The far southwest suburbs of Dakota County sit roughly 25 miles from both downtown areas. Primarily families reside in this area, and they enjoy an affordable cost of living, well-planned neighborhoods and a short (half an hour in low traffic conditions) commute into the city.
In this expanse of the Twin Cities' urban fringe, residents have their choice of newly constructed homes on large lots or attractive apartments in large blocks with modern amenities. While parts of Dakota county overlap with St. Paul proper, the outer edges of the county still host farms and natural areas.

Property Ratings at The Felix
Moved in and found cockroaches within my first 24 hours. Management didn’t help and found more cockroaches 3 weeks later. Also quite a bit of black mold under sinks. I stayed the night twice total because I was scared. They told me to turn in my keys because I kept complaining. They charged me $2,500 + $1,350 for move in costs. Doesn’t include all of my moving expenses. $4,000 for 2 nights in a roach and mold infested apartment will forever traumatize me. Don’t recommend

They will nickle and dime you. They will not fix anything you put in a maintenence request for. They'll tow your car in 2 seconds. They dont plow and the handicap spots were in knee deep snow for months. This is genuinely a horrible place to live. I've been renting for 8 years and this is the WORST place I have ever lived.

Management is an absolute joke. They lied to me about what my monthly rent was going to be and try to nickel and dime you any chance they get. Can’t ever get a hold of someone in the office when you need to. They never keep common areas clean either

Don't move here. The fees are 300 on top on your rent.there are roaches and they do nothing about it. Ive been without a microwave for a month. My balcony door doesn't close all the way and has been that way since i moved in. Just avoid this place.

This is your sign to RUN. Under no circumstances is this a safe or friendly community. I signed a lease in September 2022, and have personally experienced dangerous living conditions & countless nightmare scenarios. Within the first couple weeks, I found a graphic blood spatter located on/ under the bench in front of 1421 from an incident that occurred in the building. This biohazard WAS NEVER PROPERLY CLEANED, even after countless requests to clean this. As of May, 2023, you can still see the stain in the concrete under this bench (where children wait for the bus). The “emergency” maintenance line is a message line- you’ll never talk to an individual about EMERGENCY concerns, nor will you receive follow up. The heat broke in a typical Minnesota cold snap, and my heat remained under 50° for almost an entire week. Hot water has been broken for 48 hours at a time. My lock on my front door stopped working, and had to place 5-6 phone calls to beg the office to repair my unsecured apartment. Parcel lockers are false advertisement. They will place your packages on the floor in an unsecured room next to the advertised lockers (you pay extra for these), and I experienced 2 thefts. The parking lots are not maintained. Handicapped spots aren’t plowed, and the entire parking lot (including the sidewalks) was immobile for several days after a few snow storms (we couldn’t receive mail for over a week & the USPS driver got stuck). The office sporadically closes midday & they don’t answer phone calls (including emergencies!). Peak Living does not care about you. The Felix does not care about you. RUN.

Amazing office staff/maintenance team especially Alexis!!
Terrible maintenance staff. My washing machine didn't even work when I moved in, and took two months to fix. Also took multiple months to fix a non working dryer, and a mailbox that wouldnt shut, resulting in my mail being taken.. Recieved no compensation for that. Will also suck every possible dollar out of you before you leave. Go somewhere else if at all possible
I rented the one-bedroom - moved from WI. The model I saw was the Ronan, it is not the same as the apartment I was given, when asked they told me I got the "warm toned" apartment aka OLD. I could not live in my apartment the first week I started my lease - many things were broken. The only positive about move-in was that the apartment was clean. Also, got stuck in the elevator for a little over an hour, mind you it was 90+ degrees that day. I reported it and apparently was the first time they have heard of such a thing. I talked with multiple residents who have been stuck in the elevator before and the fire department and the elevator repair company confirmed. Currently, the elevator is broken *shocked*. When I talked to the office I asked to speak to management regarding my concerns. I ended up speaking with the assistant manager who was RUDE and did not care about anything I said. Over a week later I am still trying to get things fixed in the apartment. Overall Cons: The pool is very small for the number of apartments they have. Trash everywhere from bins being full all the time. Dog poo bags overflowing in the garbage can outside. Buzzer to get into the building is confusing and hard to use. There is not easy handicap access. Positives: The building seems to be quiet, even on weekends which is nice. Seems to have enough parking including for guests - make sure to get a tag for guest or they get towed. Overall, overpriced, do not care at all about you. They do not have reviews on social media for a reason.
I read all the negative reviews and brushed them off. I wish I hadn’t. They treat their renters like garbage. If you have a work orders expect them never to fix what is broken. Packages are stolen, you will buy the package lockers and you packages are still left out and stolen.
Terrible. Save yourself the headache, no MIGRAINE from living here. It is the worst apartment complex I have ever lived in. If I could give this apartment 0 stars, I would. The management is horrendous. They do not care about their residents and are extremely rude. If you have the bravery to call and complain about something, you will get told you are “not a decent human” and hung up on. The only staff member who cared about the residents and was kind, left recently. No one cleans up after their dogs and themselves. Someone recently cleaned their car and threw all of the trash (including multiple empty glass alcohol bottles) onto the grass. It wasn’t cleaned up for four days. It ALWAYS smells like cigarette smoke and marijuana. There are urine stains on the carpet in all of the hallways because the residents let their dogs pee outside their doors instead of taking their dogs outside. Trash is never put in the trash chute and is, instead, set outside of the trash chute door or left is the hallways, causing a trash smell 24/7. There is poop all over the grass, not picked up and thrown away. There are broken glass bottles next to the pool. There have been multiple times that vomit has been next to and in the pool. They are always hiding new fees (like $55 for cable when you were never given a cable box or told the information on how to get a cable box) in the rent costs and when you ask about them, you are told that you have to pay because you signed the lease. If you question them about these fees further, you are hung up on. The biggest issues with this apartment complex is the rudeness of the staff, the complete disregard to keep the complex clean, both inside AND outside, and the constant trash, weed and cigarette smells. Do not move here. I repeat. DO NOT MOVE HERE!
I have lived here 5 years and I cannot wait to leave. The hallways aleays have trash, the main doors never lock , packages get stolen, no one picks up after their dogs , people are loud and the walls thin, smells like smoke , malfunctioning fire alarms , management never answers, the plumbing is constantly breaking , things are stolen out of the garage , and they hide fees and constantly up the rent. They have a fitness room with 1 our of 4 treadmills even working . I didn't have hot water in my bathroom for darn near 2 months. Do Not live here .
Do not move here! Management does not do anything about any complaints about anything! They are rude to residents and they have the gall to tell residents they are being rude to staff and to stop contacting them with legitimate complaints that they refuse to correct. RUN AWAY FROM THIS PLACE
First day had to call police on neighbor beating his girlfriend, management didn't do anything when I told them. First week here I had to deal with noisy neighbors, took management over a week to get a solution after bugging them every day that I couldn't sleep, they just moved me to another unit instead of addressing the actual problem. Heat barely worked during winter, room averaged 60°, management didn't do anything until I went to maintenance directly to solve it. Had stuff stolen from my garage stall because management/maintenance propped open the doors all day, even after telling them AND the police about it, doors continued to be propped open. Management likes to leave paper notes on doors about what's happening instead of sending emails, to my surprise I came back from vacation to find a note INSIDE my apartment on the counter that a 3rd party vendor was inside, hoping they didn't steal anything; I asked management if they could send emails as a heads up but their response was "people don't check their emails so probably not". I've asked neighbors to be quiet at 3am, only for them to call their friends over to make more noise. Don't expect anything out of management and you'll enjoy it, otherwise find somewhere else.
The first year was great. Minimal problems. Never needed to call maintenance. Just overall great. The next couple years were terrible. Not only do they raise the rent every year, which is absolutely ridiculous, maintenance doesn't even fix anything. They just apply a mere bandaid and hope it lasts. The heat register in my room was leaking for DAYS, resulting in wasting a bunch of towels so I wasn't walking in a pond. Once they finally "fixed" it, it started leaking 2 days later! Additionally, someone broke into my car in the garage and they recommended that I "leave my car unlocked to prevent any broken windows." So basically, they don't care if you're walking around in a pond in your apartment or if someone happens to break into your car in the garage and they love to raise your rent even if you've been loving there for years. If you don't care about overpaying a ton, management doing nothing about theft, and maintenance being useless then definitely go for it!

Loud music blaring all the times from somewhere. People puking and/or yelling at each other in the parking lot at all hours. Hallways and common areas smell like a mixture of urine and Glade. Burnt out/rusted out entryways. Elevators that are so banged up and slow you'd think there was a person hand-cranking it up and down. Residents use stolen shopping carts to haul goods from their car to their apartment. Avoid at all costs.
Property Manager at The Felix, Responded To This Review
We are disappointed to hear that you had a negative experience with us but we're making moves to improve our resident experience! We have a top-notch vendor coming in at the beginning of next month who is excited to tackle our building cleaning. Within the first few days of September, all residents should see a massive improvement in the building appearance! Regarding the elevators, we are also in the works of securing a contract for elevator maintenance to spiff them up and get them working in perfect order. We aren't 100% certain on when that will take place, but it's on the radar! Noise disturbances are something that we take very seriously. If you are noticing loud music during business hours, please call our office to address. If these events are occurring after-hours, please call the Burnsville Police Department to assess the situation.
I’ve been living here for a couple months now and I enjoy it! The space is really nice and homey. Management is good to work with and always helpful when we need anything. I would definitely recommend!

I moved into the Felix apartments in November and am so far enjoying them! The interior of the apartments are beautiful and very up to date. There are many amenities here that I am excited to use, and my dog loves the dog park! The management is nice and friendly, and great at answering any questions or issues I've had since moving in. I would definitely recommend.

Thank you for your review. We are happy to provide exceptional communication.
This is by far the worst place I have lived. They charge way too much for very very very poor quality apartments. Every single week the water gets shut off due to “emergency maintenance” more like old rusty pipes. They claim they have rent specials, they have had the same deals for I don’t know how long. It’s all a scam. The office staff is horrible, they make me feel horrible for renting here. THEN, it gets worse. Out of no were my rent went up $100 THREE TIMES! When I called the office and asked what happened they said it was because they had to turn on the boilers in the apartment. You can’t say anything about it or change it because they force you to pay it with their online paying system. Please I can’t stress this enough please please do not move here. There’s bugs, when you sign they say they charge you a $1-$7 a month for an exterminator to come out and spray but I have never seen one and I have never paid $1-$7 to anything anywhere.

Honestly, it's been a frustrating place to live. I had a couple of recurring problems in my unit that I eventually stopped submitting maintenance requests for because they would require maintenance again a couple of months later. Things are done fast and cheap, and you can tell. The heater in my bedroom leaked and warped my bed frame. The water pressure is poor and temperature varies at all hours of the day and night. The common areas are not kept the cleanest, either. The carpet has many stains (I think from pets) and I once saw Doritos that had been spilled in the hall that sat for 3 days before it was cleaned.

DO NOT RENT! Now that I have your attention, I have only lived here for 10 days and if I could go back I would never rent from this subpar facility. First they double charged me for rent on the first month! And waited until after the rent was due to change it to the correct amount so they could slap a late payment fee on it as well they are thieves. Ive never seen a group of people that cared so little about their job and customer service in my life. The office workers are rude and insulting, and I'm surprised they can dress themselves in the morning Because I never got a straight answer out of anyone about why this happened. After numerous calls to the office trying to get the late payment fee dropped nothing was done. They told me I better pay it before they give another late fee. Im not normally one to complain or write bad reviews but I feel I have been wronged by this business almost immediately after I moved in. So please save yourself the hassle and stress and MOVE SOMEWHERE ELSE!!!!!!!!!!!!!!

I've lived here for a year and a half now. they only care about you when you are moving in after you sign it is impossible to get questions answered by staff. They were just bought out and the new staff is clueless. It is extremely noisy and trashed due to construction. There a not enough parking spot because the controls are parking their equipment in the spaces. Like i said a year and a half i have asked every month for my new lease and have yet to receive the staff members same ones keep saying it will be sent to me.....still nothing. currently looking for else where to live. this is not worth the stress or the money.

Shortly after moving in a year ago the apartment was bought by Trinity and it has been a nightmare. Maintenance requests go unanswered for weeks. When you can get an office staff on the phone they either don't know what is going on or say they'll get right on that and never do. If you call about a problem there is never an apology, just an excuse. You don't get proper notice for your lease, just a note in the door, not even something official mailed to you. And even that is given after weeks of calling the office for information. The "renovations" are tacky. Repainted doors and hallways, but all of the doorknobs are half spray painted black due to rushed labor. The noise level in apartments with the "renovated" hallways is insane. There is always some type of construction going on that block too many parking spaces for residents. Do yourself a favor and look somewhere else. We all deserve better.

This is the worst apartment I have ever lived in. They only care about getting new residents in. Once they have your lease signed they could care less about you. We were lied to before signing the lease as well. We were lied to about garage parking spots and our security deposit (which wasn't really a security deposit at all, just $90 that we never got back or could use towards any of our fees when we moved out). We were also told to go away one time when we were trying to pick up a package because the person working at the office was "too busy" with a couple signing a new lease. They will tell you anything to get you to sign the lease. STAY FAR AWAY FROM THIS PLACE.
Parking was poor. There is not enough spaces which turns into risking parking on street. In Burnsville there's no parking on any street from 2am-6am. The police are fine giving tickets. Amenities great. Price was high. Pet friendly by far. Noise was fine, except when neighbors are yelling (frequently). Office staff are debatable on who you talk to. The reason we're moving is because of the increase in rent. They remodeled some apartments so I can see why, but ours isn't. When we put in our 60 days they negotiated to our original price and we had to decline. Overall ok clean apartment.
Let me start by mentioning that their staff has been very polite, and understanding. I have not had any problems with my apartment and i have been living here for a year. I will mention the pros and cons just to get to the point: Pros: Inside pool Outside pool grill area bon fire pit- electric dog area- just a fenced square underground parking- extra charge laundry machines inside your apartment balconies convenient groceries carts Easy online rent pay 24 hr emergency maintenance Real wood Fire place Gym Cons: The rules constantly change. The gym used to be 24 hours, now it is open until 10 pm. They are constantly cleaning or doing something with the underground garage , so they may ask you to not park there, therefore you end up having to park on the street. -Hard to find a parking spot unless you have underground parking, which a spot is permanently assigned to you. - Visitors need a visitor pass- you only get one permanent pass, if you want more people, you must go get a temp pass from the office. (Which closes at 6 ) - The walls in the apartment are really thin, so if you do not mind hearing your neighbors walk down the stairs, argue, or rap, then this might not be a good fit for you. You might even get the neighbor whose dog barks occasionally - The carpets in the main hallway are always filthy with something, They do clean them occasionally but most of the time there are dog urine stains everywhere and feces. - You have to pay an amenity fee when you sign the contract. -Heat is included, but they shut it off before summer, so if it is still chili out, then you will have to use that fireplace. - A little over priced for what you get.
I've lived at the Atrium (Madison Atrium) apartments for nearly 2 years now. It's a great place to live. I love the convenience of having a washer and dryer in my apartment! I also love having a wood burning fireplace to take the chill off on those nippy evenings. This is a pet friendly complex and the only issue I've had, is some of the tenants not picking up after their pet.
