already barren. It is sad to see how it looks now compared to how it looked in mid-2018. Finally, management does not respect owners privacy. They triggered my alarm when they chose to enter my apartment without notifying me ahead of time for a non-emergent reason. Had my dog been left at home, she would have likely gotten out of the apartment and been exposed to traffic on the road 15 feet away. This is unacceptable,and I can no longer recommend The Factory to potential renters.

The amenities are great, the property is beautiful and the staff couldn't be nicer. The only thing holding me back is that there are other, similar properties in proximity that are more reasonably priced. The cost to rent here is more than the average mortgage payment, and you are only 1 to 2 streets away from areas with extremely high crime rates, so safety is another concern for me. If pricing was more reasonable, it would be high on my list of consideration for signing a lease.
