Where do I start Roaches , Rats , Mold , electrical fire, rowdy neighbors .dog poop on grass (un sanitary for dogs) , garbage over flows and on the ground(sometimes road) , rude /condescending building front desk and rude incompetent maintenance. Seriously run . This place is a hell hole .
they have awful mold issues and are slow to respond, i had to leave early because of the mold issue, they ket giving different reasons for the mold issue. the rental office will play stupid and give you the run around. mold spread and caused damage to furniture, they will avoid accountablity and compensation for property damage, you can forget the security deposit. also people will steal your packages and vandalize your car, my gf got her car broken into and my review mirror was smashed in stay away!!
I have been living at this apartment complex nearly 2 years. I have paid my rent every month, dealt with pest issues, dealt with a double homicide in my parking lot, dealt with teens and residents making lots of noise or playing loud music in the courtyard behind my apartment. I have dealt with all this without complaint. “The management office is doing what they can,” I said. “They brought in exterminators for the pests and hired a security service for a month after the homicide to make us feel better,” I said. Recently I have realized management *DOES NOT GIVE A CRAP* about residents. Part of the reason I rented this place was because of the in-unit washer and dryer. My washer has been broken for over a month and a held. They attempted to fix it once, and it is still broken. I followed up numerous times and have emailed, called, followed up with emails and pictures, and heard NOT ONE WORD. They do not answer the phone at the management office, do not respond to emails. They will not communicate with me. In my last email to them, I warned them that a negative review was next. I still have not heard anything and have resorted to going to the laundromat and traveling with my dirty laundry on a trip to visit my family in Atlanta so I could wash it there. I am extremely upset at the disrespect and lack of concern for residents. They hold events and fundraisers to pretend they care about the community, but ultimately they don’t. Maybe their marketing and management departments need to come together and work on figuring out how to respond to unhappy residents rather than focusing on fake community projects. The Flats, I will invoice you for the money I spent at the laundromat, and my next step is to pay for someone else to fix the washer and invoice you for that as well. I don’t know what else to do to get your attention. To anyone else considering moving here - don’t.
I cannot WAIT to get out of here!! The management has been terrible since they made the switch. My a/c has been broken for 2 months now!! I have a cat and she is suffering the most! They also paint over mold; the units are spacious but it’s also really easy for moisture to get trapped in these units; there’s mold in every one of the rooms in my unit. It really sucks that the living conditions are like this and it’s very unhealthy. Management does not care about these problems and they catch attitudes with you for complaining about the problems maintenance can’t seem to fix!! Please, save yourself the money, trouble, and frustration.

Under new management and the property is just going DOWNHILL. Prices have rose extremely high and they are so unprofessional and disorganized in the front office. Yes they’ll answer your call just dnt ask any questions that’s where the frustration comes in.
If you work in the Bethesda area at NIH and Navy medical this is a great place to live. Even with traffic it's a quick drive.
I love my apartment, neighbors are pleasant. The Management office are very attentive. The staff are attentive to our needs.
I have lived here for 6 years and it has been a great experience. The apartments are spacious with eat-in kitchens, large rooms and washer and dryers and lots of closet space. I have the perfect view from my living room of the park and tennis court and the staff are always helpful and friendly. It is close to the beltway which is important to me. It's like it's own community, really quiet and nice. I love it.
This is a great community, you are a couple minutes from the White Oak shopping center, you have the White Oak Recreational center right across from the complex. The staff are very helpful and Maintenance staff are always on time. this complex is very large with a great size pool and big courtyard with a playground. This is a great touch to the community, very great to walk around and interact with neighbors.
I live in a great community, my building is close to everything metro, community center, shopping center and great schools. I have been a resident for 4 1/2 years and Love it. My unit have three bedrooms, and it is like a little townhouse. The maintenance team do a very good job with keeping everything nice. We have a great office team, they make sure that we is comfortable residents. I think if your looking for a community that has a great keeping of the community you should make this your home. I have lived in my apartment in Montgomery Paint Branch for a year. I truly love being here. I have had very few needs for service. But, when I did, they were taken care of within one day! The staff in the leasing office is exceptionally professional, and always seem happy to see me! Great folks that truly care about the needs of their tenants. The apartment is spacious, especially for the price. Guests have all been very impressed with the place! The walk-in closet in the bedroom is VERY spacious. Plenty of room for both my clothes, and other storage. The kitchen is wonderful - plenty of cabinet space, gas oven, dishwasher, and washer/dryer. It also has space for a nice kitchen nook. It's location is convenient to downtown Silver Spring and the beltway - giving quick access to the metro area. I am also right around the corner from a Giant one way, and a plethora of stores just a bit north. I work in Forestville, with a night job in Columbia. I am conveniently located between both. The neighbors in the complex (or, at least my building) are great. It's pretty quiet here, and folks don't mind helping out. I really enjoy calling Montgomery Paint Branch my home. I would recommend this apartment complex to any one who asks.
