Property Ratings at The Falls at Settlers Walk
I currently reside here and echo what was shared in other negative reviews. I have had significant maintenance issues that have impacted my health and finances. None of which have been taken seriously or resolved in what I believe would be a professional or ethical way.
Great place to rent! Tallish and the staff is wonderful! Highly recommend!!
I was excited to move into The Falls but once here have been very disappointed. Very questionable business practices, horrible maintenance and condition of the units and very very noisy. I would look anywhere else first before I would live here again.One of the biggest issues is with pet control. I had very serious ant problems and they would only address them at the end of the month when the exterminator came. So, I had to live with a horrible infestation for about a month. Hard to understand with the prices they charge. I would be very wary of living here.
Luxury pricing but only so-so apartments. The common areas are nice and have some cool amenities. Exterior grounds look great but the apartment interior leaves A LOT to be desired. Finish work (painting and trim) is poor. Move in was met with multiple cleaning and prep issues. I think the folks who work here are nice and try hard to help the tenants but they are VERY understaffed. Property management (Falls LLC) needs to spend a little more on Quality Control to improve on apartment prep for new residents and quality of repair and upkeep. Either hire more staff or sub out repair work.
OUR FIRST 30 DAYS(JULY 2021) FALL AT SETTLERS WALK Apartments Springboro,Ohio 1. Dirty bathroom(Move In Day) 2. Stained toilet seats-both bathrooms(Move In Day) 3. Bathroom and kitchen cupboards not cleaned(Move In Day) 4. Carpets not clean-very dirty throughout(Move In Day) 5. Paint spray on edge of vinyl flooring whole apartment(Move In Day) 6. Dirty behind washer/dryer(Move In Day) 7. Dirty behind oven(Move In Day) 8. Pile of swallow bird poop in front of front door(Move In Day) 9. Ants, ants and more ants in bedrooms & kitchen 10. Toilet OVERFLOWED from the above apartment at 5am(Day 14). Water pouring into our kitchen, bathroom & entry room ceiling. Property manager told us "that is why we suggest you get Apartment Insurance"!! 11. STOLEN PARCEL from the UNSECURED mail room(Day 20). USPS tracking shows that it was delivered in mail room. Springboro USPS Manager says it’s a chronic problem with stolen packages from Falls At Settlers Walk. Springboro USPS has contacted Falls at Settlers Walk to alert them of the problem. Mailroom still remains UNSECURED. 12. FYI: Tenants pay the electric bill for lighting around the OUTSIDE of the whole property complex as well as the regular apartment electrical bill.
Do not rent here. We’ve lived here for 18 months. We wanted to extend our lease 30 days (our house isn’t finished being built) but they’re demanding we pay for another 45. “Just because” No more answers
My wife, 1 year old so, and I have lived here for nearly 2 years now. The apartment itself has some nice things about it such as the crown molding and availability of three bedroom apartments with two car garages. That's about where the positives stop. The appliances in our apartment are falling apart and wouldn't be replaced. The laminate flooring looks like it was put in by a 5 year old with gaps everywhere and staples pushing the flooring up to make it uneven. The worst part is the managing office. Just in the past month, we've had our heat and AC both go out. There is no emergency services for anything. Nobody would even come out and look at our heating unit for 24 hours even though the temperature outside was in the 30s. Our account unit just suddenly shuts down. It has now been 6 times in 4 days! It got as hot as 85 degrees overnight in our apartment and the AC unit still won't be replaced unless it completely shuts down. This is all with a 1 year old kid that they have been made aware of, uet don't care. The maintenance worker is nice, but way overworked as he's the only one for over 100 apartments. The overturn on the staff is crazy as they can't keep anyone. I'd stay far away from here as they are going through a ownership change and seem to only care about money as of this point.
Pool is padlocked shut on memorial day weekend, office staff consists of one single overworked leasing agent and one maintenance worker who is retiring soon without a replacement found yet. Maintenance requests go un-answered unless you harass the overworked staff, promised amenities are left by the wayside, and yet they will still charge you for luxury apartments. If you feel like paying luxury apartment money for low income housing level customer service then this is the place for you. Oh and the office is closed on Saturday so the posted hours here are incorrect.
Love appartment, staff and maintainence are friendly, curtious and get issues addressed and resolved immediately. Grounds are maintained well and amenities are amazing. I am looking forward to the dog park to begin construction so I can start taking my dog l
I just moved from IL in May here and I love it. The apartment it's self is spacious, clean and comfortable. The front office is amazing. The gym is nice clean good work out equipment. There is a great upstairs area that is available with a full kitchen, a pool table, big screen tv and a movie theater you can reserve. The community is very welcoming. I have just extended my contract another 12 months and you recommend this to anyone and everyone. The Falls of Settlers Walk is a great place to live. Great for all ages.
