Property Ratings at The Floridian
The Floridian (I live int he 919 building) is a condo building built in 2007 - so everything still feels very modern and new. I rent from a unit owner (through a property management company), and I believe about 30% of the building is made up of renters as well. Because the building is a condominium, there is a strong sense of community with an active email listserv that frequently hosts a variety of conversation topics, ranging from "may I please borrow someone's parking pass for the night" to "there's a Whole Foods coming in the empty lot next door!" though it can get a little caddy at times. Our neighborhood (Shaw) is definitely "up and coming," so it feels like the residents do their best to keep everyone informed about happenings or any (rare) criminal activity nearby. If you like live music, there's no better building to live in, as 9:30 club is literally steps away, and U Street Music Hall and Howard Theater are only minutes away, too. U street and 14th Street NW provide lively night-time activity, restaurant options, fitness studios, grocery stores, etc. There are so many new developments coming to the area that it's really an exciting time to live at the Floridian. Our roof has one of the best views of the city, but could definitely use a few aesthetic improvements. Thankfully, it seems our condo board is receptive to feedback and does try to make improvements where they can. In short: the Floridian is an awesome and new building with a strong infrastructure — nothing in the units feels cheap or tacky. Residents are friendly, vocal, and communal. I'm very glad I signed the lease!
Living across the street from the best breakfast sandwiches in the region (Blind Dog Cafe croissants are second to none) would be enough of a draw to live at the Floridian, but that's just the (chorizo and cheddar) icing on top. Located at the idyllic intersection of the U Street Corridor and Shaw, the Floridian straddles two of the most desirable neighborhoods of DC. Avoid the traffic of 14th street while still living close enough to Trader Joe's and move where all the action is happening. Do you like music? Walk out of your back door right into one of the best venues in the country (930 Club). Are you a sucker for sunsets? Escape the city hubbub by relaxing on a rooftop complete with breathtaking city views. The Floridian is a dynamic and vibrant community within a community - with all the conveniences of city life.
