Property Ratings at THE FALLS & OAKS
Things of maintenance that go weeks to months even years without being addressed or fixed, stray animals every where, rules not ever being enforced for everyone's safety, rude employees that are careless and never write anything down, roach infested apartments, lack of communication, the list is never ending. Not even santa will go here because he'll bring home bed bugs.
Terrible customer service and maintenance. Seems like no one knows how to do their job. Office doesn’t answer phone or emails. Mice and roaches. They remodeled but didn’t bother treating the disgusting pests. I will not renew my lease.
The apartments will cut the water off without sending you notice. They will sell the apartments without giving you notice. You will constantly have to prove you paid your rent, so keep your bank statements or money order stubs on hand. There is trash everywhere, in front of the apartments, around the dumpsters, dog park, on the street and the playground. Maintenance will do the bare minimum. They will keep your key and enter your apt at will, no knocking. They have a roach infestation. Your rent will go up every year although they do no repairs or anything to enhance the property. Personel is rude and unprofessional. I have chemical burns on my hands and arms because the water was turned off while I was in the middle of washing up. The gate is always broken. They're cheap for a reason. Don't move to the Falls, the Oaks side is just as bad.
Called in to try to see an apartment. They told me it was sprinkling and that they wouldn't do any tours. I then asked some basic questions about the listings and they continued to change the information, and said that half of the information was incorrect on the listing even though the website said it was updated today IE Washer dryer hookups, Lease length, Move in Specials, and more
This is an amazing and wonderful place to live at.
This place tries to act like they are a high end apartment complex. First of all, theres Roaches all over the apartment..i spend so much money on fogging weekly. They charge for water and it comes out with no pressure! The walls are all parched up over old wall paper. They rig up everything instead of fixing it. And if you have another car, so a 2nd car. Its $30 per month additional charge! Dont waiste your time on these wanna bes! They suck!!! And they will not update their management in which they should! They are just ridiculous and terrible! I cant wait until my lease is up!
They used to be really great even in the bad neighborhood, but the new management has been awful. It isn't safe anymore. The AC and water are constantly breaking, they won't spray for bugs anymore, and the office staff are barely understandable. Just stay away!
These Are Some Beautiful Apartments But The WORST Management Possible They Try To Charge You For EveryThing Possible From Parking Inside The Gate To Getting A Key Card To Get Inside And If You Have Multiple People Living With You Then Only 2 People Can Park Inside The Gate So You're Forced To Park Outside The Gate And They Don't Tell You Gate Code Or They One They Do Tell You Doesn't Work The Hot Water Doesn't Work The A/C Has Broken Multiple Times And The Police Have Been Driving Around More Than Usual DIJ Properties Has Poor Excuse For Managers .????
First of all bad apartments they don't do them job. My dish washer not working they said we have provisional fixer since April unril know nothing happen and the water coming out of the dish washer then after that bedbugs coming they rise since April until know they don't do nothing if I want to move I can't because I didn't finish my contract blus the heat not working
They say criticism is best served in sandwich form. Positive, negative, positive. So here goes: The units that were painted facing the road and office look decent on the outside. If you're looking for a place where you have people hanging out in the parking lot blaring music, your friends cars get towed even though there are "visitor" spaces (if there's not a giant dumpster taking up most of aforementioned spaces), feral children roam the parking lots, roach and bedbug infestations galore, and office staff that can't write a properly worded memo (or be bothered to actually assist a tenant when an issue arises), then you've found your new home. It is also worth a mention that the units not visible from the road appear to be in decay (horrid blinds, old paint, etc). The bus stop is very close.
We've been here about a year and a half and it keeps going downhill. A new company by the name of Nova Eagle purchased the property in January 2017 with grand plans to improve the community. A month later, it's just patchwork on the parking lot and half completed sidewalks that collect water when it rains which in turn makes nice mud for the neighborhood kids to throw at patios. Most of the work that has been done to the property has been the leasing office and the parking lot there. The rest is a very poor attempt at improvement. Do yourself a favor and drive to the back portion of the community and tour the property there. You will get a clear vision of how truly unkempt and disgusting this place is - mini blinds in the apartments are horrible and there's a nice collection of trash and furniture piled around the dumpsters. Don't get me started on people who loiter in the parking lot with their loud music blaring with no regard for other tenants in the community. It's true you get a lot of space for a good price, but those perks do not outweigh the filth here.
I lived in a studio apartment for roughly 2-3 years. My only major maintenance issue was resolved within 10 days (Kitchen Sink). Never had a coackroach/bug problem. Very close to a grocery store and a couple of cheap restaurants which was a plus. Just like every other apartment, the management staff is hit/miss but once you figure out the people who can get things done, which was pretty easy to do, I enjoyed them. Overall, I enjoyed my experience and would reccomend it if you are looking for a cheap place to stay.
The management company is awful ! The maintenance people are awful ! They own both the Falls and Village oaks 1 The reason the rent is so cheap is because the place is awful . Had a flood that got the carpet wet . The office staff and maintenance never bothered to wet-vac the carpet, so it became stained and mold ! The maintenance has created more problems than they fix ! The office staff have the foggiest clue whats even going on ! The management company is nothing more than a investor who wants money each month ! Crime is awful here to ! The police are here daily along with the DEA . Pool was closed and turned green . City closed them down . Water is shut off weekly . When I moved out, I was charged for...tes the carpet because of there lack of doing things right here ! I was charged for things that maintenance never fixed ! This is how the management company makes even more money off you . The maintenance bad mouths the management here all the time ! Figure that out...LoL ! My advice don't even stop by this awful place !
nice facilities. Good floor plan with reasonable price. WIth pool and tennis court, you can't beat the price.
