Located about a mile from the downtown area, Northeast South Bend consists of schools, small businesses, medical facilities, and an active group of residents that promote community services. This is a popular area among Notre Dame faculty and staff, and housing incentives increase the area's appeal and creates motivation to refurbish existing older homes. Lush landscaping, upscale apartments, and colorful long-standing homes give Northeast South Bend a charming feel. There are beautiful parks and plazas along the Saint Joseph River that provide outdoor entertainment year round.
Residents enjoy an incredible variety of locally owned eateries and shops scattered all about this section of town, and even more options just across the river to the west. This is a fantastic spot for Notre Dame supporters thanks to its proximity to the university and its stadium. Don’t expect to get the floor plan they send you. Or for them to reply to emails, or answer calls. Their voicemail will tell you to call back when they’re open (but you called at noon on a weekday). If they do email you back, enjoy the most passive aggressive email you’ve ever gotten in your life. If you want to get overcharged to live in a bedroom that has no windows, a trash service that only comes occasionally (that you pay for anyways) and a ton of fees that pop up, this is the place for you!

We have tried calling multiple times and left messages and just recently while in the area on business we walked in to finally talk with someone but we were completely blown off and some guy just handed us a business card and said to call back later because they were getting ready to close. Getting ready to close at 3:30 on Thursday? These LP's obviously don't want tenants in their building because they make you feel like you are interrupting their day.

This place is HORRIBLE. You can never get anyone on the phone. It takes multiple emails to get anyone just to answer. They are not up front about all the costs. They try to charge you extra for everything. They advertise they have a dog wash. Even when you pay extra to have a dog they want you to pay extra to use the wash. They advertise they have a pool. They want to charge you extra for the key to the pool. They wanted to charge extra for a top floor apartment. They advertise they have a dog park but the dog park is closed for 4 months in the winter without any notification. When you complain they say they don’t own the dog park even though it’s listed as an amenity. Even if you decide to pay for an additional item they never follow through and get you a key as requested. I could go on and on. When we were negotiating for a unit they sent of a map of the units location and the unit number. It had a good view of Eddy and campus so we decided to pay more than the other apartments. When we came to pick up the keys they told us it was in another building but still had the same apartment number. The unit had a view of a brick wall and was on the alley. I complained and asked for them to either move him or compensate him. They never responded to that message. When my son was moving everything out. He left behind a sofa which someone was coming to get and a vacuum to vacuum under the sofa. The Foundry came into his apartment while he still had a valid lease and TOOK his vacuum. They admitted to taking his vacuum which was new and said they would pay him “fair market value”. We have called or emailed them at least 5 times. NO MONEY. I have all of this documented in emails etc. I would add here if I could. They are CREEPS. Go the the Overlook. They seem nice and reasonable they. Avoid this place at ALL costs.

The later tenants and some of the cars were able to get a private garage, but I couldn't get one. I've been contacting the office and 5 staff members since November last year because I wanted to rent a downstairs private garage. However, despite sending over 10 emails since last November, having over 5 conversations with the front desk, and providing my information 3 times, I have yet to hear back from anyone regarding the private garage I requested. How much longer must I reside here before I am granted a garage? It's no surprise to me that other tenants also complain about the management and that previous foundry staff have moved to other properties. I am willing to pay $170 a month for a garage, yet it seems as though I am begging them to take my money. I am still forced to park in Eddy Street Commons, which is a five-minute walk from my southernmost apartment. It's frustrating to see new cars being granted garages while I am left in the dark. They claim that the garages are full, but clearly that's not the case. Let's not forget that when I first moved in last year, they were unable to provide me with parking, and I was forced to park on campus or pay for parking during the first few weeks. What kind of management is this? How is it fair that tenants are not treated equally? It's not just about the private garage; my friend was able to get a surface lot parking permit the same day, but I was told to wait for an email to pick it up, and then no one followed up with me. This is evidence of disparate treatment. Recently, I attempted to inquire with the leasing office regarding the guarantee of a garage after renewing my lease, but I have yet to receive any response. They only replied to half of the content in my email and ignored the rest. Many cars are parked in the fire lane every night, and no one seems to care. I have lived in many apartments in the United States and the United Kingdom, and I have never seen such poor management and treatment of tenants!

I called numerous times, left messages, left emails, requested tours, repeatedly expressing interest in renting a unit. Never received any communication back. Zero. Don't leave a number with VM options if you never intend to respond. Leave an outgoing message or something so we do not keep wasting our time. Just be honest.

After calling the Foundry over 20 times to try to get someone to help me sign a lease for one of the remaining available units, I finally got ahold of someone. They informed me there was a one bedroom unit and to apply as the primary applicant. So I did just that, paying the 490$ in fees. I emailed the staff 3 times after the fact and called another 10+ after not hearing any confirmation back or any additional information related to the unit. Finally, I get ahold of them a week later to find out that they haven't even screened me and that I'm on a waiting list. Incredibly disappointed in the staff and the lack of professionalism that they show.

I would caution prospective tenants against moving here. The building forces you to pay for valet trash service, but the service doesn't even pick up the trash half the time. Then maintenance will yell at you for leaving trash out during the day when it's not your fault it hasn't been disposed of. Unbelievable. They also force you put uncleaned receptacles handled by people you don't know in your own apartment during a pandemic, for no good reason. And they lock the trash chutes, so if you have something truly gross you need to get rid of ASAP, well, too bad I guess. For the kind of rent you have to pay to live here, it's just not worth it. There are much better options nearby.

Enjoyed the Foundry x 8 yrs thus far with 2 kids attending Notre Dame. Location could not be better with access to campus, dining options, shopping, the bookstore & football stadium. Appreciate the safety measures in place with locked doors/ intercom & emergency options if locked out. Parking well run, safe & new key card system efficient. Cleanliness is the highest priority. Even on busy football weekends, the halls, garage, stairwells & elevators are immaculate. We have friends attend & have never been embarrassed. The trash valet system works well & there’s a dumpster behind building if needed. Customer service has always been a top priority, with fast response time from Helenann or manager, Christine. They’ve helped us problem solve issues over the years & directed us to the proper resources. Have needed documentation from Christine & goes above & beyond. Appreciate the parking security. Maintenance occurs promptly, efficiently with trustworthy response & communication from Mike. He has also intervened after hours when we had an issue with A/C and locks. We’ve never worried about access while gone. Have planned a party on the top level through Mimi, who provided recommendations of vendors & suggestions for successful event. Ultimately changed venue with weather concern. Love the new hallway paint choice. Use the gym regularly & occasionally the business center. Eddy Street can be noisy on weekends, when Brother’s closes, depending on apartment location. We expect activity being near a college campus. Highly recommend the Foundry for convenience, safety, customer service & cleanliness. :)
