Situated less than 10 minutes from the heart of Alexandria and 10 miles south of Washington, DC, Eisenhower East/ Carlyle District is an urban neighborhood between Interstate 495 and Highway 236. Although small, this community is full of commercial spaces. Hoffman Town Center, a large shopping mall, makes up the western side of town while hotels, office spaces, and government buildings can be found in the middle of the neighborhood. Restaurants and cafes centered around John Carlyle Square are situated in the eastern corner of the neighborhood. More features of the community include the African American Heritage Park and a few other parks that dot the town. Thanks to its central location and great amenities, there are several choices of apartments and condos ranging from luxury to moderately priced places.

Property Ratings at The Foundry Apartments
Living at The Foundry has been a rollercoaster ride, and unfortunately, it is on a steep decline. When I first moved in, the place was decent, but after going through two different management companies, I can confidently say things have gone from bad to worse. Firstly, there is no longer a 24-hour concierge, which is a huge inconvenience and was a huge selling point, initially. If you’re expecting a package, you better hope the delivery company leaves a code. If they don’t, you won’t even be notified that your package has arrived. So, forget surprises and unexpected packages at this property. To make matters worse, you won’t have access to your package until after 6 PM, and after three days, they start charging you $3 per day for not picking it up. It’s as if they’re punishing you for their own lack of service. Also, with no concierge during the day, many times packages are left on the concierge desk which anyone could steal and HAVE stolen. The restrictions on guests are absurd and borderline ridiculous. You are only allowed two guests in any of the amenities, such as the sports bar, rooftop terrace, or other community spaces. If you dare to have more than two, get ready to be fined. On top of that, if you plan to be away for more than seven days, you are required to notify them. And no guest is allowed to stay for more than three days without signing a lease. So, if you have college kids, the Summer may pose a problem. Or even out of town guests would have to get approved and sign a lease to visit you for more than 3 days. What makes it even worse is that management doesn’t bother to inform residents of these changes. We usually find out about new rules through word of mouth, which is incredibly frustrating. Fortunately, we have a Facebook group where the residents communicate with each other. The current management had a brief moment where they seemed to improve things, but that was short-lived. Now, they’ve managed to make living here a bit of a nightmare. Let’s add that the windows haven’t been cleaned since 2021. The Foundry is a very nice property. It is pseudo-luxury and bit overpriced however, it is located in a very nice area and has nice amenities. Management is the issue! If you’re considering moving here, I’d strongly advise against it. At the bare minimum, pay close attention to the wording in your lease and ASK QUESTIONS! The constant fees, restrictive rules, and lack of communication from management make The Foundry a place to avoid.

The good: location is great, walkable to old town, port city brewing, and the metro The bad: nearly everything else. The amenities are mostly for show during leading tours, but don’t work once you move in. If you are touring, be on the look out for this in the sports bar, the rooftop patio, and the pool area. The building often reeks of people smoking, and hallways are littered with dog puke, poop, and pee. Pool is filthy, and appears to be rarely cleaned. Parking is very expensive for an off-site lot, and has had multiple break in and theft issues since I have been here.

They were so close to getting us. Walking in to the Foundry, we were in awe. An immaculately decorated lobby in a warehouse industrial style, walking distance from the metro, with restaurants and even a movie theater and Wegman’s outside, wow. And the tour they take you on? Gorgeous. All the trappings. The rooftop pool, the meeting rooms, and even a furnished apartment that is so well appointed, it looks like it might have been designed by a mythical God. The building has got a 3-level gym, a sports bar, and even a Pac-Man machine in the game room. And the rent is so cheap, relative to buildings with comparable amenities, we were stunned. We left the building thinking: what is the catch? Well, there is a catch. As you have no doubt discovered from reading the reviews, there was a management change a few years ago, and the quality of living at the Foundry has decreased significantly. We didn’t take the reviews at face value, so we actually reached out to some residents. After this research, I believe strongly that the complaints are justified. I’ve seen/heard evidence of constant problems. Elevator outages, packages lost, safety concerns. Cleanliness issues. I have seen photographic evidence of cars having been destroyed in the garage (tires literally removed). The coup de grace, however, is that some of the “amenities” that they promise you on the tour are actually NOT ACCESSIBLE TO RESIDENTS. They are LIES. We are artists, and on the tour Francisco (our guide) took us to a community art room. It was impressive. Work stations, lockers, materials, and a communal environment to do art. Well, it was all a mirage! Turns out management closed this room MONTHS AGO to the residents, with no notice, and it remains locked and inaccessible. Had we signed a lease, this room wouldn’t have been available for us. Several residents confirmed this to me. So they just straight up lied to us. What else was a lie? I wrote to the leasing office and asked them to clarify these discrepancies (we genuinely WANTED to like this building and wanted to give all the benefits of the doubt). They never responded. Basically, not being able to know what was a truth and lies, we ran the other way. I consider not staying here to have been a major dodged bullet. I hope this is helpful to other people who are at risk of staying here. Do your own research and decide for yourself, but take everything the Foundry tells you with the assumption that they are trying to hoodwink you.

Don't trust the high review score as the good ones are older. The business model was basically a trick. They had one company group be SUPER nice, get people in, get great reviews, offer AWESOME amenities and service. After the building was 92% full (or 97, something like that) this OTHER management group came in to start cutting everything, jacking up rent, and are totally incompetent and rude. They literally tell untruths about why services are taken away. Theres also constant crime. I cannot wait to move out. This place used to have a great lively vibe.... and now it's like a sad library.

Since then a new management company has come in and they run this place like a fleabag motel. They literally took away basic services... like a door person or a basic package system.

BH is a horrible management company. You will pay luxury prices at the Foundry for an underwhelming experience. I lived at the complex for 2.5 years and moved after completing my lease under the new management. Upon move out, I was charged a $200 cleaning fee, although the apartment was left in pristine condition. I was informed that they do not clean the apartments for new residents coming in, so they charge the previous resident for the expense. It was explained that because there was lint left in the dryer and crumbs UNDER the stove, the apartment was not move-in ready for the next leasee. Then when I called to actually pay the asinine charge, I was told the system doesn’t update for 2 weeks, so I would have to call back then. They only give you 30days to pay the fee before sending your account to collection. Straight foolishness. The management company also changed the hours of the concierge, so the service is no longer 24/7. Packages are consistently lost, the package lockers are not operable, and residents (or others) have access to walk in the package room and grab packages. Security is poor. The doors are often broken, not requiring you to use your key fob and there are no peepholes on the apartment doors to see who is at your door. Cars in the garage have been broken into, which is unfortunate when paying nearly $200/mo for a parking spot. There have been homeless people roaming the building on multiple occasions and even a police chase through the halls. Best of luck if you choose this complex, but my suggestion would to be to ask other residents their experience upon touring. I have met many disgruntled neighbors, and most blame it on BH management.

After my experience trying to lease from these guys, there’s clearly fundamental issues with management’s basic competence. If it’s this hard to give them money, there is absolutely no way they take care of their residents. I feel like we dodged a bullet. We saw the property a few weeks ago and really liked it. We put in an application the same day. We received no email acknowledgement from the complex that an application was submitted. We logged in the next day to find that the application was approved, but again, we received no acknowledgement from the Foundry about the status. We called about the status of getting a lease sent over. The call was passed from one person to the next to the next to the next. No one could tell us anything other than the application was approved and that we received a welcome email. We never got one. Days went by. We called again. No adequate response. We were told someone would call us back. No one did. Two emails were sent. No reply was received from either email. A week later, we called again. We were again passed from one person to the next to the next to the next before being finally told that we’d receive something in the next four days. Eventually, we received an email with a lease and was told that we’d be getting a follow-up call from the leasing agent. We never got a call. The lease summary had an incorrect move-in date and incorrect move-in fees. We replied to the email asking for clarification. We never got a response. We replied again two days later. Again, no response. Every single email we’ve sent them has gone unreturned – they didn’t reply to a single one. We got a runaround every single time we called. This should have been easy. Two people with great income and perfect credit apply for an apartment – it’s a no-drama dream for a property management company. We applied at a competing property and had a lease delivered in three days – two of them being on the weekend. The fact that the Foundry dropped the ball so completely at every step is absolutely astonishing to me. Look, I’m not normally someone that puts a ton of weight on reviews that complain about apartment management. After all, every complex in the country seems to have someone complain about management. But there is something deeply wrong with the way that these guys operate. I’m glad we didn’t end up signing the lease.

I moved in to The Foundry at the beginning of June, 2020- right in the middle of the pandemic, and right as the building was welcoming its first tenants. From the moment I signed my lease through today, I have had an overwhelmingly positive experience and am still delighted to call this complex home. Let me share a bit why, in no specific order: 1) The Staff: Always very courteous and respectful. Marianna and Brittney in the leasing office are rockstars, and so are Joanne and Del at the concierge desk. They have always treated me with the upmost respect, have answered every question, and provided me with the customer service I would expect in a luxury-grade complex. Even the maintenance staff have worked quickly to respond to any small needs. 2) The Property: Loft-style with unique layouts, gorgeous finishes, eco-friendly appliances, open floorpans and... its quiet! The complex also has beautiful shared space including a three story gym, game room, rooftop terrace and pool, plus so much more. 3) The Location: Right across the street from the Eisenhower Metro Station, walking distance to King St. and Old Town Alexandria, minutes from I-95/495, Washington National Airport, National Harbor, numerous stores, parks, walking/biking paths... need I say more? Plus, right next to the building is the brand new Carlyle Crossing urban center. The location is unmatched All in all- this complex is fantastic. I have loved every moment of living here, and I look forward to continuing my time here at The Foundry.

I am very happy living here. Part of the reason I chose this community was the helpfulness and kindness of the staff here. The apartments are well-designed and situated in a convenient location with everything I need nearby (convenience stores, groceries, work, parks/bike paths, direct highway access, storage, parking, restaurants, metro, etc.). One instance in particular was that I had been injured in a sporting event and couldn't walk on my leg. I called after hours for help getting into the building and Dale helped me get a temporary parking space right away and Brittney the next day got me a permanent parking space near the elevators so that I could get direct access to the vestibule while I had my injury. I am so grateful for their help and responsiveness to my situation.

First off, they pressure you to write a positive review within your first week of living here or even after simply touring, so please read others with a grain of salt… After 8 months living here, we are already looking to move. Amenities promised at move-in still have yet to be installed. Leasing agents and managers are shuffled between Bell locations with no communication to tenants, so it is never clear who to talk to about issues or who is even in charge of the community. The building WiFi is extremely weak, so working from home is a nightmare in the common spaces. We’ve brought up these concerns multiple times, and most emails go unanswered or receive a generic “we’ll look into it” response. Agents are responsive and helpful during the leasing process, but clearly have no concern about tenant retention once they’ve locked you into a lease.
I LOVE it here. I moved in mid March- one of the first few people to move in. The entire process with Brittany was amazing from beginning to end. She answered all of my questions, handled all of my concerns, and went above and beyond to make me feel comfortable about picking an apartment sight unseen. She even was patient as I toured five different layouts. :) She was just as excited as I was the day my actual apartment was ready, and told me to come look right away! The layouts and the detail are truly amazing and I feel like I have an DC loft apartment without having to leave VA, which I love. The CVS and metro being close is super convenient! I can't wait to be able to take advantage of all of the other shops, restaurants and the movie theater that is within walking distance. I hear no construction noise at all with my windows closed- sometimes I don't even realize they are out there until I crank my window. I saw one review mention the windows not having a screen- I have a small dog who loves to sit on the arm of the couch near that window, and there is no way she could hurt herself or go through- plus I keep my eye on her. The screen would take away from the gorgeous windows in my opinion- which is a huge reason why I chose this apartment in the first place. The amenities are fantastic and I cannot wait until they are all open. Even down to the nice concierges, leather paneled walls and small architectural details that you don't notice until you live here... I am so happy! This is an honest review that I was not asked to leave- but I just wanted everyone to know how much I love being at home. Please tour this place, you will not regret it.
