Property Ratings at The Franklin
I never leave reviews as I try to give many chances but if this helps any future victim – please stay away from this property. The people in the leasing office do not care what happens after you move in. You will come home, look at your outdated, non-working appliances or damaged walls/ceilings/floors and never feel peace. It’s just not fair that they don’t get held responsible. I have submitted requests, called and emailed many, many times and it does not matter. They will reply on these reviews to get in contact with them but it is obviously for potential residents to believe they take action with concerns. They do not answer and much less reach out. MONTHS ago, there was a water leak from my upstairs neighbor that caused my wall to burst open, water coming out of my electrical outlets, and water lines on my ceilings to where pieces are hanging down on the verge of breaking down above where I cook. No one gets back to you and the current manager, Lauren, is never. It does not matter what time you call. I’ve lived here many years and she is the only manager to be completely out of reach. I’ve had two agents tell me they’ll personally call me to make sure I am taken care of after talking to the manager, but it never happens. I wonder how they would feel if they were treated this way at the homes they pay their own money for every month. This doesn’t include my outdated stove that rarely works or the trash piles around the grounds. I put in a request for that over 4 months ago. They use 1 single maintenance worker and claim that he only responds to emergency requests; a leasing agent told me the manger makes all the decisions so they only use one maintenance man. There are hundreds of apartment units so I’m not surprised that other reviews mention their appliances not working or being replaced. It does not matter if you have always paid rent on time or are a quiet tenant, they don’t care in the least bit and you will not be getting what you pay for. Please save yourself the stress and headache and go pay for an apartment where you will feel peace when you go home.
We went to visit the complex about a month or so ago and we fell in love with the 2 bedroom 2 bath apartment. We applied for the apartment and then were given a move in date. 10 days before we moved in Tevin called and said that the current tenant wanted to extend her stay and our move in date had been pushed back. We explained we couldn’t have it pushed back because we had already given our notice to leave at our current apartment and we couldn’t extend it. They felt little remorse and said they couldn’t do anything. I would not recommend this place to anyone unless they get a move in date signed by management. Now we have to find a new place in 10 days or go to hotel or friends house until we can find something.

I'm a new tenant to the Perserve and I was super excited to move into my new place until I arrived only to find my carpet was dirty in the high traction areas. It was very disheartening since the apartment was so nice. I expressed my concerns to the staff and manger and no accommodations have been made to correct my issue. I have been here for close to two weeks now.
