Property Ratings at The Flats at Olmos
My family and I have been living here just shy of one month. The manager Nicole is great and makes sure that maintenance gets done on time as it's supposed to be and takes pride in the neighborhood by keeping it clean. The dog area where I take my animals to go potty is always kept up well and you can tell that the neighbors also take pride in the neighborhood by picking up trash and keeping it clean. the dumpster area is clean as well and there's recycling which is nice. the apartment is a 1 bedroom and definitely a larger size which is great for a small family. the pool hours are 9-9pm and the neighbors are always respectful and leave right at 9 o'clock as they're supposed to. There are not parties at the pool but yet small gatherings and again the neighbors are respectful of those living close to the pool area with noise and leave promptly at 9. Finally glad we can call this home. Great property close to shopping, the mall, HEB, etc.
I've been happy with my apartment here. Its a pretty quiet place. I like using the pool when I get a chance.
The management being Melissa and one other girl try to do their best but the owners keep changing and things aren’t going well. The place was infested more than not with fleas and roaches, and I had no animals in my house. My furniture was brand new and wrapped in plastic so I didn’t bring anything in there. There is also always something wrong with the water either it is turned off with no warning... or there is no cold water( like can’t wash your hands with out burning yourself). I don’t know how they have gotten away with not fixing things but I had a window that literally permanently cracked opened because it just sat on the ledge held on with the latch... They also charge you very weirdly when it comes to the utilities.. I had a broken AC most of the time also and that was never fixed... I got so sick I had to move out because of the infestation and mold growing in the walls from the broken AC draining into the walls.. I have pictures of everything listed above. This isn’t the place to be if you want to live stress free.

Maintenance is onsite and responds the same day to any maintenance issues reported. Pest control is also provided weekly to all residents who request it. If you had these sort of issues it would only be because you did not report them to us. Our staff and maintenance pride themselves on promptly responding to maintenance or other issues. We can not fix what is not reported and rely on residents to report issues so we can handle them. The next time you have an issue you should report it immediately so we can get it fixed.
The apartments have a really nice pool area. I'm a college student and like hanging out by the pool to read. It is also close to the park which makes it nice to take my dog out and get some exercise. He may love the apartments more than I do. :)
I've lived here for a little over 2 years and have been happy with my experience. I'm close to work and close to the Quarry. They take care of issues as I report them and are friendly. I've always felt like I was treated well.
Been living here going on 2 years ever since I been living here I have been tolerating a lot of stuff A/C issues pluming electric you name it they have been putting a band aid every time but enough it's enough all they care about it's that you paid to them 2 yeas it's a win they make their money off me so for everyone els looking here I would recommend look somewhere els
I’ve been here since October and I feel so comfortable here and I’m proud to call my apt my home. Melissa the manager is awesome and makes you feel right at home. The pool is also amazing and so are the lovely neighbors. Maintenance is on point they come out the same day if not first thing the next morning. It’s centrally located and mins from anything.
I lived here for about a year they never can find maintenance men that will stick always someone new coming to the apartment also take a very long time to come to your concerns things don't get fixed i put a work order in and it did not get fixed for two months the only reason why I'm giving it to stars is because of the manager who is very polite and will try working with you on things I went without AC for a week and all they could say was they were waiting for a part I wouldn't recommend anybody to stay here I've had such bad luck at the flats
I'm sure the property is nice but I've called three times and emailed twice and no one will return my call or email. If they don't have any units available it would still be nice if they would let a person know so they could move on to something else. The response for issues or repairs must be horrible, you would think they would be responsive to prospective new clients but that is not the case.
