The Falls at Canyon Rim

I appreciate how quiet the individual rooms are and the peacefulness of the complex in general. The fitness center is reasonable size and every piece of equipment works well.

The Falls at Canyon Rim is a beautiful property with many green areas to enjoy and pretty trees. It’s located in a quiet location in South Ogden, surrounded by scenic views of the mountains. There is easy access to the Nature Park next door. The units are modernized, spacious, and offer very nice floor plans. The washer and dryer in the units are very convenient. The staff at the Falls are kind, helpful, and professional.

The entire team here is first rate. Diane, Tim, Sadie, and Jade, as well as everyone else working here are kind , helpful and always most willing to do whatever is needed.

Moving from another state and having to do everything online, we were of course nervous about what the property would actually be like. We were beyond pleased! The falls at canyon rim is a beautiful place to live. Our apartment itself and the surrounding property is extremely clean! That's what I cared most about and I was not disappointed!

Our experience moving into The Falls at Canyon Rim was so smooth and easy. We literally just stopped into the office one day and spoke with Jade, who gave us a tour immediately. We love the location and views and can't wait to experience summer at the pool. The grounds and our apartment are immaculate and the entire team is professional, knowledgeable and responsive.

It's a pleasure living here. The office team are always friendly. Maintenance team has always responded to any request that I've had , even clearing out blown leaves in front of my door when I haven't even asked them to do it. I would recommend the Falls to anyone.

It's hard to beat the location. Access to trails, major freeways, household necessities like groceries, and ease of having 2 dogs makes this the perfect apartment complex. I couldn't imagine living anywhere else in Ogden.

The Falls at Canyon Rim has excellent office staff, management, and maintenance. This is our second time choosing this complex as our home. We moved away for the job, and returned here when we came back. There is a dog run, two playgrounds, a tennis court, fitness room, and clubhouse. They are always clean and ready to go. The Leash law is enforced, which is a comfort when coming across dogs we don't know. It is a good place to live.

Everyone at The Falls at Canyon Rim is absolutely first rate! Interacting with Diane, Tim, Sadie, and Jade has been utterly fantastic. They are truly a great team! I havent met too many people yet but those I have seem extremely friendly and I think I will have terrific neighbors.

I love my apartment and the maintenance team and leasing office are great! I highly recommend the community.

Living at The Falls for 3 years now. Very happy with the people in the Office, maintenance and overall management. When there is a problem, its been recognized and a solution found. Prize is starting to get tough for me and I hope that I Cam stay here for a long time. I also love the monthly newsletter and entertainment the Falls has to offer.

The community is located at a nice place, close to mountains, close to medical offices, close to the Hill AFB.

The management and maintenance staff of The Falls at Canyon Rim are both friendly and professional. Sidewalks are cleaned rapidly after even the heaviest snowfall. Our service requests are quickly responded to by friendly maintenance staff that are quick and do the job well. We feel safe and comfortable living here.

The Falls is a very diverse and friendly community, my wife and I have lived here for four years and we have always enjoyed the calm and friendly environment.

Great staff and maintenance! Lots of area for leashed pets to walk and beautiful grass and trees. Haven't used the pool or work out area yet but they always seem to be super clean. Property Mgmt Ladies in the office (Sadie, Diane, and Sharia) are always welcoming and helpful on the spot!

We lived here for about 3 years and it was a pretty nice first home. The staff are super nice and fast for maintenance requests, the facilities and units are nice and clean, good family environment, nice location with many amenities close by, beautiful landscaping, and quality soundproofing. This place would have been 5 stars from us but there were a few things that we just found unacceptable: PARKING. The parking at the complex is awful. There are covered "reserved" stalls and open "visitor" stalls. Everybody gets one reserved space (and everyone usually has two cars) but no one ever uses them because they are always inconveniently far away from your apartment that, if there's a open stall available, people will choose those instead. I don't know how many times I had to hike halfway across the complex to get to my apartment, with all the empty reserved stalls mocking me, because I couldn't find available parking. The complex should just get rid of reserved parking and make all parking free game because almost half the parking goes unused. SNOW REMOVAL. Doesn't happen. They shove the brunt of it into visitor parking stalls and leave the rest. Come February you practically need 4WD to park your car. Other complexes truck snow out. RULES. Nobody obeys them and nobody enforces them. There is a threat of towing if you park where you shouldn't, like in someone's stall, but we were never given a number to call and some people just parked wherever they wanted without consequence. There were also like 3 cars near us that had flat tires or hadn't been moved for months taking up visitor parking and no one ever did anything about them. CERTAIN STAFF. There were a couple staff members who, I guess, didn't think the rules applied to them. They and their friends would just park where ever they wanted, cause loud mayhem late in the night, leave messes, and we eventually had to report one of them for constantly parking in our space. Really unprofessional and annoying to say the least. Other than those things, we felt there were some unnecessary fees when we were signing our lease and after 11 straight hours of deep cleaning our apartment, we didn't even get half of our security deposit back which was very irritating because we left that apartment exactly how we found it. Still, we would recommend to anyone. Great place to live. The issues listed above are simple fixes and hopefully will be addressed in the near future.

The Falls has finally provided me with a place to call home. I have not been satisfied with my housing situation since moving to Ogden, UT until now! The staff is wonderful and are always greeting you with a smile. They are so patient and are willing to help with anything! The amenities are awesome- pool/hot tub, 24 hr gym, tanning bed, pool table, tennis/basketball/volleyball court, and a playground for kids. The location is one of my favorite things. This apartment is located right across the street from grocery stores, doctors offices and many other services it is so convenient! I really look forward to my time at The Falls

We've lived at Canyon rim since June 2015 you cannot find the square footage for the price our place was like brand-new staff was extremely helpful this is a very quiet place to live we have not heard our neighbors at all it's centrally located to everything that you could possibly want.

The complex is fantastic with a friendly and fast working staff. From the moment I stepped into the front office to view floor plans to today I have always felt secure Ian's happy with The Falls. I highly recommend The Falls at Canyon Rim!

We have lived here at the falls for about 8 months now, management is very receptive, as well as maintenance, always on top of their game. It's a great central location close to the metropolis of Ogden but far enough that it's a tranquil escape from a busy world. Excellent running track just down the road. Offers pool, hot tub and community fitness centre, which is kept very clean (I don't like working out on other peoples sweat... Who would??) we've loved it here, my niece has undergone chemo therapy for the last three years (she is now healthy and well) and the falls has truely provided a safe and clean environment. Couldn't be more pleased with everything we have received here. It is a little priceier than the average apartment, however, for what you get in return, -eg. Quick maintenance calls, friendly management staff and all sorts of recreational activities- this really is the best place I have lived in my life. The only con in my personal opinion is the road construction in surrounding areas, however, that is no ones fault, and, Utah has been recognized for having the best roads in The US!

The staff is great and the amenities are fantastic. The soundproofing, however, is terrible. Be prepared to become very intimate with your neighbors: when they wake up, when they use the bathroom, when they fight, make whoopie, get a bowl out of the cupboard. You're going to hear all of it. I've stayed in cheap hotels with better soundproofing than the Falls. If noise doesn't bother you, this is a fantastic place to live. If it does, however, plan on either living on the top floor or investing in some ear plugs. Because for the amount of rent they charge (the highest I've seen in the Ogden area), the poor soundproofing is inexcusable. Again, I love everything else about this place.

The Falls at Canyon Rims likes to advertise itself as a classy place, but don't be fooled -- it's super expensive and absolutely nothing about this place lives up to the hype. The staff are short-handed and very slow to respond to any kind of critical requests: it's noisy all the time, the pool and other 'communal' locations are never available and in the condition they are supposed to be in (see video clips on the net), and for the precious little you get, beyond overpriced. You'd be far better off getting a medium sized or large home at the price these places are priced at. Avoid at all costs.

I would highly recommend this apartment community to anyone! The office staff is so helpful and the maintenance staff is great at keeping the property looking great!!
