The representative said the $400 Pet Deposit would go towards any repairs or cleaning that the property may incur caused by the pet. When I received my statement, the Deposit was not applied. When you move out, you're no longer speaking with the Property Reps, only some Billing company who absolutely did not help. First they recommended I submit a claim. I did, then later called and confirmed they received the claim. They told me they did and now I needed to wait 10 days. Still didn't get a response. Called again and they changed their story, saying they didn't get a claim until the 27th (submitted the 22nd) and I had to wait another 2 weeks. Spent the next 20+ minutes speaking to someone who kept telling me I had no Pet Deposit. I had to help her find it on my lease. She was unprofessional, kept interrupting me. I did not see this being the ending to my experience - one would expect more for this type of property. Only exception are two of the ladies at the office that were always pleasant as well as their Maintenance Team. Unfortunately, overall, very disappointed in the company's practices. Other things to note (if you tour); pay close attention to your pantry. If you're unlucky like I was, it was tiny as half of it was behind a wall right next to the refrigerator--making that part of it useless. Also, the property is constantly having to shut their water off. CONSTANTLY. Don't bother calling the office for any issues, it'll be quicker to just walk over because it's very difficult to get a hold of someone over the phone. In all, do not expect the company to back what they say. Make sure your lease matches the promises they made verbally. Otherwise, it means absolutely nothing.

Do NOT move here. This place is garbage. The only running water you'll get is the water pouring out of the vents and coming through the ceiling and floorboards. We've lived here 5 months and have counted at least 20 water shut off emails. Maintenance is slow and unprofessional. The vendors they hire to work on the property are even worse. Last week they renovated the unit above us and were throwing counter tops down the stairs so they didn't have to carry them, extremely dangerous. They shut the water off multiple times a week and sometimes it comes out yellow, very disgusting. Notice that all the good reviews come from future residents, not current residents. We cannot stand living here and are moving out as soon as possible. 0/5 stars.

This place may look appealing if you catch it on a good day, or from the right angle... I really wouldn't want to entertain giving any stars in a review, but that's not possible. I cannot say that I would recommend this property to anyone. This place is old; it's been here a while. I believe it was built sometime in the 80s, and there's no shame in that. This place needs a major overhaul of the property (including management.) The buildings are basically just covered with structural bandaids, you'll run into numerous issues with your unit or your neighbor's unit (which will also impact your unit.) I will say, the only real positive about these units is the fact there is a decent amount of space in a unit (which is a perk to not being one of these ridiculously jam-packed new builds) and that there is a real fireplace in it. Other than this, the place is a crapshoot. The unfortunate reality is there is trash, everywhere. Every other apartment smells like weed. I get it, it's now legal in AZ but the overwhelming stench does not make it enjoyable for those who do not enjoy the green. Chandler Police are constantly at the property for issues. "Concierge Trash Service" is non-existent. Maintenance is slow, unprofessional, and rude. Do you need to contact the front office for something? Ha, good luck trying to get someone to pick up - it might take you a whole day of trying again and again. Oh, and once you do finally get an answer, expect a half-assed response. Odds are, they're unhelpful. It's honestly comedic to watch the "Property Manager" responding to the overwhelmingly negative reviews from any possible consumer review source. They definitely put on a fantastic facade of seeming to care, that's about where it ends. Maybe one day the proper investment will be made into the community and the staffing will actually be decent, but as of today (and the last year), it has not been such. I have never been excited to move out of a place, but my lease is coming up soon, and I cannot wait. I'd just leave off with - If you have to, maybe try looking around just two or three times more before settling here. If you don't have to, I am certain you can find a bit more of an enjoyable place to live. Happy hunting!

I just moved here in July 2022. This complex has been NOTHING BUT A NIGHTMARE. My entire apartment just got flooded today… again. They’ve had over 20 emergency water shut offs, there was a worm/caterpillar infestation. My neighbor also lasted 3 months because of plumbing and spiders. The management is beyond horrible. I don’t know how everyone is still employed because they DO NOT care about you. I am beyond myself because this is just the tip of the iceberg when it comes to this property.

Convenient to everywhere I need to be or to go. The negative aspects are that constant issues with hot water, damage to vehicle either by someone scratching your paint or physically trying to steal gas from your vehicle. Have had an issue with a peeping Tom which was reported to the police and to management. Rent goes up astronomically each time you have to renew your lease. Last year it went up almost 300.00 and now it's renewal time again and it's about 400.00 this time. The dumpsters are most of the time overflowing and there is constant dog waste everywhere. Getting maintenance to follow up at times is pointless, which it took about 4 months to have a gate/rail replaced. When we had the issue of the peeping Tom I had mentioned that our patio light has never worked, they showed up like I was stupid looking for a switch but the switch was incase in the wall when the apartment was remodeled awhile back. They cut the wall to find the switch and installed but never came back to patch what they cut up. For the price they charge doesn't match what this place offers.

Don't move here.Took 3 years to get hot water on the old side buildings. Office staff pretends to care,nope they don't pay check is all they are there for.
I am loving the new management!!! They take time to listen and act quickly to resolve any issues. They are extremely professional with the perfect amount of personality!!!
I love my apartment, its roomy and comfortable. I love that I have a washer and dryer. Everything I need is close to me. The view I have from my living room is beautiful.
Don't move here it took 2 years to get hot water.Our apt was never cleaned or painted before move in.

Weve lived at the Fairways for almost a year and we have never had any issues. Maintenance has always arrived quickly and have always solved any issues weve had. The new management has cleaned up the apt community quite a lot since theyve taken over. Overall its been pleasant.
Since new management took over living here has been so much better. The communication from the staff in the office to its residents is so much better than it used to be. They are willing to give resources to their residence with rental assistance during this time which is much appreciated. Keep it up.
I Moved here last month and I love it! Pam is so charming she is the whole reason I moved in! The office staff is great!!! And My dogs love the dog park!
Kim always has an attitude and will play on her phone and act like she doesn’t see people while they wait to be helped. She just looks angry all the time. She really gets annoyed when someone asks for a package but they have had a new system for about a month so that they don’t have to hold packages anymore and you can get them at the pick up box. I’ve been living here two years and the attitude never changed. She will gossip with some residents while other people are waiting to be helped so I’m assuming there a few that she likes. The actual manager is very nice and I notice how Kim changes her attitude when the boss is around. I dislike going to the office for anything unless the manager is there. The rent is pretty high for what you get. There are some sketchy people living here and a lot of them don’t seem to work and some look to be on drugs (Zombies). It’s like they pile up in the apartments and are constantly around making noise. People throw their trash and leave dog poop everywhere. Dirty diapers, food wrappings, cigarette buds, containers, etc can be found all over the ground. It does get cleaned but everyday there is crap everywhere. Maintenance is prompt on request. They will mark some requests as complete if they don’t feel like something should be fixed (I’m guessing that’s the reason). People walk their dogs on to the golf course to take poop and also not pick it up. If you live in the bottom, expect to have people hanging out drinking and smoking weed by your bedroom patio.
Wonderful place to live I'm glad i moved in. Very quite neighborhood, i even feel safe during late night walks. The place is dog friendly. Kim the assistant manager is wonderful always willing to help out. Lol she doesn't even mind that i come everyday asking if my package arrived yet. I would definitely recommend this place. Its great for families. I'm Highly satisfied with my new place. Stop by for your tour soon.
I highly recommend anyone to go to the fairways apartments,as dog lover & owner you couldn't choose a better location for your dog to run and play.Theres a beautiful golf course,a clean safe park for children,not to mention the very helpful and easy going staff.i was warmly greeted by a woman named KIMBERLY who was very helpful with any assistance I needed,with her help and the rest of the staffs patience,made for a very easy going experience making me and my family feel right at home here at THE FAIRWAYS AT SAN MARCOS
The truth about this place is the neighbors are amazing management is the best and maintenance is fantastic these are the facts. We have lived here since 2012
I am a new resident and am fully impressed. The leasing office was very helpful and ensured we could get in right away. Jennifer was extremely helpful, professional, and friendly. Kim, whom was my initial contact, was very imformative and friendly as well. I love the apartment! Maintenance has followed through on little things needing fixed. Nate has been awesome in his response time and help!! They are pet friendly and have a huge dog park area for my boy. No complaints here!
Living at The Fairways I've really enjoyed the management(Virtru) commitment and communication when it comes to my apartment unit needing attention to detail. I've always had and believe I will continue to have consistent professionalism and kindness from the management & Leasing staff. The first two leasing consultants (Keyara & Kimberlie) I've spoken with were happy to help me with repair orders,paying rent,& even the transition I had from one unit to anther. I've spoken with the staff about all my comments,questions & concerns. I have yet to be let down or disappointed by the current management. They have proven to be thorough and knowledgeable of what they do.
Moving here was the worst thing we could have possibly done. We got one of the "renovated" "amazing" apartments that was leased to us. We have had nothing but issues with it. The complex is in constant shambles or we have no water. We haven't really ever had hot water since we moved here in September 2016. Management is horrible. The girls in the front office are all extremely rude. The manager and assistant manager constantly let you down with broken promises. Our rent is messed up every single month and we get threatening notices on our door for unpaid balances, only to call and find out we have no balance because we pay our rent on time like we are supposed to. I repeat, do not live here.

The Fairways Apartments has a lot to offer. There are 2 pools, Hot tubs, Internet cafe, fitness center and more. The complex has regularly scheduled events as well as great views of the golf course. The only area of improvement I see is staffing more maintenance. I came to the office to report several large wasps nests that had been seen at my neighbors window. During that visit I had to remind them that a maintenance request which I had put in a couple months ago had not been completed (It had several issues involved and all jobs were done except for one.). On that particular Saturday they only had 1 maintenance person on staff so nothing was going to get done right away. There are over 200 units here. Not sure if 1 maintenance person on staff for a busy Saturday is a good way to go. Outside of that, I got a renovated apartment and they did a good job of making it look just like the model. Also I love that the community is very pet friendly. I think I got to know many of my neighbors dogs names before I even knew my neighbors names. Finally the price is pretty good for the location and amount of space you get in the apartments.Overall I recommend the Apartments.
I rent this apartment very long period. No Break-Ins, no Gangs. The Management and Maintenance are fine. But rent persistently goes up. They span off (from rent) water, sewer, gas and trash bill which was flat before. That bill also goes up.
They gave us a huge break at the start which was definitely a life saver. For a one bedroom it is huge and we love it! Just wish the price was a hundred dollars less but other wise its great! :)
It's not too bad. It's a good place to start out with a young family. Quiet for the most part. There are many different ages of people that live here.
