Property Ratings at The Franklin at East Cobb
Management really doesn’t care about this property. The gate doesn’t work 99% of the time. Valet trash is a joke.. they charge you $25 a month for it but trash is only picked up 1-2 times a week when it is supposed to be picked up Sun-Thurs. The maintenance people are not on top of things like they should be.. I submitted a work order about a month ago; they came in the next day but didn’t resolve the issue they just said they’ll forward it to management and I haven’t heard anything since. Some of the neighbors here are inconsiderate .. I’ve had some blast their music at 3 something in the morning on a work night like I'm just over it. I don’t plan on renewing and I wouldn’t recommend anyone to stay here. It’s not worth the money.
I had been calling the property for months before I moved to Georgia, once I moved here, I continued to call and decided to just go to the property. I viewed the apartment and the leasing agent had great conversation but that is it. I went online and completed an application that in total cost $275 $75 for the app fee and a $200 admin fee and guess what…… yep they have not contacted me nor answered my calls. I’ve been calling for over a week! Corporate is just as bad, you can never get to a person. I even went into their online tenant portal and sent a message and still no answer smh. At this point I don’t even want the apartment I just want my money back Edit: I received a call from the property manager 3 hours after leaving this negative review. 3 hours!!!!!! I had been trying to contact the office and leaving messages (3 voicemails to be exact) in a weeks timeframe and heard nothing! The property manager made 1,000 excuses on why the application hasn’t been processed in a timely fashion. I uploaded my paycheck stubs via pic instead of pdf. Did I hear anything from the office to correct this? No, I had to leave a review just to get a call back. He was more worried about this negative review than having good communication skills and renting an apartment…. I was in dire need of an apartment but this will not be the place. It also takes them two weeks to get the money back in check form. Other apartments do not require you to pay the admin fee at the time of application. 100% wish that this wasn’t the case but this place is a joke. Seriously
DO NOT rent from these people. They have terrible support in the leasing office. The apartments ARE NOT luxury apartments. Pictures are misleading. Description says hardwood floors, but are actually laminate that looks like hardwood. The online pictures show “hardwood” floors throughout, but much of the apartments are carpet! They close out maintenance requests as complete when they never came out to do the work on multiple occasions. The outside of the apartments need a lot of TLC! The signs for the apartment locations are inaccurate and makes it difficult for visitors to locate an apartment number. Security gates rarely every are fully functional. At least one gates was open 90% of the time.

Like the other reviews state management takes forever to send maintenance out to fix a problem and when they finally do it’s a temporary fix. The mail center door has been broke and open for over a week and I have received no mail or packages that I’ve ordered so someone is stealing my Christmas mail. This place is overpriced, hidden fees OH and we have roaches
Should be 5 diamond! Management team is great. Helpful in all aspects of leasing. Been here 4 years and this team is the best! Thank yall.
The Crossings is an awesome place to stay. It’s convenient to everything! The staff is great too!
I really like the staff and crew around the property. They are really nice and they have some cuties in the office. The crossings handles thing swift and quick and it is very safe as well.
Living at the Crossing been the perfect place to reside. Anytime I have an issue, I contact Mrs. Vickie (manager) & no hesitation she save the day. Mrs. Vickie make sure that we are comfortable staying at the Crossing. Not to forget, maintenance just a phone call away. They continue to update the complex of inside & out. If you looking for a place to stay, look no further & come to the Crossing.
This place is safe and secure and conveniently located?Elztive to all amenities. Besides the current staff goes above and beyondvto make life as comfortable as possible and remains engaged with tenants. I have have lived here since 2005 do h a two year hiatus, but the staff now is among the best in their response time when needed and their customer service. The friendliness is amazing!;Always welcoming in that office with a greeting and a smile, with the Manager (Vicki) setting the tone. I remember when I used to walk in there and be made feel like I was a nuisance! The atmosphere is different now and I am glad I really returned here.
I have lived at The Crossings for a couple of years now and my experience has been great. Anything that I have needed help with the office staff has been amazing at helping me with! Torri and Vicki are great!! They are always there for me when I need help when it comes to anything! I have never met a more helpful and caring staff.
I've been living in The Crossings for 2 years now and I can't express enough of how amazing this complex is. The front office staff and maintenance is truly awesome. Trust me, you won't regret living here.
After years of telling them there was a leak in our ceiling. They would just send maintenance men out to put patch over the water spot. Well eventually that all came down, literally. My ENTIRE ceiling the living room came crashing down. I could look up and see the structure of the building. (If I could include a picture I would). After they act like it wasn’t a big deal. Tried to put a family of 4 in a ONE BEDROOM MODEL APARTMENT. They still tried to charge me for breaking my lease. Like I have no ceiling after YEARS of telling you to fix the problem. You have to nag them just to get them to come even look at the problem & then nag them to fix the problem. Not worth the price tag they have on the rent.
Don't believe the 4 and 5 star reviews. The maintenance service is TERRIBLE. You literally have to call over and over and over just to get someone to come out and look at the issues in your apartment. The worst maintenance service I've ever experienced.
They are cheating residents on the water bill. Lots of residents are complaining about the same thing but they don't nothing about it.
It is June 19, 2016 and pool is still not open. Management doesn't seem to care and will not let us know when it will be open, just keeps blaming it on the county for not coming to inspect. It is your fault for not filing for inspection until the middle of the summer but I don't believe that anyway. Management is very rude and doesn't care about any problem you bring to them. I have been here for 2 years and the gate stays broken 80% of the time. They closed down laundry facility that a lot of people here used with barely any notice to put in a excercise room who no one will use. Some people I talked with have told me they moved in 2 months before they took the laudry facility away and it was told to them that it would be part of the amenities of the complex. The complex stays in disorder constantly. I would not recommend this complex to anyone!
Moved to Marietta a year ago, leased here under a great manager Nate and team, who set the standard of excellence...3 -4 months ago the office staffed change, now the amenities that you pay for have decreased to Safety Issues, non use of amenities and a complete turn over of staff...Gates are broken allowing anyone to walk, drive, enter the community, trash all over the grounds, pool filled with trash and not open to this day....Property manager has turn this from a great complex with a strong resident community, into a huge safety risk, unavailable amenities, off site un-friendly office staff....My only advice is look elsewhere, as I am...Hopefully Apartments.com will post this at the top and not the bottom based on the stars rated
The staff is extremely nice and accommodating. I have never had a problem with bugs. We had a few small problems with appliances and the maintenance came in right away to replace it. I am currently living in the one bedroom, one bathroom. It is too small for me, and I think a little bit overpriced after you add all the extra fees that are not included in rent - water, sewage, trash, exterminator, etc.
I love the area Im close to two Walmarts, restaurants, Cumberland Mall and a lot of shopping centers. Its really quiet and safe and the gate always work and if its down the next day there is someone fixing it, I really love that. The only thing that I hate is traffic early in the morning with the kids getting on the school bus. There are a lot of kids which socked me because I never see them only a few at the pool. And a few times I was there for 9 minutes waiting for the bus to load. And its the same after school. I think they should come up with a plan to pull in and wait for the kids by the leasing office parking lot since it does not open til 9am so it can help with the heavy traffic.
These apartments are great all around and especially for the price. Definitely the best quality and lowest price we could find in this area. The people working in the leasing office are great at their jobs. Every worker I have been in contact with was very polite, and when anything was wrong or broken in our place, they were on it immediately. This has made moving and adjusting to a new place much less stressful. The reason for 4 stars and not 5 is because currently there is no gym because of renovations. I was expecting it to be done a little sooner. But other than that, can't complain. Great place to live, love the staff!
I live at The Crossings apartments in Marietta, GA. It is a gated apartment complex that just went through a few renovations. The grounds are always in good condition and clean. They have a very nice pool and patio area. They are building a gym that should be opened by October. My apartment is a one bedroom with a patio area that has an extra storage room attached. It is very roomy with great closet space and good sized bathroom as well. it has a laundry closet with hookups for washer and dryer, but they also have a coin laundry area next to the pool if you do not have a washer and dryer. I have never had a huge problem with bugs. You get the occasional bug here or there, but never anything serious. Maintenance has always been very prompt and respectful anytime I have had an issue, and the office is always friendly and quick to respond. It is close to the interstate and other main roads making it easy to get around. The area itself is also getting a make over. The only negative thing I would say about it, and this isn't really the apartment complex's fault, is if you have noisy neighbors you can definitely hear them. All in all I am very happy with my apartment and it is very affordable.
I've only had positive experiences with the staff and leasing agents here at The Crossings! They offered my wife and I a great deal to help us out when we moved in. There were a few things wrong with our apartment upon move in, but management and maintenance had them all fixed within the week. They are very helpful with the many questions I've had as well. It's in a very convenient location. I'm just a couple of minutes from school, work, downtown, gas stations, I-75, and grocery stores. Franklin Rd tends to get a bad wrap, but so far we haven't had any issues. The county has demolished a couple of neighboring apartment complexes with the intention of developing that land. I look forward to what the future holds for this growing location. Especially as the new Braves stadium moves in just a few miles away!
