Property Ratings at The Franklin at Samuels Ave
When we moved in they promised updated security, and nothing happened with that. They will pick and choose when to implement their rules, like with trash. The dog trash can is always full, there’s always trash in the stair wells and outside by the doors leading to the street. The elevators work half the time. We went 2 weeks without AC, no refund or discount on rent or utilities. They will give you a fine if your patio furniture isn’t up to their standards. If i had a chance to tour this place before we moved from the military then I wouldn’t have moved here.
Property Manager at The Franklin at Samuels Ave, Responded To This Review
I'm sincerely sorry for the experiences you've described. Our team strives to provide a clean and safe living environment, and it's clear we fell short. We will address these issues promptly, particularly the trash disposal and maintenance concerns you highlighted. Your feedback is incredibly valuable to us in improving our services for all residents.
TRASHY, NASTY AND very DISAPPOINTED. The whole office dont care anything about they residents just they amount of money you can spend. Lets mention your car will get Robbed and left on Bricks .
We moved in recently and there have been a few minor issues (which is normal)...The secret weapon here is Jennifer...she is a bundle of positive energy that gets things done...Great parking garage, very secure and I love the coffee machine in the clubhouse...also very dog-friendly.
I would recommend. Great location for me . Covered parking with 2 ways out . The staff , including maintenance, always very helpful. Very pet friendly .
Maintenance is friendly and efficient!
Just love all the peeps in office/ maintenance! Beautiful community
I have felt at home since moving in over two years ago. The staff are courteous, friendly, knowledgable, and outgoing.
Mary the leasing agent is wonderful. The apartment is beautiful and I rented it because it felt homey.
They are only after your money and the service provided and the quality of the apartments are horrible.
We absolutely loved our time at Lincoln Park and I would highly recommend them to family or friends. Management was great and the grounds and property were always very well kept. Service/maintenance requests were always completed promptly. The community felt very safe, and there were great events held for residents.
I've lived her four years, and every time we've had a maintenance problem it has been solved very quickly.
I would recommend this community because of the kind / courteous way y'all have treated me before and after I became a resident. I never get the feeling that I'm a bother or don't matter. Thank you !
I have recommended this complex to others. Some are just willing to pay a bit more for "new" everything and similar location.
I have really enjoyed living here and management and maintenance have been responsive and effective.
Great service. I stead of just repairing a fault, maint install a new one to make sure the problem was fixed. Extremely satisfied.
The area is great! I love being close to the trinity trails. The staff is amazing and very helpful and easy to reach if I have questions.
The office staff with Daniela and Cali have been phenomenal! They have been supportive from our first day! Everything about Lincoln Park is awesome! I would highly recommend anyone to move here!
Their staff is constantly turning over, so it’s always someone new in the office. They also introduce strict rules that make it much less enjoyable to live here. If we’d known they were going to forbid dogs in the courtyard without any warning (there was no indication it was going to happen and then we got a notice in a flyer in our door), we wouldn’t have gotten a dog while living in the apartment. But now we have one, and there’s nowhere nearby for him to go. It’s extremely frustrating that a few irresponsible dog owners and an overly draconian management company have ruined one of the best things about this apartment for the rest of us. We would absolutely not recommend for anyone else to live here.
It was a bit noisy with the train tracks abutting the building.
This community is friendly and very conveniently located to everything.
Great service with professional staff. Very informative, helpful, and friendly!
Great location, friendly staff, good prices compared to other apartments.
The bathroom sink, the old stove, an train noise late at night .
I've lived in a lot places coast to coast, this is my favorite residence hands down, from the leasing office staff to the maintenance team everything is phenomenal!!
I would but they should live on the top floor... the location in FW is great.
The apartments are dated and too many pet owners do not clean up after their pets. The court yard smells of dog pee and is dirty with dog poop more and more often. The patio furniture in the courtyard is dirty and unsightly. The grills in the courtyard and the pool area don't always work properly.
The response time used to be MUCH faster. Emails used to be sent to explain fire alarms. I miss Hannah's work ethics.
My maintenance issues are always taken care of promptly. I greatly appreciate the help I receive.
If the maintenance department was the only consideration this would be a 10 but too many other factors are involved.
The office made it so easy to move in and we love the apartment. Our view is great and we love the access to the river!!
Location and personnel. The staff here are always prompt and super friendly! I have recommended to some, but they honestly say that the rent price point vs the age and condition of the property compared to other properties nearby are objections. Most folks I have recommended for here are "more mature". That's a nice way to say my age...lol!
It is a beautiful and safe enviornment to live in. As a single female, it is important that I feel safe.
I was not in my unit when maintenance arrived but the issue was resolved very quickly.
I would totally recommend the apartments to friends and family, the leasing professionals were all very welcoming, made the visit super comfortable, also provided all the information that was asked and more. The apartment itself was beautiful and cozy. The colors were amazing with each other, rent pricing was great, no noises from neighbors. The outisde is lovely, I enjoy seeing everyone walk their four legged friends!
I would many things for relax, also my view to the swimming pool and I cannot see the pool why? because of the big trees around it!! I spoke with some people they have a same problem. Thank you
I love the layout and amenities of both my apartment as well as the community. The office staff is personable and helpful. Lincoln Park at Trinity Bluff is in a great location also!
Everything is great! The staff go above and beyond, the apartment is well located, amenities are great. Thanks!
Lincoln Park is very competitive in an area with many living choices. The main reasons I chose here compared to other apartment complexes were pricing, location and quality of amenities.
I would beef up security in parking garage and area surrounding complex. It's not the complex' fault that the area is somewhat suspect, but multiple car break-ins and incidents with theft in my time there. People drive way too fast in garage, I realize you all sent out reminders frequently regarding this, but it never really improved.
For the age of the property the rent is too high when there are so many new properties being build around it.
If you want the downtown and river scenery with no backyard neighbors the townhomes are the best. Rent is a little high but the balcony scenery won it for me.
yes
Traffic and construction in area is a negative. A shallow only pool you cannot really swim also a negative.
There are things that need to be worked on. I have taken most of these items up with management. It is concerning that the entrance gates have broken multiple times this year.
Not only is the location amazing, I feel very safe here and the pricing is in line with the other locations near by.
Hannah was very friendly and approachable from the beginning. She responded to every email promptly. Absolute great customer service and personality.
Hannah was very friendly and approachable from the beginning. She responded to every email promptly. Absolute great customer service and personality.
Would not due to close proximity to train, the rough neighborhoods on two sides. Would because it is pretty quiet and we run into few people.
i have lived at Lincoln Park for five years, and I have been pleased except for one thing. The lights on the level where cars park facing the railroad have only two that work and have none on the other side facing the parking area on the other side near the PO room The limited budget impacts adding new lighting currently. After a person was shot in that area, I am not comfortable parking in the dark areas, but this first level is often full if I return after 9:00 pm. Light provides a form of security; please help our excellent manager and staff with proving enough $$ to have more lighting provided. I praise the living at Lincoln Park, but I have to mention this if someone asks me about security.
Brandon was extremely helpful throughout the tour and application process. The location is great, and
