Large lots and well-manicured lawns make Hunter’s chase a picturesque suburb. There’s a variety of single-family homes and apartments to fit any budget or style. The neighborhood itself has access to three well-maintained parks, as well as one of the city’s most popular attractions, the Austin Aquarium. Shopaholics delight at Lakeline Mall, with a variety of stores and restaurants providing endless entertainment just minutes away from your new home.
Downtown Austin is still close. The city is just 15 miles south via I-35, putting all the attractions of the city just a short drive away.

Property Ratings at The Flats on San Felipe
I was quite disappointed by my interactions with the ladies working in the front office. Despite their friendly demeanor and warm smiles, it became clear that they fell short of providing efficient service. Firstly, there were instances where misinformation or exaggerations seemed to be common among them. For example, when I asked about the availability of parking spots in our building, one staff member assured me that we would not have any issues finding a spot for my vehicle. To my surprise, however, I found myself struggling every day to find a decent place near the entrance due to limited spaces available. This made me question if there was some level of dishonesty or perhaps just an oversight on their part. In addition, when requesting maintenance assistance for an ongoing issue with the plumbing in my unit, I was met with delays and lack of responsiveness from the ladies at the front office. Despite their reassurance that a technician would visit soon to resolve the problem, it took longer than expected, leaving me without proper facilities for several days. Their overall attitude seemed indifferent or even somewhat dismissive, as if they were only doing enough to get by rather than providing attentive and personalized assistance. This lack of concern was apparent not just in their interactions with residents but also towards potential new tenants who visited the office seeking information about vacancies. Their unreliable communication, apparent dishonesty or oversight in conveying accurate information, and seemingly indifferent attitude towards addressing resident concerns contributed to an overall dissatisfactory service experience. If you are looking, in all honesty; look elsewhere!
Do not mover here. You will be fight roaches in door every day. They never fix anything. This place has roaches coming out of the carpets. The management promises to take care of things and never due. Not a safe, healthy or peaceful enviroment whats so ever.
The Property Managers, and assistants will lie to get something they want. service calls dont work. you need to go to the office to get anything done. and they loose packages.

Horrible management staff - manager, Brittany will lie and make you feel terrible about any interaction had with The Flats. It used to be called 'Martha's Vineyard' but they went through a re-brand and it wasn't any better. Popcorn ceiling, poorly ventilated apartments. You can find somewhere else for same money down the road.
We moved here in August from out of state. For the square footage and location the price is amazing. We have submitted work orders and they have always been addressed quickly. We feel safe here and have had zero safety issues. Unique floor plans that we hadn't seen at other properties. Kelly, has been excellent anytime we have had a question or issue.

As soon as I saw the beautiful light show coming from the electrical sockets, I was hooked. I was reminded of home with the smell of cigarette smoke in the air accompanied by the loud popping sound followed by crying. It was lovely to find various natural pool toys simply floating, my favorite is the squirrel pool toy, though the large branch comes in close second. I was welcomed when after my first night I found artwork on my car. The wall easily falls apart, making for a great place to hide your things, which I found very thoughtful. The people at the front desk are so kind to me, as they always whistle at me and compliment me. My items play hide and seek with me, I still can't find them. Super fun! Best apartment I've found by far.

This place has serious safety and quality issues. My scooter and my fiance's guitar where stolen from out from of our apartment. I've heard gun shots. My neighbors car windows have been smashed in. My friends and I have seen people going around looking in cars, clearly casing the place. Front desk doesn't care at all. After my scooter was stolen I told the front desk they suggestions the police office made (moving the shipping containers, cameras, and gates) I was told "Oh the police just don't want to do their jobs". WHAT! Just so disrespectful. They did not care at all that a 3000 dollar vehicle was stolen and they obviously don't care to work with the police. The officer said they often had to come to this complex because of theft. The front office closed at random times with no notice. Especially around christmas time. The just will put a flyer on the door "closed for an hour" Imagine driving to the complex to pick up an urgent package, only to find the office is closed despite it being normal business hours. Also sometimes the employees will lock the doors if they are in there alone. And then there is the pool. The pool is usually dirty. I see little flecks of dirt and skin when I' in there. So bad during the summer, I've stopped going despite loving to swim. The pool was closed for 3 months this winter for updates. But somehow, the lights hang out of he sockets. I worry about electrocution with it. The pool was the selling feature, but it turned out to be a huge disappointment. Also I have a friend who lives above a maintenance unit. Maintenance workers smoke inside the unit and keep the door wide open despite it being 105 outside. His place continually smells like smoke. The office doesn't care. Not to mention the quality. I was so surprise that we where getting such a nice apartment for the price! But everything is falling apart. And it's not just my unit. My FI's company move 5 of us out here, and we all decided to get units in this complex. They are all discovering that they just look nice but are cheaply constructed. I can't wait to get out of here!
The worst apartments ever . They will tow you on a drop of a dime. They want you to be on time for stuff but they are not on time. PLEASE TAKE YOUR MONEY ELSEWHERE THIS LOCATION IS NOT THE PLACE YOU WANT TO LIVE. Trust and believe that. Read the other reviews that gave this location ONE-STAR they are not lying by far. I live here for almost 5 years and i am so glad i am leaving in less than a month. They werent even upset to see me leave. But its okay i am moving to something way less than $1,000 a month and i get a garage attached to my home. Better apartments and townhouses close by for the same price as the FLATS you just have to keep searching, they are off of 620.
i have lived at the Flats for almost a year. Lots of construction to improve curb appeal only. Pool is nice but the rest is poor. Most of the workout equipment is old and the treadmills, bike and 1 of the TVs do not work - just for show. Maintenance is way under staffed and doesn't get done. Water bills are very high, other utilities are pretty high. AT&T or Time Warner only, no Grande or Google. One drive by shooting two months ago and the police are here about once a month, para-medics twice a month. Music is an issue in summer. Rates increase insanely without improvements. Management and name change have not helped. I would try other properties first and if you chose here, make sure any comments and promises of improvements are in writing - more than you would normally.
Martha's Vineyard is a quiet apartment complex with renovated apartments. There is not a playground for kids but as a parent the upside is the assigned schools. The school scores are good to great. The amenities that are offered are nice, a large pool area and a gym, but not accessible until 10 a.m. No early morning working-out here. The complex is pet friendly but not everyone picks up after their pet, a negative. I have not experienced any loud music, loitering, or theft. I do feel safe here.
My unit is small and expensive. I had just downsized due to retiring from work. When my lease was to be renewed the owners raised my rent by $60.00. I wasn't expecting that and I had to readjust my budget, which is tough on me. I have lived in apartments since I was 12 years old. Not a real stable upbringing, but I have a roof over my head! The best amenity for the apartment is a beautiful pool to swim in!
