This is a pretty good place to rent from, honestly. Comparable rates, and nice apartments. We love the granite countertops and large kitchens in our 2 bed 1 bath. Maintenance requests are responded to reasonably quick and they usually do a good job. There's been a couple times where they missed something we needed done, but they're pretty good for the important stuff.
My roommate and I have lived in one of the two-bedroom, two-bathroom units since October 2021. We absolutely love the complex and the management team and that's why we've renewed our lease several times over the years and continued to stay! The management has always been willing to work with us on anything we've ever needed. We love having on site property management that is easy to get a hold of when needed and also love the amenities the complex offers. The complex is beautiful with lots of trees and areas to walk and hang out. It’s also safe and well-kept which is important to us.
Always on top of maintenance,quiet place to live. Everyone is so greeting. I would recommend to anyone!
I have lived here for 3 years. I LOVE living here! Sandra the property manager has really been busy with her team focusing on ground maintenance and amenities! A big thank you to Sandra, Miranda, Gene, Wayne and Andrew for all of your noticeable hardwork!! Key factors for me, common court areas , landscape design, pool, clubhouse, billiards and spa. All the other tenants are great people and I have made a lot of friends. Location is excellent. Solid building structure and apartment layouts. Love the short walk to the canal path and park! This is home for me!
I’ve been a resident for 6 months now and have really enjoyed it here! Very quiet community and the staff here are great.
I’ve been here over two years and it’s a good place to live. Property is maintained and kept clean, and maintenance is timely with repairs. Staff have all been very nice.
We have been living here for almost 8 years and we are still happy. We live on the third floor and have a great view. We have never had any problems with neighbors. We love living here and it feels like home. The pool gym and clubhouse are great and well taken care of. My wife and I would definitely recommend living here.
Quiet community, I have been here almost a year and haven’t had any issues. The office ladies are nice everytime I come by to pay rent & the maintenance guys came to fix a few things in my unit the same day I called the office.
The new property manager Amanda has been lovely when it comes to making accommodations. I had payroll issues at work and she was more than willing to take my rent payment a few days late and waive late fee’s. The girls in the office are always super friendly and professional when I come in to the office. The maintenance techs are also very respectful of the fact I work from home when needing to do preventative maintenance.
I have lived at the fields for a few years & am also one of the residents who recieved quite a hefty increase. At first, I was pretty upset so I decided to look around. I quickly realized the fields prices are not unfair. Unfortunately, for us locals we have never seen a rental market this high, but that isn’t the fault of the fields. I only had to put in a work order once, but the office team responded right away and even had maintenance out the same day. As an Idaho Native if I’m going to be paying this high of rental prices, I would most definitely want it to be here. The staff has never been anything but respectful and genuine, plus you can tell just by walking around how much pride they take in their property.
The leasing office has seen some turn over in the past few months, but the new staff they have is fantastic! The rent prices are a little high but you are also getting a lot with the rent. Covered parking, in unit washer/dryer, and all utilities but electricity are included. The internet is a little slow at times, but it's to be expected with how many people are working from home. It is worth looking at if you are looking for a rental.

It's not a good apartment complex. I live in a 1bed 1bath and there's nothing luxurious about the apartment and it's not worth the rent. I have lived in actual luxury apartments and these apartments are far from them. On the first day here, the lock came right off the front door! They change rules every month and since last month you cannot use a grill in your balcony anymore. The neighborhood is pretty good though; lots of restaurants close to the apartment. Internet is included in the rent but it is awful. It's usually in the range of 2-3 Mbps. Btw, you cannot get your own internet connection at this location. Their horrible internet is the only option. You can find similar places for lesser and better/newer apartments for $100-200 more. My friend warned me against this place but I didn't listen. Now, I'm warning you, will you listen?

I’ll start by staying that the apartments are nice. We liked living here at first. We even convinced a family to also live here. However, the issues at Fields are NOT with it. I would never recommend this place to anyone again. In fact, I tell anyone who asks to look literally anywhere else. Our lease changed mid-lease term multiple times during our several years at Fields. First they added pet rent in the middle of our first lease because they decided to allow dogs… extra $60 a month. Now, they’re saying no barbecues, so everyone who has a barbecue has to figure out what to do with it. It is totally out of the blue and completely inconvenient for residents to figure out what to do with their barbecue. We finished our second lease and were going to sign a third, but they told us we should go month-to-month because our rent would likely not go up and would be $20/mo at the most if it does go up… we chose month-to-month based on their recommendation and then got a cowardice note on our door with a $300/mo increase. No discussion, no warning, nothing. The note basically said if we don’t like it, move out. So we left. Anytime maintenance or management entered the apartment – which was way too often in my opinion – it was usually less than 24 hour notice. Apparently being left alone is too much to ask. I also worked from home and was sick of being interrupted during my workday. Depending on where you live in the complex, it can be extremely loud. The gun range is right across from the apartment complex. It’s loud as expected, but they also have a rude employee with a white challenger that peels out multiple times a day – once early in the morning and once later at night. The trash truck also shows up at 4am a couple times a week. There’s also a motorcycle store is up the street, so just expect to be woken up often by loud noises between all of these. Fields allows month-to-month tenants that have little to no respect for long term tenants. We’ve seen everything from criminals being taken away by police to the nonstop partiers that have no respect for anyone around them. The walls are also thin, so listening to the partiers vomit all day the next day is extremely disgusting. Any issue that is brought to them is usually handled by offering an exit strategy. Instead of trying to get to the root of the problems, they’d rather kick you out. It’s completely unprofessional and disrespectful to good tenants that just want a nice, quiet place to live.

One great thing about our apartment complex is that we allow for our residents to go month-to-month after their initial lease term. We do not charge extra for this, however with the increasing market, we have had to increase our rental prices. The management team lied to get you into their units and locked into a year lease. The units are not sound proof or well insulated. The management team will not resolve noise issues with neighbors. You cannot change units even if you’re having problems with noise or neighbors. The management team doesn’t care about their tenants.
Just want to throw out Kudos to Fields of Gramercy Apartments. I am in my 4th year of of living here and must say I feel great every time I pull in to this beautifully landscaped complex. The management is more than helpful, the rates are extremely competitive and my neighbors are the best!
Instead of discussing with residents one on one about rent skyrocketing (in the years I lived there, my one bedroom went up nearly $400) they stick notices on the doors, and give you thirty days to decide if you are going to become homeless or continue paying them. Every person I know who had been there long term is terminating their leases, because of the outrageous costs and management's scummy methods. You will never see your deposit again, no matter how much upkeep and cleaning you pour into your unit. The gun range across the street will keep you up night and day. New management takes the "luxury living" slogan too far, and raises the rent roughly $150 to $200 a year with nothing to show for it. There is nothing luxury about the professionalism they exhibit towards the grounds and their long term residents. I'm sure most of these five star reviews are individuals being paid or given move-in specials, because nobody within the complex I was aware of, was ever this happy with anything.
This place is great if you are looking for a nice, clean complex to live in no longer than a year. If you sign a one-year lease and are definitely moving out at the end of your lease, this place is great. Depending on which side of the complex you live on, you typically have a nice quiet view from your balcony. There's a lot of construction going on, so it's noisy during the daytime on weekdays, but other than that, it's quiet besides the occasional sports events at the high school nearby and the shooting range if you live facing that direction. When we moved in last year, we were told that they have a lot of new residents moving in because they actually hadn't raised the rent in almost 2 years, so a few people moved out because the rent increases were about $150/month, but that because they had just increased rents, when our lease was up that it should only go up $20-$50 at the end of our lease. Which sadly we now know was a lie. Our rent is going up $140/month, and we've heard about other neighbor's having their rent go up between $150-$200/month. We were really hoping it wasn't going to happen to us too, but it's making a lot of sense why all our neighbor's have moved out in the last two months. They also ask you give 30-days notice to vacate, so you get a day or less to decide whether you want to pay the increased rent. Typically you give 20-days notice to vacate for most apartments, which gives you a week to look at your options. They ideally want to have high turnover here in hopes that new residents will pay the increased prices without realizing they've been duped, then after the lease they'll increase your rent by 10-20%.
