The Flat is in a wonderful location within walking distance of a variety of locations. It is close to the metro as well. The staff is very friendly and helpful! The amenities are awesome, especially the pool and gym.

This is a great place to live! I have been at this community for 2 years and have never had a major issue! If I do, Cedrick is always on top of everything and always innerstanding!! Maintenance comes same or next day and is very efficient!

The Flat was originally pretty questionable but after living here for a while I can say that it’s better then the reviews originally made it sound. I haven’t had any issues since moving in and have been enjoy myself.

I don’t even know where to start. Move here if you want to deal with unprofessional leasing people (with the exception of Emily) that will be nice to you when you move in but get bothered by any type questions right after, they always in a mood as if they don’t want to work here and have no customer service skills, they also open the office whenever they want to often opening late or closing early. Or if you want to deal with your car getting broken into, the parking garage doesn’t have a gate and with the homeless problem in downtown cars are always getting broken into all year round. In one occasion I saw 4 cars with broken windows on the ground level alone. Security here is a joke, they have no guards during the day and the ones at night are constantly falling asleep at the front desk or giving you bad looks when you walk in. Homeless people are constantly going into the building at night and sleeping on the stairwells.I moved here when rent was a little cheaper and still think this TINY studios are not worth the price, just spend a little more for something worth your money.

I pay $1253/month, 400 sqft unit. All utilities and parking included. There is no range. Just 2 hot plates.
Located on the perimeter of Downtown LA, the studio apartments at the Flat provide a great balance between pricing value and ease of access to downtown. The reason why these apartments are cheaper is because it is located in a neighborhood that is experiencing gentrification and mass apartment construction development. The amenities that the Flat provides includes: tenant only parking (with additional fee), swimming pool, business center with computers/internet access, basic cable, paid utilities, air conditioning units, mini gym with views of the staples center, a tiny dog park, lounge area with pool table, 24 hour security, concrete floors, and a quick walk to LA live as the apartments shares its border on the Financial district side of Downtown LA. The demographics of this place primarily consists of working professionals and music industry folks. Snoop Dogg once rented a space here as his LA pitstop. The rest are a minority of college students (Either USC or FIDM) and retirees. As a final note, you may wonder why they have an unused "bar/dance hall" next to the pool. These apartments used to be a hotel back in the days.
Great location, super close to LA Live and other downtown attractions. Awesome view of the downtown skyline if you are on that side of the building. Surprisingly the apartments and common areas look just like the pictures. Staff are friendly and keep the building clean. Security is on site 24 hours and patrol regularly. Maintenence is quick and simple. I love living downtown and am glad I found this gem. Now....the negative. The studios are small and don't have full ovens. This works for me because I'm rarely around to cook. lol. But it is cozy and comfortable for me. Additionally on this street....there are some "suspect" regulars who hang out down the way. They are harmless, but to someone not use to urban living it can be offsetting. However, secured indoor parking is INCLUDED in the rent so you really don't have to be bothered with the outside world. Additionally all utilities are included, INCLUDING cable tv. Thats like $200 your saving! This spot is great for single, city living.

Looking for a place with parking and ALL utilities included in your rent? Here it is!... I searched high and low at many different places in DTLA before I leased here. I loved every moment of the 12-month lease and unfortunately have to move for work purposes. I would recommend this place to anyone who enjoys a low-key studio with a great community.
