This place I thought was nice until I started running into issues and have to deal with the front office. They have no urgencies for tenants concerns. My neighbor had termites on her unit for weeks and now they have spread to mine because of poorly handling that issue. They had the nerve to catch attitude with us as if they wouldn’t be upset to be living in the same circumstances. I will let any and everyone know about the issues I have with staying here. They are cheap for a reason BEWARE. Don’t rush into a place because you need a place to stay do your research.

My experience - I reached out to the office, several times, about the fact that the apartment above me had been having renovations done for 6 hours a day for two months, with constant, deafening sounds of hammers and power sanders giving me headaches and making me unable to effectively do my job from my own apartment. This despite being told by the leasing agents that this complex would be "perfect" for working from home. I shared my concerns with the office many times, and ultimately all they told me was essentially "we can't/won't do anything about it, you just have to deal with it". Mind you, these renovations had already caused several water leaks into my apartment, causing mild damage, great inconvenience, and requiring multiple calls to have maintenance come into my home multiples times to clean up. But as far as the noise (which has recently resumed) -no effort to resolve, no accommodation on my rent- just an insistence that ear-splitting noise and headaches are just the price I have to pay for my neighbor to have a nicer apartment. They constantly demand flexibility, and offer none in return. The valet trash is wildly inconsistent- when it's pointed out that trash is overflowing, and animals are starting to make a mess, it's "we're doing our best, please be flexible". Then one time, it just so happened that my boss forgot to process payroll at the same time my wife was locked out of her bank account, and I asked the front office (ahead of time) if I could have until the 4th to pay my rent that month, just that one time, and avoid the late fee. One extra day. The response? Absolutely not, come up with the money by the third or pay the late fee. The apartments are lovely. The people making decisions about how the complex is run are not. It is clear that the only thing that matters is your rent check clearing, and for them to keep getting those rent checks while expending as little money and effort as possible to keep them coming. Leaving comments on review websites seems to be about the extent of the actual effort they're willing to put forth. My wife and I were so excited when we moved into this place, especially with how enthusiastically the leasing agent sold it - now it's just kind of a disappointment we have to endure until we can figure something else out.
Apartments and facilities are great. However, A/C went out four times in five months. Refrigerator leaked three different times before they replaced it. The assistant manager seemed annoyed while helping with move out charges.
It deserves 3.5 but halves aren't an option so I'll give it a 3. I rent from an independent owner and I don't have any issues with my unit. My neighbors are pleasant, civilized and everyone in my vicinity are respectful and peacefully live amongst each other. Everyone is friendly, & peaceful. I love the peacefulness here. There isn't any problems with the parking and I've never witnessed it being noisy or uncomfortable here. My only major complaint is that the side gate code box doesn't allow code entry. This is a horrible unnecessary inconvenience. It delays my guests coming over (especially my meals from Ubereats) as they cannot enter the code at that side entrance. Then I have to be inconvenienced, required to direct them to the front entrance just to input my gate code to visit me. I almost gave this 2 stars for this frustrating inconvenience, but it wouldn't have been a fair review. They need to fix the side code entry box.

Immediately regretting my decision to lease here. I'll be very honest in this review. PROS: -The apartment is great. Wood floors, cabinets a little old but nothing too bad -Location is nice, right off 75 -Price is great for the area CONS: -Leasing staff is horrible. I may be biased because I am a leasing agent myself, but with that being said, the job is not hard. Be nice to your residents, and don't make excuses. It's rare that they pick up the phone, or return voicemails. Also if you want to be put on the pest control list, call and confirm the day before because this seems to be an issue also. -No online bill pay -Grounds are dirty, pool area full of dirt. I have lived here for a month and was told at move in they were out of gate cards. I have no access to the gym (pretty much the only amenity) or the back gate. When i asked about getting one, I was told by Xavier "People have been waiting longer than you" Was that supposed to make me feel better? Just makes me think the office doesn't know how to do their job! He wasn't apologetic at all, and rushed me out of the office without an answer of when they would be in. Next issue: I put in a work order for a new weather strip on the front door, as the pest control company told me its full of holes and most likely where the bugs are getting in. This was done a week ago, when I called to ask the office about the hold up, I was told very rudely they will get to it "As soon as possible" Once again, working in this business, I know it should NOT take that long. I've tried to be extremely understanding and patient, but there are 2 brand new communities across the street from The Falls, pay the extra money and DON'T MOVE HERE.
These apartments are amazing. very clean and the maintenance tend to your calls asap. i would definitely recommend. affordable and a beautiful quiet community.
Me and my family moved in early this year. The grounds are pretty the pools are clean everyone pretty much keeps to theimselves. The management is rude won't even bother to come out of the office to speak with you. She uses a middle middle person actually just stands in between to relay messages. If you are late by 3 days they begin your eviction process immediately. My husband has constant asthma attacks due to the mold that has built up because the maintenance man never came back to fix the issue which caused my husband to stop working and slow our income. They don't care. So, as long as you are healthy, have no allergies and don't mind mold or not getting things fixed you will be okay.
