I have lived at the Franklin Residences for 3 years throughout my residency training and it is truly home. It is the best building I have seen in Philadelphia for so many reasons! From the beautiful building itself with it's elegant lobby that is always well-maintained to the amazing front desk staff who treat you like their own, always willing to answer questions and help in any way they can. I had knee surgery during my time here and each and everyone checked on me to make sure I was recovering well. All the rooms are spacious with a solid amount of storage space (rare to find in most buildings!). I love that all the rooms have high ceilings and are different styles depending on your preference. If you want to change something (such as update appliances or change the flooring) the open and responsive management will work with you to make sure you are satisfied. In addition to that, the maintenance staff is extremely responsive and thorough. Maintenance requests are answered immediately. I once submitted a minor issue late on a Sunday night and immediately received a phone call from management asking me if I would like to be placed in one of their furnished suites until they resolve the issue which was not at all necessary but such a nice gesture! Lastly, I can't say enough about the convenience of the location of the building. Quick access to all kinds of shops, historical places, parks, markets, and public transportation. Being able to make a quick trip down to DiBruno's or Passero's within the building itself for coffee or a missing ingredient is amazing. In addition to that, the very quick walk from Jefferson hospital has made it easy for me to maximize my time at home rather than commuting. As a resident who works not only a significant number of hours per week but at all different times, I was happy to feel safe and comfortable walking to and from the building at all times of the day and night! Overall, I felt as though at the Franklin Residences, I was actually cared for and not just another resident.

I have rented apartments for almost twenty years, and this apartment is easily the absolute best of all of the apartments in which I ever lived. This applies to pretty much all aspects -- the building itself is beautiful and well-maintained, rooms are interesting shapes and layouts, the maintenance staff is extremely responsive, the doormen are very friendly and professional, and the management company is fantastic -- actually caring about the residents as people and making their stay here as comfortable and welcoming as possible. The gym is also top-notch, and I will definitely miss it. In addition to all of this, the staff also hosted events for residents (from concerts to wine-tasting, to putting out pretzels every Friday evening -- though some of these things were necessarily cut back during the pandemic, of course). Due to COVID-19, all residents were offered renewal without any rent increase, which is really awesome, but it just so happened that we found a house to buy shortly after receiving the initial offer, and so departed. This is perhaps the first time I actually felt a little sad about moving out of an apartment!

Rented one of its furnished apts on an emergency basis in March 2020: I needed to quickly move my elderly mom from her care facility to someplace with me when the Covid lockdown began. We expected to be there 2-3 months, wound up staying 8 and it was the perfect choice. The building is beautiful and classic (formerly a Gilded Age hotel); the apartment was spacious, thoughtfully renovated and comfortable; has a friendly assortment of residents; and it's in one of the most convenient areas in the city in terms of access to food, retail, services and business. The Franklin's secret weapon, however, is its staff. The team makes it look easy running a large apartment building seamlessly. Whether managing piles of packages and deliveries, getting sudden problems fixed, answering questions, whatever - including during the height of the pandemic when every day presented a new problem requiring creative thinking - nothing ever required a follow-up call and everything got handled quickly and efficiently. I've lived in premier similar buildings for 20+ years in Philly, DC and Los Angeles and this was the best-run property I've experienced. Cannot recommend it enough.

The Franklin is a great place to live in CC for a few reasons: Location - very walkable to most key parts of CC, including the subway, city hall, liberty bell, chinatown, etc Staff - everyone is very friendly, and service requests are handled very responsively Units themselves are well maintained and neighbor noise is generally not an issue Prices are better than other apartments in Center City even though Franklin is a nicer building than these other places My only minor complaint is that the HVAC equipment can be kind of loud if you're on one of the inner prong apartments near the roof

The Franklin has everything you need in a furnished apartment/condo. You need not look any further. This place was an excellent choice for short term housing. The washer/dryer included in the space was very convenient.

Beautiful building and apartments, polite and courteous concierge staff, and Leanna and the leasing department could not have been more welcoming, helpful, and prompt! She helped to make my move in seamless and my apartment was immaculately clean when I moved in. The front desk team was so kind and helped to make my move in very easy, and everyone who works here has been so friendly and welcoming. Everyone's attention to detail is phenomenal and their investment in the high quality of this apartment complex is evident and appreciated.
The Franklin is not only a beautiful building but has extremely friendly and welcoming staff that make you feel at home from the start. They were extremely accommodating throughout the move-in process and the apartment was in top shape. You also can't beat on-site valet parking, refurbished gym which is beautiful, and the location in center city!
The Franklin has exceeded all of our expectations. Perfect location- close to all the historical landmarks, Penns Landing, Spruce Street Harbor Park, Rittenhouse, Washington Square Park tons of great shopping and restaurants. Safe area- I always feel comfortable walking our dog. Onsite 24 hour valet parking with the nicest most caring attendants. Kind and caring front desk folks- they are so sweet to all the pups- our dog loves all the treats : ) Terrific views and modern updated apartments. Walls are solid- we never hear our neighbors or outside noise. Top notch gym with super nice equipment. Washers / dryers in unit- new appliances, modern finishes. Immediate response from maintenance. Can I tell you how nice it is to have DiBruno Brothers Passero Coffee Shop connected to the building? #spoiled. Can’t say enough about how much we love it here. Highly recommend.
I visited these apartments a few months ago. The people were very nice and the woman who showed me around was very nice but compared to the other places in the area this was not for me. The lobby was beautiful with classical piano music playing at night which might appeal to my grandparents. The apartment that was on the website looked gorgeous, the price looked right but the apartment at that price was not even close with a kitchen older than me and ugly carpeting. The location would have been great since I work across the street but the one block walk is well worth it. Sorry.
I had to start off with that since I love having friends visit and be impressed! This is a historical building that has been restored and is absolutely gorgeous. I live in one of the apartments that has not been renovated but it's in great shape and has everything I need at a lower price than the new ones. Having my own washer & dryer is key for me. The walls are thick and I never hear any noise from the surrounding apartments. I love the high ceilings and all the closets in my apartment. The staff is so helpful and nice. Everything I need is taken care of quickly. I definitely recommend The Franklin.
Conveniently located near Jefferson Hospital, Jefferson Station (aka Market East), Philadelphia historic sites (liberty bell, Independence Hall, etc). Short walk to grocery stores on South Street.The building is clean, the staff is friendly, and maintenance is extremely prompt with addressing issues (i.e. clogged drain). There is a gym in the basement, which is convenient. Often at least one of the machines is out of service.
This is the perfect building for anyone going to school or working at Jefferson. Many residents, fellows, and even a few attendings live here. We don't own a car, so the proximity to the subway, regional rail station, and east-west bus lines was key. The front desk and maintenance staff are great. Everyone is helpful and friendly. Maintenance seems available 24/7, and came immediately to fix a washing-machine emergency on a Sunday night. The apartment is a nice size with good closet space. We've lived here for over five years, so the kitchen is outdated compared to the remodeled units, but our rent is less. Overall, the building is pricey, but seem to be worth it for the service and the location.
