Property Ratings at The Franklin
Horrible smells throughout whole building, maintenance is a joke, nothing really gets fixed. The office manager is incompetent, rude, hard to reach. My unit is absolutely falling apart. Roaches coming from the walls. I have seen housing projects more livable than this place.
Used to be a great place but the last couple years they have had very unprofessional and inept management they are very disrespectful and don't fix anything run away fast.
I originally moved in the Franklin in 2004 with my husband who passed away in 2007. I moved out shortly after and came back in 2009. The property manager at that time, whose initials are D. S., was the very BEST this place has ever had. That lady got things done and was very professional. Unlike the many who came after her. The property is not kept up but the rent keeps going up. I have not had cold running water for over 6 years now and tired of the excuses and inconvenience it causes. The space is great but there are too many issues. There is a courtesy patrol in the lot at night and yet cars are vandalized and broken into. Catalytic converters stolen. Laundry rooms are not kept cleaned and the wash machines are disgusting and NEVER cleaned unless you clean before you use it. I've had maintenance work in my apartment and leave a mess and not lock my door. It's now 2021 and I've signed my last lease with yet another rent increase and no cold water of which I do pay for the water every month. It appears that the owner only cares about the money and not the tenants. The only consistent things done are landscape and pest control, which is needed. This was a great place to stay but not anymore. I'm looking now so I can move when this lease expires.
I have been here for 3 years and I have nothing but great things to say. The apartments are huge for the money you pay. The neighbors/tenants are a great mixture between elderly/professionals/students. There is a security guard that rides around at night. I can come in late at night and feel completely safe. The apartments are centrally located near many restaurants, stores. The ladies in the front office are very nice, process requests quickly, and are very professional at all times. I love this place. Most of all I go to sleep at night peacefully.
It't not a bad place to live, but with the new management, there are definitely a lot more inconveniences than there were before. Maintenance takes longer to get things done. A couple of times I had to call and request maintenance for one problem over a course of 2 weeks. 2 of my packages have gotten lost (and never found) and more than a few have been delayed 3-7 days after tracking said it was delivered to receptionist, that never use to happen. They're out of the office more than the old crew, and close early sometimes like 10 minutes before the door says. The rent got raised but no improvements have been made. I just don't see myself renewing the lease again. It's not all bad, those are just reasons I don't like it anymore.
I highly recommend the Franklin to anyone looking for a place to rent in Southfield. The building is somewhat newer, and the units I've seen are all spacious and well maintained. The leasing office and the folks who work there are all incredibly helpful and flexible, and always willing to resolve any issues promptly. The maintenance team is quick and thorough, and the few issues I've had were all fixed within 24 hours.
One of the best apartments I lived in. Very spacious, in a very good condition, nice spacious balcony, and very good neighborhood. Maintenance is also excellent and very quick. Management staff are very nice and professional. Very quiet if you are a student or doing research. It is my top option if I am back to Southfield/MI. Definitely recommend !

Very inconsiderate of tenants. Removed carts that were in place to assist you with groceries; you have to carry bulk trash 30 yards to dispose of it or pay a fine. (This is impossible for most of us); can't use picnic area and additionally, very removed and insensitive to the tenants needs. I'm looking for another place to live. Not happy. Management very petty.

Thank you for taking the time to bring your concerns to our attention. The picnic area is open to all residents of The Franklin, but for the comfort of the residents there are restrictions in place for large parties. While in the past we did have full size grocery carts in the lobby, it was not a good representation of our community and the standards that we hold. Many residents find that a personal folding shopping cart suits their needs for bringing in groceries or other items; residents can even borrow a folding shopping cart from the office for their convenience. Again, thank you for taking the time to bring this to our attention, and please visit us in the office with any future concerns.
My four and a half month stay at The Franklin was very pleasant experience. The entire staff was a joy to work with and the few maintenance issues I had were handled quickly. I appreciated both the carport and the quiet atmosphere. There is a diverse group of friendly residents filled with nice smiles and interesting stories. (Shout out to the lovely young lady who greets everyone leaving for work in the morning with a smile and a "Have a nice day!"). Overall, The Franklin is a nice place to stay.
Come join our community! I have been living in the Franklin Apartments for about two and a half years. I very much enjoy the community feel of this complex. Many of the residents of this complex have lived here for more than a decade, thus they residents know each other, and treat each other like neighbors and family; socializing in the public spaces, and inviting each other over for game nights. Our apartments feature one bedroom, two bedroom and studio apartments. The complex is very conveniently located on Franklin Road, in Southfield, Michigan, with easy access to I-696 and Northwestern Highway. Of import to the families living in our complex, the young people who live in our complex are zoned to some of the higher rated schools in Southfield. The apartment has many nice amenities, including a pool, a library, laundry rooms, children’s outdoor play equipment, a picnic area and a party gathering room.
The Franklin is in a very nice central location close to coffee shops, restaurants and supermarkets. We rent a 1 bedroom apartment and find the rooms really spacious. Maintenance service response is really quick. The common areas are well maintained and cleaned except for the gym. The pool is smaller compared to most of the apartments. There is a green park right next to apartment that makes it even more appealing. All residents get carport which is great for winter. The staff is great as well.
