I’ve been here for 2 years and I love it! The management is very friendly and approachable and maintenance is quick to respond to any issues you may have. The pet park is very secure and accessible and I love hanging out there with my dog. The pool is kept very clean and I love that security patrols throughout the night. Great place to live!
I love living at the Flats! It’s a dream come true living here because they have really cool amenities like a coffee bar, gym, and pool. My husband and I have lived here for 2 years and we’ve had nothing but positive interactions with the staff. Maintenance requests are handled immediately, neighbors are quiet and we are fortunate enough to live in the historic school building. All in all, it’s a wonderful experience and we intend to stay here for quite a while.
I absolutely love it here. I've been at The Flats 324 for 2 years now and have nothing but great things to say about the community and management company. I stay in the historic school building and have maybe heard noise from my neighbors once or twice. The soundproof is amazing! If you're a pet owner the dog park is a great asset. Plus they take all dogs, no weight restrictions. Huge plus since I have a 65 pound lab. Yes sometimes there's a few pet owners that don't pickup after their pets but for the most part it's never out of control and management does a good job about addressing those issues. The pool is probably my favorite part. Plenty of lounge chairs, tables, grills, and space for a large crowd. Management is quick to address maintenance issues, friendly, and on holidays or just random occasions they spoil us with free snacks, treats, food, and drinks!! Free coffee and tea bar is available in the lounge during the week. The community is gated. More than plenty of cameras in the building and outside. Have always felt safe walking my dogs around the block or to Old Town Square. There are several homeless shelters near by but for the most part they don't really hang out too much around our building. But if you plan to live anywhere downtown be ready to run into them, it's just part of downtown living. You really can't beat the location. You're right next door to Wave so that's great for concerts. 3 blocks from Intrust Bank Arena. 2 blocks from Old Town Square. So if you're in looking to rent downtown you have to come tour The Flats 324!
Tons of layout options and affordable pricing! There is a pool with comfortable layout chairs, nice original hardwood floors are a huge plus. Great community!
Absolutely amazing place to live! From Angie in the office to the maintenance staff, everyone really goes above and beyond to help with whatever it is you may need. The apartments are great, and as expected with a historic building, they have real character and are not your typical cookie cutter home. We plan to stay for years to come.

Flats is a great apartment complex that has an amazing vibe. Located near downtown Wichita is makes getting to any of you local hang outs easy! The pool during the summer is always an amazing time!

The staff only post signs to prevent car break ins. There are no cameras on parked cars and cars have been broken into. The surrounding homeless population always jump the gate and go through trash inside gates and don’t care that people walk by. I walked by a homeless guy inside the gate putting away his knife after he robbed a car and had the call 911.

We are sorry this has been your experience. We do want you to know we are actively trying to help control the activity that goes on in and around our property in regards to the homeless population. You did the right thing contacting law enforcement. We hope with law enforcements help we can get a better handle on everyone cohesively living together.
They don't respond to maintenance requests as fast as they should and sometimes I can't even figure out how to get a hold of them because they are BARELY in the office and no one ever answers the office phone. Poor experience and I will not live here or recommend any one I know to live here.
