The Falls at Sope Creek Apartments

The apartments and community and great! The outside is beautiful and I love how quiet the community is. You will rarely, if ever, hear you neighbors.

We really like it! They definitely need more parking space and more room for dogs. The dog “park” is just a small fenced off area though. There’s nothing in it and it’s really tiny. The apartment complex is quiet, surrounded by trees, and the people have all been kind. The office staff is super responsive and they handled our maintenance issues within 48 hours both times!

Maintenance request handled in timely manner. Very friendly and courteous. Changed air filter and fluorescent light in kitchen. Very pleased with service.

The staff is extra friendly. There's one guy in the office I believe his name is Nick, amazing customer service skills. Quick, witty and a great people's person.

Great place to live! Been here since 2020. My favorite part about it is the area. We are right in the middle of anything I could need, from stores to food to car shops, you name it.

The Best apartment that I have lived in and all of the staff is amazing . A special shout to my lady Latoya she got me in my unit so quick and easy. And grounds are well kept and safe at night just 10000% amazing

Few maintenance issues addressed in timely manner. It took them a month to get me a mailbox key. I was ready to report them for obstructing mail service. Moved into a larger unit to find some things in horrible shape! Previous 3 tenants all got evicted so maintenance in the apartment wasn’t happening. toilets have permanent mold rings in the bowl that have lightened slightly but, they’ll never go away and it’s so imbedded in the toilet we have to clean them 3-4 times a week to keep the mold down. Had to buy a power scrubber to get them clean. I refuse to let my gf pay for professional cleaners to come fix it. Pet urine and smoke linger in back guest room but, it’s getting better or we’re just going nose blind. Maintenance manager promised new ac unit to ant move in and still haven’t heard boo on when that’s happening. Lots of dog owners don’t clean up after their pets and maintenance could do a better job of keeping doggy bags stacked in pet trash receptacles around the complex.

Micheal and Tonia were absolutely wonderful and so helpful. The apartment itself is very nice and I am loving living here so far. My only complaint is that one of my toilets did come pre-clogged, a lot of the outlet covers are too big for the outlets so you have to take them off to get the outlets to work but with a screwdriver that’s no problem. The floors are veryyyy uneven but I’m not that bothered by it. Overall I’m very happy with the falls at Sope creek.

Awesome staff, great place to stay!!! Moving can be challenging, but the staff here was very helpful and accommodations were made at every point to make sure that my family and I were well taken care of!!!

Generally, good experience. Office staff always courteous and helpful. Maintenence Staff have done commendable work. However, I did have to wait nearly three months to get my HVAC replaced, though I was supplied with a portable AC unit to help me make it through the summer heat.

Great community of residents, they are making improvements just since I’ve been here. Kind of slow with Maintenance requests. Very approachable and helpful leasing office.

I highly recommend The Falls at Sope Creek. I was looking for a place to live that was safe, affordable, and convenient. This apartment complex has all of those things and more. The units are well-maintained and the staff is friendly and helpful. The location is great, close to shopping, dining, and entertainment. I'm so glad I chose The Falls at Sope Creek!

I haven’t had any problems with my stay at The Falls at Sops Creek. I could do with some updated appliances and cabinetry, but overall things have been pretty good.

When I first came on board the management company was great at communicating and responsive. The new management that has taken over, not so much. I recently reached out to them repeatedly via email and text and they just ignored me. We also had a building burn down recently and no communications were sent out about it during, and after the fire. I live in a unit where the ac does not cool - leaving the temperature of the apartment at around a 85 degrees in the summer and causing my electric bill rise 3x over. The maintenance person said it’s just because the unit is on the top door and there is nothing they can do. This was when I first got there and it has been like that since. In all I think manage is dismissive and unresponsive.

Maintenance closes tickets without doing anything. Leasing office falls short on promises. Emails go unanswered while your unit is falling apart or mold infested.

For the price its pretty on par. Nothing terrible but nothing amazing. Repairs have been quick so far and office people have been very kind and helpful. Will get the job done!

Big issues with Bugs, maintenance has taken weeks to fix minor issues, forced to pay a monthly fee for “trash valet” service that regularly misses or forgets or neglects to collect your trash, most of the equipment in the fitness center is broken or unsafe for use. Overall, the money spent is not worth the price. I’d rather spend a little more for a better run complex than save a little and deal with the issues I’ve experienced. The only positive I can give is that the neighborhood is safe and quiet, but that is because of the residents here. Not how the complex is run or managed, even by their corporate company. No negative news is taken seriously and there are never any reasonable results or inclinations that anyone cares about the issues.

The location is good. No issues with noise. However, the lease office is slow in its response to maintenance requests. This is an older apartment community. Have not seen any major renovations or improvements inside the apartment homes. A burned out apartment building has been left as an eyesore for more than 7 months. However, management did have the parking lot repainted and USPS replaced all the mailboxes. All the mailboxes were replaced due to theft. Residents were inconvenienced for weeks, out of the blue, with going to the post office to pick up their mail.

Moving experience was pretty easy, LaToya was very nice and helpful and got us in as soon as possible even with a little bumps on the road she made sure everything was done

I moved into an apartment recently, and I like everything about it, except the outdated kitchen and the bathrooms. The bedrooms are really nice and spacious....I'm just not sure if I am going to be happy in this apartment, but I'm hoping that there will be updates continuously made while I'm living here.

I really enjoy living here. It a quiet neighborhood and the staff try and make it a nice place. The apartment is just good enough for what you want it for. The kitchen is a little outdated in the one that I’m in but it works just fine. If you looking for extravagant this isn’t the place but if you just looking for someplace that will get the job done and still be comfortable, this is that place. The events that the complex does is a nice and warming way of getting you out and mingling with your neighbors.

I just renewed my lease for 13 months and the property was nice enough to not increase my rent since I have a view of the burnt building that is across from mine. Hopefully they will work to tear down and rebuild it soon.

I've enjoyed living here the last few months. But something I just can't get over is the horrible mess by the dumpsters. Especially on Sundays. We're told we have to keep everything off of our balconies such as drying towels and such, but those of us that live next to the dumpsters are greeted with that awful scene and smell. I hate having company over on Sundays because that's what they see when they first pull up.

Living at The falls as a great. The staff is helpful and friendly. My neighbors are quiet as well as the neighborhood. I never really have any issues, although the valet trash set up me a little wish washy.

We have really enjoyed our stay here so far! The whole staff is delightful to interact with and there is a good sense of community throughout the complex.

Nice neighborhood with everything in walking distance. Very quiet community and the staff is super friendly. Work orders are also completed in a timely manner.

The complex is nice. There have been a few hiccups and not very attentiveness from the office. Michael is great. Latoya is very rude on the phone.

So far my experience with the Falls at Sope Creek has been great. My leasing agent Latoya was excellent at communicating and everyone in the office was extremely friendly/helpful. The apartment itself was clean when I moved in, I even had new carpet and vinyl flooring. I would give five stars but as I moved into the unit, I continue to find minor issues like a nonworking AC. I am sure the office staff will help with this promptly though.

New management is an improvement but with the cost increase it's not enough to renew a lease. Needs more regular pressure washing and property maintenance. The pool has been leaking algae and slippery water all over the dog path for months.

Going on my second year here. Big issues seemed to be gotten under control. Still have issues with pools remaining open. Residents constantly use pools when they’re supposed to be closed leaving water green and swampy looking. It’s 4th of July weekend and both pools are closed. Kinda sux when part of your rent goes to maintenance of a pool that can’t be used over major summer holiday weekends when it’s 90 degrees outside…. That being said, neighbors in my building are decent and jovial. No issues other than maybe a few dog owners that don’t clean up after their pets despite the free doggy bag stations to get bags and drop off doggy litter around the complex. A few cars that may have been abandoned on property and need to be towed as well but there have been improvements in that area around the complex as well over the past few months post leasing company changes.

Breezways and trash need serious TLC. It is not pleasant to have guests or friends over when the buildings look so rough. Same as the parking lots/grounds in general. Also the pool could use a presence of authority on weekends it takes a real beating. People don't seem to take much pride .

Nice size apartment. The location is really convenient. It’s out first apartment as a family and we like it so far. There are just some issues with maintenance

The buildings, neighbors and grounds are nice. Maintenance is very slow to get repairs done. The fitness center is close to unusable and the laundry facility is nice, but most the the dryers are hit or miss on working.

We just move in and couldn’t be happier. The staff is wonderful and very supportive in getting everything done. Beautiful property and convenient location

I’ve lived here since 2020 and I love the area. Of course no area is perfect, we have our normal issues here & there with slower response times with maintenance, etc. but overall I have stayed because there are no huge red flags for me personally. Everyone who works here are nice & personable and I love that we are right in the middle of allll the action ; grocery stores, restaurants, car shops, car washes, etc.

I moved in Aug 2023 & still, after several requests, they still have not completed my work orders. The worst being the hole where the rats are getting into the building and am afraid they will get back into my apartment again! The trash service we are forced to pay do not pick up on a regular basis and then just recently they tagged my car with this huge sticker stating my tags are expired but they do not expire until Aug 2024! I have scrapped it off my window and tried everything to get the sticky goo off but have been unsuccessful. I work at a bank and had several people as me about it. That is so embarrassing!! Still have issues with the fuses and air conditioning not to mention several more that they have not taken care of. The one thing I really loved is the property is quiet and I have great neighbors but the neighbors have had the same issues so they are moving and the people the new ones are not as quiet or friendly. Unfortunately, I can not afford to move either.

There is always room for growth. Sometimes my experiences are good and sometimes they are very poor. Over the years that I have been a resident consistently, both pools are never open at the same time

Very central area! Getting everywhere is super quick and there's an Aldi right there! Not to mention the andretti and interstate right down the road

Being a long time resident I’m really enjoying being on property, I don’t like moving in new experiences isn’t my thing but I’m actually glad I did move

My experience with this apartment has been okay. The location is convenient, but there's room for improvement. Overall, I would rate it 3/5 stars.
