Property Ratings at The Forest
The office staff never respond to emails or answer the phone for residents. The pictures of this apartments amenities are YEARS old. The gym is gross and definitely does not look like the pictures. The laundry room was always gross, but it has been broken for months now so it does not even matter. In two years, my rent went up over $200 with no updates to my very dated unit. Management was not willing to discuss rent negotiations. Maintenance is nice, but limited by company policies that don't allow them to actually make major necessary repairs. Management also sends a weekly email with the SAME bullet points each time, but a title that makes it sound like there are new, important updates I need to consider.
This apartment was the worst apartment I’ve ever seen. Wasn’t cleaned properly, old stains, and much more! Literally didn’t stay here for a month. Had to leave.

I have been living at The Forest for a while things are definitely going in the direction to success I appreciate the new staff taking care of all of my needs .
The apartment itself is fine. Nothing special; you get what you pay for. However, it has been terrible dealing with management. They are extremely unresponsive. I cannot reach them by email, text, phone, voicemail, etc. Yet amazingly they always have ways to contact me when they want to for promotional purposes. When I go in person, they give me the runaround, never actually fixing the issues and blaming understaffing as the cause.
I just moved in about 6 days ago and encountered several issues with the apartment that were not addressed upon move in. The property manager,Fernando, was incredibly helpful, apologetic, and attentive to the problems. I never write reviews, but feel his customer service was exceptional and deserved recognition. He went out of his way to listen and immediately address the problems personally. My experience as a renter has ultimately been determined by the strength and responsiveness of the property's management. Fernando embodies the values of quality customer service and makes residents feel at home and that their concerns are heard.

I lived here for one year and I wish I could give them something less than a zero. I had problems with their plumbing in the bathroom coupled with the noise that they refused to address. Then when I move out , they refuse to give me back my deposit claiming that my carpet was damaged because it had dog urine which is totally untrue because I do not have a dog and I have never had anyone come to my apartment with a dog. When I moved out my apartment carpet was in perfect condition. Shame on you guys! keep away from them

I was robbed in my apartment at gunpoint, and after moving, the apartment manager sent me a bill for the remaining 6 months of the lease. There is no gate/security here. Anyone can walk up to any door of the apartment complex at any time. The complex is near Duke Forest and is therefore not visible from any main road. There is a camera in the parking lot, but it does not work. After being robbed, I moved because the men who held a gun to my head told me they would return. Because there is no security to prevent their return, I had to move. The manager(s) of the complex told me they could do nothing and that they would try to lease my apartment so I would not have to pay. I came back two weeks later for my mail, and they still had not even tried to show the apartment. Do not rent here. The employees are awful at customer service. My apartment constantly smelled like cigarette smoke. This is NOT a non-smoking complex. My downstairs neighbor frequently smoked cigarettes, and I could smell smoke in my apartment constantly. Guests complained about the smell because it was so strong that it smelled as though I smoked in the apartment myself. My apartment had many maintenance problems that management did not fix. There was a large gap between the door and door frame so air easily flowed in and out of the apartment. The bathtub floor is flat so water stands and collects; water has to be guided into the drain. The water pressure in the kitchen and in the shower were always low. The water in the kitchen sink takes about 2-3 minutes to heat up. The floors are creaky so my downstairs neighbor frequently complained about me "stomping" when I was simply walking around in the apartment. There is constant construction so the complex is noisy and trashy. The construction workers listen to music loudly all day and of course their tools make loud noises. They also do not clean up their messes. They painted the outside of my door, and they left the painter's tape around the doorframe and doorknob. In short, you should not live here under any circumstances
I lived at The Forest for two years and my over-all experience was positive. I have seen a couple of management companies come and go, and the current office staff is much more approachable and helpful than those in the past. They respond to emails quickly and communicate with one another so you don't have to ask your question five times to five different people. (That makes a difference) The neighborhood was very quiet and I only felt unsafe once. I alerted the office and it was handled promptly, which I appreciated. My neighbors were respectful for the most part as they are either graduate students, young professionals or families. I chose a second floor unit because the floors are quite squeaky and I'm certain that my downstairs neighbor could hear my every move, but you get used to it - and so do they. The apartment was very warm in the winter since heat would rise from downstairs which was nice for my energy bill - even in the summer it wasn't outrageous. I missed not having a washer and dryer and the ones on site would sometimes break without warning. The laundry facility is well kept and cleaned daily- nice hardwood flooring as inviting. The pool is small but definitely usable - I enjoyed it a few times over the course of my stay. The tennis courts are stellar - recently resurfaced and lit at night. The gym is small and outdated - the weight machines are old and sketchy but the treadmills worked. Maintenance is great. They're quick, friendly and attentive. I was never unsatisfied with any of the work they did. Overall - I would recommend living here! Had I not found a house, I would still be a tenant.

The Forest Apartments are excellent apartments. I was new to Durham in April 2017 and needed an apartment in less than 24 hours. I called at 9 AM on April 18, 2017 and received a blessing. The leasing agent that assisted me was Erika, and she was so helpful. I did not know the area or the community, but was in need because I had just landed from Sweden. Erika picked up the phone and gave me excellent customer service. She guided me through the whole process and has strong knowledge in the leasing industry. She assisted me over the phone and later in the day gave me a tour of the whole complex. We started the online application process in a matter of minutes. Erika's customer service is EXCELLENT. I felt right at home when I came into the leasing office for a tour. Erika gave me a tour and I immediately signed the lease. I highly recommend Erika and The Forest Apartments. It is a wonderful and safe place to live .. In addition, the location is perfect. You have access to the highway in a matter of minutes to drive to Raleigh, Greensboro, or any other location. The location is pleasant, if you like to walk or run Duke Forest is close at hand. But be aware that the Forest is closed during hunting season. The management is generally unresponsive. I had up to 4 men occupying the apartment below me, they were construction workers for a company, and the lease was in the company name. They would play music loudly at night waking my children. This continued over months and the management did nothing although I complained to them repeatedly. When I did complain they admitted that because the lease was in the name of the company that they didn't know who exactly was occupying the unit. So they didn't know who should be on the property or not. The workmen themselves were not please about my complaints and "suggested" that they could do whatever they wanted and that I should not complain. So I had four workmen who claimed themselves to be immune to management, or common decency and two small children to protect. The area is generally crime free, although there are occasional break ins, however your security is most likely to be compromised by the management refusing to respond to the behavior of your fellow tenants.

The apartments themselves are fine and the location is OK, however, the management is unprofessional and incompetent. Prepare to ask several times for any maintenance requests. Even if it's relatively urgent maintenance needed, it will take days or weeks for them to actually log your request correctly so someone comes by to fix it. Want to extend your lease, go month to month, or end your lease? Be ready to send a few emails and stop by the office multiple times, then get billed/charged for something you didn't agree on. Finally, although the security deposit is small, you will not get it back. Again, be ready to send many emails/calls to get some information on the status. They will eventually wear you down with non-responses and unreturned emails until it's not worth pursuing any more. This is certainly an effective strategy for extracting small sums of extra money from their customers, but it can be frustrating for the tenants.

Whatever you give them for a deposit, don't expect to see it again. I lived there on a one year lease. During that time, at least three of the apartments in the complex were broken in to. One time I was woken up in the night with some guy I've never seen before banging on the door trying to get me to let him in. The water pipes are basically not insulated, so they randomly freeze and cut off the water in the winter. When I moved out, I left the apartment spotless with no balance on my account, yet I've called the office five times over the past three months and the deposit has not been returned. The office staff seems nice enough, but every time I would stop by or call, it's a new person working there.

I moved into The Forest Apartments 3 months ago and I love it ! The floor plans are awesome ! I moved from a different state never seen the apartment before moving in , just the photos online on apartments.com and spoke with the staff . They they made sure they had a clear understanding of what I was looking for and communicated with me every step of the ways . Not only is the apartment everything I wanted but the neighborhood is quiet and close to everything. There a walking trail a dog park and there always events and contest going on to keep us residents connected .

I have lived here 5 yrs. I have not had a bad experience since I moved into this community. Maintenance has always been prompt and courteous. Office staff has always been helpful and willing to resolve issues I have encountered. I like it here because it is quiet and I feel as safe as a tenant. All apartment communities have issues but at The Forest Apartment homes they will resolve them. New management has made many emprovements .

My pipes froze, my bathtub had standing water for multiple YEARS, my broken refrigerator was replaced by another broken refrigerator. Do not, under any circumstances, believe this is a nice place to live. It is not. You will inevitably live with a complication and/or frustration of some kind. I ended up below a man who beat....beat his dogs, and the apartment complex had not remorse or willingness to help!
