The place is in serious disrepair. The vulture towing companies hover over the place looking for prey. They have been working on the parking garage for months now and there is no guest parking. I was towed twice already since moving in. Be sure and walk the property and talk to tenants before moving in.

This apartment is the worst place I have ever lived. The manager Ashley does not care about any of the residents she will find any reason to put extra charges on your account. However the assistant manager Randi is great and very helpful. But trust you don’t want to live here.

The mice problem at the flats is really bad. They don’t send an exterminator at all ..don’t move here!

The apartment is nice and clean, maintenance is quick and kind, close metro access, ok location for price But good lord the fire alarms. The ones in the apartment are super sensitive. Leave a bagel in your toaster too long and they go off. And the complex-wide ones have gone off 3 times this week, with 0 explanations from management. No one even evacuates because they know they are bogus, despite them beeping at loud high pitches for 2 hours at one point. If you have young kids or dogs or cats they will lose it when the alarms go off. Im nervous if there ever actually is a fire no one will leave. This place is nice but they need to fix the alarms. Ask about them before you apply.

The quality of the apartment and location for the price is worth the move. HOWEVER, if you’re looking to move here for the amenities it’s not worth it. Many of the amenities aren’t available or do not function. The customer service from the leasing agent is like no other. The entire leasing office is unhelpful and incompetent of performing their jobs. It has been this way since day one. If you can avoid ever having to deal with the leasing office or accessing amenities, this would be a great place to live.

10/22/2019: since last review nothing has changed. Still unsafe. 9/9/2019: So now that there is an actual problem on the property that you think Management would be able to take care, they do nothing. My apartment is cute BUT the parking garage and the stairwells are unsafe and nothing is being done. Management said they have Security, they said they have a cleaning crew....Lies! Someone has been having sex in the stairwell and leaving used condoms and now dirty underwear that's been there for 10days. This morning I was startled by a man sleeping there when I went to get my car. I am tired of dealing with management, I am just going to put it on social media until I see a change.

I signed a 12 month lease at the Flats in 2018 and it was the worst decision I've ever made. The apartments look nice and affordable, but the community is poorly run by the management - Ashley and Jose. I had several major maintenance issues with my unit including losing hot water in my unit for 2 weeks and the washing machine breaking for 2 weeks along with other things like the water heater losing heat, etc. When I contacted management about these issues, they didn't seem to care at all. They would send a maintenance person to fix it a day later, but in most cases, this didn't actually fix the issue. When I followed up with both Jose and Ashley, they didn't seem to care and simply said that "they're working on it and there's nothing else they can do" while I was stuck with no hot water in my shower for 2 straight weeks in the winter time. The entire property smells like weed and I've seen a number of other issues around the property as well such as missing door knobs from the doors needed to enter the building from the parking lot as well as the gate in the parking lot not opening or closing. These types of incidents happened all the time not to mention the fire alarm going off countless times throughout the community. In my apartment alone, anytime I would cook anything, the fire alarm would automatically go off and it wouldn't go off for at least 10 minutes and there definitely wasn't anything burning in my apartment. When I told management about this, they said that their fire alarms were standard code by law and that there was nothing wrong with that. I can go on and on about how poorly run this apartment community is, but just know that this community is by far the worst I've ever seen. I recently broke my lease just to get out of this place. It's horrible, I couldn't take it anymore.

Don’t live here. As soon as we moved in both our windows had leaks when it rained and we have called 10 times and now the drywall is rotting because no one has come to fix it. The fire alarms go off just by boiling water on the stove. Once a week you will get an email talking about “sorry for the inconvenience but something broke”. The elevators have broken twice, the gates to the parking garage have broken 3 times (and they leave it broken for weeks before fixing), water main has broken twice, the whole 3rd floor just flooded yesterday, the building fire alarms go off once a week and they make everyone evacuate for no reason. For how much money they charge you for rent you’d think it would be a really well kept apartment building, but it’s not. At all.

I moved to to this place about 4 months ago. My bike got stolen the second week from their supposedly bike spot in the parking garage. I emailed them and they said that they will check the cameras and let me know, that never happened. I don't know how their front desk, front door or whatever work that whenever I order something online, it can never be delivered and I have to spend a whole day look for it in the post office! I just payed extra to get something for today on amazon but could not be delivered even during the work hours! They charge $100 monthly for the parking garage, but all spots are reserved! So you need to spend extra I guess to be able to find a spot at 10pm. Everywhere in this building smells like drug! Tell me how worse a place could be?
There is nothing luxurious about this apartment complex. From the management staff to the very cheap and poor apartments, this by far has been the worst experience I’ve ever encountered. They shouldn’t even be allowed to lease apartments anymore.
I have been here almost 2 years and it is the worst apartment I have ever stayed at. The walls are extremely thin and the people above us stomp around at all hours of the night. The huge steel doors slam shut when someone walks through them and wake me up every night. The fire alarms are ridiculously sensitive and go off almost every meal I cook in the kitchen. The showers never stay hot for more than 5 minutes even though maintenance has come into apartment to fix 3 times. You cannot even walk in the trash rooms on my floor because instead of throwing the trash down the chute or placing in recycle containers, they just leave it all over the floor. There are no grooves in the cement walkways throughout the building, so if it snows they become very slippery and prepare to fall. There water pipe (at least I'm hoping its water and not sewage) runs through the whole building and is not enclosed in any way at all. Thankfully no one has busted it open yet. The bathroom nearest the door smells like sewage I'm assuming from adjacent apartment fan. The rent out half of the parking spaces in the garage to building next door, so if you come home late plan on parking on very top floor. The only good thing about this apartment is the location, which is right next to Safeway and Metro and the gym in the basement. If you do not need to live next to a metro station I HIGHLY HIGHLY recommend finding another place.
People on multiple occasions have tried to sell me drugs outside entrances.
Living here is perfect. It's so convenient and close to the metro and shopping. I love the staff and feel so safe living there. I enjoy having friends over because they give me so many compliments on my place. I do plan to renew my lease because I can not find a better value than the Flats at Wheaton Station. -Natasha, Wheaton, MD
Gables Management has done an amazing job here at The Flats. I have had nothing but great experiences with all the staff members here. The apartment is cozy and just the right size with the traditional style I enjoy in a home. The kitchen is beyond cute and every room in the apartment is wonderfully lit by natural light expect the bathroom. I couldn't have asked for a better apartment. Such a great feeling to love my very first apartment.
Wonderful. The building is pretty new. It's regularly maintained. The clubhouse, lobby, and business center were renovated recently. All of my neighbors are nice. Noise is never an issue. Everyone one in the office, mostly Vivian and Terri, are courteous and helpful. I love my apartment. I live in a one bedroom with my twin sister and it's amazing. For someone in their early 20's, its a really nice place. The location is spot-on. I don't drive so it's awesome that literally everything I need is within walking distance. I can walk 5 minutes to a 24-hour Safeway for groceries which is fantastic and I can walk about 9 minutes to the mall for anything else. There's plenty of restaurants and the metro is literally across the street. My only issue is I wish there was more greenery but I guess that's what you sacrifice for the convenience of living in a metropolitan area.
Well, what can I say ? Our apartment is quite small and cozy. The leasing company is pretty helpful and approachable. The apartment has a few flies issues or weird looking bugs cause the flower pot or the garden area is adjacent to our window. That's like the only major problem we have been trying to work with other than that the apartment and the leading office people are pretty friendly and responsive. This apartment is right above the wheaton train station so it's very conventional and accessible. The rent is a little bit pricy but since it's conventional and close to the shopping mall and train stations we chose this. Thanks ! :)
The only negative I have about my apartment is that the area around it is not great. The metro is very, very convent, but I don't feel safe walking around at night and don't love many of the restaurants around me. The apartment is fantastic and the people who work here are fantastic! If I could pick up this apartment and change its location it would be ideal!
