Property Ratings at The Fairway
Let me start by saying I never write reviews, but I will if it saves one person the headache of living at the Fairway Apartments. Problems with this apartment include, A/C that is inadequate for most standards, it was routinely in the 80s on the inside of the apartment during the spring and summer. My electricity bills were well over 300$ for most months due to the A/C running 24/7 trying to keep up with the heat. When I complained to the office they said the A/C was functioning as best it could. And that as long as it was 20 degrees cooler inside than out they were not going to do anything about it. The water billing which is done by the apartment complex was over 100$ each month not based on our usage but a formula the apartment complex uses to split up the bill. The larger the apartment the more you will pay due to square footage being a factor in the formula. Other problems I faced was during the rain, water was getting into my apartment and after several complaints to the apartments, I then had to get the city involved to get more than the bare minimum of effort in fixing the problem from the apartments. After months the issue was resolved. Other issues I had with the apartments is it is right down the street from a hospital and the walls are very thin so you hear every emergency vehicle that passes by. Before the move out date I was told by the office I had until the office closed to turn in my keys and we had requested a in person walk through. Upon my moveout date we received a call from the office asking if we have moved out yet and if we did not give them enough time to handle their paper work we would be charged for another day. They then proceeded to do a walk through before our scheduled time. All together these apartments seem like a good deal, but the savings you get on rent will quickly be lost in high utilities, and terrible living conditions.
They charge me $ 2500 to repaint and repair the apartment they dont like to spend money on that they finish the things with my money. I live there for 4 years and they charge me to paint the apartment . Please find other places to live you gonna pay at the end

This property deserves a zero. We lived here between 2021 and 2022 because that’s all we could stand. We had seen the negative reviews, but we decided to give them the benefit of the doubt. Big mistake! We were told we would be getting a renovated unit, the only thing they changed was some of the kitchen appliances. Structurally the unit was a disaster. They had to push the “renovation” up a week from when we were supposed to move in which causes countless problems for those that are coming from an apartment. When we were finally able to see the unit we were in absolute shock. The paint job was horrible and the walls were damaged. The biggest red flag is that there were so many easy fixes they could have made before we moved in, but apparently the state they gave us the apartment in was great in their book. When we brought this up they blamed it all on the age of the property taking absolutely no accountability. Then, there was a sprinkler by the master bedroom that would waterboard the window every summer night, no exaggeration. We asked them to fix the issue multiple times because it was impossible to sleep and they couldn’t figure it out. The sprinkler coupled with the bad structure of the building caused interior wall damage and with it came tons of ants. Maintenance fixed the wall and thought they figured out the problem, but it returned the following summer when the sprinklers started up again. Every summer the property becomes infested with giant roaches that crawl all around the front door sometimes managing to get inside the apartment. Aside from that, their new refrigerator froze our food and the stove was very difficult to work with. It was a glass stove that was very prone to scratching and there’s no way of protecting it. I wouldn’t be surprised if the property forced all the tenants with the new stove to pay for stove top repairs. I don’t know if the property has improved since last year, but if they are working with the same management group I highly doubt it.

Roaches. Bedbugs. Artic water turned hell water in .2 second. No basketball nets for over 2 years. Front office staff is RUDE! They take no responsibility for any actions. Hot tub water is getting a good green color to it. Vendors leave apartment doors open while out of town. No hot water for DAYS(going on 4days) with no accommodations for residents to shower.

rent too high, car vandalized in parking lot, maintenance lacking, takes forever to address a simple bathroom leak, and then on top of that they want to charge you for the water damage. ghost fees... when you move out they keep sending bills for gas twice, trash twice, water and sewer twice, after they'd already been paid... renter beware they try every trick in the book to get double or triple money out of you for services... impossible to get a live person on the phone... American greed at it's finest
The price is about as good as you're going to find. It's also a pretty safe community. Not a lot of crime. Having said that we will be moving soon. There is no insulation at all between apartments. You can hear your neighbors having conversations like they were in the room with you. There is also nothing between the floors...just empty space and a plywood board under the floors on second floor. They are also not carpeted on the second floor. You hear any sort of movement. Any time you or your neighbor cooks you will smell each others food. The office staff are friendly, but Debbie is the only person who will do anything for you. Over the past few months they've gotten shady. When we renewed our lease last year they tried to charge us a pro-rated increased rent because we were renewing our lease on February 28th and there was a February 29th that year. It took us threatening legal action before they stopped. Regularly the water is turned off to several buildings at a time (usually once to twice a month) and it will be off all day. Kind of a pain since I work nights and get up to shower in the early afternoon. We had a neighbor doing some shady stuff. She was living in her apartment with multiple children that she called profane names (I'll spare the details.) She regularly was outside screaming at her children and their fathers using profane language and throwing things off the second floor balcony. She also negligently hooked up a washing machine which flooded and damaged our apartment. The office took no action against her until she stopped paying rent. If you're just looking for a singe bedroom, then get one of the single story apartments and you'll probably enjoy it. If you have to live with others on top of you don't move here...it's worse than any apartment I've been in.

I have applied for Fairway apartment in September 2016. Though my income was more than the criteria for approving the application, They told me to get a guarantor who can take my responsibility. Therefore, I immediately cancelled my application with them. As per the policy they were suppose to return my admin fee which was 125$, they told me they are gonna send it to my address after 30 to 40 days of cancelling the application. It is December and the year is ending still I didn't get the refund back. I use to call them everyday and there is one response don't worry we will send your money. I have even told them that I can collect it from their office but they said its against our policy and all other disgusting reasons.I have shared my experience over here so that no one gets trapped into this appartments. Though they have great infrastructure, cheap rents and good location but they are not good with managerial skills.

I have lived in this complex for 2 years now. The office staff is helpful and the location is convenient. I have not had any problems with maintenance fixing things in a timely manner. The rent is a little high, but it is Plano. My only issue is that majority of residents do not pick up after their dogs. With that said, it IS a very dog friendly community. Having a large dog, it can be tricky to find a complex without a weight restriction.
The Fairway is a quite, well kept apt complex. They do not have washer and dryers or connections for the one bedrooms. They have no fitness center either.
We were originally looking for the most square footage for the least money. We found it at The Fairway Apartments, but we got a lot more! Two good sized bedrooms, with THREE walk-in closets! (It's still not enough space for all of my wife's clothes, but there is a lot of space nonetheless.) Two nice bathrooms, and PLENTY of hot water, and water pressure! There is also an enclosed laundry room in the unit, with an additional storage room behind it. Nice sized kitchen w/stainless steel appliances, a separate dining room, and large living room WITH a fireplace! Good sized back patio that we can put our outdoor furniture on, AND grill. The patio, and front entrance area (where my wife has her rose garden) both have privacy fencing around them. The facilities/grounds are kept very nice. Ample parking (though I don't like the new, higher, speed bumps they just put in), with plenty of covered spaces. The grounds are kept up very nice, with plenty of open spaces to walk our dog. An outdoor basketball court, tennis court, kids playground, and pool with jacuzzi are all kept in very nice condition. For those that don't have a washer/dryer, there is a laundry room that is always very clean (we use the dryers, as our is on the fritz right now), and has a credit card machine, for those that don't like to carry 5 lbs. of quarters with them. The staff is very friendly (we love Debbie!), and they respond very quickly, 24/7, if there is ever a problem. The office is also open seven days a week. You can't beat the location, either. At Park/Coit, it is near...well...everything! Restaurants everywhere (any kind of food), malls and grocery stores all over the place, a discount movie theater right across the street, and several hospitals in the area (including one right across the street, also). Most apartments that we looked at in the area ran around $1.00-$1.50/sq. ft. (more for the "luxury" apartments). The Fairway came in at @ $0.85/sq. ft., and are a LOT nicer than others that we looked at. Not "luxury", but not far off, either. We're on the bottom floor of a two-story building. They also have "bungalows", which are basically one-story buildings (no one above, or below). I hadn't lived in an apartment complex for 30 years, so this was an adjustment for me. Living at the Fairway just made that transition a bit easier. I would highly recommend them!
Complex is conveniently located within a few miles of major highways. It is within walking distance of stores, restaurants, and a movie theatre, but is also located on the bus route for easy access to other areas. The leasing agent treats everyone like family,and the assistant manager is likeable. Maintenance guys are mostly friendly, and respond to most requests promptly. Aside from occasional ants, we've never had a pest problem, but it depends on your building. I've heard some people talk about seeing roaches. As for the amenities: The full court basketball court is never kept up. If a hoop breaks, it is taken down and not fixed for a long time. It is normally not put back up until the other one breaks. The pool has a chlorine pump system, so is rarely cleaned. The bottom of the larger pool is mostly dirty a lot, but there is a tree overhanging it. The bbq area at the pool is nice. If you're looking for a workout room, or video sharing library, there are neither. The laundry facilities are ok. Not always kept the cleanest (dust, occasional dirty floor, and machines need to be wiped out more often). Playground is ok, It's suitable for older kids, but not for babies or toddlers. Tennis court is ok. Rent is average for the area.
