Rented here for 3 years Pros: -Friendly maintenance and so- so staff. They are nice and helpful on some days but then other days they treat you like your an annoyance. -Surrounding area is nice and conveniently close to Richmond ,Sugarland and Houston. -Reasonably priced if your looking to get on your feet and oyster creek is a really nice school. Cons: SILVERFISH,ROACHES, SPIDERS, ANTS, WASPS, BIRDS, POSSUMS, ARMADILLOS, RACCOONS, CARPET BEETLES, PROTEIN BUGS AND THE REST OF THE ANIMAL AND INSCET WORLD!! -Residents have illegal dog breeds and they chase you through the neighborhood -Unruly and unsupervised children that dent your cars and harass you and dirty the pool -The neighborhood is becoming more unsafe and loud by the year -If you renew they will jack up your rent -I had two burglary and vandalism incidents to my car While reasonably priced it is not worth the headaches that comes with it. My advice is to either rent somewhere else or use this a temporary stepping stone to a better place to live.
this does not have any roaches or mice of that sort. but if you love speed bumps this place is right for you! going over 6 speed bumps and dealing with many big groups walking at a time just to reach the main road every single day is a pain not only on your car but for your own mental sake. good luck finding a parking spot thats not in a dark area because theyre all taken. why can you not park in a dark area you ask? there are people that went on sprees of bashing peoples car windows in for fun. you also better hope that your upstairs neighbor isnt above 100 pounds because them getting up and walking sounds like there is an elephant above you
What can I say, I absolutely love living at Landmark at Sugar Land. The maintenance team and office team are so truly kind and quick to respond. I would absolutely recommend this community!
Just moved in about two weeks ago. My experience has actually been really Good specially with Elsa one of the staff at the leasing office. The maintenance people has been efficient with everything I’ve requested from repairs to random information I’ve asked about and believe me I’ve had a lot of additional questions and they’ve answered all of them!!! The apartments are nice and I’m happy with them. You need to see if for yourself. Btw I’m a real tenant.... for anyone who ever wonders if these reviews are from real people. :)
Never lease here Worst customer service No security ROBBERIES Burglary NO CAMERA
The workers are rude, unprofessional and don't try to work to find a stable solution. Took months to respond to maintenance and provided an inadequate solution. They then went on to deny any problems even when there is clear sign of damage. The worker also stated that they won't to anything else and that our business isn't necessary nor wanted.

Management here has no type of professionalism. They are having specials all the time because no one stays, everyone leaves all the time. You will complain and they won’t care about your issues or even address them in a professional way. Not a good place to move to. Completely regret it. Believe the rumors about roaches because they are true.

if you are looking for a low rent this is the place but be aware that you get what you pay for. but if you willing to be a little bit more just go to any other apartments complex. we had more that 6 break ins in one year without any action from the management, the place doesn't have a single camera except the ones in the gym. and my worst experience was when i wanted to have a cat for my girls and i was told by the management that i need to pay 400 (200 refundable deposit 200 fees), and when i told them that i can't pay the 400 one time and if i can pay them on 4 equal monthly payment they refused, no place in Houston will ask you to pay this amount of money on one payment for having a pet. after all i don't recommend this place unless you really have to rent in this place.

I have lived in this hell for about 9 months now and have never wanted to move more. This place is a hazardous joke, just like the management, specifically Lisa. Break-ins every week just about, the side gate has been broken for over a month now, which might explain the break-ins. I live on the second floor, the water heater leaks, which generates mold in the vents which blow into every room in my apartment and mold starts to grow everywhere. Have had to throw out a lot of produce and fruit due to the mold. Called the front office and Lisa told me,” Every apartment has mold problems; you just have to wipe it down with a bleach and keep at it. Also In the back set of apartments, they call them Phase II, you have to go over 8 speed bumps to get there. No way around them. The car wash station is not free, which they say is. Pool is always under repair. When you pick up packages make sure you have some sort of conformation to pick up from the office or they won’t give it to you. It has to be a conformation email or screenshot, NOT your ID showing your name and address which matches the one on the package. They won’t give you your package. Parking is first come first serve for don’t expect anything after 8. DO NOT MOVE HERE!!!!!!!!!!!!!! joke.

Thank you for your feedback, I am truly sorry for your experience. I do hope to clarify some of your concerns. You are correct, we did re-surface both pools over the summer and they have been completely operable since. Parking has always been first come first serve and is advertised as such. Because the property has an over abundance of packages delivered daily we have enforced a package confirmation be present before receipt of package. Landmark is researching package locker systems to be installed early 2019. We did in fact have a break-in over the summer, the suspects were found and have since moved off the property. As I am sure you know these things can arise anywhere, we do our best to address and manage these issues as quickly as possible. Staff was friendly and professional. They were very helpful in my new move . The apartments are HUGE and super spacious which my kids and I love the most. They are also very affordable .

I have been living in these apartments for 2 years; since I have been here the trash at the main entrance looks a landfill. It's embarrassing and disgusting. Every Morning the maintenance staff have to manually discard of the massive piles of garbage on the dumpster. I have had many recurring problems in my apartment that go unresolved. This summer the kids did not have the tennis and basketball court available to play; the basketball ball goals was taken down with the promise to re-install, to date no basketball goals. This property is run down and do not uphold their promise.

I live in a one bedroom apartment and I find it's very spacious and roomy. The staff is very friendly and on top of things.
Make sure you get it in writing from the apartment staff, do not take their word for anything. Very disappointing that after received verbal confirmation to provide written notice before the end of the month, they still charged another full month. Other issues include: Units upstairs leaked water - management made no compensation nor any accommodations to help me out as "they did not do it". No Security - mailbox was broken into and management made no apologies as "they did not do it". Cars being broken into in the complex. Neighbors were broken into and lost valuable stuff. Complaint about noisy neighbors but management can't do much about it. Nick pick on move out - charging me for paint and cleaning but when I ask for details they simply ignored my request. Frequent staff turn overs. Manager is usually not present (as far as the few times that I visited the front office). Phones are usually answered by voicemail. No one responded to my email questions...anyway very poorly managed. You can do better in the area by shopping around.

We moved to landmark at sugarland apartment on Dec 2016. After one month we received a notice regarding the breakin in a apartment in the day time. This is the apartment with no cameras on the parking areas, no sufficient light. We have a break in in my apartment recently. I asked the management to increase the security so people can feel they are secured. The enetered into our apartment by sliding the bedroom window. We lost 60 inch TV,Cameras, laptops, Bags, money, Ornaments. I feel so insecured living in this apartment. I always has a feeling like somebody is watching us. I wont recommend this place to anyone.
Make sure you take pictures of everything when you move in. Management will try to charge you for every little thing upon move out.
I was very pleased when touring the property at Landmark. The property is well taken care of and the staff was warm and welcoming. We toured the property and could instantly see ourselves there. Establishing new roots. It was exciting and we couldn't wait for move in. We love that it is so close to area restaurants and entertainment. It is a super and convenient location as commuting is a breeze. We love that it is off the beaten path but still is situated in a great school district. Happy to call this place home!!! I have been living in these apartments for 3 years now. The management staff is very friendly and helpful. The maintenance is very efficient. I haven't had to many problems. But when I have they took care of it almost instantly. They are very good about keeping the community clean, and keeping up with the buildings and site.
The apartments are average. Parking is iffy if your neighbors have a lot of company because they take all the parking spaces. People frequently place bags of trash outside their front door & you have to pass it to go to your apartment. Their is only one dumpster per phase & the one in the front frequently has trash bags sitting atound it along with old sofas, desks or mattresses. Disposal of trash and towing due to parking in s reserved parking space is not enforced.
The workers in the front office need some serious attitude adjustments. I feel as though when they first start working there they are really nice but soon become jaded within the workplace and follow the lead of their manager. For someone to be the face of your company you would think a little more time would be put forth choosing the way you interact with your residents. It is torture to have to go into the office to deal with them even for something as small as picking up a package, my husband and I literally do rock, paper, scissors as to who has to deal with them! Our lease will be ending soon and we are counting down the days! I would NEVER recommend anyone live in these apartments. The only good thing I can say about these apartments is maintenance is always fast and there are free air filters in the office.
