If you get denied for any reason have fun trying to get your administration fee back. I was not mad at all about being denied because everything happens for a reason but now I’m upset. They work well with you until it’s time to give your money back. I’ve emailed this apartment complex maybe a total of 10 times regarding my $200 admin fee and called was told to email someone for help and they gave me an invalid email address. Very pathetic establishment

Let me be honest with you all! I’m not satisfied with the apartment! I don’t like the way things are fixed in this apartment like the wall plugs, the doors are uneven, low water pressure in the kitchen and the biggest of all A WATER FLOOD IN THE KITHON THE 8th DAY OF MY MOVE IN!!!

The Falls and Woods of Hoover, has been a place I have been happy living at! The staff are always friendly and helpful! When I needed repairs they have dealt with the issue very efficiently! The amenities are well looked after and it’s a very quiet community around me. The ability to renew my contract was very simple and quick!

Have only been here for 4 days. Was told that washer & dryer would be in the apartment before moving in 3 weeks return to move in no washer and dryer, they said they had to order it. Light fixtures not clean. Patio/Balcony filthy not clean. Step broken was told it was an order in for the step that's broken another tenant states they have said that 2 months ago it was going to be fixed this is a hazard if someone falls especially my elder mother that will be coming to visit. gated community with key fob gate doesn't work. Pool filthy. EVERTHING that Nicole said would be corrected/fixed was not touched before moving in. Bees overtook the guest bedroom coming through a window. Managment said they would get pest control out the next day. they did not send anyone over to access the situation are even looked to see what may have been going on the day of. Overpriced for apartments that's very outdated. No use the trash containers they sit the trash out in the bags which leaves stains in the walkway which looks horrible for the monthly payment definitely false advertising. Shower faucets looks like old hotel faucet. Spider webs as you walk in all over the balcony window seals. Yes, we did a walkthrough but there was definitely I lot that was oversighted. I do not recommend these apartments especially for the price. Need to be power washed rails need to be painted! ATTENTION IS DEFINITELY NEEDED FOR THIS COMPLEX FOR THE MONTHLY PAYMENT REQUESTED!! Never been big on leaving reviews this is shameful. After leaving another city from another apt. complex that has the same standards as this one stated they had this is the worst. Management needs to oversee this complex & Maintenace area. Also, spiders seen in the inside but yet you have to pay extra for pest control. Kitchen floor had noodles left on floor as though they didn't clean the apartment thoroughly before moving someone in. I suggest you walk through with a fine-tooth comb if you decide to move in, please access properly before making a decision..

Don’t live here. Just don’t. My apartment smells like sulfur coming from the sewer up through the plumbing. It smells like rotten eggs. It is not gated as the gate has not worked yet. And I’ve been here almost 3 months. Neighbors are inconsiderate. People sit in their cars and blast their music well after 10 pm at night. Don’t be fooled by “Renovated apartments”. The trim in my apartment chips right off if something is brushed up against it. There are other complexes to look at. Steer clear of this one. Maintenance is overwhelmed.

I stayed here for 1.5 years. These people are greedy and only want your money. I constantly had issues with having to get my bill adjusted with renters insurance. I had to tell them monthly I had my own yet, they still would add theirs in. When it was time to renew my lease I 2-3 weeks left to make a decision and they took it upon themselves to renew it automatically to month to month and no one seemed to care that they adjusted it prematurely. I would NEVER recommend this place.
No one ever answers the phone or work orders put in, I’ve been left with toilet water overflowed in my carpet for days before anyone came. Shower was also broken for weeks. Absolutely terrible service for the price.
Maintenance is horrible. Thats the one ease you're suppose to have from renting correct? I would not this property for that reason. Office staff is clueless as well.

Current Residents here... It used to be a better community, three years back when we moved in here. However, about a year ago the management has changed and the response is very poor whenever you contact them for any issues. Since past 6-8 months, they are not even working on repair/maintenance request that are not Urgent, and their definition of urgent is different than you would imagine. Clogged sink/toilet is not considered urgent. My friend who lives in the same community did not get their Dish washer repaired as it was not considered urgent. And they close the service request without even contacting you, and of course without working on them.
The location of the apartment, the layout of the apartment,Safety of the area are wonderful, recommend for those reasons. But be prepared for a lacking on attentive maintenance department
Staff is same for last 3 years still has no clue of things. Management is Dishonest, Untruthful, Exploits, Provides inaccurate information. Do not take responsibilities, Does not provide any solutions.
I love living at the Falls of Hoover. The office staff is professional and great in making sure work orders are completed in a timely manner.
We have been residents at The Woods of Hoover for almost two months now and we love it! Its very peaceful and whenever we have questions the office staff always has an answer.
After the shooting that happened last month in woods of hoover, we received a letter to email management if the doors does not get closed properly. Our patio door does not lock, I immediately sent an email as it was a safety issue. But till date its not fixed. At the time of lease renewal we were told by the staff the water & sewer charges will not exceed $70, our water and sewer bill for 2 people in 1b1b without washer and dryer is $110. When I complained about the false information, the manager denied staff ever said that. I was told the month on month lease would be an additional pay of $100 on the existing rent. I received a letter a few days back and it says additional pay will be $500. In an email I was told to break the lease, I need to give a 60 days notice which includes termination fee. Manager says you need to give 60 days paid notice and an additional 1 month rent as a termination fee. It does not matter if you take information on email or face to face or over the phone. The information provided is always false, misleading and changes from person to person.Our maintenance service requests are closed blindly without any action. It takes months of follow up and escalations for someone to take an action. The water in our dishwasher does not drain completely, I have raised complaints several times, it is still not fixed. The replacement of the AC and kitchen filter is pending since long. The water from bathroom faucets flows on the floor, which they were unable to fix. I finally had to put an upside down plastic cup to fix it. The houses are not properly insulated. It takes a lot of time for the temperature to reach the desired level. There are red bugs and tiny flies in our house. The pest control person does come, but of no use.The 2 adults who stay upstairs throw trash on our patio when complained about it, the staff rudely said not to use the patio. Neighbors continue to throw trash on our patio. We can hear each and every step of people staying upstairs. When we renewed the lease we were told there will be a brand new gym, swimming pool, park and a mini golf club, I haven't seen any.
Current Being a current resident of this apartment, I would never recommend it to anyone. It's been 5 years now and lately there are so many issues to be brought into notice. The apartment management has been recently changed and from then the problem started. Literally we have waited for months to get the maintenance issue resolved. Even if it is an emergency request, the BH management will be lethargic towards the issue. I have raised an emergency request for the clogging and stinking of the kitchen sink for weeks. No response. On using the dishwasher, the drained water overflowed outside and clogged in the kitchen sink for hours. How long can a family of 4, should live without using the kitchen sink? Irritating though. Even if you call the manager, they will state that they are working on priority. If an emergency request is being raised it means it should be considered as high priority. Those issues aren't resolved for weeks. Not only this, all the detectors(alarms) in the living room are beeping pretty often. No use of raising a complaint. Next, being a resident on the first floor, you just have to sit and watch neighbourhood pets pottying near your patio and windows. Even on bringing up such things to the management so many times, it won’t even be considered. Next, a few months back my restroom ceiling was leaking and on multiple requests someone came and found out the problem. He made a big open in the ceiling to fix the issue and was left open and unoperated till now. Can obviously notice roaches knock down in dozens from the roof space. Been 8 months now and so pathetic. I have heard many residents mentioning the same for maintenance issues. The management is not at all bothered about the resident’s concerns. All they are focussed is money. The management will find some or the other way to loot your money. You will be easily charged for some or the other recklessly. The management employees are not friendly too. The previous management was doing a fair job comparatively. We haven’t faced these kind petty things with the previous management. BH management sucks. Planning to move out of this apartment when the lease is done. Horrible experience.
The falls is a great place to live it is quite and very spacious especially coming from a three bedroom home
Management has been very accommodating, the apartments are nice, and maintenance is handled in a timely manner. Ive been very pleased all the way around.
Things are pretty bad in our apartment. We have had to try to do our own pest control on the inside of our apartments which hasn't worked out at all. We have had ants, spiders, and roaches. The only thing that has slowed that down is the weather. The baseboards in the master bedroom have been warped due to a water leak so that seems to be an easy way for insects to get into our apartment. We have had the same maintenance requests open since October, and they are still open in December. They got closed out in November without actually being worked on. I understand that maintenance has been strained by covid-19, but the length of time we have had to wait for these things without any communication is ridiculous.
Me and my husband and my service dog love it here! They have and awesome community established. The staff is always very friendly and efficient. Good parking and great environment for taking family walks. They were also very accommodating and quick with my service dog and his approval process.

The Woods of Hoover is an incredible community. The layout of the apartments is amazing. The maintenance staff are extremely efficient and helpful. And the many people in the community using the parking area as a walking path and the tennis courts.
The Woods of Hoover is my new home! Im relaxed, Im comfortable, its quiet. Im loving it here!

Great place to live, great location and close to the interstate.
Although I have issues with my services about my AC not working and no one is fixing it as they are not able to figure out the issue, management still speaks in a very friendly and professional way which does not allow me to get frustrated because of the issue. I just hoped everything is solved and this will be best place to reside.
The apartment is very nice and the community is great! People are always walking around, jogging, walking their dog, playing with kids, etc. It is hard to get in touch with management and maintenance, but if you keep bothering them for a week theyll eventually get back to you. Overall, very pleased with the apartment and location is great!
When I first moved here I thought it was a great place to live, even though people who lived here before told me that management wasn't great. They said they could put a work order in and would take a long time before the work order is answered that was one reason they moved. Now I understand what they are talking about.

Awesome place to live at
Apartments are old but it looks good. The new BH Management added Valet Trash ($23), Trash ($7), Pest Control($2) for each and every month and its all waste of money. Removed the standard water charges of $70 per month. Not sure how this will go for the long term. When compare to nearby communities, The woods of Hoover have higher rent.
Poor maintenance service response probably due to the incompetence of office staff
The woods of Hoover is a good Community to live, location and to raise a family with good schools nearby and shopping. Just as with any apartment or home you will have issues that require some repairs at times. But when repair issues come about that's when you need staff and maintenance to not only just receive it but to actually perform the work requested. We have had good experience with maintenance an office staff our problem is the long wait period sometimes.
The location is Perfect! Close to everything but, you feel secluded which is nice! The community is well kept, no paper on the grounds, staff visible, seems to be family oriented and Safe. I Absolutely Love it!

The Falls of Hoover is a very nice and comfortable place to live at. Management is very polite and on top of all items. The community seems to be in constant renovation. The area is very quiet and super family friendly which makes it super safe. The apartment is exactly what you see online and I think is a fair rate for the space and location of the community. Totally recommend The Falls of Hoover

The Falls of Hoover manger do not care about residents after the lease is signed. Very rude when making a complaint. Do not complete maintenance request in a timely matter.
We have a great professional staff at the Falls. Work requests are completed in a timely manner. The staff always go above and beyond to make sure residents are informed.
