Property Ratings at The Flats at Taylor Place
This is the cheapest place in Germantown for a reason- because you can see it. The people that live here let their pets cry all night and pee and poop in the halls and balconies. Don’t complain about it or else you’ll be threatened with a legal letter. There are large cracks and holes in the walls and ceilings. The floors are peeling because they are cheap. The building is paper thin. You can hear your neighbors sneezing. If your neighbor pays more in rent than you, the office staff will take their side in an argument. Do not move here.

Always quick to respond before and after service. I travel a lot so I generally schedule maintenance for when Im going to be away from the apartment. The maintenance staff is excellent and trusted.
It's pretty pricey, so most people I know could not afford it, but it's absolutely beautiful.

I think the location, the apartment, the staff are all great.
I love living here! Great amenities and staff. Recent rent increases are a big factor in being able to recommend to friends though- my unit is one of the most expensive in the area.
The packages getting stolen is a huge downside to this apartment
During a previous maintenance visit, I was informed that the building would provide some light bulb replacements and not others. It would be nice, considering what tenants pay, if something like the cost of a lightbulb was included in that. A bit of a hassle. Other than that, I love the staff and maintenance has been great.
Professional throughout the entire process. Again, via email communications. Made it very easy as I tend to travel a lot.
Love the community and facilities! A bit on the pricey side though. Also has some crime in the area.
Recently, there have been a lot of theft in the area and packages have been stolen off of my doorstep in a “secure” building. They do not have the package lockers onsite but chock package theft as the residents problem or the delivery services neglect. Live at one of the other buildings in Germantown.
If you are interested in this building, keep in mind that there is a persistent issue with fruit flies in the garbage area and trash shoots whenever the weather is warm. The fruit flies invade apartments near the trash and won't leave, and the building doesn't seem to care or want to address the issue. So don't live in this building unless you want hundreds of flies landing on your face while you sleep...

Overall it feels very safe and welcoming. Plus the dog parks are a great perk!

The apartment was ideal for us because of its location near my work and the proximity of restaurants, and the apartment’s amenities.
Very attentive and well maintained. I have had only positive interactions.
Overall, I think the apartment complex is great! The carpet in the hallways needs to be changed though! With all the dogs and traffic, they look extremely dirty and definitely brings the value of this place down. Also, with those being so dirty, it tracks dirty and germs all over the complex.
Would- Nice interior design, amenities, helpful staff, and I feel safe Would Not- someone smoking in building and going into vents in my apartment. I'm on third floor and you can hear everything from toilet flushing to foot steps (even bought my neighbors above slippers), poor ventilation in apartment. Very stuffy unless you run your air 24/7, which costs a lot. Lots of humidity and moisture, but I think I was just told to not leave window open so that could be it as well. Footsteps are awful above me. I moved in with apartment not as clean as I would have expected. Mold/mildew in washing machine, Mildew in dishwasher, mildew in vents and bathroom ceiling, and my mail key did not work it was the wrong one. Lack of follow thru in move in. I signed a lease and was given a key without anyone walking me through the building, my apartment, trash chute, emergency and evacuation plans or procedures. and Gym has great equipment but there are no towels, sanitizer and kinda dirty with dried sweat so I wont be using the gym after all. All in all, I signed a lease and have a safe place to live so that will do
This place was perfect except for how thin the ceilings were and constantly hearing our upstairs neighbors.
It is clean, well maintained and the apartments are nice
I knew the issue was most likely my fault, and they came and took care of it easily and with no complaints. I was blown away. Worth it for the maintenance and care of their patrons alone.
The building is beginning to feel dated. Other complexes around town( at the same rental rate) are offering many more accommodations.
I find the building very poorly run compared to others in the area. the price is reasonable but the hallways are often littered with trash and dog poop which has led to several pest issues in my apartment and in the hallways. the amenities are not even comparable to others in the area. I personally do not use them that much but have noticed a decline which can be very telling.
The location is perfect. It is a great place to live. The building is well run making it a stress free place to come home to. It also seems to be one of the best designed apartment buildings/properties in town. There are so many that start to all look the same, but the flats still feels unique.

Loved the apartment and the amenities. And also the location, in front of Morgan recreation.
I don'??t enjoy the mandatory valet trash, I don'??t use it enough to be worth the money I'??m forced to spend. The amount of money I'??m paying for my apartment I don'??t understand how a community as big as this only has two maintenance men (who are great) but won'??t hire another to be able to handle requests. The fact that I am required to change my own lightbulbs now because the maintenance staff does not have the bandwidth to do so is disappointing. Basic maintenance falls under the lease, I wouldn'??t recommend to someone to move in to an apartment complex that doesn'??t fulfill their basic management requirements.
I've lived in another apartment complex in Germantown and have visited friends in others, and FTP is hands down the best community in the neighborhood. Probably the best place I've lived in Nashville.
They were pretty quick and simple repairs, so I wouldn't necessarily recommend or not recommend the community based on this maintenance interaction
I've recommended a lot of people to the Flats - but I tell them to lease through Melissa or don't bother.

I like the privacy/security of accessing the parking garage and the entrances into the buildings. It's quiet as well and I am happy being in a residential neighborhood.
The amenities are great, beautiful property, lovely apartments, nice location, people seemed friendly, loved seeing all the dogs around (I am a dog owner).

At first I wasn't sure if I even wanted to tour because it seemed like the leasing staff couldn't find time to give me a tour. But I just came back later in the day and they were able to accommodate.
The neighborhood and amenities fit the lifestyle (working from home, urban living, etc.) but that isn't necessarily for everyone. The price point is pretty high.
Great community and great amenities in a lovely neighborhood but the maintenance is an issue I find disturbing. I do not want to disassemble the ceiling fan in fear of breaking it.
The apartment unit itself is great. Pretty quiet. Leasing agent is not as accomodating as expected even before the move. I had to keep following up. As for moving in, agent is not as warm as the other people in the leasing office. I would definitely still keep my lease here coz of the location and ambiance.
Maintenance issues are always addressed quickly and the staff take care to avoid any intrusion or inconvenience to tenants.
I love living at the Flats. My only complaint is that on my hall, coming in from the parking deck (I am in unit 235) people are really messy with their trash and there are stains all over the carpet. Not a nice first impression for any guests we have over.
From day one, Melissa has been EXTREMELY kind and helpful. We love living here and are very appreciative of all they do!

Overall, I have enjoyed living here! There are a few things that I would love to see tightened up on( ie weekends become a frat house at times, garbage in the hallways, lots of extra folks at pool that don?t live here) I would love to see the folks that have lofts on 5th, do more with their porches. ( junk and cheap lawn chairs make the building look not as nice as it actually is)
The location is a plus - being located in Germantown and close to my job located downtown. I also feel very safe given the protection of the gate and the doors with key fob.
It is the BEST in the neighborhood! I recommend the Flats to friends all the time
