Property Ratings at The Flats
It is horrible. The fire alarm goes off all the time, it is dirty and smells terrible, and management is useless. PLEASE PLEASE PLEASE don’t make the same mistake we did. Live literally anywhere else.
The business from the new restaurants (noise, parking) isn?t great.
Other comparably priced communities in the area provide a greater amenity availability. Restaurant in building disrupts otherwise calm atmosphere.
I have lived at 2 East Wells for 4 years because it is relatively close to 95 which I use to travel to work. Let me first off say that originally this apartment was the best price that included parking in south Baltimore. But I would never live here again. After having my car towed from the garage for forgetting to hang the placard without any warning after 4 years of parking in that garage. I was not able to get into any contact with management until 9:30 (30 minutes after they supposedly open). Not only did management blame me, the resident for getting towed but offered no support. The tow ended up costing me $350 and I had to miss half a day at work tracking down my car. Among other things wrong with this apartment complex. Before Covid, there were events and packages were put into storage locker for safe keeping. But now there is little to no management in the building, packages are left at the front desk strewn about, and the price continues to increase. This is a low tier apartment complex masquerading as a luxury apartment with zero of the luxury. The walls are terribly thin and if you’re unfortunate enough to live under a stomp-walker good luck sleeping until that person goes to bed. The cabinets are cheap and I’ve had to fix/get maintenance to fix quite a few handles and doors. You are better off living in a rowhome.
Apartments themselves are very nice. Frustrating package situation, and big rent raise though.
All Staff have been friendly and willing to help in any way we need. Staff also respond to questions within an hour. All staff have been respectful and professional
Nice apartments, but common areas were just okay. Hallways are so dated and the carpet is disgusting. Small gym.
Would recommend as the apartment itself was great and maintenance was fantastic. Everything else was lacking.

If I could post without any stars, I would. This place does not deserve any stars. The fire alarm went off at 3am on Sept 13. Everyone evacuated. The police and fire fighters arrived and inspected the building. They gave everyone clearance to go back into the building. However, the alarm is still going on because the building management isn’t here to shut it off. It is now 5:51 am. Over 2 hours since the alarm started. THIS IS RIDICULOUS and UNACCEPTABLE!!!!! No one in the building has been able to reach any of the management team even though they have an emergency line. I called and left a voicemail as instructed, no one has text or called me back yet. THIS IS HORRIBLE. This is not just a HUGE inconvenience to the apartment building tenants but surrounding neighborhood. The alarm sound is blaring across neighborhood blocks!
The staff was incredibly helpful and was always a pleasure to talk with. In the rare event that I had an issue, they took care of it quickly and had a great attitude while doing so. I loved the location. It was in walking/biking/uber distance of so many fun places in the city, but was far enough away from the bars that it wasn't hectic. I would have gladly stayed here many more years if a job hadn't required me to move out of the state.
The maintenance issue existed at the time of move-in and I didn't notice it until after moving in, so au was worried it wouldn't get fixed; however, maintenance was very responsive and made an eye sore disappear. I‘be fallen in love with my unit all over again.
The staff is not adequately staffed or trained. Two people is not sufficient.
The professionalism of the management team was phenomenal. They work hard to answer questions as fast a possible - no doubt to to how the process works.
Beautiful, well maintained general space. The interiors are clean and modern. The leasing office is friendly and receptive to concerns. The maintenance crew responds to requests within 24 hours, and keeps us updated if the fix needs longer. With the attached garage and guarded front door, it feels very safe. Gym is nice and decently equipped, enough to get most types of workouts done (dumbbells, squat rack, treadmills). The rent is on par with other modern housing in Fed Hill, and it's worth the amazing living space and amenities. Also the rooftop views are AMAZING and my favorite thing about this place. Located in Federal Hill, it is in the heart of the social scene of Baltimore with restaurants and bars a mere 10 min walk away. It's been a great experience so far living here.

Shannon in the leasing office is so helpful and nice As a young adult living alone I feel safe and secure in this building. Couldn't have asked for a better apartment building!
Feels like this building was built with the cheapest possible materials. Washer takes 3 hrs to dry, drawers are horrible, paint peels, drains clog, fire alarm goes off weekly, elevator breaks regularly, and it goes on. Management cycles regularly and are no help. Cannot wait to move.

We've lived here for 6 months, and the quality of this building has gone significantly down. The main issue is to get a parking spot in your floor - something that they promised us before we moved, as it can be hard to carry groceries back home. I suspect that the problem is that the management started renting the slots in the ramp on every floor to people outside the buildings In addition, the construction of a restaurant and a retail store in the first floor has been noisy and longer than expected. They have changed the management twice, but the service is getting worse and worse and it's hard to get answers because nobody is accountable. Still, kudos to maintenance who have come in our help every time we had issues (windows, garbage disposal, broken heating twice during the winter, etc.) Finally, the location is not ideal... it's relatively far from everything. I'm really tired of this building and will definitely move somewhere else when my lease is over...
2 East Well's amenities are top of the line and the view from the rooftop terrace is simply amazing. The community is very active and always throws great social events. It's helped me meet a lot of my neighbours, many of which became friends. The gym is conveniently located and there's always room to get a good workout in. The building is centrally located and within walking distance to a variety of great restaurants, pubs, and parks within Federal Hill. Great place to live out the Baltimore experience!
2 East Wells has been such a great living experience! Melody, was the agent I worked with and she was so kind and helpful. She really helped me in a time when I was in a position where I needed to find an apartment asap. All of the staff there are so friendly and welcoming. The neighborhood Federal Hill where it's located is also awesome. There are tons of cute little restaurants right in walking distance. They also have great events for the residents which really creates that sense of community. Also, the covered, gated garage parking is a huge plus! It's so nice to not have to worry about finding street parking. The complex itself is new, modern, industrial chic and it's kept pristine. I love calling this home.
2 East Wells has been great! Our apartment is completely up to date with everything we would want. When we moved in our shower drain was clogged, and Jay was there to take care of it right away. Having attached, enclosed parking as well as package lockers is amazing, and something that is hard to come by in the city. There are also events the building hosts to help everyone get to know each other, which is really nice. Jen was great in helping us find a place to meet everything we asked for. Would highly recommend this building!
Living at 2 East Wells is worth every penny. From the parking garage, the rooftop view and lounge spaces, the leasing staff, to the luxurious apartments themselves, I couldn't have designed a more ideal place to live in the city if I had done it myself. The location is very convenient for getting around Baltimore, and you can't beat being able to walk to tons of bars and restaurants. Moving is no easy feat, but Jennifer was so helpful and kept the process exciting and made me feel at home right away. The building hosts events all year long, and you won't find the same community feeling in any other apartment building in Baltimore. I highly recommend living at 2 East Wells!
I am really happy with my apt.! I love everything about it, the price, the deal I was able to get as well as the awesome and helpful ladies who were able to work quickly with me to get me situated! They made me feel comfortable and at home before I even signed! I can't say enough about the customer service here. I had an issue with an appliance on a weekend afternoon, all I had to do was call down, someone from the leasing office came up to help and put in the request for maintenance for me. Im thrilled with the apt itself. I love the courtyard view, the layout of the studio that makes it seem like a one bedroom and all the amazing amenities it offers. The rooftop alone is worth the rent! Love, love, love it here, wish I would have moved in last year.
It was an easy decision to move into 2 East Wells. My great experience with this apartment community started from the first day I walked in. My leasing specialist Melody patiently listened to what I was looking for in an apartment and found me the perfect unit. She and the rest of the staff made moving from out of state to Baltimore a smooth and hassle-free transition. Since moving in, I’ve come to fully appreciate all the great amenities of the building. I get a great start to my morning commute by having a convenient and secure garage parking space with easy access to major highways. When I come home, it's great to decompress with a workout in the gym or relax on the rooftop and take in the city skyline view. All these perks along with great features in the actual apartment, like a large kitchen with an island, make this an enjoyable and comfortable place to live. The hands-down, absolute best feature of 2 East Wells is the community of people who live and work here. The neighbors I’ve met are all friendly and welcoming people. The real rock stars, however, are the leasing team of Melody, Rebecca, and Jennifer who put together amazing events for the apartment community to enjoy. They are always willing and ready to help with any need, big or small, and they greet you with a smile every time. When you put it all together, it’s easy to see why I am so happy to call 2 East Wells my home.
I recently moved to Baltimore for a new job and wouldn't want to live anywhere else. At 2 East Wells, I'm able to experience all of what Baltimore has to offer while being able to live in a safe, luxurious space that I call my home. I love being able to walk to the restaurants and bars on a Friday night and also take a quick drive across town to Canton. The commute to and from work in the inner harbor is amazing as well. You can't beat the location because it's just out of the busyness of Federal Hill but still close enough to go to all areas around the city. Whenever I feel like getting some air, I can go out on one of the two rooftop decks to overlook the city and just relax for a while. I love all of the activities that the leasing agents coordinate for the residents and look forward to more in the future. I definitely still need to meet some more of the residents around the building but for those that I've met, they've been great to talk to and hangout with. The leasing agents and other residents really make you feel at home as soon as you walk in the door. The application process was a breeze and they made it the easiest it could be. I would highly recommend anyone moving to Baltimore, or even relocating, to consider 2 East Wells as their new home.
We just moved to Baltimore and everyone here has been so welcoming in helping us get used to the city life. The apartment is amazing! The environment makes us feel comfortable, whenever we leave or come home for work, the attached parking garage always make us feel safe. Being able to go downstairs and grab a coffee from the lounge or being able to hangout on the rooftop are some of many great benefits of living here. Not to mention the cool events that the leasing team puts together for all the residents! We are right in the neighborhood area of Federal Hill, it’s so close to the bars/restaurants and is just a quick walk away. At the same time, it’s quiet and peaceful if you like settling in early at night. Overall, 2 East Wells is an awesome place to live and we hope to stay here as long as we can!
2 East Wells is a phenomenal place to live! Melody has been with us every step the way, helping us getting settled in, answering all of our questions, and checking in to see how we are doing! The staff here is second to none, and we really appreciate all the work they do to provide such a great experience for us on a daily basis. We really enjoy the environment and atmosphere. They have tons of cool events and things to do, being pet-friendly, and have a great space to workout in the gym or read/relax in the lounges. The location is perfect, in walking distance to everything in Fed Hill. We love this place so much we signed a 2 year lease and are so excited to call 2 East Wells home!!
I knew from the moment I walked through the doors that 2 E Wells was my new home. Originally from Pennsylvania, I was skeptical and nervous about moving to Baltimore since I was used to corn fields and farm tractors, not sky-rises and stadium traffic. When moving to Federal Hill, it was important for me to move somewhere that had a community feel and residential amenities that would make it feel like home-away-from-home. Melody really helped me to recognize what a great place 2 E Wells is and how happy I would be here. She gave my friend Sidney and I a 3-hour tour and didn’t mind at all that we wanted to re-see all the rooms. After I toured the apartment, I came back 3 more times before I actually moved in because I couldn’t get enough of the place! Move-in day was a very smooth process and I had the best “Welcome Home” present which really made me feel special. I love all the amenities the community has to offer. The rooftop decks are great to have your morning coffee (and yoga on Wednesday nights!) and I love that the cardio equipment in the gym faces out toward the highway. Counting the cars makes running go much quicker! The residents are extremely friendly and seeing their dogs always makes me smile. I am so glad I am a resident of this community and I can’t wait for Sidney to move-in so we can take advantage of all 2 E Wells has to offer together!
I moved to Baltimore for work in February 2016 and decided to make 2 East Wells my home. There was no time for an exploratory visit as I was moving across state, so I only had the website and online reviews to go by. All I can say is that 2 East Wells more than lived up to expectation! (And my expectations were high from the overwhelmingly positive feedback everyone posted.) It's simply the best home-base I could've chosen. The staff is very friendly and accommodating and I'm grateful for the welcoming atmosphere they create. There a number of reasons for my 5 stars: (1) it's located in a safe neighborhood with many people on foot all hours of the day (and night!), (2) it's close to two parks for walking/picnicking/running, (3) it's within walking distance of a number of restaurants and grocery stores (which was important to me as I don't want to have to drive everywhere especially not on weekends), (4) my commute to work is a quick 20 min with easy access to the I95 (thanks to its great location, there's really no inner city traffic to contend with), (5) the gym is small but very clean and functional with direct access to one of the rooftop decks for post-gym stretching, (6) it has safe, convenient parking with a generous visitor's policy, (7) the rooftop decks are simply amazing with expansive views over the city and raised beds with flowers and herbs, (8) very friendly package receiving service, and (9) the apartments have very high ceilings and big windows that I love. To add to all this, the staff organizes generous and varied social events, e.g., yoga on the rooftop, BBQ in the courtyard, Saturday fitness and lunch, etc. I can't wait for Summer filled with lazy warm rooftop days!
We couldn't be happier with our choice to live at 2 East Wells. The building is always quiet at night but we're only a few minutes away from the local bars and restaurants. We love having a guaranteed place to park in the city. Our leasing agent, Jen, did a phenomenal job making sure the move in was a seamless transition.
Moving into 2 East Wells has been a great experience. The building has all of the things that I need-- trash chute, package services, gym, and coffee bar. The staff is wonderful; they made signing my lease and moving an easy process. They are always ready and willing to assist. Furthermore, they go above and beyond to create a warm climate within the building and that positive energy is contagious among the residents. My quality of life here has been wonderful. I moved into 2 East Wells just about 2 months ago. The location is amazing- very easy for commuting during the work week and a simple walk to downtown Fed Hill. I love the modern look of the apartments and the building as a whole. The office was a huge help from the very start and made the move in process incredibly easy. Brand new amenities are a huge plus. Having a parking garage is awesome! It saves so much time. Love the open floor plan of the studio apartments and it is a perfect size. Would highly recommend 2 East Wells to anyone looking to move to Baltimore.
This apartment community was the best choice I could have made when moving to the city from another state. Staff is very friendly and the parking garage included in the rent is such a bonus. There are always plenty of parking spots. The location is in a great neighborhood that is very walkable, but also a removed enough from center city that you don't get a ton of noise. Definitely recommend the community to someone new to the area.
During the time I have stayed at 2 East Wells, I continue to be impressed with the friendliness of the leasing specialists and the overall community vibe. The 2 East Wells team, especially Becky, Melody, and Jen, goes out of their way to host networking events and help residents meet others who live in the complex. They are all very professional and are always willing to help you with whatever you need. The physical apartments are state of the art with pristine finishes and impeccable design. The kitchen is very spacious, along with the walk-in closets and bathrooms. I also can never hear any noise coming from my neighbors, so they are seemingly soundproof. There is a parking garage attached to the building, and also plenty of spots on the street so I have experienced no trouble in this regard. The location is also very ideal, as the bars and restaurants are all within close proximity to the complex. I would give my experience at 2 East Wells five stars and would highly recommend to anyone.
I am extremely happy with my choice to move to 2 East Wells. The apartment is spacious and perfect for living with a roommate. The closets are the biggest of any apartment building that I have seen. The appliances are all brand new. The amenities are always very clean and I enjoy using the gym and social spaces. The staff are friendly and helpful- Becky and Melody especially have been great and are always planning a new social event for the residents. The location is perfect as we have easy access to Federal Hill and can also get in and out of the city very quickly with access to 95. Parking is a must so having the garage on every floor is a great advantage. Having toured almost all of the other apartment buildings in Federal Hill, I can definitely say that 2 East Wells is the obvious choice.
2 E Wells is an awesome place to live!! The location and closeness to the highway are extremely convenient, and the garage is a huge plus. The amenities are so nice, with brand new appliances, washer/dryer, and dishwasher. I spend most evenings at the fitness center, which has everything you’d need! The view of Baltimore from my apartment and from the rooftop deck are breath taking. But what really sets 2 E Wells apart is the leasing staff. They work to bring all the residents together with awesome events. Becky has truly made 2 East Wells home! I would highly recommend.
While the location, parking, and closeness to the freeway are great, the staff sets this place apart. They really work hard to put on different social events to make this feel like more than just a place you come back to for sleep. I moved from a neighboring apartment complex where no one really spoke to each other except if the noise got too loud, so this is a night and day difference. The complex itself looks quite nice, plus the rooftop deck is wonderful during the warmer months. They even brought in yoga and pilates on alternate Wednesdays, which was a great way to get outside, grab some sun, and meet people. There are washers and driers in unit, as well as quite a nice kitchen with a little island/liquor cabinet. While there are a few things that make me scratch my head at the design, overall I am very happy with my place. My one major complaint is that the noise travels very easily between rooms in the 2 bedroom, which can be a bit awkward when living with a roommate. I would like to give a special shout out to our wonderful leasing agent, Rebecca. She dealt with us as we were shopping around several apartment communities and was able to find us a unit that exceeded our needs for substantially less than we had initially budgeted.
2 E Wells has been a great place to live! New appliances, washer and dryer in unit, garbage disposal, dish washer, granite countertops. The garage is an awesome plus, but I wish they would give two parking passes for a two bedroom! The fee for an additional pass is $100/month; a lot considering the rent! The fitness room is really small but nice and clean. One huge plus is the leasing staff. Becky and the other leasing agents are all super nice and helpful. They plan great events for the building which is a great way to meet people. The noise hasn't been an issue at all; however the building isn't full yet so this may be an issue later. Overall, I've been happy with the apartment. Location is really nice - walkable to cross street and the fed bars, but out of the general craziness of Federal Hill. Would recommend!
I moved into 2 east wells about 3 months ago and absolutely love this place! The building is beautiful and offers a great view of the city! Being new to the area, the leasing staff always does a great job of hosting events for residents to meet new people and see what the city has to offer. I live in a 2 bedroom. It is very spacious with HUGE walk in closets! I love to cook and the kitchen is very spacious with brand new appliances. The rooftop deck may be my favorite thing this apartment complex has to offer. You won't see a view of the city like this anywhere else. I'm so happy with my decision. So far I've been quite pleased with my experiences at 2 East Wells. The staff is very friendly, the events are fun and help bring about a sense of community, and I love seeing all the friendly dogs around. Jennifer did a great job introducing us to our abode and we are grateful for such pleasant accommodations. Jennifer, Becky and Melody do an incredible job of organizing events and providing things to do in the residential community. We have a great view of the Baltimore skyline and it's comforting knowing our vehicles are parked safely in the garage and will be avoiding the winters snow that will shortly be upon us. I recommend that everyone takes part in the Wells community!
2 East Wells has been a phenomenal fit for me so far. Having recently moved to Baltimore in August, the 2 East Wells community has ensured that my transition has been a smooth and seamless one. The multiple events that the staff have organized for the building's residents have been a terrific way to help a newcomer such as myself reach out and meet new people in such an exciting place to live. Within easy walking distance to Federal Hill's most popular spots, in addition to the inner harbor, geographically 2 East Wells is placed in an extremely ideal location. The two rooftop decks and the incredible views that they provide are probably my favorite parts about the building, and offer a great communal space to hang out in addition to the main floor's courtyard and lobby areas. Last but not least, the leasing specialists are always full of great local knowledge and are always willing to help answer any resident questions in a quick and helpful manner. I am extremely satisfied with my choice to live at 2 East Wells and would most definitely recommend it!
I have lived in 2 East Wells for 4 months now, and I absolutely love the community! Everyone at the leasing office is very friendly and go above and beyond to care for the needs of the residents. Melody has been extremely helpful to me even before I moved in. The apartment building is well located in Federal Hill, and is a walking distance to several restaurants, bars, and the Cross Street Market. The building is very modern, safe, peaceful and well-maintained. The maintenance staff responds to requests in less than 24 hours. I really enjoy hanging out in the court-yard and hosting friends on the roof top with breath-taking views of the city. There is ample space for every resident to park in a secured garage. Other note-worthy features of the apartment I enjoy a lot include the modern fitness center with multiple equipment, the grill, and resident lounge. I also appreciate the numerous events that the leasing office put together to facilitate interactions between residents and give away prizes! I am confident that choosing 2 East Wells as my home in Baltimore is one of the best decisions I have made. I would definitely recommend living at 2 East Wells to anyone looking for an apartment in Baltimore.
We moved in a month ago and could not have made a better decision! The entire building is beautiful, clean, and sleek-looking. Their studios are surprisingly spacious and although we had originally been looking for a one-bedroom, the open floor plan with the huge windows and view of downtown won us over. The building staff is the best I have come across: they even sent my fiancé and I cupcakes when we got engaged, and refrigerated a package that needed it when we were on vacation! We have never experienced such a welcoming and caring staff before! The building is also very pet-friendly. Our dog Bane gets tons of love and attention whenever he walks downstairs (and he is thrilled by it too!). The amenities are also top-notch. The gym is small, but very efficient for the number of people who use it. It also has a great variety of machines. The rooftop and courtyard spaces are second to none. Overall, we absolutely love 2 East Wells!
As someone completely new to Baltimore, I feel pretty lucky to have found this place to move in to. The staff are extremely friendly and accommodating, the apartments themselves are pretty new (the place was built within the past year), and the amenities are not just superfluous add-ons but serious benefits. There's a gym on the top floor (complete with treadmills AND weights), a dry-cleaning service, a bike room, a washer/dryer included in each room, and parking is included in the rent. As someone who is not from Baltimore, I had no idea that parking can be insanely difficult (especially in Federal Hill), but the attached parking garage has saved me so much time and sanity in my time living here. The location is also pretty nice since, as mentioned in a previous review, it's pretty easy access to the highway and BWI is a 15/20 minute drive away. So, in summary, this place is great, and though I've only been here for a couple months, having talked with friends how live in other complexes/row houses I can say I'm pretty certain this is the best place to live in the city.
The staff at 2 East Wells is exceptionally friendly and helpful-- from the concierges to the leasing agents. The building's proximity to the highway is convenient for commuting. In addition, accessibility to downtown and all things Federal Hill, once home, make the location the best of both worlds in terms of mobility and options. You'd be hard pressed to find a better view in the city from the upper roof deck and I enjoy not having to think about where I am going to park my car each night.
Moving into 2 E Wells (WPM Real Estate Management) has been an extremely easy transition. The front office has been helpful and attentive throughout the whole process. The entire building is new, clean, and maintained very well. The enclosed parking garage is one of my favorite amenities, it allows me to avoid street parking in the evenings and it provides me with a sense of safety in the city. All in all I love 2 E Wells!
