I have lived at the Flats on Howard Longfellow building for 3 years. It is a modern, updated, and affordable place to live in a great location. Maintenance is always quick to respond and the front office is always friendly and helpful. I would highly recommend to anyone looking for a place to live in downtown Omaha.
I have lived at the Flats on Howard for about a year now. I just resigned my lease for another year because I love it here so much. The building is so clean and so are the community areas (laundry room, patio/grill area, etc.) Maintenance is always here asap and security comes and checks our building every night so there is a sense of comfort knowing the building you live in is protected and any issue you have will be handled immediately. Deidre is the most amazing Landlord ever! I always stop and chat with her when I’m picking something up from the mail room. Any question I’ve ever had shes got the answer on hand. Overall if you want to live the city life but also want a cozy quiet place to call home I highly recommend the Flats on Howard.
The building is always clean, snow is removed from parking areas very punctually, and there is a lot of preventative maintenance for pests and the like. If there’s ever an emergency, there is someone who responds quickly to help. Such a cute place to live and the cheap gym membership with the Y is super convenient.
Dozens of packages were stolen from the mailroom over several weeks until someone got the police got involved. To my knowledge, the office manager brushed off concerns about theft leading up to that point. Serious issues with HVAC lead to recurring mold and discoloration on the walls and ceilings. Clearway Energy on the north side of Howard Street sounds like a giant hair dryer running constantly. It's like a Zeus running a white noise machine from the heavens when you're on the balcony of an apartment. A couple of the washing machines in the shared laundry room are frequently out of order.

We are so sorry to see a 1 star review. I wanted to take some time to address your concerns. The package thief was finally caught by Deidre and turned over to the police. He will be facing criminal charges. Being such a humid summer there were issues with condensation on the duct work in some apartments. Maintenance has repaired any issues in the apartments and we also have a long term solution to prevent this from happening in the future. We are sorry about NRG, that one is really out of our control. Can you let us know which washer and dryer units continue to have problems? I was unaware of this issue. We will get that fixed ASAP. I moved into Flats on Howard almost two months ago and I have nothing but great things to say. Deidre made my move as easy as possible. I had a few missed packages, but Deidre was able to find them and texted me right away. The neighborhood is quiet and the gym is just a block away. If you're looking for a great neighborhood with some great amenities, look no further. If you have pets, there's a little vet shop a block away and a cat Cafe!
Old charm with modern updates! This is a good location that’s within walking distance to old market and midtown. The staff has been extremely helpful and understanding!
I have been living at the Flats on Howard for 2.5 years now (two different apartments), and have really enjoyed these apartments. These apartments are very homey and are in a great location, being located between mid-town and downtown. Through my experience I have had three different property managers, and they have all been great to deal with being very responsive and helpful. I would recommend The Flats to anyone!
I live in Flats on Howard, a NuStyle Management Property. I have had such a good experience with Nustyle Management over the last two years however, this year we had security issues with a homeless guy entering and living on the property and go undetected for days. This is huge security concern. Last year, I even had problems with water leaking from the bathroom and kitchen ceiling for days (please note, I live on the ground floor). Also, the new leasing manager at NuStyle is very unreasonable. Despite the problems, I only stayed at this place because of how friendly and helpful the management was. My experience with past two leasing managers Natalie and Maria was amazing. They were always responsive, pleasant and humble to deal with. Even the maintenance person Ignacio is super helpful and does a very good job in addressing any maintenance issue you have. It's always a two way gesture, you both co-operate to create a peaceful place to live. However, with the new leasing manager I'm very displeased and will move out soon from here as I don't see any value to continue living here. Overall would not recommend this place if it's the same leasing manager.

I love the layout of these buildings, instead of your usual city apartment building they are organized as smaller flats. The staff is super responsive and friendly. Only complaint is the cleanliness of the laundry room.
I was very hesitant to live in an apartment for the first time ever, but I love my apartment! I love the style of the apartments and community. Close to downtown, yet still removed from the craziness of downtown. Very affordable for the amount of space we live in.
I read the older reviews and it's obvious that this property has come a long way. We moved in during the summer of 2017 and have had wonderful experiences. The properties are beautiful and conveniently located near downtown and Creighton University. Property management is also very efficient and humane. I've lived in several apartments in various cities and this is by far the best management that I've encountered. They respond to maintenance request immediately and Ignacio, the maintenance guy,does a good job. Natalie and the property manager before her are pleasant and efficient people to deal with. For the first time renting, I don't feel like a property management is out to fleece/take advantage of me for every dime they can get, including my security deposit. I highly recommend this clean, beautiful, and well maintained property. Keep up the good work, people.
I absolutely love living here! Not only are the apartments super cute and the perfect size but they are also nicely maintained and you get so much out of living here. It's right across from the new cat cafe so if you are ever needing a coffee you can just walk on over, OR you can get free coffee in the little community lounge that the flatts has, YMCA also gives residents a super great discount compared to paying their normal price, and almost every Tuesday the apartments give out free drinks and snacks which is so great. Everyone who works here is super friendly and helpful when you need it and my apartment building is always super quiet and I've never experienced any issues. If you are renting for the first time or living alone I highly highly recommend these apartments. You won't regret it!

Couldn't be happier to have a chance to live in two buildings of the Flats on Howard (Mayfair and Sterling). Very quick responses from leasing, property, and maintenance staff. Reasonably priced for it's convenient location. Very dog friendly area with waste bag dispensers and grassy areas available near every building. Many choices for apartment sizes and prices.
My favorite apartment I’ve ever lived in. My building, the Mayfair, has great classical charm, but modern kitchen appliances and bathroom which is perfect. There were two different landlords during the two years I’ve been here, but both have been really nice and helpful. The turn around might have to do with the development company. Maintenence is fast and friendly. Literally have zero complaints, this place is awesome. They must have really vamped up the place since when the previous reviews were posted.
I have had experiences with multiple apartment complexes, and the Flats on Howard has by far been the best experience for me. From an eclectic combination of historic features with modern appliances to a top-notch management team, I have had nothing but great experiences and highly recommend the complex for anyone who is trying to get bang for his or her buck.
I absolutely love The Flats! They are well taken care of, safe, and Natalie is amazing and an extremely reliable and trustworthy Apartment Manager. The Flats are perfect if you are a dog owner. I have never had an issues with any of the other residents, everyone is very respectful and keeps to themselves. I also love how they have different units and how easy it is to transfer to different Flat buildings if you like to change up where you live!

My experience at the Flats on Howard has been a pleasant one! The landlord has always been prompt in responding to concerns. I also appreciate how on top management are on pest control and keeping the property clean and nice. If you are looking for a safe, clean, modern, and pet friendly home, I recommend looking at the Flats on Howard!
A great place to live! Very responsive to any requests and Natalie takes care of things so quickly! I rented online site unseen and am so happy with my place! It is quiet and clean. Love being able to walk places when the sun is shining!
I love living at the flats! Everything is remodeled with new appliances but it still has its old charm character. Maintenance has responded to all of my requests within a day and management is friendly and easy to work with. The Forrest laundry room is free and I’ve had no issues, along with another major perk of free WiFi! The green space for dogs is large and along with the parking lots they are extremely well lit at night. Although my studio is small I’ve got plenty of room for a queen bed, full size couch, desk and dresser! Also the kitchen may seem tiny at first but I love to cook and stock up on food and have no issues with storage. I looked at every apartment in the area and this was the cheapest option for high quality living downtown and close to Creighton, highly recommend!
First I will say the apartments themselves are amazing! Good price. Nice floors and counters and appliances. Nice community area. I loved my neighbors, all nice people and the maintenance guy is friendly and amazing. BUT and a huge but. The property manager Natalie is horrendously unprofessional. Does not ever answer the phone takes days even a week plus to respond to emails. Prefers texting. But still I’d horrible at responding to texts. Did not alert me by email or a post on my door for a 24 hour notice on a couple occasions that people would be entering the apartment. One time I was even in the shower and my door unlocked I had to throw on a towel and tell them to come back later. Most unprofessional property manager ever. If it was not close to the old market and midtown and i480 I would have not put up with this place as long as I did.

As a former undergrad and graduate student at Creighton, I wholeheartedly recommend the Flats on Howard. I just moved out from the Flats - I had a 1-bedroom at the Longfellow. The rental process with NuStyle, from my apartment search and eventual move out, was absolutely seamless. From my own personal experience, the management team has always been on top of things. The only reason why I am moved out is because I was relocating to Philadelphia. If you are new to renting an apartment, my advise to you is to not go for the cheapest option. I made that mistake when I first moved out of the Creighton campus. I went for the cheapest option in downtown Omaha area and ended up costing myself more in damaged belongings due to bed bugs and mold. It is not worth it. The Flats, on the other hand, will take good care of you. Another advice for you in your apartment search is to research who the owner of the apartment is. NuStyle, which owns the Flats on Howard, along with the Wire, the Highline, and the new Atlas, among others, is a reputable company. I've had friends who live at NuStyle's Highline and the Bank apartments, and they all have nothing but good things to say about them. Yes, the Flats may be a little pricey for the amount of space you get, but keep in mind that (1) the Flats is very close to the heart of downtown Omaha, so you should expect rent prices to be higher; (2) you don't pay to use the washer & dryer; (3) internet is subsidized; (4) you get a great discount at the YMCA, which is right next door to the Flats; (5) you get a respectful and responsive management team. I think NuStyle is fair in pricing their rent. A few negatives that comes to mind about the Flats on Howard is that the walls are relatively thin. Fortunately, my neighbors during my stay at the Flats were not loud or rowdy. You can expect a mix of college students and professionals living at the Flats. Another negative is that it is difficult to flag the maintenance team down for help. Ignacio is the key maintenance guy. He is super nice, but it took him quite a while for him to attend to my maintenance requests. But to give him the benefit of the doubt, he is a busy man. While he is not working on individual maintenance issues, he can be seen fixing up the greater apartment complex. My suggestion is for NuStyle to add more members to the maintenance staff at the Flats. -Matthew
First off, communicating only through email or cell phone text without actually talking over the phone is very difficult. (They need to hire an assistant) “Because Nat can’t handle it!“ I had an agreement with the lease manager Natalie that I wanted the apartment that she showed me. I thought everything was in good faiths. I was preparing for furniture etc. Next thing you know, she disappeared! She did not answer my calls or emails for five days. Then she finally got back with me through email and told me that the apartment that I looked at was already filled and offered me another appointment twice the price. (I figured that was insulting) “That was definitely disappointing when a person planned everything around that location.” “I was so excited about my new apartment!” But it seems that apartment complex had to meet their ethnicity quota. It was met the day of my visit with a interviewee ahead of me. “She could’ve told me ahead of time so I wouldn’t have wasted my time and hers.” Unprofessionalism! Bad for Business!

I currently reside in a studio at " The Forrest" apartments. Most residents are young adults , So if you're in college or fresh out of college this may be a good pick for you. Relatively close to UNO and Creighton, most Omaha Nightlife(Clubs, bars, theaters), hello you can walk to the old market.The neighborhood is safe I walk and use public transportation and have not had any issues. Security patrols regularly as well The interior has good appliances,wooden floors, most of the closets and doors are kind of outdated however it gives the place a vintage feel. No pets of my own but the flats accepts all size dogs(which is rare). It's the city so I don't mind noise but most of the time the complex is pretty quiet . also free laundry and internet ! Will definitely recommend the Flats !!!!
It's all a facade. Renovations for these apartments were clearly done by the lowest bidder. They were drafty, with single-pane windows and paper thin walls. Everything about them was cheap except, of course, the rent. My sink was practically falling off the wall when i moved in and there were spots where the paint had already been damaged even though I was the first to live there. Parking is a nightmare most of the time but paying an extra $50/month is even more ridiculous. I had multiple problems with my apartment that maintenance looked at and then never returned to fix. The area around the apartments is not a good part of town and the "apartment security" is a contracted rent-a-cop that stops by once a night for 30min at the most. It's too bad you only get 50 characters to write a review on here because I could go on and on.
I moved to The Flats in August and it was the best decision! I love the location! It's close to Downtown, Midtown, and Creighton. The staff is very helpful and always willing to help out. Ashley is awesome and is always available when needed! Maintenance is very efficient in resolving any problems and they do so quickly. The apartments are great and very up to the date, as well as the facilities. I love living in The Flats and would definitely recommend it to anyone looking for a great place to live!
I loved the apartment when I moved in. I still do. But its hard to live somewhere I don't feel like I'm safe or have any privacy. Sure we have locks on every possible entrance but when it comes to management/maintenance workers entering apartments without notifying you, that's when it crosses the line. I asked to have a 24 hour notice letter put on my door stating they would be entering the apartment instead of an email. I asked that after they entered without telling me not one, not two, but three times. (No emails received) I had to find out by my items being moved around. It is also my understanding that it is highly illegal for them to enter without notifying or giving notice (unless an emergency which was not the case). Management refused my request for paper notices. If I could end my lease now I would. They ruined the downtown experience for me and the experience of being independent. One person in particular in management talks down to you and is rude. This individual is nice until you give them that deposit and sign the lease and then they could care less about your needs or questions. This place has been nothing but frustration and ongoing anxiety. Spend your money elsewhere.

It is rare to find a hidden gem like this property in a downtown area. While the property is still under construction, management, maintenance and the apartments themselves are worth living here for. I moved in a couple months ago (dead of winter) and am loving my decision to live at the Flats. From reserving the apartment to the move-in process was as simple as it could have been, for seeing the property site-unseen. The manager was quick to get back to me and answer any questions I had on the area, since I am new to Omaha. The staff here is very professional and all maintenance has been handled within 24 hours or the next business day, which has made things very convenient for someone like me who has to travel for work. Knowing that maintenance handles any and all issues that arise is a huge relief! Snow removal from the city hasn't been the best this winter, but maintenance has been quick to take care of sidewalks and entryways. I would highly recommend for anyone looking to move in the downtown area for a great price! These apartments are finished well and are budget-friendly.
Just moved from City View to the Flats. I love my new apartment and it has everything I need. Maintenance has been quick to fix minor items left from construction. Ashley and Marcella are the best. I have met some really nice people around the building. I am so happy I made the move.
This is a great place for young adults to live downtown but not be emerged in it. Just along the outskirts, with a quick 5 minute walk and you are already in the old market. Great place and great management!
My husband and I love living at the flats on Howard! I personally am not one for over involved or pushy communities and thankfully this is far from that! The flats on how her do a wonderful job of providing opportunities to connect with the community while maintaining the privacy of each resident. We have lovely neighbors, plenty of near outdoor space for a puppy to enjoy, it's quiet here and this is a wonderful place for young professionals:)
I have been living at Flats for a few months. I really enjoy the neighborhood. They have made a lot of improvements to this area. Plus, my apartment is awesome and the staff is great and helpful. All and All I am very happy.
If you're looking to live in downtown Omaha, a few blocks from the Old Market, then I highly recommend one of the places at Flats on Howard. I moved into the Mayfair building in August 2015 completely blind, because I moved from out of state. The Flats are renovated old buildings, but you wouldn't be able to tell living in these what they used to be. My apartment was clean, the appliances are brand new. My particular apartment in the Mayfair had a huge living room. The staff is friendly and accommodating, I missed my first payment of rent and they let the late charge slide, no questions asked. The biggest surprise for me was the neighborhood, I was nervous moving downtown and about the neighborhood, but I can honestly say I can't remember seeing a homeless person or anyone "suspicious" walking down Howard Street. The buildings are highly secured as well. I'd say the biggest disappointment was the balcony, and because I didn't tour the Flats before moving in I didn't know the floor of the balcony wasn't easy to walk on, but I guess it adds to the "historic" aspect of the building. Overall I highly recommend it!
The apartments themselves are beautiful and a really nice style and also not horribly priced for the location near downtown. The rent is higher than it is listed online. Also, the apartments look nothing like they do online, like a completely different apartment is posted online. Also, the property management is a nightmare. First of all, the lady prefers to communicate through text messaging. This is really inconvenient as you are going to have lots of questions, but they will only respond via text messaging. This also means they will not understand all the questions you ask via text message and not answer any of your questions. They will also mess up your lease, move in date, and even the apartment you're moving into. Then they take forever to respond. On top of that I have had to make 4 different payments for the prorated amount of the end of the month of June and July (this was supposed to be all 1 payment) because they could not post the correct rent. I have also heard horror stories and I have only lived here for a week. I am concerned how much harder this will become but it's too late for me now.
When we first moved in, in August we were so excited. Things have since gone down hill. It started with us being in "multiple violations" of the lease because of the amount of "complaints" we were receiving about "the noise," when in reality we'd only received one complaint. We were getting a discounted rate due to the construction. The discount was supposed to be lifted in March because the construction was supposed to be finished. The discount was lifted a month early and it is now April and construction is still going on and doesn't look like it'll be finished any time soon. We had the option to either pay for parking or park on the street. They've pretty much forced people to pay for parking due to the fact that construction takes up so much of the space. Recently one of our utility bills sky rocketed when we hadn't been running anything more than usual. After talking to a representative she said that it was probably an issue within the apartment. Maintenance came in to look at what the issue may have been and determined that was probably true. After paying almost $500 for a bill over three months, when the bill is usually $30, management said they would only be able to compensate us $25. We've been less than satisfied with our stay and will not be renewing our lease.

The apartments are reasonably priced and are located very close to the Old Market and Midtown. The residences have wonderful charm and modern amenities. The neighborhood is quiet and very little traffic noise can be heard. Most of my fellow residents are young and friendly. The complex is patrolled by security which makes the whole area feel safer despite being located near a not so great area of Omaha just a few blocks to the south. The whole area is currently a construction zone which can lead to the usual difficulties caused by living within any renovation project. This includes road blocks or detours, adjusting your parking habits to lot maintenance, workers on the premises including the roof, etc. Many of the amenities listed on this website won't be available until March of 2016 (from what I've been told). This includes pet park, pet washing station, fitness center, coffee bar, bbq, bike storage, and bike maintenance. We were shown a model of what some of the apartments would look like when we toured the place. However, our unit did not completely match the company's model they showed nor the description on the company's website. The craftsmanship in my unit seemed like it might have been rushed to meet deadlines. Management is poor at communication. We were told that we can't be guaranteed a confirmation email after submitting a maintenance request via email. I was told in person they receive far too many emails a day to respond to every email they receive. We have a dog and need to know when maintenance is coming so we can kennel him for the well being of both the staff and our dog. Despite a lack of communication from management, maintenance personnel respond quickly are very friendly. We had an issue with humidity and they supplied us with an auto draining dehumidifier free of charge. They also fixed several other issues in a very timely manner. I wouldn't trust some of the reviews on this website. Back in September of 2015 management sent out the following email to current residents: "REMINDER: We are running a review contest across all of our properties! By submitting a positive review on Apartments.com, you will receive a chance to win a $50 gift card!" This seems to be in violation of Apartments.com ratings and reviews terms of service specifically: "You further agree and warrant that you shall not submit any content: -For which you were compensated or granted any consideration by any third party"

The Flats consist of four floors of charming, refurnished apartments. Original hardwood floors and other details combined with modern kitchens, bathrooms, and fixtures make for a homey and comforting place to live. The rent is reasonable, especially for being not even 10 blocks from the Old Market and just a 3 minute drive from Creighton's campus. The Flats also include gated parking and card access only which means that it feels safe and secure all the time. The management is outstanding-they are prompt when responding to questions or maintenance needs, and are great about communicating with you. All in all the best place I can think of to live if you're looking for something downtown with all the amenities included-I love it! (Also just a block from the downtown YMCA!)
I just moved into the Bartlett, which is all studio apartments, and I love it! The finishes are modern and there is still a historic feel with the wood floors and trim. I couldn't agree more with the other reviews that said this is a great place for young people in Omaha!
I had previously lived at another apartment building by NuStyle Development and I loved it, so I knew when I moved back to the area I would be living with NuStyle again! I stumbled upon The Flats on Howard and I knew right away that I didn't need to check out other apartments in the Omaha area. I cannot wait until everything is finished and spruced up. It will look amazing and have just the vibe I was looking for. With so many upcoming new and local places near by to eat, drink and sip coffee, it is the perfect location for me!
Recently moved to Omaha in August and I couldn't be happier with my decision in living at the flats. The location is one of the best in Omaha, being walking distance from both the old market and midtown crossing. The property manager here has been very helpful with everything and is very accessible when needed. I would highly recommend these apartments to anyone that is new to Omaha or just looking for a great place to live.
I moved into the Flats a few weeks ago, and it's absolutely fantastic. The old buildings are charming while the new finishes are beautifully modern. The rent is incredibly fair for such a high-quality property. Perhaps best of all, the Flats are so close to the Old Market yet just outside of the noisy downtown scene. I'd recommend this place to any young person in Omaha looking for a really enjoyable living experience.
I knew right away that I wanted to rent my place at Flats on Howard. It was quaint, cozy looking and had modern updates. For a young single girl, it's about perfect.
The experience has been top notch. The 2nd bedroom in the row houses is a little small, but it's great for the price. Nice space in the basement with washer and dryer. Property manager has been excellent to work with and handled issues quickly.
My town home is awesome. Love having so much space and being close to downtown. They just cleared some trees so you can see the talk downtown buildings in the background. Looks beautiful.
